First off, important to note majority of their reviews are only 1-star. Also, anyone who takes this company to court, I will gladly provide testimony. // Company has a history of greedy and questionable business ethics, beginning with their scapegoated 68pg residential leases along with their 58pg renewals. This is one of those company types where their corporate culture of trying to get away with as much as possible at the expense of their tenants, starts at the top and is promoted all the way down to their regional managers. Rent increases are tied to their short leases, can be ginormous and largely unwarranted, and appear to be aimed at forced moveouts - the number of U-Hauls/Penskes rotationally exiting the complex was unprecedented.

Maintenance and upkeep are a bandaid approach rather than preventative, and they will let things slide for as long as possible, even though longterm this always costs more. They also have a difficult time keeping their onsite property managers. // Promises and assurances are not kept at move in, only then to be unscrupulously subtracted from one's security deposit upon moveout despite being assured otherwise.

They also illegally double dip on overlapping rents of tenant moving in from tenant moving out, again by masking it with unscrupulous subtraction(s) from one's security deposit. So if you do have to rent from this company, do so with caution and maintain thorough written and photo logs. // Unfortunate, I would have stayed in the duplex I was renting for years otherwise.

I asked for my water heater to be replaced they took the old one out and put a new one in however did not install it completely and had to use apt next door to shower. Well now my heater is blowing cold air because my gas is turned off. And it's going to be 18 degrees colder than they day before and snow showers are expected and I have 2 little kids and a wife on dialysis she does at home nightly so we need to have working appliances

I originally made this review a few months ago with a 3 star rating. I'm changing it now to a one star review. Back in August we were notified that our rent would be increasing a minimum of 33%. (Its important to note that we had not even lived there for an entire year at this point) We decided that this was unacceptable, unreasonable and not realistic with our budget.

After spending weeks searching for a new place we were able to find a house that was cheaper. That's right, we moved from a 2 bedroom apartment in a complex to a 2 bedroom house with a fully fenced in yard for less than what they wanted. I was very relieved. The reason that my review is one star is because the move out process and security deposit return has been such a process.

They charged us for things that really should not have been charged for and communication has not been great. This place is pretty good. I feel like I'm paying a reasonable amount. I have a 2 bed, 2 bath apartment. Things work pretty well and when I put in a maintenance request they are fixed pretty quickly. My two biggest complaints are how thin the walls are.

I hear every step that my upstairs neighbors take and every full volume action movie that they watch. I can hear conversations that my downstairs neighbors are having. The biggest and grossest issue that I have is just how much dog poop there is around here. I understand that this isn't exactly something that the management company can completely take care of but walking by the two front lawns right now there are easily 10-20 piles of dog poop (plus all the other lawns).

Its gross and I wish more was done to prevent this. All in all, it's a relatively nice place to live but those two issues really bring down my rating. TLDR: Living there was fine. The apartment itself was nice enough but there was dog poop all over the complex, the walls were thin(we could often here our neighbors-both upstairs and downstairs) and they had a weird thing about decorations on balconies. They raised the rent an absurd amount and took an excessive amount of money out of the deposit. Not worth the hassle!

I am a current tenant to village on Broadway in Spokane valley, WA. For amount our rent was just raised we should not have to feel like we have to be Isolated in our apartment, kids can't make any noise outside or the management calls and complains, mind you the very small park we have has only been open about a total of 5 months since I moved in (moved in 2019), we can't have wind chimes, hanging plants, or a flag on our patio, can't back into you parking spot, can't even be a little crooked or you'll get a tow tag, car ports are barely big enough for my 2017 Toyota corolla (pretty small car) feels like they have favorite tenant (office manager friend?) I don't know what management or maintenance does but I often see them sitting around or outside smoking, but they don't answer the phone have to call about 5 different times before they answer.

The head manager (Samantha) is very rude and if you call her out on it she belittles you and then starts to harass you for everything you and your kids do. Something should be done about this especially Samantha.

