Shelter Realty is the ONLY way I have been able to manage and keep my rental property while living in another state. Gracie has helped me with my remodel and gone above and beyond the call of duty. Audi had helped me get my place rented with quality tenants over the last 10 years. I wouldn't have been able to do it without them. Thanks Shelter Realty!

I'm a tenant in a rental property managed by Shelter Realty. I have been in this property for 1.5 years. The staff at Shelter Realty made my move from out of state so seamless! I had minor issues with the property upon moving in, my work orders were handled quickly and efficiently. If I have any concerns, I can send an email to the Shelter Realty staff and have a response within a couple hours. So far I have had a positive experience and I would recommend Shelter Realty to my friends and family!

This was the first time we rented in 22 years and we were very disappointed. First both me and my wife had to do credit/ background check and both pay application fee. Married for 22 years? From broken garbage disposal, Broken microwave, the cox cable was cut (cost us more money), broken irrigation line (causing a huge water bill), 3 running toilets, leaking bath tub that leaked in the garage, to a shower head flying off hitting my wife during her shower.

All that being said we tried to extend our time and we were denied because the owner wanted to sell and then to top it off after we cleaned the house from top to bottom including hiring a carpet cleaner, Shelter Realty said it was not clean enough and charged us $375 to clean. Such BS. If you are looking to lease a house, do NOT use these people and if you own lease property, I would recommend NOT using this company as your property management resource.

I would never use them again or recommend to my enamines. Do yourself a favor and stay away from Shelter Realty and any other company they are affiliated with. Very shady company.

I have leased a house through this company (personal residence) and have paid the usual deposits and 1st months lease payment and have NEVER been late on lease payment and have, in fact, paid EARLY every month (1-2 weeks usually). The washer stopped working, so the company sent out their technician. He said there was a "rock" in the unit and that caused the pump to fail.

And they want us to pay repair costs, since they believe we put the rock in the laundry (we did not). So, I called an independent technician (another company) to come out to evaluate. As soon as I showed him the "rock" that the other technician said caused the pump to fail, he immediately told me, "that's not a rock.that's part of the wash machine".specifically, it was a broken off piece from the metal that holds the basket (where the clothes go). So, obviously, it was NOT our fault. Yet, almost a month later, I still don't have a working washer and the clothes are piling up. If you are looking to lease a house, do NOT use these people and if you own lease property, I would recommend NOT using this company as your property management resource.

I cant thank the shelter realty team for all their support in managing my property in henderson nevada for over 10 years while i was out in california. They are by far the best property managment company in vegas. i was with a previous company prior to using shelter realty that have screwed me over and were dishonest in so many levels. ppl and ever since switching to shelter realty it has been nothing but a positive experience. from tenants to billing to questions they got you and they have the best interest for the property owner. i did have some challenging tenants over the years, but how shelly and her team handled every situation time to time, rest assured you are in good hands. they have great network of title escrow services and probabte lawyers, she went far and beyond in providing excellent referrals. cathy and allyson the field tech operation managers are always on top of their work ensuring the property for any damages or concerns they would call me right away. any billing issues or payment due their accounting team provided copy and invoices on every transaction.

As the time have come, Tony handeled in selling my property in great offering and closing it in 10 days for a great price and deal. Definitely will be doing business with these guys in the future. HIGHLY RECOMMENDED.

My original post was a five, and that's because I thought my property was being well taken care of. Upon vacating my tenant, it became evident that it was not. The house looks nothing like it did when I handed Shelter Realty the keys to manage it for me roughly six years ago. Months after my tenant moved out, and after numerous lost sales, I'm still in the process of making around $5,000 worth of repairs in order to get it ready to sell.

They never made sure that the numerous cracked windows, broken doors, holes in drywall, torn up linoleum, regular carpet cleaning, etc. occurred upon being identified during periodic inspections over the years, even when the tenant's renewing of their lease was contingent upon it. Where was the follow-up to ensure things were fixed and taken care of in a timely manner?

