Alliance Property Management ("APM") was founded in 2002 to provide residential property management services for properties located in southwestern Montana. APM manages residential properties ranging in size from single-family homes to some of the area's largest apartment complexes, owned by both individual investors and large corporations such as Fannie Mae and JP Morgan Chase Bank.

I was impressed with the step up in customer service I've received from Alliance the last several times I've needed something as a tenant. I've rented from them since 2012, but since the middle of 2021, they've really upped their game. Thank you for being easy to work with and responsive to my concerns.

Never fixed anything when we made requests about it and if they did it was always a half ass job. Then when we move out after cleaning the place and getting it professionally shampood they take our whole entire $1200 deposit and charge us $370 for a cleaning. Definitely do not recommend business with them.

I just recently had a very positive experience with Alliance Property Management, and I wanted to share it. I was looking for housing with some difficult parameters and Jessica and Courtney handled it wonderfully. The communication and follow through was very professional and caring. My fiance and I lived on 2555 W College for 1 year. We loved living here and never had any issues (except with the laundry rooms) until we moved out. We spent two full days scrubbing everything clean and we still lost our *entire* security deposit plus a portion of our prorated rent. They charged us $700 for "paint and wall treatments". This company's objective is to take your money. Don't waste your time cleaning upon move out because of this, and if possible, find another apartment not under their jurisdiction.

My husband and I have been with Alliance for several years as Owners. We tried 3 different companies before finding Alliance. Allison runs a tight ship and is always Professional and Fair to both her Owners and Tenants. My emails and calls were always responded to within 24 hours and the Follow-up was reasonable and efficient. Their maintenance requests and repairs were quick and fairly priced.

We have several rentals in different states and I never give a review that is not earned and warranted as I rely on them for my own business. Property Management is one of the most difficult industries to run successfully and I believe Allison at Alliance is one of the Best Ive worked with in 25 years of owning rentals. We recently decided to sell our rental and the personal attention and response for the tenants and us as owners was impressive and professional to the end. Thank you Allison and the Team at Alliance, much appreciated.

Had no issues with Alliance Property Management. They worked with me on my lease when I moved out. I just followed the rules on the renters agreement I signed. I cleaned the place well before I left never had a problem. I think there online payment options and maintenance requests where convenient. I would recommend anyone looking at moving to the Bozeman area to give these guys a call. Thanks for everything Alliance.

If you rent from these people, they will take your security deposit. When we moved into the house, there was a table in the backyard. When we left the house, they charged us for leaving the table in the backyard. They only allow you to use a very specific carpet cleaning company, if you use another one they wont accept it and will charge you for it.

We genuinely put an effort into continuously keeping the house clean, and they gave us just under 400 dollars back on our security deposits. They dont seem to understand their own renters portal, as they charged us an extra months rent. While they corrected this (eventually) what they couldn't do anything about is the over draft fees on the joint account that no one who had lived in the household was maintaining after moving out.

This next part could be our fault as renters, as we were new to it, but there were utility fees incorporated into the auto-payment system that we were unaware about, causing frequent over drafts and general confusion. The house was looking better than when we moved in when we moved out, they simply took our money, and they WILL do it to you too. The only reason this isnt a one star review is because they mostly respected our privacy, they arent too invasive with check ups and stuff.

I want to update my review of Alliance Property Management to include praise for my rental agent, Matt Weinheimer. Despite the issues I've had with this company throughout the years, Matt recently took the time to meet with me personally, and explain options for my lease extension and renewal in light of the pandemic. Although I'm still not impressed with the corporate workings of this small rental company, it's people like Matt that make it worth my time.

Unprofessional and disrespectful. Scheduled a showing at 1:15 PM, arrived at 1:12 was told to wait as others entered the house who happened to arrive minutes before I did. I was never told this would be a group showing. Previously I had communicated to them that I needed to move in by the end of the month and they were excited to hear that I could move in earlier than the end of the month.

After waiting to enter the house I was told the unit wasn't available until the middle of next month. Complete waste of time. Very poor communication skills shown by the staff, and disrespectful to not honor appointments.

A single mother friend of mine lived here for 5 weeks. She was asked to leave because her kids were too loud. They kept her entire deposit and charged her $160 on top of it! The apartment and the property management company are both owned by the same man, a very shrewd business man who is a total slumlord. Avoid renting from these people if you can! Wealthy people invest in low income housing for amazing tax breaks. Then they turn around and gouge poor people! Stay away!

