A: Determining market rent is based on data compiled by us for you. We review current market conditions, comparable properties now being rented, comparable properties just rented in our portfolio and the overall condition of the property. It was bad enough that the first portion of our security deposit took six weeks to arrive in the mail due to a clerical error. But mistakes happen. What was disappointing and insulting was being blamed for the mistake. After I posted my review on Yelp, the business owner proceeded to blame the post office for this error instead of simply apologizing.

The second portion of the deposit not arriving for almost three months, due to post office delivery issues, was not what I was referencing when I mentioned this clerical mistake. Thank you for the well-wishes and acknowledgement that we were good tenants. I hope you can conduct business in the future with more accountability and respect.

About halfway into a 1-year lease that started in August 2020, Aborn Properties took over as the new company that managed the residence that I was one of the tenants of. After the lease ended, there was no lease renewal and no communication regarding the matter, so we had to assume we were now month-to-month tenants. In December 2021, during the height of the spread of Covid's Omnicron variant, and just before the holiday season, we were told we had to vacate the property within 60 days, under the pretense that the house would be put up for sale.

Myself and my housemates were surprised and disappointed, but the silver lining was that we had 60 days (as opposed to 30) to find new living arrangements. This was not much of a relief, however, as it was done right before the holidays and during one of the worst stretches of Covid's effects. We had a pre-inspection done on the property before we moved out, and nothing stood out as needing immediate attention besides some standard cleaning.

We were told we would receive our security deposit within three weeks of moving out, minus any estimates for anything deducted. As a result of a clerical error in which our new address was taken down incorrectly by one of Aborn's representatives, we did not actually receive the security deposit check for over six weeks. We were blamed for the mistake, even though we gave the correct address.

There was a huge estimate deducted from our deposit for cleaning, and another huge estimate deducted for repairing two small dents in the wall that had not been mentioned in the pre-inspection. We were told we would receive the second deposit check, containing the remainder of the deposit after the actual costs of the cleaning and repairs were deducted, shortly after the services were complete, but after multiple failed delivery attempts and emails back and forth wtih Aborn's management, we did not receive the check until almost three months after we moved out.

The check contained no receipts of the repair and cleaning costs, and we had to request those via email, revealing significantly more expensive actual costs than we felt were reasonable for the cleaning and repairs mentioned. For tenants that kept the property in good shape for 4.5 years, 1.5 years of which I was a part of, we did not expect to be treated with such disrespect.

Less than two months after moving out, we found the property back up for lease on Zillow and other websites, and Aborn claimed that a legal issue made it so the house could not be sold. For solid tenants that never had any issues, this was shocking treatment. Poor communication, shady business tactics, and huge delays in getting the security deposit delivered, culminated in this review. I have never written a 1-star review until today, but I felt it was 100% deserved, and I'd give zero stars if I could.

I was introduced by a friend to know Joi, my friend is happy Joi's service to help her find a good place to stay in the Bay Area. I couldn't find anyone better than Joi. She helps to manage my apartment, with Joi, I worry free. She is responsible, always quick response, doing what I asked for as her own. She never asked me to write online, but I think her good service should be known.

They are truly the worst. They pocket their clients money and don't fix the properties. Lawsuits from people falling through rotting decks, piss poor communication. The property owners don't realize these scammers charge twice what the owner has agree for payment and pocket the difference. Do not let them manage your property and don't rent a property they manage. Nothing but a nightmare on either side.

We have been in a lease for 4 and a half years with them, they always replied in a promptly and helpful way when we needed maintenance or assistance. Very honest when it came to give us back our deposit. I don't give 5 starts because Roy is the opposite of sympathetic and smiling and nice, he needs to learn how to be professional and kind. Thankfully Joy is very nice and always willing to help. Overall they do a great job and I would recommend to any renter or owner!

Joi and her team at Aborn Properties managed my townhome at the Villages for 13 years. She screened tenants effectively, kept on top of repairs, and was fair to all parties. I own a number of rental properties in other areas, and this is the only management company I have used where I did not have to "manage the manager." A couple of the vendors she used would not have been my top picks, but they got the job done.

I sold the property in what should have been a stress free transaction to the tenant. Joi handled that as well, and she found good solutions for unexpected issues that cropped up. It takes a certain personality type to be a good property manager. You have to be a good judge of character and able to ignore some bad behavior in your interactions with tenants and landlords. Joi has the right personality and I recommend you consider her and Aborn Properties if you need someone to manage a property in the South Bay.

I don't often write reviews but it is my honor to write this review on Aborn Properties. For the past three years Aborn Properties has managed the property I have been renting. I must say I have been very impressed and satisfied with their service. Not only have they been professional and courteous, they have been prompt at getting things fixed by honest and reliable companies.

Total jokes. When they took over one of their agents came over to introduce themselves as the new property managers for the house. I was in the freaken bathroom and when I came out these white folks were inside my house without my consent at all. I was like what the f**k. On top of that they raised the rent on a property that was not up to standards yet alone have any good reason to raise my rent by $300 more.

I tried to contact them for issues as well and they only fix the easy things and leave the more hatd repairs on hold ( Some issues have been in the house for over a year now). I contact them and ask them that I need to speak with the owner to adress this and they just keep on putting me on hold or say that he is not available. (Obviously they are just covering their asses at this point).

