Mike Warren founded AMJ in 1977, and has been its President since. A native of New York, Mike came to Gainesville to teach Electrical Engineering at UF in 1974 after completing his Ph. D. at MIT. After leaving UF in 1980, he co-founded an engineering consulting business which he sold in 1983 to devote full time attention to real estate development, construction and property management.

I have rented from other management companies before, but this one is certainly the best of them all. They are awesome! I rented from AMJ when I started under grad at UF and moved to another property when I graduated. Sara helped us find and lease a wonderful townhouse in downtown Gainesville. Property manager Jared was also helpful in the transition.

UPDATE 10/29/21: I have been a resident with AMJ for over a year now and it has been a wonderful experience. While the entire team has been great, I do want to mention their assistant manager, Sara and their maintenance supervisor, James. Sara is pretty responsive to email and always has a cheerful demeanor when talking with me. She is very willing to help as is the maintenance supervisor, James.
I feel that my needs are always considered. As a single woman living in North Pointe, it can feel a bit daunting at first, but my neighborhood has been very quiet. My neighbors respect my space and are all pretty cordial. Maintenance is usually quick, especially compared to most rental companies. They do a great job making sure everything is properly fixed.
I would recommend this company and this property 100%. Original Post Though things started out a little rough for me the first week of my move with certain things needing the attention of maintenance, AMJ has been really great about getting everything done in a timely manner. The office and maintenance staff have been extremely kind and attentive to my concerns.
I've found a lot of other management companies can be very cheap when it comes to fixing things, but I had an issue with my A/C unit and AMJ replaced it within a few days. I also moved into a renovated unit and have been happy with how my apartment looks and the quality of the work done overall. I would definitely recommend this company!

AMJ has been the best leasing company I have rented from in Gainesville so far. They are very professional, welcoming and understanding. They are always responsive to any questions or issues we have and North Pointe Villas is really looking better and better under their care. The newly renovated apartments are very cute surrounded by a quiet neighborhood.

The neighborhood is quiet, renting with the team is nice and sometimes you can text them your maintenance requests.maintenance is pretty quick depending on the issue otherwise expect to wait a couple weeks, and the apartment was a little different than i expected but It was still really nice. Clean, normal amount of bugs for a forestry area but they have pest control.
I did notice a crack near my front door that I'm pretty sure is letting bugs in though so i don't know if they plan on repairing the apartment structure soon. No immediate concerns so far.

I currently rent with AMJ and my experience has been positive. They worked with me in order to allow me to change rental locations prior to my lease ending. It made for a smooth transition prior to giving birth. The support of AMJ allowed for me to be stress-free before my delivery because I did not have to worry about having a new baby and moving.

My family and I lived happily at Pinnacle Point for 5 years and we were really sad to leave when the time came. I had to move to a completely different county but I wish that I could have stayed with AMJ. Pinnacle Point is a small and quiet complex of townhouses. The location is incredibly convenient and within minutes of the Butler shopping area.
As students, we found that Pinnacle Point was the perfect location because it is walking distance from UF and still really close to the main shopping area in town. The townhouse itself is really spacious. The rooms are larger than most rooms I've seen in apartment complexes around Gainesville. For anyone who is looking for a quiet and conveniently located area, Pinnacle Point is for you! AMJ treated us really well the entire time that we were their tenants.
Maintenance requests are usually taken care of very quickly (if there is a delay in response it is because they oversee MANY different properties and only have so many maintenance staff members). The staff at their leasing office are incredibly helpful and caring. I have never had leasing office staff members as pleasant as the individuals that I met there.
If I ever move back to Gainesville, I will make sure to come back to AMJ (and Pinnacle Point specifically if that is possible). I HIGHLY recommend signing with AMJ. I'm confident that they will continue to take great care of their tenants.

I must say that I thoroughly enjoyed my time with AMJ. I lived in an apartment rented out by them for 11 years and if it wasn't for me expanding my family, I would still be with them to this day. They're professional, understanding, and more importantly they're reliable. The best living experience hands down. Hopefully they'll soon have a property that accommodates my new family because the new place I'm with is the complete opposite of what I'm used to. Also, Debbie (manager), Sue (receptionist) and James (maintenance) are the best.

Loved my time with AMJ! Unfortunately they recently sold my leasing property to to Matchmaker Realty and if it wasn't for such a distinct difference in quality of service I wouldn't be moving! They're communication was something I valued along with friendliness of staff. Sara was my leasing agent and was able to assess my needs and found a unit perfect for me!
Their maintenance techs were so knowledgeable and personable always on time even when some of my request for maintenance were a little less then patience. (Sorry to the crew on those few. every single one of you were so likable on arrival you guys always left with my utmost respect) so happy I stumbled upon you guys when I did.

I've been in Gainesville for 4 years and AMJ has been by far the best property management company I have rented through. Sara and the staff are always quick to answer any questions and help when needed. Their maintenance staff is always so polite, respectful, and quick to fix any issues. James specifically is top notch! The home we rented was a 3/1 in Northwest Gainesville.
Large fenced in backyard, roomy kitchen, and hardwood floors. It was an easy commute to campus and anything we needed was a 5 minute drive away. My roommate and I were both vet school students at the time and I couldn't have asked for a more perfect/budget friendly home. Their application and move in process was a breeze. Security deposits we're affordable and there weren't any unexpected administrative fees. They give you a checklist for move out, and we never received any unexpected move out charges. I highly recommend AMJ!
