The Beaumont Company was founded in 1936 and provides Real Estate Property Management for multi-residential and commercial buildings. The Beaumont Co. also provides Brokerage and Consulting Services. Bruce became a Property Manager in 1980 and a Certified Property Manager in 1988. He has worked as a State Court Receiver and taught an extension course in Real Estate Property Management at UCLA during the 1990's.

They never answer calls! Totally disappointed in this company. Honestly nobody cares. I called today to try to solve a problem. my car has paint damage (HONDA 2022 exactly. it's not a 2005 car) and I have a parking WHICH DOESN'T CORRESPOND TO ME and that's why I can't put cameras, WHY? because of the distance! Ahhh but they said EVERYONE has their own parking correctly except mebut their excuse is that the manager of 20 YEARS AGO!? REALLY 20 years ago? He/She made that change of plans. and in a few words they have to lower the sun, the stars, the moon and go to mars for water!

That's how impossible it is for them to be able to do their job well and the managers (Jose and his wife) can't solve it ahhh but they get paid and they don't do anything to be able to help me with my problem and honestly I don't live by free, I PAY MY RENT!. Dayana (I hope I write it correctly) is the most disgusting person I've ever talk and prefers not to answer my calls just hearing my voice, funny!

That's how they do their work! I called 3 times to communicate with the supervisor (TOM DAVIS) but he is not interested either!. PLEASE, if you're seeing this comment don't waste your time, I think they don't have time to solve problems go and ask/investigate a lawyer its gonna save you some time, TRUSTH ME. I would appreciate being able to give 0 stars to this company because 1 is too much for them.

Absolutely slimy and probably committing fraud - termite infestation that they refuse to fix and floors quite literally crumbling. But hey - it's cheap and near campus

You get what u pay for, so for a 1500$ studio near capital records, I think value for price is pretty incredible. So after living here for a year here is both the good & the bad. 1. Don't expect management to be quick and attentive. I don't think they get paid enough to care but hey I'll take whatever keeps the rent here so cheap. 2. They have people come clean the public spaces and manage the garden around 3-4 times a week which was very surprising.

Not to sound like a stalker but i work from home and have a great view of them doing it. I've never even had to clear out the lint in the dryer. 3. Surprisingly very safe? It's 1 of the few apartments at this level that's actually gated. I think the countless amount of homeless that live around the corner act as totems to keep crime away. After all who wants to target a gated building behind all the homeless tents. 4. Walls are thin so it's kind of annoying when someone vacuums. 5.

The 1st 4 months I lived here there was a ton of rats. I'd see them in the parking lot, Hear them in the walls (I assumed rats would come with a $1500 Hollywood studio so never reported it) but they suddenly went away after a property manager moved into the building. Very genius on Beaumont's end to have a manager live on premises so they can actually put in the effort to keep the space clean and livable.

Horrifying. Harassed elderly and disabled residents. 10 plus year response times (not a joke). Rotting door frames. Security door installed so poorly the second lock could never be used. Fire alarms installed next to ceiling fans against fire codes for more than five years. Ceiling fans installed in the wrong rooms and never switched. Multiple windows that never locked. Welling kitchen tile.

Water ran brown in the kitchen and bathroom after 24 hrs of no use. New shower door improperly installed collapsed and never repaired. Several holes in walls in each room many the size of an adult hand. Lose wires from old phone lines and cable left exposed for years at a time. Rotting walls and failed tilework in the bathroom. shall i go on? Illegal entry into apt. Entering under false pretense. Threats to residents and changing locks on residents illegally.

A 20 year resident disclosed their disability when they got seriously ill to ensure management was aware. Not a payment missed in two decades and often paid up a month in advance. Beaumont didn't check in to see if they were ok when oddly the rent didn't show. After twenty years of checks and immediately after being notified of a major illness and disability, when the usual doesn't come one might think that would because for concern for a tenant.

