New resident here but was surprised by all the negative reviews and wanted to give a different perspective. So far this place has been fantastic. All of the staff members have been super friendly and helpful from the front desk personnel (Alex helped me out a lot on my first day moving in) to the maintenance team (Jason, William and others). The apartment itself looked great - I got a small studio but due to the layout, stacked W/D, and height of the ceiling it actually feels like I have a lot of space. Got super fast internet from Verizon FIOS for pretty cheap too. Thanks so much guys and looking forward to continuing my stay here :D

Have lived here for 4 years (2016-2020) and have very much enjoyed my time. Pros: Apartments are quiet- I rarely ever heard my neighbors. Maintenance staff is friendly and repairs are done in a timely fashion. The lobby is beautiful. The amenities are fabulous. The rooftop (essentially a 7th floor outdoor park shared between 50/70/90 Columbus) is fantastic.

It is very thoughtfully laid out with numerous grills, tables, basketball court, pool, central lawn area, dog run, ping pong, fire pits, and views of the Statue of Liberty. Additionally, a membership with Base Gym (with its classes, sauna/steam room, etc) is included. Finally, the location is a 1-2 minute walk from the path and all of the bars/restaurants JC has to offer.

There is ample street parking outside if you obtain a reserved street parking permit for $125/month from the city (no need to pay the exorbitant garage parking ~$280/month). Cons: Not infrequently, an elevator or two (out of four) is broken thus leading to long lines. Having lived on the 6th floor I was able to take the stairs during these times.

Do not rent at the Shipyards or any Applied Co property. We are in the process of having to file a small claims summon to get our security deposit back (which is already late) and for unfair/unjustified moving out expenses (DM for details). Management is unresponsive and will only respond if they are threatened that you will talk to city/state officials or the landlords.

With rents increases every year, the Shipyards is no long a good value as there are many luxury apartment buildings on the same block and area. The Sovereign (the newest building) was horribly constructed (windows don't open, walls are bowed and wavy) and poorly maintained. There were always broken elevators and alarms going off; sometimes going on for days.

Broken appliances are only replaced with less broken ones, if replaced at all. At no time during the years of being a resident there did I have a good working AC unit. There is zero building security. Exterior doors are often broken, left unlocked, or just left wide open allowing anyone to come in. And there were many instances of people just wandering around (especially weekend nights) the hallways, mostly looking for bathrooms.

Plus some instances of people actually relieving themselves in the hallways. The gym is a great size and equipment is great, through there are personal trainers (sometimes multiple trainers at the same time) there during busy hours that take up a lot of space and equipment. The head trainer will make inappropriate and borderline harassing comments to women to try and shame them into being clients.

This was brought up to management, but they were unresponsive. The pool is nice, but is absolutely disgusting within the first few weeks of the season, and is only cleaned once a season. The only positive about living in the Sovereign is that most of the front desk are very friendly and will get to know your name and give your dog treats.

Applied manages 340 3rd street and they have proved themselves to be completely inept and unresponsive. Our single elevator has been broken for almost 3 weeks and multiple emails and calls to management have gone unanswered; specifically to Evan Pimentel and Dan Matuzak. I had a c-section 2 weeks ago and have had to go up and down stairs, sometimes with a stroller, with no acknowledgement from applied management and no end in sight; the only emails we receive are blasts that say the elevator is taking longer.

Our intercom system to buzz people into the building has not worked since we moved in (April 2019). Again, flights of stairs need to be taken to simply let guests in, including elderly guests. If I wanted to live in a walk-up apartment I would have, and paid a lot less rent than what is charged here for a broken elevator, no communication from management and no amenities. I moved here from a KRE building and regret it. Consider yourself warned if you move into an Applied building.

Excellent customer service! The leasing office was able to accommodate me as a walk in last minute and show me the place. Highly considering this one place to rent and be a future tenant!

The staffs at management office were extremely rude and didn't want to solve any problems at all. They didn't respect tenants. The heaters were poorly installed and worked inefficiently. It was a nightmare to live in 50 Columbus.

