Services
Benchmark Property Management, Inc. was founded in 1987 by Bill and Barbara Sugarman and has been family owned and operated ever since. We began our business with only three or four client associations and have since grown to managing more than one hundred communities comprised of almost 15,000 units.
With more than twenty years of business experience, Bill and his wife Barbara founded Benchmark Property Management, Inc. in 1987. The fledging company began with only five employees and four client associations (all of which remain clients to this day). In August of 1988 Bill Sugarman became one of the first five hundred Licensed Community Association Managers in Florida.
As President of Karanda Village I for the past four (4) years, my personal experience with Benchmark has been a positive one. Their personnel have worked hard to perfect the service they provide. The bookkeeping staff has provided excellent guidance and has handled problems with our homeowners payments with finesse, and the people at the switchboard are always pleasant.
Our staff of highly skilled and experienced bookkeepers will provide accurate and timely financial reports which can be tailored to suit the individual needs of your community. The Association's financial affairs will be handled in strict accordance with accepted accounting principles and applicable Florida law.

My father has called these people in several occasions to make a payment and nobody answers the phone. To top it off, they sent him a letter that due to late payment they were going to charge him interest. RIDICULOUS.

They made me pay for an application and denied me because of my dogs size. I was never informed of this policy, it's not listed as a requirement anywhere and they refuse to discuss a refund with me

Benchmark Property Management is a nightmare to deal with. My community was assigned to William "Bill" Peckham. I found that any interaction with them was needlessly complicated or uninformative. I sold my home and they forgot to stop by automatic payments to the HOA. No apology or help from Benchmark - for a job that they should have done. Instead of sending me letter after letter asking me to paint my house, pay more attention to new owners and former owners.

Customer service tends to be quite poor. They make even the simplest actions, like an address change request, seem like planning for a NASA space mission. Also, for a company that manages huge communities, they're woefully behind the times (i.e. they're squarely stuck in 1973). They've got almost no internet presence, and everything you need to do with them either involves them requiring you to fill some form on bits of paper that have been photocopied 600 times to the point that they barely are legible anymore, or requiring you to make numerous, and ultimately unreturned, phone calls. I'm always happiest whenever I *don't* need to engage them for anything.

I would have given them 0 stars if allowed. Over the last 15 years I have them servicing my Condo Association and all problems imaginable. Lost count on how many "late Fees" and "interest" the added to my account even though they received the checks BEFORE due date (luckily for me they stamped the check on the date they received) but sometimes took them 10 days to deposit it and hit me with fees due to THEIR incompetency.

I received a late notice for an assessment that was only due 2 months later. and when I contacted them they said not to worry because it was a system error. But as soon I requested a CLEAN and UPDATED balance sheet they stopped replying to my emails (Pandemic was already here so office was closed to the public) and since then, 1 1/2 years later, I am still being charged interest and my payments are being applied to previous balance, therefore charging me late fees as well!

They do not respond to resident emails (mine or neighbors around me), terrible communication, poor customer service, call and receive automated menu (good luck talking to actual human), accounting horrendous. Payments misapplied multiple times. Not sure what function they actually serve.they deliver frustration. Can't wait until new management company. We are begging Board to change.

Worst property managers ever, they are no help even when the landlords are renting out condos that arent livable. NEVER AGAIN and im done refering people to them. i put hundreds of dollars into removing mold, deep cleaning the unit and other things so that my one year old could live in a clean safe enviroment. all they do is place the blame on each other. they are extremely biased and unprofessional. cindi was no help but they are suppose to manage the property. so sad when i was under the impression that the broker was my landlord because he is the only one that comes out ( even though he is rude). my lease is up in april but i dont believe i have ever met the landlord. shows up with no notice and bangs on the door at all hours. -10 stars

I asked, on behalf of my 91 year old mother-in-law, for an appointment with a representative of Benchmark, regarding a violation notice. I asked a month before I would be at her home in Florida. The property manager's assistant promised it would be arranged. I sent reminders of the request. No appointment was scheduled, no response from the property manager or even from the subdivision board who received copies of the appointment request.

Why would anyone hire an unresponsive company to manage the needs of their community's residents? The residents are who pay Benchmark's fees! I see from the array of comments I have plenty of company regarding the disregard of Benchmark for their clients.

My family has been dealing with incompetence on the part of benchmark for over 20 years. It has only gotten better in the past 5 and there are still many things that need improvement. They had left me many years without calls back and after driving 30 mins to their office, no one was available in their office to receive me or open the door. They are not there for you when you need them and they have neglected many area of our property.

Even though this is the case, they expect perfection and immediacy when they want something from you. There are cases where I'm professional volunteer neighbors use tactics that are inappropriate to enforce new rules without proper warnings or decorum and the neighbors are not corrected by the HoA.