No one bothered to ask if it was lost in the mail. No late notice, call or email just an eviction notice out of nowhere when the resident couldn't get out of bed. An ask for a stay of thirty days to try to find shelter during stay at home mandate and a plea for a life from a disabled resident they understood had nowhere to go was outright denied. Beaumont's and the owners, Louis Vista LLC, own lawyer was shocked after calling the resident's ask reasonable. Disabled and sick Beaumont stated in front of the resident and CityCouncil Member the apt would sit empty.

There was no bad blood with the resident prior. The professionalism mirrored in the written response letter that got the unit number wrong. The resident lived there two decades and there are six units in total. Other evictions by Beaumont took place during the pandemic. Louis Vists LLC owns the property. They showed up eviction day in a Jaguar with six Sheriff Officers to make a 140lb disabled resident homeless because they trusted management enough to be themselves as they were born and asked they look out for them when they got sick.

Critical: Professionalism, Quality, Responsiveness SCAM ALERT! they tell you about apartments they don't have, only for you to pay the application fee, I applied to an apartment and when paid they said it was rented, asked for a refund and they did not answer. BECAREFUL!

The reviews speak for themselves, of all the plentiful reviews this company has it has horrible ratings. As a fellow real estate professional, these individuals are not prompt to addressing concerns or responsive to anything even the smallest detail. I'm sure there are great people that work in this company. As far as my experience goes having spoken to 3 people in their office, they all took little time to address my questions and after reaching out for over 2 weeks still no answer.

These guys were pretty good as far as landlords go when I rented from them for a year. My unit never had any major maintenance issues, but the ones I reported were dealt with quickly enough. Deductions from my security deposit were reasonable for cleaning, with no attempts at charging me for pre existing damages or exaggerating costs - all things I've had previous landlords attempt and had to fight about. I'd say they're better than most property owners.

Critical: Professionalism, Quality, Responsiveness, Value Turn around times for repairs exceeding ten years. Ignored fire code violations for five years. Harass elderly residents. Changed the locks illegally twice on myself. If any of this rings home sweet home, you'd feel safe and comfortable here.

We were moved in at the start of November, it's now January of the next year and we are still without heat. They have sent their same maintenance guy twice to try to turn it on and off and the ven he said it needs to be replaced, but Beaumont doesn't want to send him for that yet. They'd rather send him to "check" it just to say they sent him. We've also had to fix most of the problems here ourselves, this place is honestly in better shape now than when we moved in. But, the main issue is, WE HAVE BEEN WITHOUT CENTRAL HEATING IN THE WINTER MONTHS SINCE THE START OF OUR LEASE.

I don't write reviews much. Except I think it's worth my time when someone really stands out for exceptional care for their tenants. Beaumont's done a stellar job since my manager came on board. Adam is really exceptional & cares about ALL the tenants in every way. Especially health & safety! He's professional & polite always. I'd hire him :

I have never had a good experience with management companies until now. I currently live in one of the properties managed by Beaumont and they have been nothing but helpful, considerate and responsive. You can tell they really care about their tenants. Specifically Gary Cleff- he is very mindful to his tenants and always makes sure everything is going well. When you call for a repair or service they make sure someone comes right away. Honestly I have nothing bad to say about this management co.

I've been living in my building for a year now managed by Beaumont Co. I can't speak for any of the other people but MY building's supervisor is a diamond in a haystack! He is always professional, honest!, courteous (even to my mom), punctual, LISTENS! to the tenants issues and I'm not going anywhere as long as Adam Rubenstein is my buildings manager/supervisor. Beaumont is an old company, one of the oldest I believe, and they can be proud to have an employee like this representing their company in today's market!

Management Companies get a bad rap, but I'd have Mr. Rubenstein manage my building in a heartbeat one day! (I am a landlord as well) I don't write reviews very often. It's super rare so only when someone really really deserves to be noticed and rewarded. Beaumont are you listening please give this man a raise!

The worst company ever! I called to have them take care of an extremely noisy a/c machine in one of the units they manage on beverly Glen Blvd. They still have NOT fixed the a/c fan system. They have been extremely unprofessional. Unfortunately I will have to take other measures to have the problem addressed. Stay away at all costs!

