New company comes in & raises the lot rent! Second time in less than a year! NOT starting off on a good note with me. I don't see the benefits of this price increase?! Are you going to make the neighbors with tons of trash in their yard ever clean that up?! How about the overgrown, empty lots? But, if you did that we'd pay MORE in rent, right?! Utterly ridiculous & unacceptable.

If your community can manage their own HOA board I recommend doing so. This company is very expensive. The service they provide does not equate to their management fee.

Absolute waste of money. Properties are maintained like garbage, even the garbage is poorly taken care of tbh. Started charging me a late fee out of no where when my billing has been on auto pay for the same time each month for the last 6 years. I got no notification and have been getting fees for the last 4 months. Stupid. Can not wait to sell this condo. They also will not address issues. I have left messages in the past, multiple times, and never heard back.

This company is absolutely horrible. I will be looking at my HOA to transfer companies. They do not respond only to find out they emails are going to a do not reply message in which in nowhere it states in the messages they send the emails are not monitored. They continue to send threatening letters of items going into collections without providing any information on how to contact them or make payments.

I had ask them apparently to a none responsive email apparently to send an official letter or a way to contact them especially with all this spam and ransomware today. Only to get a letter that i'll be responsible for legal fees if not received in 5 days of date of letter. anyone with common sense in the balimore area knows that mail has been delayed and i get it on the 5th day what a joke this company. The communication with this company i would say is poor but cant get a response so you be the judge

I came to the reviews to see if I was alone in my experience so far with this company. Having only been a homeowner for 6 months, the violations are extremely petty. We received violations on the neighbors trash and when asked if the neighbor received a notice as well, they say no. They don't do their due diligence, just give out violations. What do they offer the carriage pine community? They don't even live here!

It's a pretty bad company. Not sure why the fees are going up when the company does so little. I would recommend checking out the complaints on the BBB - seems par for the course in my opinion. They have no vested interest in maintaining the properties. I will say, if you run a landscaping company, it would be good to get in with ACM. That seems to be the only service provided because they surely don't take care of the buildings.

I just moved into the Beach Creek Association and I have had to contact the HOA for a few things. Carol Brady who I have had the absolute pleasure in dealing with has been amazing with everything I have needed done. She will email me back it seems like on her own personal time to answer my questions. I can tell that Carol is a person that truly looks out for the people in her communities and makes sure that they get the assistance they need. Thank you Carol Brady on an amazing Job

To the American Community Management team. I want to commend one of your team members. Shannon from the accounting office was very helpful in looking into my Association fees account. She found out that I had been using the wrong account when paying my fees online. Also, Shannon was able to tell me how much I paid and where I stood monthly. I really appreciate her sense of urgency in responding back to me.

I also thank Mrs. Carroll for sending my request immediately to the accountant office. I appreciate the professionalism the team deliver. Keep up the great work! Thanks again Shannon for your sense of urgency, I really appreciate your service and caring attitude!

This review is specifically for Carole Brady. She's the community administrator. It's appropriate for me to mention how well she handled a situation for me as a homeowner. She is professional and calm under the pressure. She is also an advocate for the homeowners if the homeowner has a valid case and will advocate for you with the board of directors. She is someone I feel reliable to go to for possible future needs.

Carole Brady was the best. My request for pool passes was attended to swiftly. I am now able to enjoy the pool with family and guests and that makes us very happy. I was really surprised at the quick turnaround and her level of professionalism. Carole has always been very helpful with past requests over the years and will always direct me to the next best person if needed. Much appreciated!