For being in a college town you would think that they would want to work with college students. In their adds they make it seem like they are willing to rent to people, but won't rent to first time renters even though we could easily meet the monthly rent.

Don't rent from them. They lied about my conditions of premises when moving out costing me hundreds of dollars. They knew I couldn't afford an attorney to fight it. They are the kind of Landlords that make "Scrooge" look generous. ( Before he saw the light.)

I rented a studio apartment on Olive St with this company and had a terrible experience. First, the apartment was not up to code. The walls were very poorly insulated, the bathroom did not have a vent so mold grew on the ceiling, and the dryer vented into the apartment - a considerable fire hazard. When maintenance issues arose, it took management a long time to return my call and when they did, they often told me they were not responsible for the problem.

For instance, the apartment had a serious ant and spider infestation when I first moved in and they said it was the "tenant's responsibility" and would not help. Another concern of mine, was this company's poor communication. I received an eviction notice in my mailbox for not watering the lawn. I was never told I needed to water the lawn and the back water faucet did not work, so we were unable to water the lawn.

Rather than simply calling and asking us to water the lawn, they went straight to an eviction notice. Finally, when I did not renew my lease (for obvious reasons) they mandated that they were going to show the apartment twice a week for the remainder of my lease. I asked if they could reduce the number of showings so that my cats would not have to be continually locked up.

They told me I agreed to the showings in my lease. Upon looking into, tenant-renter rights in the state of Montana, the tenant must agree to the number and times of the showing. Citing this law, they finally agreed to reduce the number of showings to once a week. In conclusion, do not rent from this company. They take advantage of people who require low-cost pet friendly housing in Bozeman. Please, I urge you to find other housing arrangments. The emotional distress is just not worth it.

I finally had enough and went to another complex not managed by Alliance. Here's why: #1 - If you look at rest of the reviews they always say "we searched our records" or "we prefer you talk to us first". The thing is, not everyone on Google uses their real name for reviews, including me. And second, even when they are contacted first they do not always treat you nicely, or with respect.

In this instance, I will specifically refer to Brenda the "manager" who doesn't really appear to manage anything and Allison in the main office. They have on several occasions been flat out snippy and rude. Especially Brenda. Talking to them first doesn't guarantee anything. #2. - I took exceptional care of my unit. Yet, I was charged for painting, and repairing walls.

Guess what? Talked to new tenant and and they showed me where the supposed areas were that needed repair. No painting or repair work done. I have heard of Alliance doing this exact same thing to other tenants but never really believed it. As a consequence, lost my deposit and had to pay them even more money lest I get sent to a collection agency. So be forewarned.

Take pictures, document everything and don't trust them. #3 - Garbage always left thrown about in the dumpster areas. In summertime, sometimes, the smell would waft in through my living room window. Complained on multiple occasions, but nothing ever done. You can always find old mattresses, furniture, etc left laying round from people who move out. #4 - On two occasions I had to make multiple requests for a maintenance issue before someone actually ever came. Talked to Brenda in main office and all she did was shake her head and said there was nothing she could do about it. #5 - The parking lots in the winter are a complete joke. #6. - In my experience here, there were more bad noisy tenants than good.

Several apartments in my building always had people moving in and out. A couple of units seemed to cycle like that every 6-9 months. #7. - There is hardly any management ever here forcing you to go to the main office. Multiple occasions where Brenda was supposed to be in the office and never was. As in, she's supposed to be there at 1:30 and the little clock on the door says she'll be back at 10am.

The bottom line, this really isn't a good company to rent from. Those two particular people I mentioned earlier absolutely infuriated me with their snippiness and attitudes. As an aside, the fellow who owns Alliance is on the board for the Women's Shelter, Haven. How in the world can he ensure women are treated with respect and taken care of if he doesn't ensure his own tenants are?

Alliance has been a dream to rent from! I have lived in Bozeman for 16 years and have not had a better experience than with Alliance. Their staff is friendly and paying rent online has been seamless. I have had two maintenance requests, which were addressed immediately and in a professional manner. I can't say enough about how well this property management company is run.

These people suck. Seriously, never, EVER rent from them. They're unreliable, unorganized, and all around stupid. You'd think that simple clerical tasks like cashing rent checks, or sending you bills would be easy, but for whatever reason, Alliance can't seem to pull their heads from their rear ends and bring themselves to learn how to run a business. If you have other options, take them, as you will never be more dissatisfied with your rental experience than if you rent through Alliance.