How did so many things not get identified during these inspections? Surely not every item that's wrong with the house occurred between the last inspection and the tenants vacating the property. Carpets were unsalvageable and carpet cleaners would not even touch them. The house lost sales due to the "condition of the home." My realtor continues to send me pictures of items needing attention and is doing his best to not break the bank with all of the needed repairs. I regret allowing Shelter Realty to manage my property.

They are terrible. Doing business with this organization will have you in the red quickly. They give bad advice, lazy, and will only take job that are easy for them. They charge more than competitors and do not offer anywhere near the value. Do yourself a favor and stay away from Shelter Realty and any other company they are affiliated with.

I am a tenant and have to say that this has been the best property management company to work with. Shelly is on top of repairs when needed and very easy to talk with. I usually try and avoid calling to get something repaired - especially if it seems like something I could do. She is always there to give suggestions or to say "no, you should put in a request" I remember one time when my key didn't turn in my front door she stayed on the phone with me while I tried to "blow dry" the lock lol. Audri is great as well. She answers questions quickly and Gracie who has done our inspections is always great. Overall, I would recommend renting from them or listing your property with them!

Started using Shelly Fryer at Shelter Realty last year, to manage a commercial property we inherited when Dad passed in 2018. I live out of state, so having a body on the ground was such a great asset. This place was a nightmare until then. After a lengthy and expensive court battle to evict current tenants who owed more than $100K in back rent, and absolute crooks, I hired Shelter to help us find a new tenant and repair the mess that was left behind. Shelly was up to the challenge.

Not only did she find us a qualified tenant, but she went above and beyond to help us clean up, repair and get our property in tip top shape- quickly, I may ad. Not only did she know who to call to do the jobs, they had great estimates and prices. Shelly proved to us that she can be a badass- as the old tenants left almost 20 vehicles on our lot, and after the 30 days they had to remove them was up, Shelly had a towing service there to start the removal. Needless to say, old tenant showed up with his gang and tried to stop it, but Shelly stood up to them and let they know their time was up, and even had our attorney on the phone to talk to the sheriff when they arrived.

That in itself proves she will do anything it takes for a client. She also went above and beyond to help us with the homeless people who moved in while the shop was empty, as well as the illegal dumping that started happening in our property dumpster. She stayed on top of everything until our new tenants were settled in, and continues to let us know if they need anything.

Great having a local contact for our tenants. I can honestly say that hiring Shelter Realty and working with Shelly Fryer has been the best business decision I have ever made. I also love the monthly reports and receipts we get and the online portal for owners to see everything that is going in and out of our account.

All of my work orders have been completed within days of submission with zero lag in response time. Shelter Realty has raised the standard in property management and I highly recommend them for tenants and owners!

If you are a property owner, STOP YOUR SEARCH, for you have found THE BEST property management company in Vegas! I have 4 condo's with them and NEVER have any problems. Many years ago I was with a company that made up work and other scurrilous things, NOT SHELTER! Sure tenants leave bad reviews on Yelp, but that is because Shelter Realty is looking out for owners. With that said, the tenants in my units have been there for a long time, so they must also like Shelter!

Don't rent a place with this realty company! They inspect the house twice a year & make you clean the carpets twice a year. They charge fees when the house starts to fall apart when the owner should be the one who keeps up his home. When water was leaking outside they made us pay for it. When we moved out they treated us like criminals & threatened us because we still had the keys so we could clean the place up.

They made us pay a week rent after we moved out, because we had the keys. NO ONE would help us while Audrey was her vacation! We spent $300 to clean the house, 160 to clean the carpets and another 200 to patch small holes and misc things. We got back 1000 in deposits after paying 700 to clean the house. They charged us $600 for CHEAP blind panels that would fall off & cracked over a 5 year period. We paid the rent on time for 5 years & we great tenants only to he treated like SHIT when we moved out. BEWARE!

Living under this management is a nightmare! I see from other folks that live under their management they are unhappy and treated unfairly also! Things that were not right with the property when we moved in are now being our responsibly to fix and a very high cost. All of a sudden the landscaping is not be taken care of by home owner and without discussion Shelter just sends us a bill.