I lived here for over 5 years (from 2014-2019). I only left because I wanted to move to Manhattan. Overall, a great experience. Close to shopping, bars, and PATH station. The best part of living here was access to the Base gym next door, which is hands down the best gym I've ever been to. Your yearly amenity fee covers the membership. Amazing deal.

Management and maintenance teams are pleasant to deal with. I had no problems during move out and got my security deposit back. My only gripe with the building is that in the past 3 years they have been having elevator problems. I am hoping they will invest in getting new elevators because otherwise the building is super clean and well run.

THE ELEVATORS NEVER WORK, and at this point, it has become a true safety hazard. Just tonight, all four elevators were down and there are over thirty floors. I live in the teens, and I have a baby, so you can imagine our frustration. It is such a shame because the location is great, and everyone that works in the building is wonderful. THIS IS A MANAGEMENT COMPANY issue, and they should really be ashamed of themselves.

It is unacceptable, and if they lived in this building, they would never stand for this elevator situation. It's enough, and I am at a loss at what to do at this point--I think all of the residents are, and I truly hope this gets remedied ASAP. I can never again sing the praises of this building even though there are so many quality people that work here. This is the epitome of bad leadership and management.

This could be a nice building if the elevators worked. If you move to the higher floor, be sure to wake up 5-10 minutes earlier just to wait for an elevator. I have been suck on the elevator more than once. There has been times when all 4 elevators were broken and I had to walk 30 floors up. Don't believe me? Just ask anyone that works there.

The maintenance staff and concierge are amazing and I love them! They respond to all requests immediately. The location cannot be beat. HOWEVER, the management company is terrible to deal with - The office number is not even correctly listed-- I had to walk to their new office location every time I had a question - The staff that works there is well-intentioned but extremely inexperienced with no real motivation or incentive to provide superior customer service - They are extremely slow to respond to every request I have had - Though the company owns multiple buildings-- they do not have seamless procedures or any sort of benefits related to leasing a larger apartment within the same building or moving to another one of their buildings-- basically there is no reward or incentive for loyalty As long as you never have to deal with the management company beyond moving in or out, you will be fine. Given the competitive market and all the new construction happening in Jersey City-- I would not chose any of the buildings with this management company again.

Sewer water and feces coming out of the sink - every night for 10 days now. Management is trying to "work" me. They started with wanting me to sign a new one year lease in order for me to transfer.

My husband and I moved have been living here for about 2 years now. Overall, we're very content with the service, maintenance etc. Now that we're moving out in a few weeks, we can honestly say the service has gone wayyy down the drain. We requested to book the amenity center to throw a birthday party, we have previously booked the space twice for parties.

The last email I sent on Tuesday morning requesting to book the room. I received an email back Wednesday morning requesting my info (which they already have on file) so they can send me an agreement. I follow up Wednesday morning with my info, only to find out that the date was booked for another event. I was very understanding of the situation, and said I will gladly reschedule my event, I requested a complimentary or even discounted fee for having to reschedule and repurchase invitations. Dyana, the person I was communicating with, was extremely unapologetic.

She said that since I didn't have an official agreement in place that there's nothing she can do. I was later contacted by Anne (assuming the manager) to still be told there's nothing they can do. For paying $3000 in rent in years, I would assume discounting or waiving $150 fee would be no issue to have a happy tenant. Extremely dissatisfied and will not recommend Allied Co building to anyone.

We lived here for two years July 2016 to July 2018 and the building has amazing views, a beautiful lobby, excellent facilities such as the pool and barbecue pits, a basketball court and best of all the membership to the Base gym, which is as good if not better than some of the equinox outlets. The concierge was great as well and the live in super would fix any lightbulbs or the flush within 24 hours

First things first- extremely rude and non co-operative management. They make you feel like they are doing you a huge favor by letting you use/ book the amenities for which you have already paid. They don't understand your problems and send extremely rude and condescending replies to your emails if you try to negotiate. The building (townhouses) is a bit run down but on the other hand the amenities are very good.

One star is for the maintenance crew, they are very friendly and quick with their services. Despite all this I would never come back to this apartment once my lease is over. Good riddance!

Old air conditioner, elevator super super slow. Take you 10 min to get downstairs in the morning. Never rent here!

