I am extremely disappointed in the mismanagement and utter disregard for homeowners. I have been met with basic kick the can tactics from this Property Management group from day 1! They are incompetent at their jobs and it speaks to how horrible our HOA is run as well. I really wish there was a no-star start level, OMNI has earned it. We have been without the use of our patio and part of our living room since we moved in October of 2021.

We also have a fence that cannot latch and is falling down. We have a dog and I am sure if he is let out he'll run away or god forbid he bites someone. I cannot secure my dog in a backyard with a fence that is failing, but somehow that is my problem?

I'm changing my review, unfortunately. Omni had been a great HOA management company to be part of. However, our mailboxes were broken into back in late December and it is now almost the end of February and they still have not been fixed. I have contacted both the HOA and the post office. The HOA needs to sign a form releasing liability for the mailboxes and they refuse to do so, they also refuse to replace the mailboxes. So, we have been picking up our mail from the post office going on 2 months now.

It took eleven months for Omni to get my communal mailbox fixed. Eleven months. Apparently the worker assigned to our community was terrible and things got fixed after we were assigned someone else. I'm pretty sure she was targeting us specifically for punishments because we were the squeaky wheel. I hope the previous worker was fired. I hope to get a partial refund of our HoA fees for those eleven months of failure and incompetence. Omni is going to have to work really hard to reearn community trust.

8 and a half months without a mailbox due to the negligence of Omni. 34 weeks. We spend an hour a week in line at the post office and Omni should be reimbursing our resident computer programmer for time wasted at the post office because they can't do their job. A little background: our shared mailbox was broken into and destroyed in mid February. A mailbox that was the wrong size (according to the post office) was installed then removed in July. It's now basically October 2021 and we've gotten no news. No eta. No communication. Nothing.

OAK KNOLL TOWNHOMES DEAR KARMA, PLEASE PLACE THIS BUSINESS & ONLY THE PEOPLE MENTIONED AT THE TOP OF YOUR LIST! This HOA knows they suck and are deserving of no stars! I have been under this HOA for almost 3 years and they continue to be horrible. This recent community my family and I just moved into unaware that this community is also managed by OMNI.

The director of admin, JEN took it upon herself to have my vehicle towed illegally with no proof or warning, because someone on the property didn't recognize my vehicle. Like I mentioned we just moved here so how would they?! When I called to speak with DEBBIE, the "manager" of the property, I was told she was out of the office and in a meeting and never received a phone call back from her after leaving several voice messages.

When I spoke with JEN and mentioned the illegal tow of my vehicle and the legal advice that I acquired she obfuscated my words into a "threat", like these type of people ( the privileged whites) normally do when they hear something they don't like or the truth. She became very defensive and ill mannered in her tone. I still have heard nothing back from DEBBIE?! JEN had my vehicle stolen with no proof of it being parked longer than the designated time "allowed".

The HOA does not want to take accountability for their wrong doing and pay for the return of my vehicle to the property. The CC&R for this property is outdated, as I assume so are the Board of Directors. GOOD, HONEST, HARD WORKING PEOPLE PLEASE USE A DIFFERENT HOA to manage your community. The stars don't lie, believe the reviews they are real! DO NOT LET OMNI BECOME PART OF YOUR COMMUNITY EVER!

Horrible HOA. Lived here 4 years and they were all about greed, not peoples living experiences. always rude over the phone or email and atr so skeptical they'd blame you for things going wrong, not their corrupt biased board members. They're just Out to place Blame on incredibly petty rules, just collect fees out of greed. They let criminals run a mock but God forbid someone dumps a random broken microwave by your trashcans and you receive a fee for $60 the very next day.

The Board Members have serious power trips, they are all old and VERY discrimitory against minorities. Lawsuits waiting to happen. Advice, accountability for the board members, more diversity as a necessity, ban ronald, and omni, please please act with kindness and humanity towards ALL owners and tenants of your communities.

Horrible that they raised HOA fees by $20 per month during Covid when some people don't have jobs or full time work. The pool was closed all last summer. That saved them money. They have not painted lines on parking spaces. Why raise it during Covid?

We often receive non-compliance letters about very petty matters like our trashcans taking our trash out the day before trash day instead of waking up at 5:00 am the day of collection. So many petty complaints.

The Oaks at Carmichael. Omni took over our association when our management company suddenly withdrew their services. Our account manager, Becky is accommodating and responds to telephone calls/emails in a timely manner. She also makes regular unannounced site visits. Omni has also provided the board with free training, which has been invaluable to our community and the homeowners served. Omni assisted us in obtaining a new landscape service and provides the board with timely and updated reports.

