The building manager is not responsive, takes phone calls 1 out of 10 times, never replies to emails and is not honest. AKAM does NOT seem to be a professional management company as they know nothing at all. They don't care about the unit owners or revolving issues but AKAM is hungry to collect money. AVOID AKAM and buildings managed by AKAM, and it will save your time and energy.

I live in a luxury building managed by Akam. I tried to reach them regarding the terrible manager that has made my life in the buildign intolerable this year. Up till now they have done nothing to disipline her or replace her, im waiting to see if they respond to my letter and take action. if not, i will keep going, i have several residents who agree with me so far and have experienced the same thing.

Our building switched over to AKAM about a year ago. From the get-go they were a disorganized mess. They ran our annual condo meeting, and the guy kept cracking jokes every time something went wrong, or they didn't have the document, or couldn't figure out the tech, or whatever. Just a mess. Now I'm dealing with them, just trying to get some standard documents and I'd rather stick my face in a blender.

When the manager sends you an email that tells you how long something takes and the prices, and cites a document attached to their email - that tells you entirely different and contradictory information - you start to wonder if you're in an alternate universe. And yeah, as others have said, don't bother leaving voicemails. It's a complete waste of time. For anything you need them to do, calculate the normal time it would take, multiply 3x, and pray. Just bad, bad, bad.

We have lived in a CO-op managed by AKAM for over 10 years. We have had some challenges, a number of which were beyond the management's given the nature of doing business with the city. Grenten, Hanley and his team have been working diligently and expeditiously to resolve the issues. Also, part of the problem had been a confusion along the communication Channel which once brought to their attention they have worked hard to resolve.

Akam sucks! the worst company I ve ever dealt with. All I want is a lease renewal form. I called numerous times and left messages with 3 different staffs for the past 2 weeks and no one has replied. No one picks up the phone. No one returns calls. No manager to monitor their staffs? Can someone in Akam email a lease renewal form to Shore Tower?

Sold my unit in an AKAM managed property last year. Have been vainly attempting to get my tax paperwork (coop r/e taxes and mortgage interest) for several weeks without a single returned phone call (the receptionists are lovely, but leaving a voicemail is about as useful as putting a note in a bottle). Even my attorney hasn't been able to get anything moving.

What the heck kind of operation are you all running over there? UPDATE: Issue was resolved thanks to the much appreciated intervention of Ms. Romano, but it shouldn't take a scream into the dark to get attentive service.

Yesterday Akam was on bbb as accredited. When I told them if they failed to address my health and safety concerns I would file a bbb complaint they refused to talk to me and instead it appears they removed themselves from bbb. The bbb cases are (1685774 and 16858003). Issues are - failure to timely investigate and remediate when issue reported by resident that led to a dust explosion that affected multiple units / resident illness even when they were informed of resident allergies. - failure to follow and enforce by laws that hold a unit owner and building financially responsible for damages to another unit (leak from another unit and rusty pipes from building). President and 2 other executives notified and refused to call resident.

The management contacts at 425 5th Ave Condominium by Akam is not helpful, rude, seem to either hate their job or clients reaching out to them, they have held our move in deposit for over 2 months after we moved in and still have not returned the money. They also ignored all our emails and calls to ask for the return of the deposit. We mentioned we would reach out to NYC Tenant Association if they continued to ignore our requests, and got not even a word from them.

They don't even care if you file a complaint or sue them. We've been renting in various different buildings in NYC over the years, and haven't seen worse. Save yourself, and stay away from AKAM.

I have had a bathroom ceiling leak for 5 years that still hasn't been fixed. Instead of fixing the busted pipes, all they do is send the painter to tear down where the leaky ceiling is and replaster and repaint. The maintenance men told me they'd be back in 2 weeks to fix the problem, but all they did was contact the painter, who left his card on my door to set up an appointment to replaster and repaint again. Last year, I even had mushrooms growing out of my ceiling! I am so disgusted at the treatment I am receiving, having lived here for decades! This is unacceptable!

The receptionists are great, however the supervisors and managers are horrible. The worst customer service I have ever experienced. I wanted to get in touch with someone from payroll for tax forms, and the normal person wasn't there so I was connected to her supervisor, Gisella Gonzalez. She was without a doubt, the rudest person I have ever spoken to.

Immediately condescending from the first question and offered me zero solutions because she was to busy berating me for misinformation provided by her own department. Again, I was just trying to get my tax forms. She then hung up on me, leaving me with no solution. Payroll is a specific career, don't speak down to people who have questions about YOUR specific department, it's your job to help.

If you are that volatile and on edge speaking to someone who has a simple question, maybe consider a career change where you don't have to speak to anyone, you have no reason to be so rude.

This company is horrific! I recently sold my condo and rented a building at 540 West 49th Street in Hells Kitchen. I have been waiting for 6 months for a refund of $1000.00. Jeff Beauge is the property manager who handles this property and he's unresponsive and the same goes for his assistant Erica. I would not ever rent a unit that Akam is managing.

It's almost 2022 and AKAM still sucks, but I think everyone knows that by now. No one ever responds to emails or calls. I have no idea how they stay in business. And customer service people, I have spoken with you numerous times already and nothing has improved. I have corroborated experiences from many other tenants in my building and no one has ever had a positive experience. It's shocking how ineffective all these employees are. Useless answering machines, useless emails. I wish this company would go out of business.

Property Manager, Evan Pimental, is absolutely useless. Ignores emails and messages and is rarely on site. Reflects poorly for Akam and solidifies the negative reviews on being unreachable and uninterested in customer satisfaction. Good luck to anyone that uses Akam to manage their property.