Horrible. As I'm sitting here writing this, the water randomly doesn't work. No shower, no sink, nothing.as I'm trying to get ready for work. This has happened several times since I've moved here, and I've only been here a little over a year. Good luck trying to get ahold of someone when this happens, you are SOL. This isn't including the times where they have scheduled it to be shut off.

I renewed my lease because they raised the rent just enough where it pissed me off, but wouldn't be cost-effective for me to move. Utilities are high because your apt will cook in the summer. Elevators are always broken. 3 positives are that it is right next to the path, view is good, and the gym that comes along with it is great. But aside from location and Base, unless management changes you are most likely going to be sitting here like me, waiting for the water to turn on and hoping that you can get to work soon.

Been living here for 2 years and we love it. You can't beat the convenience with the Path right next door, and parking in the same complex! The apartments are also larger in size than many of the newer apartment complexes out there. The staff are super friendly and helpful, never ran into any issues with them. The best part has to be the free Base gym membership - the best classes! Highly recommend.

I'd agree with most reviewers here. Since opening 70 Columbus, the amenities have become much more crowded. Pool, which is very nice, is very crowded by noon. Parking garage is crowded and they just increased the monthly rate by 25% for tenants. Base gym is overrated but handy. They raised my rent by about 8% at renewal despite the fact that 70 Columbus made all the amenities less exclusive. Interiors are cheap.

Cheap fixtures, appliances, cabinets, floors. Windows are terrible and 100% keep me awake at night when its little extra windy, and in this part of JC, that's pretty often. It will keep you awake at night. And I frequently wait longer than acceptable for an elevator, so if you do choose here, choose a low floor.

History lesson: I lived at 50 Columbus for 2 years. March 2014 through March 2016 Right off, the security deposit refund was better than VERY FAIR. I moved out and the inspection was easy as it gets and I got my deposit refund check right on time. Perfect. The staff was always courteous and helpful. The maintenance people were good enough, The rent was competitive. Utilities came out reasonable, summer and winter. Easy ride on the Path into NYC. Bottom Line? I have no regrets during my 2 years renting a 1 bedroom apartment at 50 Columbus.

There're plenty of BETTER apts out there! Don't try this place! I'm actually living in this building right now since 3 years ago. But I'm going to move out as soon as I can. The first year we had a friend of mine living with us, so we got a nice and big 2 bedroom apt on a high level. Everything was good during the first year (it was also the first year I moved into JC).

Since my friend left at the end of that lease year, we have to move into a one bedroom apt instead. Then I realized how naive I was! They took out all of our security deposit for anything they can find! That was ridiculous! But at that point we had already leased the one bedroom in the same building so we can't just walk away. SUCKS. The next two years we found a lot of problems that keep making us unhappy.

The dish washer doesn't wash the dishes clean, the washing machine tears my clothes apart, the fridge doesn't keep the food fresh (it is too wet and I cannot control) and froze the food in the back of the cold storage level, the windows don't seal well that you can hear wind passing by very loudly and stole our electronic insanely fast, the wood floor was poorly constructed that tears you if you don't ware a slipper (and hard to clean too).

The most and biggest reason that I want to move out is b/c one of my neighbor is smoking weed (all kind of) in their apt constantly almost 24 hours. The heavy smell of MARIJUANA are full of the hall way and finds its way to our living room even all the way to our bedroom! They usually smoke regular marijuana sometimes mint flavor. Very educative which makes me did a lot of research on marijuana.

I personally hate the smell and complaint a big amount of times to the building management office but they just didn't do anything. (They even said that they can't smell it). This building isn't a smoke free building but it doesn't mean you can smoke marijuana in the building. It is still illegal now in NJ. I hate that also b/c I do have some physical discomfort by smelling marijuana.

To conclude, hmm. why I have to conclude?! Just don't choose this place! And I know that I'm going to be charge another full security deposit when I move out this time!

Beautiful apartments, have lived here for a year. Base Gym is fantastic, but they raised rent $205 (7%) and will find ANY reason to take your security deposit. Also problems all the time with elevators not working and hot water not working with no notice to tenants. Look elsewhere!