In addition, the attorney associated with Omni has provided the board with expert legal help. Omni provides the association with a meeting place and the annual board training presented by Omni is informative and allows for networking between other local HOA boards. Omni is highly recommended for your association.

HORRIBLE property management company. We've communicated several concerns to OMNI over the time we've lived here, and each concern was met with a complete lack of empathy and compassion. If there were a zero star rating - that would be more fitting. OMNI, you are without a doubt the worst property management company I've ever had to deal with.

Very poor management company, if you own a home in this community and own more cars than you have driveway don't move here. I have parked cars here that aren't even in my name yet with a visitor pass parked legally on the street and have been tagged with a green sticker to be towed. I hope you all protect your property to the fullest extent as if someone is breaking in your home when they try to illegally remove it.

This is one of the worst HOA management ever! I have never paid this much money for the only one thing that they do for the community: cut the front lawn. No security, no usage of the community center. Then the deposit amount they require to rent the community center is outrageous. Let alone, they require parking permits to park in the visitors parking while you are still a resident there.

Just being considerate: what if you are resident and a family of four and all four have their own transportation? I can't wait to sell my house and leave this community!

Even one star is too much for Omni. I called them about the problems, lady who talked to me tried to shut me up that i don't continue to talk. They don't give good services and for little services they just increase their fees skyrocketing. My HOA fee is almost same like my mortgage now with this so called HOA company. They only want to get easy money without giving quality services.

Allowed my building maintenance to get so bad I had a hard time selling my condo. And when I finally got an offer I had to reduce it by $10,000. I DO NOT recommend using this company.

We have lived in our Condo which is managed by OMNI for 5 years now. We've never had any issues other than receiving a letter in the mail to remove a dead Christmas Reef before the neighbor condo went up for sale (it was July and yes we are those neighbors). OMNI explained upon the first time I called them that they own the walls and everything outside of them. so with that in mind, I've never had any issues with them. OMNI apparently manages over 80+ HOA's. so I can understand if something gets missed and ticks off a home owner. But, in the end, they provided us with all the information we need, the new year bylaws, proposed budget, etc.

Every time I called them, I've always gotten a staff who was respectable and able to provide me the info I needed. Jennifer, and Peter before her, specifically has always been helpful. I am surprised to see negative reviews for OMNI. Then again, it's not every day that people decide to write a review for their HOA management team. OMNI's job is to enforce the rules that our HOA team creates and wants the community to adhere to. if people have issue with that, they should be speaking with their HOA president, not the Property management staff.

All in all, not a bad company, and they've always responded to all of my inquiries timely and professionally. Something far different than my experience with Mark III property management.

Awful! At the complex I used to live in the front gate malfunctioned constantly. But then it was actually broken for over a month, nearly impossible to get in! Called repeatedly, more than thirty times & not once did anyone answer. And no answering machine or voice mail! When I finally got through a girl *no name given* just told me they would send someone out.

A week passes, gate is still broken. Tried to reach them again & took eighteen times *in one day* for someone to answer. Wendy then claims nobody has called about the gate being broken! Not just me but I had spoken to four other ppl in the complex who also called & were having the same problems I was reaching somebody. I had already called about it & told her so, she then got defensive & told me I was accusing her of lying.

No accusing Wendy, you absolutely *did* lie! So i told her if the gate was not fixed in three days Omni would be reported to the City of Sacramento. The city told me leaving the gate broken & malfunctioning like this is classified as a fire hazard! Nobody came out to fix it so I reported them. The very next morning, a fellow was at the gate & had the callbox opened clearly working on it.

Not even one problem with the gate after that until I moved out of that complex. Omni being the main reason I left! And I thought their predecessor Riverside mgmt was bad? Not anymore! And also after the gate was fixed Omni put a sign on the gate stating they are not responsible for anything happening if the gate malfunctions. That right there *proves* they knew it wasn't working right the whole time!

I wouldn't recommend this company! I purchased a condo with OMNI being the managing HOA and in the first 2 months you could see that they will not respond to inquiries in a timely manner or AT ALL! They use every tactic possible to avoid your inquiries and request for important documents. What is even more frustrating is that the tenants are paying a lot of money for a company that does not do anything other than make your life miserable. Juli Traylor as a community manager is the worst, she will tell you that she is managing 10 other HOA and she is very busy and that you need to be very specific when you request anything. that is the kind of responses you can expect from this company