I am pretty bummed to leave this review as I try to never leave negative reviews, but I want to warn other renters what they might be in for if deciding to rent from this company. I rented for a little under 2 years from The Beaumont Co and up until opening my cheque for my returned deposit today, I would've given them 4 stars for their management of our property building and all issues related to renting. Beaumont is trying to charge me $340 for routine painting and cleaning that they do in between renting every apartment.

I left nothing for them to haul out of my apartment, left no holes in walls and never painted any other color over the original paint job that was done before I moved in and left the place cleaner than I received it. I have pictures and videos to prove all of this. Renter's should know that it is illegal for landlords in California to keep any amount of the security deposit for routine maintenance (and I am sure Beaumont is aware of this, but decided to take advantage of me anyway).

I am I am waiting for a response and for them to rectify this situation or I will take The Beaumont Company to court for the remainder of my deposit as well as all expenses incurred flying back to CA for the court process. It's a shame that this company would take advantage of it's renters and especially that they are doing it in the middle of a pandemic where many of their renters (myself included) are out of work. $340 may not be a lot of money to Beaumont, but it is a lot of money for me (and other unemployed people) right now.

In fact, one of the reasons I moved out of my apartment was because I can no longer afford to rent a tiny (300sf) apartment for $1,482/mo and pay my other bills without being able to work in LA.

I had the pleasure of working with Gary Cleff at the Beaumont Co while renting 1206 S. Holt in Los Angeles. Gary was professional, responsive and just a delight to work with! After my move out, he was very communicative and provided a clear understanding about what to expect and when. Nothing but positive things to say about the Beaumont Co!

If I could give 0 stars I would! My building has been managed by this terrible management company for several years and each interaction is worst than the last. Tom is a terrible supervisor who should have been fired long ago. Making promises he can't keep and having a shitty attitude when people complain. Don't even get me started on Gia.

I asked her a simple question and she gave me attitude and told me she didn't have to talk to me. Every single one of my concerns was followed by "you have a lease you can read" what a way to talk to someone who is paying YOUR salary with the high rents this company charge. When I asked for her supervisors name and number she stooped down and spoke to me like I was an imbecile.

She said "I don't have to speak to you" YES YOU DO I AM A TENANT. This is NOT the way you speak to your tenants when you have a DUTY to them. I called later to file a complaint and everyone in the office was so useless. Avoid at all costs!

I have been a tenant of a Beaumont property for several years. Jeffrey and Gary have been amazing. I find the staff to be professional and attentive. Whenever there is a need, my concern does not go ignored. The team is made up of kind, considerate people. It's been a blessing living in one of their units. Having landlords that are responsive in a timely manner is wonderful!

As noted in my history, I have never written a review for a rental agency, but after living here for 5 years, and after one pleasant interaction after the other, I felt compelled to do more than just send a thank you note. My experience as a renter has been great! I have felt heard, supported and respected. Rare, I know, but it does exist at The Beaumont Company.

I'm a Godly, respectful, law abiding person and so is my girlfriend. We're 5 star tenants and Gary Cleff rejected our rental application. What the hell! Why?!? Their team of employees + Gary didn't trust us so much so, that they said they might be able to make it work if we paid the full year of rent and when we agreed, they still rejected us!

I really loved this particular apartment at 122 N Rampart Apt 6 too. I hope Gary and whoever else's decision it was to reject us has to experience in life the anguish and rejection of something he so fondly wants and needs. Karma's a bitch.

STAY CLEAR OF THIS MANAGEMENT COMPANY AND ANY PROPERTY THEY "MANAGE". I never thought to read reviews of a management company but after dealing with Beaumont for the past two years I will never make that mistake again. They do not take care of their building located on Keith Ave in West Hollywood and they are outright rude and dismissive with every phone call.

Finally reported them to the City of West Hollywood Code Compliance for several issues that were still never addressed by the time we finally got out of there. Thankfully they did return our full security deposit. That's about the only good thing I have to say about them. AVOID!

They don't return phone calls. Even in emergency situations. I should've listened to all of the previous tenants. The manager (of multiple building that they own) is absolutely & terribly rude ALL THE TIME. All of you are in the wrong business. Can't wait for it to get shut down. Find a new profession. You suck at your jobs!