I am a current tenant at the Forrest Hill Apartments in Colorado Springs, CO. We have lived here since October 2020, so far the issues we have dealt with here are becoming increasingly worse. A few issues we have experienced include ceiling leaks (hasn't been repaired yet and it happened in June 2021), lack of response from maintenance for MONTHS, poor pest control (spiders, crickets, and MICE), poor upkeep of property including (trash, lack of enforcement of tenants cleaning up their dog feces, etc.), unsanitary conditions.

The leasing office disclosed to us that they did not charge us utilities due a mistake on their end so we had to make changes in our budget in order to come upwith another $100/month to cover what we already thought was included in our rental & utility payment agreed upon in our lease. Very unprofessional and disappointing.

Overall, the Gardens at Hidden Creek staff and apartment complexes have been great! However the outside and laundry structure could use some improvement. On the outside, there are some fairly deep potholes in all the parking lots for tenants and the landscaping for the pathways could benefit if improved (Re-adding mulch, weed removal, etc.). With the laundry room, I would hope to see this improved because you have to go around the pool and into the gym to reload a card in order to do laundry. I think it would be better to find a way to add the pay station in the laundry room or offer an alternative solution such as paying on your phone.

Canyon Ranch Apartment Homes is just alright. I can't lodge any major complaints, but things tend to go very slowly if you need something done. Everyone is nice but sadly just not very responsive. It's an older building so there's a lot of little problems with the apartment that need to be addressed, like peeling decor and some clear water damage in cosmetic spots. Otherwise I don't hate it here.

Absolutely disgraceful! My pregnant wife and I had our A.C. units taken out almost 3 months ago for roof repairs. They have continued to charge us the full amount of rent even though they are in breach of contract by taking away our A.C. When we asked them for reduced rent because of the breach of contact, it took them almost 3 weeks to get back to us with via a very disrespectful notice on our door saying we had to pay the full amount of rent our be evicted.

They couldn't even give us the courtesy of a phone call! Ironically the noticed was signed by the office and dated with 2 different dates (says it was delivered to us on the 8th but it was dated by the office on the 6th.) So therefore the document had been illegally altered. Since American Capital Reality has taken over our community this is what we see on a daily basis. 1.) Glass all over the parking lot never to be cleaned. 2.) Full couches being thrown into our dumpsters. 3.) Community trash cans not being emptied. 4.) Locked building's have had homeless people living on the stairwells. (And they will not offer complex security even Signal8! ). 5.) The apatment buildings have not been cleaned at all!. 6.) The office takes it upon themselves when they want to close early or just not show up regardless of the office hours on the door.

Along with so much more. If American Capital Reality ever takes over, just do yourself a favor and move. The company is built from slum lords and they will not care about you or your home! This company should have they're own family's move in so they can be shown they same kind of volatile care that they give to they're comunities! American Capital Reality can BURN ENDLESSLY!

There is a lot that needs to be updated and adjusted for rent. I feel like you pay a certain amount for amenities for them to be there. Not to always be out. The culture here is not respectful. The residents are constantly letting their dogs poop without picking it up. I wish there was camera so my stuff would stop getting stolen

I live in one of the garage townhouse with the kitchen at the end. It is newly remodeled and is modern, spacious and the laminate floors are great. Bedrooms and bathrooms upstairs are spacious. 2 car garage is tandem so with one car there is a lot of storage space. Management and maintenance are super responsive. Quiet neighborhood.

I was referred to this place by a friend that lives there and it's pretty decent and a convenient location. The only downfall is the amount of homeless people that's surfaced over the last two months. Cassandra was very polite and very helpful; I did not have any issues with move in. My only complaint, when I completed my move in report there were repairs that needed to be complete and they did not complete them until I put in the maintenance request. Other than that, I've had no issues.

Overall, good. We lived at Enclave in Phoenix, we loved our property manager, Megan & the maintenance team at Enclave. They were quick to fix issues. When the new owners/management (ACR) came in - they seemed to focus on the little things instead of the bigger issues around the community, taking down curtains, no backing in, etc. As these focuses started to shift, you saw the community going downhill. We are thankful Megan was still the PM, though! She made it worth it.