This company has no wholesomeness nor any understanding. I can tell that when we move they are going to try and keep as much of my $4000 deposit as possible but I will take them to court! SMH they make me sick and I feel sorry for any tenant they is forced to deal with them!

As out of state owners, we were so fortunate to find Shelter Realty to manage our rental property. They are incredibly responsive, professional and we never worried about anything. They were also extremely helpful with a very difficult board of directors for a period of time several years ago when we needed to respond in writing to frivolous, time wasting violation notices that at one time were issued several times per week, every week. Repairs are handled and overseen by Shelter Realty staff promptly, calls and emails are returned immediately and they are up to date and knowledgable on policies for landlord/tenant laws. We appreciate everything they have done for us over the past eight years.

I had a great experince with a property manager. Then LSI Property Management bought her out and it was a total nightmare that is scheduled for a court date. As a landlord I dumped them and went to SHELTER REALTY. Its only been 4 months but so far Rachelle Fryer has been great. Things get done promptly. Phone calls and messages get returned and she takes acre of all communications with my tenant. The only reason I didn't give 5 stars is it hasn't been long enough but to this point I could not be any more pleased.

We rented from them from 4/2014 to 6/2019 (5 years) and found their office to be very professional and took care of the multitude of maintenance issues we encountered during our rental period. Living in a home for 5 years you experience all the high's and low's. We lived in an HOA that was obnoxious and hard to deal with, Shelter Realty always took care of matters for us.

During move-out, we ran into difficulties with our moving company (they damaged walls) and our cleaning company. During the 30 days after vacate, Gracie was on the ball! Constantly contacting me to give me the status of any repairs and what was going on at all times. The final financial decision was accurate and we had no issues with the small repairs they had to do in our former home.

We have deal with many unethical and money-grabbing property managers in the past, and this was not our experience with them. My only room for concern is Ellen at the front desk. Interacting with her was quite painful. She was always complaining about working there and seemed to be disgusted with her job. Ellen.please find another job you can be happy at - you obviously have good office skills I am sure you can find a company you can work for, but your attitude leaves people very uncomfortable no matter how pleasant one tries to be with you.

Thank you Shelter Realty for a solid 5 years at our previous home. Despite the awful and harassing HOA and our trashy, pig-sty of neighbors - we enjoyed that home very much. We wish the new residents nothing but joy and happiness in that house.

I bought some condos for investment purposes over 5 yrs ago & have used Shelter Realty Property Management to handle all aspects of leasing the units, collecting the rents & inspecting them to make sure they remain in good shape. Each lease renewal they send a number of comps with rental value so we say current with upgrading rents. They also have in house maintenance persons so any repairs needed are handled quickly, correctly & with very reasonable charges. I would fully recommend them to anyone for Property Management services

I wish I would have done my research first but I didn't and now I'm paying for it. It took them almost 3 weeks to replace a broken washer. I am such a clean person yet they charged me $460 to clean the house when I moved out. I believe They know someone from Accountable All-Stars Cleaning because when I reach out to to that company to get a quote, they were quite concerned about who referred me.

My bill was also labeled as commercial cleaning which obviously it's not. They also charged me $65 to power wash the garage. I was there for only 6 months and the only vehicle that parked in there was a brand new car. So if it truly needed to be clean it probably should have been cleaned prior to my move in. I didn't complain about things being dirty or broken when I moved in.

In fact when I moved in the floors were so filthy that I had to mop three times to get it decent. I'm a good tenant and I just fixed it or cleaned it on my own. It's really sad that they take advantage of good tenants like this. I would never rent from them again and I would never recommend them to anyone.

I put a $500 holding deposit down on a townhouse that I really wanted. Then a couple days later a new one came on the market from another company. I really wanted this second one so I Googled if a holding deposit is non-refundable. A lot of results said they have a right to keep the money. But when I called Shelter Realty to tell them I wanted to cancel the property and receive my money back, it was no problem. All I had to do was go pick up the money order no questions asked. Very happy about that.

We have been in our rental for about two and a half months. The few things that didn't work upon move in were fixed quickly. We've had a security issue and Shelly Fryer has been extremely helpful moving toward a solution. We appreciate the effort she has expended on our behalf.