I had a great experience with these guys. They easily and effectively got my house on the market and leased in a short amount of time. With the help of these guys, I was able to do what I wanted to do which was sell my house fast and for top dollar!

I have been in an AKAM run coop on the Upper East Side for the last 5 years and there has never been a positive experience with any of the AKAM employees. They have made living here a nightmare with all their unnecessary process, rudeness, and turning a blind eye to any request such as deliveries, refunding of money owed to me, etc. The sales process to purchase my unit was longer than any other management company in NYC and now to sell my unit has taken over 4 months from contract signing. AKAM has nickel and dimed my buyers, asking for fees to run checks that are not necessary and are frankly, inappropriate.

I don't understand how a 4-person team handling the sale has taken 3 weeks to answer a single question on timing, and we still do not have a closing date after 4 months. Save your time, money, and mental health - find a building not run by an incompetent company like AKAM.

Akam holds itself out as a manager of "luxury" properties yet their services and staff are anything but. Adam Stern is one of the worst employees our building has ever had to deal with. He has no people skills, is rude, abrupt, and not at all the kind of polished professional a professional building in New York City expects. The company has a nice website, however, in practice, provide very subpar services.

The staff are unhelpful, non-responsive and very unprofessional. It is embarrassing to send vendors or other service providers to interact with them as they come off as very rough and basic. If you want a polished, professional service provider, this is not your company. If you want ineffectual, embarrassing trouble, look no further!

Message to Jenny R cause I don't know how to reply to her. Thanks Jenny for your concern. Too be honest I never had a problem with the office before. Personally I don't like giving negative comments on Yelp but frustration pushes you otherwise. Actually they have been on top of things on other issues better than previous management. They always helped me out.

Regarding my ceiling leak. Seems like things have been put on hold and apparently I am not the only one. I am hoping the office will update me with positive news soon on when outdoors repairs will take place. I am just worried my ceiling will collapse if we get another IDA storm. Best, :

With great excitement, Parc Stamford announced that AKAM would take over management of the building on August 1st, 2021. Since August 1st, 2021, the building has gone straight downhill. We as residents have not seen one person from AKAM although we are told they are on site. The building has a serious code violation with hot water running between 135 and 140 degrees.

It is unsafe and can cause serious injury. After many maintenance requests, nothing has been done. Total neglect. No communication. The pool used to be checked by maintenance every day. Now it is every 3-5 days. They can't even get the clock in the pool to work correctly. I have lived in luxury high rises in Manhattan all my life. This company would not last a minute in the buildings that have standards.

Our apartment flooded due to the negligence of this company and they didn't even respond for 24 hours, finally emailing me back to say "That's very unfortunate." Since no one responded to our request, we had to find the backed-up patio drain ourselves by ripping up giant stone slabs until we found it. If we hadn't found the drain then the problem would have become even worse and ruined all of our belongings. AKAM has not lifted a finger to help us since, and six weeks later the patio is still completely ripped up. I don't exactly know what the condo owners are paying this company to do, but it seems to exist just to ignore requests.

The process of transferring ownership of my mother's coop apartment to me has been painful thanks to Akam. It has now been over nine months and it still isn't done. They've slow walked every step of the process, taking sometimes 4-6 weeks to review a provided document, and then making errors which take them another 4-6 weeks to corrwct.

Phone calls and emails go unreturned. I think the woman I'm dealing with learned customer service from watching Patty and Selma from the Simpsons - "some days we don't [work] at all. We call those weekdays"

One year under AKAM as the "new" management and I am writing a second review that nothing has improved. Qasim sends patronizing and condescending emails denying there are any problems and that no other shareholders alerted him to the problems. Shareholders are in communication with each other to share their documentation - clearly Qasim is a lier.

I have been living in a building managed by Akam for many years, and very displeased with this company. Since covid started they seem more interested in covering their bases than making sure residents are well taken care of. They started some ridiculous policies, which have led to packages being stolen (yeah, who knew mandating that packages be left outside the lobby could be an issue.) Discussions with them are often not handled in a professional manner.

And overall they don't try to hide that they don't care one bit about the residents' concerns. I will never, ever again settle in a building where Akam is in charge. They are a liability to your property and should not be trusted.

A big improvement! I was part of the Board that retained AKAM after an exhaustive search process. A year later and things are great. The management team is diligent and Michael and Andy are always available if I ever need anything.

You can delete comments as much as you like but I will be back here to tell truth. You are a horrible company, who employs disgusting people. You break union & ADA rules and a several formal complains were already submitted. You bring down down the value of properties you manage and should be shut down. I was never an employee, I live in a building you manage. It's amazing you'd rather lie than improve your services.

Akam is honestly a terrible management company. The team in charge of my apartment building allows the Superintendent and doormen/porters to run the building. As a financial services specialist (and the homeowner of my apartment), I can most certainly tell you that the building is poorly managed and the superintendent gets away with it. He simply does not care.

I was harassed by a porter and the superintendent refused to write him up. Both the porter and superintendent arrived at my door around midnight to harass me and scream at me for a supposed missing package that was delivered to the wrong unit. Who let them get away with it? Akam. The other doormen are too afraid to complain about the Superintendent - Why? He's their boss.

As a homeowner, I can take no course of action and that is a frightening thought isn't it? I can't do anything about Akam, but write this biting review. Feel free to remove it, but I will fight until something is done in my building. I'm a little person with a big voice and I have a lot to say.
