I rented with this property for a year. Throughout this time, my family and I HATED living here. If we had an issue with something in the home, We had no one to help us, the 800 number that was provided for tenants who had issues and needed assistance, that number was out of service even before COVID became such a worldwide issue. We've had many insects inside and outside the household, in which I've notified with complaints numerous times.

My youngest child has received multiple bites. Tenants who reside in the area and right next door are filthy which roaches started appearing in my home and continues to multiple, once again a notice was given to the landlords and once again nothing was solved. Lastly, the tenants who reside in the building are smokers, they smoke cigarettes, marijuana, you name it, this complaint was given and still no action has been taken.

My child has asthma and it's worsened because of the amount of cigarette or marijuana smell that reaks through the walls from the neighbors. Throughout this experience, my husband and I have been respectful and tried communicating and no action was ever taken. All they care about is the money and do not care about the safety or health of any of their tenants.

I would rate this property a -100, please because of my experience I have to give others the opportunity to understand the severity of living here. The living conditions is horrible, smokers are active in their homes even when it says no smoking on the lease and bugs and roaches everywhere. Be aware and don't rent or own from these people.

Dont dare rent from this company, they never are available to fix anything, the apartment I lived in was invested with bugs after just a few months, the neighbors couldn't stop smoking marijuana and cigarettes even after we told them I suffer from respiratory health problems. Mold in areas like the bathroom. We contacted the owner and nothing was fixed or done.

Michael and Baxter is the worst property management company I've ever had to deal with. They hardly answer the phone, they do not return phone calls, they deposit all checks for HOA dues but do not credit your account so you get "daily" emails from Michelle stating that you owe them, and when you finally get someone on the phone, they ask you for your check numbers and amounts, tell you they will call their bank to verify BUT two weeks later I'm still getting daily emails stating the HOA dues haven't been paid.

When I went there to talk to someone, there was one car in the lot with a sign on the door that they are still not open to the public due to COVID-19. Worst service by a company. Take your business elsewhere, not worth the frustration. I can't wait for my HOA to find another company. They aren't even worth the 1 star.

The agent named Alicia Ann Olcsvay was very rude and unprofessional. The moment she received our application fee she began to ignore our calls and became increasingly disrespectful. I'm pretty sure they're running some sort of application fee scam. Where they collect app fees without any intention of referring you for a place. Watch out.

Having them take care of my rental properties has been nothing more than a nightmare. They are never in a rush to obtain a rental or make rental deposits, you can never reach anyone but you can always leave plenty unanswered voicemails. very poorly managed! Never again!

Been renting with them for seven years now. Been through many property managers and many neighbors. Never had a issue with a neighbor until now with the music and noise. The current property manager states they have told them about the noise but, nothing gets done. Cops have been called multiple times and not just by me but by the neighbors from across the street. Pretty sure they have broke there lease since mine states about noise.

Michael Baxter jr put us in what he said was one of his own properties (come to find out its not his Michele and wayne birbum own it) promised renovations to make it work. 3 months later with nothing but excuses, a sunk in floor piece, the wall pulling away from the floor and a TON of other problems the home was condemned! We were given nothing for having to move out in 5 days with 3 kids including a newborn. Inspector said its not fixable (over $30,000 in damage).he has done no work to the home and has rented it out again for the tenant to fall through the sunk in floor!

The 3 homes he has on this road at all mold fill, have had electric issues (including me being shocked by a breaker at 9 months pregnant) and so much more. All of them have been inspected by ross township with the final say of them not being liveable yet he continues to rent them out!

EXTREMELY RUDE FRONT DESK WOMEN. After 15 mins of not being acknowledged when we walked threw the door, we asked to speak to someone about a property when the women seemed to be doing nothing at all. We where then told in a annoyed voice by the front desk women that she didn't have time to talk to us. We had asked her if anyone there could give us a call back offering our business card.

The women stated no just come back tomorrow it was 4:45pm. The sign said they closed at 5pm. We where ready to buy the space for our ice cream shoppe but now will be looking to deal with a more proffessinal agency. We left disappointed as the location was ideal for what we wanted. HORRIBLE FRONT DESK PERSONALITY EQUALS LOSS OF SALE. Every business owner knows that first point of contact is the most important.

If we owned this business we would recommend thinking over this womens possition in the company, perhaps look for someone with people skills, or an outgoing personality INSTEAD of this person who had NO SOFT SKILLS was RUDE showed LACK OF MOTIVATION TO SELL and overall was DEADWEIGHT AT THE FRONT DESK.