Never rent from shelter realty. First off they are rude to you when you call about any maintenance issues. Second, when you move out they don't let you do the walk thru with them. Then they charge you for the most ridiculous things! They charged us $45 to replace lightbulbs when no lights were burnt out when we left. We paid to get the house professionally cleaned AND the carpets professionally cleaned before moving out.

They charged us over $300 to do it again. They are not specific at all about the work they had to do on the house, and then charged us $75 for 'adjustments' (see 3rd from last item in picture). If you want people to be rude to you when you need anything, and to be nickel and dimed when you move out, then use this company. Other than that, I would stay far away.

Oh I would also like to mention that they conveniently "lost" our move in inspection sheet we turned in to them at move in. The last few items on the list were reported on that sheet at move in, but they still charged us. Very shady company.

Have lived in a house they rented to me for two weeks now. When I moved in, I noticed about a quarter inch of dust and dirt on the ledge in our front room. I told them; and their response was: the home was cleaned adequately before you moved in. When I call them to talk about one of the now 12 things that aren't working on he house (lived here 2 weeks) the woman who answers the phone won't talk to me and transfers me to a voicemail without allowing me to finish a sentence.

Our oven hasn't worked since we moved in. Our pool cleaner hasn't worked since we moved in. We have no water pressure in our downstairs sink. We have a leak here the side of our house from some water valve that is driving our water bill through the roof. Neither of our bathtubs held water when we moved in. There have been about 3-5 other minor issues.

There was garbage in the cupboards in the garage when we moved in. There was a large bin filled with old broken pool toys and dirt and grime that we had to clean out when we moved in. Unbelievable. Here's the kicker- our AC unit won't cool the house below 76 degrees during the day. I'd understand that if this were a budget rental, but I pay $3000 per month for this home.

It is upscale and in a wealthy neighborhood. They sent an air conditioner repairman today and he told me that he can see our units are just too old and that one unit has been fixed using used cheap parts and that the other one hasn't had anything replaced. The units are functional, they're just old and cheap. Called in to ask for new units and received no response other than: we can list the home to be rented again if you want to move.

Which leaves us having to wait until they rent the place, then scramble to find a new one, then pay movers and all of the costs of moving my 4 bedroom home and office within 1 month again. I paid 6 months upfront just to not have to deal with headache. I have no pets, I don't smoke, and I am a model tenant. Currently in contact with an attorney about how to get out of this horrible lease without losing all of my money.

These people do not seem to care one bit about their tenants and won't even really speak with you on the phone about your issues they just force you to submit a ticket online so that no one has to speak to you. Really regretting my decision renting from shelter. Don't make the same mistake.

I am new to Shelter Realty; I am an absentee owner living outside Nevada. I have excellent interactions with Shelly Fryer who handles everyday issues with their tenants and owners like me. I receive monthly. financial statements, instant response to issues when I have questions. Overall, they pay attention to details, perform timely activities and I could not be more pleased. This is the WORST COMPANY! The ladies are RUDE, DISRESPECTFUL garbage. This company treats me like I'm trash on the street, instead of a respectful AF military member. BTW. If you're military DO NOT RENT FROM OR LIST YOUR HOME W/THEM! They don't give a crap about those who serve! 1. My dishwasher has been broke since day 1. (I've been here a year a half) 2.

My account bounced ONCE in the past year and a half. Instead of acknowledging that I've never paid late, they discontinued my direct deposit and have charged me $500 in fees. I wouldn't recommend them to my worst enemy!

Had to put in a trouble ticket this morning because our fridge/freezer is broken. Put that in at 8 am, didn't get a call until 1:30pm! The maintenance company they use didn't call is until 2:40pm! And that was to tell us they couldn't come until tomorrow between 2-4pm! Our Daughters 18th Birthday is tomorrow, we've now had to throw away her ice. cream cake, shrimp, crab legs and steak on top of all the meats and other frozen items that are for our family of five for the next few weeks, plus all perishables in our fridge! I am not happy at all, and our daughter is absolutely devastated at having to call all her friends and tell them that her party is cancelled! This needs to be rectified!