Tommy is our building manager and he is simply the best! He takes a good care of the building and whenever something needs to be repaired or replaced he's on top of the game. He is very responsive over the phone and communication is always great. We really lucky to have him as a building manager. Thanks a lot!

I was asked to remove my review by Tommy D because he claimed it "doesn't accurately reflect Beaumont's principles and management at their client's properties throughout California." My review was 100% truthful and accurate. I still would not recommend this property management company to anyone. Perhaps you shouldn't wait 5 years until following up on a negative review.

I moved into a Beaumont Co building in July 2010, and I'm still there. I work with Gary Cleff and Leo Hines. They are both incredibly responsible. Recently when a hoarder left the building, they discovered some structural damage to the building. They informed the residents of the issue, they shared with us the efforts they would take to resolve the issue, and they took care of us when they were remedying the issue.

At the time they tented the building too, to take care of any bug issues the hoarding may have caused. Not only did they put us up in a hotel, but also didn't make us pay rent for the days we were out of our apartments - the City of West Hollywood, with all it's strong renter protection laws, only requires one or the other. The Beaumont Company did both! Additionally, I was floored to come home one day and find a "thank you for putting up with all this" note from Gary, with a Target gift card as a "thank you" gift.

It was a small, unnecessary, but highly thoughtful sign of appreciation for their tenants. Why not 5 stars? Well, sometimes you have to remind Leo and Gary a couple of times when you have an issue that needs attention. I feel that these reminders are the result of honest forgetfulness, not neglect. The few times I've had to remind them about something, I get the sincere reaction that they're sorry they forgot. I've been in the same apartment in a 1920's building for over eight years now, and that wouldn't be possible without responsible, thoughtful and responsive landlords and property managers - like Gary and Leo at The Beaumont Co.

Worsttttt company ever! Been dealing with rude on site manager who hang up on me, my a/c stop working been 5 days! At over 90 Fahrenheit! No body cares left thousand of massages on the emergency line, finally I got to Jeffery who's was useless like everyone else, said he call me back, never did! I end up sleeping in my car, thanks for nothing. Useless!

Have made repeated requests to have the following basics below addressed, regarding SECURITY, of all things, to no avail. They reply that they'll take care of it OR that they already have, when they clearly have not! Our building coordinator -- CONNIE -- Is the worst! Answers the phone abruptly and interrupts you when trying to verbalize your issues.

She has no business being "service oriented". Definitely the type of person you would rather email than talk to but good luck getting an email address. 1. Side/back alley-way entrance to building does not close all the way, allowing for homeless and other vagrants to meander into the property. - I have had to personally kick vagrants out of our fire security staircases where they seem to camp out.

I keep my apartment door locked at all times -- even short trips to mailbox, for fear of security breaches! 2. Super exclusive neighborhood, HIGH Los Angeles rents -- yet filthy building exterior/windows, etc! Management company says they'll handle but haven't. I've been complaining for 2 years now. 3. Small black bugs throughout building but company refuses to exterminate.

WORST MANAGEMENT COMPANY EVER! they deserve no stars- just s*&^ flung in their faces They provide absolutely NO communication regarding issues with the apartment. I lived in the same apartment for over a year. When I moved in there were large termite holes in the floor measuring between and inch and 18 inches that I was told were to be fixed. Even after a friend of mine injured herself on the open holes in my floor they were still not fixed!

The company is impossible to get a hold of and never returns calls, emails, faxes or any other kind of communication. They are rude and honestly a little malicious and will actively try to screw you over. DO NOT RENT FROM THIS COMPANY. BEWARE

They do not care how long you've been a tenant but more so how much they can jack the rent up on you once you are in. They do the bare minimum in regards to building maintenance and whenever I've asked a repair to be made the rent has gone up not long after. The main gripe prompting this review is yes, all the above is true but added to that finding out that after years and years of paying rent on time that newer tenants pay less rent than I do for same size unit.

Before committing to renting from Beaumont, return back to building when manager isn't home and knock on some tenant doors and ask for personal feedback. Especially if there are longer term tenants in a non rent controlled apartment.