Either way I would avoid these scam artist and would really advise anyone renting a property from them to have an inspector with them when they are planning to rent a property from them. Yes youll pay a small inspector fee but trust me you will save yourselves a huge headache from renting a property that is turned upside down and is just made to look nice with fresh paint.

I had been corresponding with Joi Walker from Aborn properties since March 4th about 1 particular rental property in San Jose. My family and I viewed the property, submitted our application(s); did everything that Joi communicated to me to do via e-mail. I/we were waiting to hear if we got it.didn't hear anything. I decided Monday, March 16th @1:09p.m. to send a message to Joi (doing a follow-up); she responds back to me after 3p.m., that today at 2:30p.m. someone else was given the property to rent. I was flabbergasted!.still shaking my head.

Since Aborn took over the property, everything went downhill. They're tiring to work with, ineffective, and callous. They're like cheap slumlords out of an old cartoon. Think Mr Burns without the money or prestige, working out of a boiler room, behind an airport that you've never heard of. They ruined the place and denied responsibility for everything. Their employees were offensive and behaved inappropriately. Cartoon slumlords.

Aborn Properties, and in particular Joi Walker, has been the quintessential property management team. I rely on them for information, suggestions, and expert advice. I have been with them as a rental-owner for over 20 years, and they never cease to amaze me with their customer service, professionalism, and insight. I've had other property managers, and I can unequivocally say using Aborn as my property manager is one of the smartest moves I've made. I find them to be honest, efficient, and extremely helpful.

Aborn has been really great to work with. I used them to manage my rental for the last 7 years or so and they have been consistently helpful and very competent at tending to the things that inevitably go wrong with houses. Perhaps best of all, they found wonderful tenants that took great care of the place.

I continue to recieve threats of legal action to this day, and harrassing messages demanding I remove my post. In response, I inquired if the property management company provides oversight of their property's water heaters regularly, due to the water heater appearing as if has not been inspected for several years. If the oversight of their properties water heaters are not their responsibility, this post is inaccurate and shall be removed.

Let me begin by stating that my experience as a landlord using Aborn Properties to manage my property was a great business decision. I had a situation where I was transferred out of the area and I wanted to rent my property rather then sell it. I at first thought about handling it myself but I quickly came to the conclusion that the potential headaches and challenges as an absentee landlord was a labyrinth I did not want to enter and I quickly decided that a property manager was the wisest avenue to take.

Here again, finding a good manager that really meets expectations presents another problem. After several interviews with other property managers, I decided to hire Aborn. As soon as I moved out, they stepped in and cleaned up what I had missed and had tenants in almost immediately. They handled all situations seamlessly. They informed me in a timely manor of any changes.

And during the whole time, there was nothing for me to do except watch my rent checks come in, always on time. Here are some examples of how they manage: --The first tenants were forced to leave early due to a transfer and Aborn had a new tenant for me within a week. --The tenant notified Aborn that there was a problem with the dishwasher. Aborn had an appliance repair man out right away to look at it.

They called me and said these are the two options and the costs. All I had to do was give an approval and they had the repair man out to fix it. --They made property inspections as promised and kept furnace and refrigerator water filters changed. I was by no means their best client. But they sure treated me like I was.

We've been renting a home for one year through Aborn properties in the person of Ms. Joi. We were new to the Bay Area and didn't have any local reference. Even though they had a long list of prospect tenants, she took care of collecting references overnight from our former landlord in Europe who only speaks French. I was so excited to learn that our application had been accepted the next morning. That was a great service. She's always been very responsive and helpful and we haven't had any complaints. Recommended.

We have been renting our home through Aborn for six months. Our experience has been great! Our property manager, Joi, is easy to communicate with and has addressed all issues brought to her attention in a timely and professional manner. We've had several contractors in the home for repairs including pest control, pool service, lawn care, appliance repair, and general maintenance. All have treated us and our home with courtesy and professionalism.

Aborn properties has been my rock and reliable support for my needs as a fledgling landlord. They have handled all my tenancy needs, including legal concerns (evictions, etc.), and have been a great resource and source of information and advice. I've been using them for about 4 years now, and have absolutely no complaints. I have not only used them in dealing with a cast of tenants, but also. used them a few years back to serve as my real estate agent when purchasing my personal home (which I have been quite happy with).

I'm surprised I'm the first to rate them on here, as I know they have services many, many happy clients locally for probably a few decades. I highly advise thinking of Aborn if you are a property owner looking for help!

We can't say enough about Aborn Properties and their professionalism. She helped us move our family to San Jose from another state. Our property manager worked as our agent and was very respectful of a tenants' rights. We never had to wait for a repair more than a day or two.unheard of in rental property management situations. Aborn Properties was my property manager for more than three years. I was very impressed with their professionalism and service. As a tenant, I appreciated their quick response time and attention to detail. My contact was Joi and she was always very friendly and willing to help without being intrusive or annoying. Rent payments were facilitated by an easy and immediate online payment system which meant I didn't have to send a rent check a week in advance. The return of the deposit was fair, timely, and well detailed. My experience with Aborn was first-rate and I would highly recommend them.

I have rented a duplex from Aborn now for almost 24 months. They have been such nice people that they have really made renting from them quite the joy. It is so much nicer to write a monthly check to people you actually like. The duplex I live in is in great shape too, and the tenants next door to me are also great people. Aborn Properties really is a great management co. to rent from. So great I am getting ready to sign my third consecutive lease with them.
