I have been a tenant in a rental from All South for almost two years now. It has been wonderful to deal with a company that is so on top of maintenance issues. Anytime me or my husband had an issue, Jeanelle would always immediately get back to us and someone would be out that day or within 24 hours. Jeanelle is also very understanding. When I had some lease issues due to a separation, she worked with me and did everything she could so I could stay in my home. I really felt like she cared! I highly recommend All South to everybody looking to either rent, rent out or sell their property!

The only reason I am giving All South Realty, which is essentially Jeanell Wilson, Owner and realtor, 1 star, is because 0 is not an option. If you are thinking of renting from her, or listing with her, RUN! From the beginning, I signed a 1 year lease on an apartment. She was disorganized, rude, and condescending. If I was not in a pinch, I would have ran.

The contracts are completely 1-sided in her favor. So BEWARE of signing it without you or your lawyer revising. Anyway, She had OVER 1 month to tile and clean a 330 square foot apartment from the time I gave her my deposit. When she gave me the keys, the place was filthy. Construction debris and the previous tenant's filth was layered and caked everywhere. Midway through the rental, the pipes started leaking. the apartment flooded.

No reimbursement for a hotel was offered or suggested. If not for friends, I would have been in limbo for a week. The upstairs tenant was able to stay in hotel for a day until they were able to restore the water, however, all the construction was in my apartment. 1 week uninhabitable. The apartment sits behind a beach house, where there are no short term rentals allowed per city ordinances. However, the place was rented by the week constantly. 8-10 cars parked outside my apartment were normal occurrence. Big pets were always in tow of the the vacationers as well. Now, waiting for my deposit way past the 15 days of the state statute. What a surprise.

I did not look at reviews before we rented. I was referred to All South by another rental company that did not have any rentals. We came to visit my son who is In the Navy last minute trip. We enjoyed the condo right on the beach very convenient to everything. The price was very reasonable and condo was nice. The only issue was there wasn't many bowls and bakeware. We stayed in and cooked so there was a trip to Target to get what we needed.

We have been tenants to a property that All south manages for a few years now and have nothing but positive things to say about the company! This has been a tough year to say the least and They have went above and beyond for our family when they Absolutely did not have to and for that I will we forever grateful! I highly recommend using All south Realty!

I rented a unit on Beach Ave from Jeanell at Allsouth for 3 years. I never had any issue that wasn't resolved same day, she responded immediately and had the right people assigned to repair. She was very fair, and worked with me when I was reassigned. This was the best experience I had renting. I would recommend the management company to anyone. If I return to Jax, I'll look to her for a rental.

Jeanell helped me and my Dad find a home in Ponte Vedra Beach after a long and difficult move down from South Carolina. Jeanell and her Assistant, Linda, both went above and beyond to help us in finding the perfect place. Jeanell truly worked on my Dad's behalf in negotiating prices with the owner and now as his Property Manager, anytime there has ever been an issue, no matter how small, Jeanell has been prompt in sending out someone to fix it and making sure everything is overall, good, and dealt with as it should be.

She is also kind, efficient and has the skill to pay attention-to-all the details. We were so fortunate to have such a great team help us in such a difficult time. I highly recommend Jeanell and All South Realty to anyone who is interested in a great Realtor or a Property Manager who is ultimately, just good at what she does!

My wife and i have used all south reality since i bought the condo in 2004. She has managed our condo ever since. She found us a wonderful renter now going on 5 years we highly recomend using her for your rental property management.

I have been a tenant of an All South Rental for over 3 years and never had any problems. Whenever there is/was a maintenance issue, I always got prompt service immediately or usually within 24 hours. I found the staff and owner Jeanell Wilson understanding and easy to work with during my brief period of unemployment. I would recommend All South Realty for a property rental.

I have used All South Realty for the past 6 years and they have always been fair and accommodating when issues arise. I payed my rent on time and was a good tenant, interacting well with my neighbors. As a result my rent was never raised in the time I was there and when I moved I did my part as a tenant and thoroughly cleaned up, patched all holes and painted. As a result they partnered with me and returned my deposit in full. I recommend All South Realty as your property manager or realtor.

TERRIBLE doesn't begin to describe my experience with this company! I am a single mother of 2 elementary school age children. I arrived from Orlando with my Uhaul on a Saturday afternoon and the house was FILTHY! There was a water stain running from the fire place down the wall. There was a broken rotten swing set in the back, trash in the garage, the back blinds were broken and cord was hanging, the grass needed cut, the walls were dirty and only spot painted, there's too many things to name.

I immediately hired a cleaning person to come in a clean the entire house before the movers arrived. Jeanell had assured me that the roof which had been damaged by the hurricane in 2016 would be replaced in 2 weeks from the time I moved in (June 2017). It took her several months to repair anything and when I'd call she was EXTREMELY RUDE and CONDESCENDING.

I noticed that when it rained, rain water would leak down the fireplace. She continued assuring me that the roof would be replaced very soon. Around the holidays my children started having a difficult time breathing. I attributed their symptoms to the weather change but then I started noticing a stench in the home. They went with their dad for Christmas break (10 days) while away their symptoms cleared up.

I then contacted Jeanell with a sense of urgency. I explained that we had to move because I suspected mold or mildew was developing from the roof leaking. She allowed me to move after giving her a 30 day written notice. I had to pay to stay elsewhere and moving fees but I had no thought to ask Jeanell for anything as long as I could move. Moving weekend came and she actually had the roofing company come out and start repairs the same weekend that I was moving.

It was a battle to get them to move their dumpster so that I could move. This caused my move to be delayed by 2 days. I cleaned the entire house myself from top to bottom. The house was left in better condition than when I moved in! One week later, I received a letter stating that she is deducting $100 for cleaning fee and $500 for painting. The walls were left in the same condition as when I moved in.

The house was clean! These people are crooks! DO NOT DO BUSINESS WITH THEM! I'm 38 years old. I have never sued anyone in my life but I refuse to allow someone to blatantly lie and out right try and steal my money that I work hard for!

Of all of our business and living realtors that we have dealt with, All South Realty is the absolute most unprofessional and greedy company by far and they throw blame at the Home Association company for problems that are theirs. Once the lease is signed, your customer service goes from 10 to -1. They lie. Too many personal details to review, but I highly suggest you get everything on paper, signed and done before you move in the place you rent or buy.

I still wouldn't expect any professionalism after that. Highly disappointed and letting my friends and family know about this company and affiliates. Oh, and an 80+ year old man for building fixer uppers isn't ideal, professional or realistic. Let's get real.

Kristen M. Do you work there? These people will lie to you. Don't rent from them unless you like driving to the beach to find out that your rental was rented out by another company and they gave you a smaller property.

I think it should be called All Mouth Realty. I have rented from Jeannell for 2 1/2 years, and I've had enough. I've been without an operational clothes washer for a week now. ASR sent out a repairman two days after I called them, but Jeannell won't approve the repair because she's so cheap! This isn't the first time, either.

In August of last year, the antiquated washer quit, so I spoke with Jeannell on a Wednesday. I told her that I would take off work on Friday, to give her time to get a repairman there. I waited all day, but no repairman ever showed up. I went down to the ASR office and they said there was nothing they could do. It also took a week to get it fixed that time. "Nothing" is exactly what you get with All South Realty. Avoid them at all costs. You'll be glad you did.

Family was relocating to Jacksonville Florida. Rental agents in that area in general were not returning calls. The only plus about All South is that they did respond and showed one of their properties they were managing. We rented thru All South for over a year. They did not provide any service to us during that time. When it came to leaving the property we left it in better condition than we got it, which was in marginal condition at best.

We complied with the lease by having the carpet clean and the lawn cut the day we left. First we were hit with $200 taken from our deposit for "lawn maintenance", when All South was confronted with this they reduced it to 50, since we had photos. Second blow came when the security deposit came and it was 500 short. Attempts were made over the phone to resolve the issue, messages were not returned. Went to the office and was told it was deducted for a "Pet Fee", although pet did not cause any damage. Lease clearly stated that the 500 in question was a "Pet Deposit" not fee.

All South refused to acknowledge this even when shown the lease. To cut this short, ended up filing complaint with the Northeast Florida Association of Realtors 904-394-9494. This got All South attention. They contacted me several times attempting to work it out and that they had the 500 ready for me to pick-up. If you are forced to rent thru this business, please do yourself a favor.

Take pictures inside and out when you take the property and when you leave, request a walk thru when you begin lease and end it. Carefully check lease and keep all records. All South will not respond in a professional way if you, as a renter, attempt to deal with issues. Please keep the Realtors Association number I have provided, there is a good chance you will need it.

There seems to be a recurring theme here. When the Realtor/owner showed up 15 minutes late to the appointment, she looks me up and down, turns her head without saying a word and leads me to the unit. No apology for her tardiness, and certainly no cheerful hello. One unit she showed to me had sub-floor issues to the point you could literally fall 2 stories to the concrete below, yet she didn't warn me of the impending danger before I nearly walked through it. I called the building inspector the next day. Not the type of person I want to get stuck with as a landlord for a year+. My advice? Stay away from All South Realty.

Disaster working with All South Realty, Inc and Jeanell Wilson. It is unfortunate when the family is excited over a vacation rental that was promised to you and rental agreement sent, only to have Jeanell contact me to advise the unit had a deposit a day after all was to be said and done. Please ensure you visit the Florida BBB as I should have. The business is disorganized and is based on verbal agreements.

My rental agreement failed to make any difference on obtaining this rental. Jeanell is disorganized and the company cannot be trusted to ensure you have a pleasant experience. Dr. D. Vuzzo

Where to even start with these people. From the first phone call I sensed an indecency about this company that lingered with me throughout the entire time I dealt with them. At the first (and only) property we looked at, the real estate agent, Jeanell Wilson, showed up nearly 30 minutes late! Not to mention that the home was less than ten blocks from their office.

When she did arrive, I greeted her and gestured to shake her hand, to which she snobbily replied "I don't shake hands." Once inside, she failed to show or explain much of anything about the home to us. She somewhat answered our questions, and then got on her phone until we were done looking. Because we liked the property we asked for the application, she only had one and told ME to make a copy for my roommate.

We turned the applications in with the fees, and never got a call back. I called their office several times, and was either told they were busy at the moment or would get back to me shortly. but they never did. Im not even sure if they ran our applications, but they definitely took our money. A pretty outrageous experience to say the least, which is why I have no problem giving them yet another one star rating.

I wish I could give them zero stars as they don't even deserve one. There is a property I was interested in on Jax Beach. I emailed and got no response. I called and the lady who answered was about as personable as a rock. I left a message for the listed agent and again never heard back. I went to a different agency and had an agent contact All South. all seemed well then 2 weeks into the conversation All South changed their mind about the pet policy. WTH!?!?! Don't waste your time with these ladies. I am in sales. poor service is a big pet peeve of mine.

Jeanell has horrible customer service skills. She understandably represents the owners of the properties she is listing, but her rude attitude is very obvious and unnecessary. After putting in an application for a condo in Jax Beach we took a second look. Something did not feel right about the process and the building. I'm one that needs to feel good about such an important decision as where we want to live.

After attempting to discuss some of the concerns we were having Jeanell was so ugly and rude. I have never had anyone talk to me in the way this woman did. I can only imagine how leasees are treated after signing a contract. Please proceed with caution when doing business with All South Realty.

Connie W. is spot on. my husband and I both called on different occasions and we immediately decided we did not want to deal with all south realty whatsoever. their business is highly disorganized. (.atleast, that's what I gathered from talking to them a couple of times.) trying to see properties is like pulling teeth and their website is totally off on prices & pictures. homeowners, you're better off putting your rental on craigslist. I would never put my house up for rent with these ladies. they're rude and somewhat condescending.

I just moved back to the Beaches and of course the first thing most do is find a place to live. Well, heck, I am no different. With All South, even if there was something on the list I would have wanted to see, that wasn't going to happen for me! I figure that first contact, usually over the telephone is very important. I had already done my homework on their webpage so a simple call just to confirm shouldn't be that frustrating.

The prices listed on their site were wrong, by hundreds! When I asked about their updating procedures, she said regularly but then told me I had to come in and get a paper list if I wanted to see all her current listings. HUH? The trip into the office was weird. She looked like we might as well been wearing masks and toting guns. I am not a model, but I know I am not scary looking either!

She would leave the room with us just sitting there. I finally just took the list and left. Oh yeah, I did ask her for a Beaches map. Most realtor's used to have 'em. She looked at me like I asked her for money and gave me directions to the Gate station down the road. Needless to say, I didn't even drive by the properties. If that is how they treat you before you are moved in, can you imagine how you would be treated once they have you locked into an agreement for a year?!
