I've been with Allied Orion Group for 6 years and this is the longest I have stayed with any property management company. The company has evolved and grown tremendously and I am happy to say that I have been apart of the AOG Team.

The absolute worst apartment management company! Nobody returns phone calls or emails. Everybody that works here is unhelpful and unprofessional. Virtuo Med Center is the worst!

Property management at Collingham Park is not good! This past summer we had car break-ins happened on property with little follow up and discussion. Anytime I call for information or updates NO ONE seems to know. Maintenance requests take too long to complete. When Ms. Patricia was here, I felt safer, the property seemed quieter, and she was adamant about letting the right people in.

She maintained a well kept community, and made sure that as tenants we were satisfied. I can't say that for the staff that's there now. It's like they're afraid to talk. Please HELP!

Poor quality of service I'm waiting 2 months to repair my dishwasher they yelled at me, they painted the door and removed the insulation so that the paint wouldn't spoil it's been months since they've put another one among other problems.

This place has gone down hill. We have lived at Stonebrook for 2 years. In the 2 years we have been here nothing has been done about the dead shrubs and trees. Weeds and overgrown beds are over the sidewalk. No one does a walk through at night to see what needs to be repaired. The exterior bldg lights don't work, our hallway has NEVER been cleaned and it's disgusting it's dirty everywhere. Seems like you are more interested in interior design than addressing security and housekeeping issues.

So many residents feel like I do. There is junk in the hallways and I am sure this is a fire code violation. I could go on and on but there is too much to list. Please please please do something. We don't want to move as we have amazing friends

Horrible management company. Will not return phone calls or emails. Impossible to get anyone on the phone. Not worth the money.

Love this place! Adriana, Esther, and Cythia will make you feel right at home. Everyone is so friendly. We absolutely love the immaculate resort style pool with the most comfortable pool furniture. There's still some construction on the dog park and car wash but it should be here soon. Territory is still a new community and there's plenty of units to call your new home. Give them a call!

On January 18, 2021, I sent an email to the property managers, regarding a second occurrence of a dangerous dog running at me, while I was walking on the property grounds. In the email, I asked the property managers to confirm that they received the email. As of today, January 22, 2021, I have not received confirmation from the property managers that they received the email.

Whenever I have to go outside, I am afraid, because I fear that the dog might be running loose on the property again. ******************************* Copied and pasted text from the mail I sent to the property managers on January 18, 2021, below: Good morning, This past Saturday, time span of around 2:30PM to 2:45PM, the same dangerous dog that I emailed you on September 16, 2020, about, was not on a leash again, came running at me again.

Please do something about the dog problem, to try to prevent me and others from being harmed or injured because of the dog. The dog's actions have already caused me tremendous emotional harm. It appears that the dog belongs to people who live in the apartment building directly to the right of the building I live in. Please confirm that you received this email. Thanks *******************************

Absolutely terrible management company. Their employee Kelli Ashcraft who was the leasing manager at my apartment community lied to me and overcharged me for my last month's rent. I was promised that the overcharged amount would be refunded with my move out check, but it was not. It has been a huge hassle trying to get my money returned to me with company representatives telling me that the situation could be fixed.

And while they did refund part of my overpayment, they added additional charges so they would not have to send me the full amount. How is it that you send my final move out check with all my charges, and then when I ask for you to refund the additional money you owe me, you add even more charges to my account?! Terrible management and I am so happy I moved on. This should serve as a warning to anyone living in an Allied Orion Community. Do not believe a word they say.

Im a current resident. I have called left messages and still no resolution. Today was the latest incident and Im appalled, I guess I shouldn't be. I called into the office because my neighbor have been just beating on the on walls for 10 mins straight non stop. I called into the office and spoke to a temp who transferred me to the rudest person Angelica.

I was told to call the police that there's nothing they could do. When I call the police they tell me this is a matter for the apartment manager. I don't like being bounced around, I just need help from someone who can fix the issue. There has been a continue issue of children in the parking lot hanging out all hours of the night, drug use, fighting, loud music in the park lot all times of day and night, unsupervised minors harassing adults. The Park At North Vista was really nice when I moved in.but it not the same.

My review for Eighteen25, HTX. This review is based solely on my experience so far being a resident of Eighteen25. Keep in mind, I have only lived here for about 5 days. First impressions are everything. And to be quite honest, I have been really disappointed so far with mostly everything especially the lack of follow through on behalf of the leasing office.

Being a resident of a luxury apartment complex such as eighteen25, you would expect their standards to be high. And that is far from the truth. You would expect your unit to be "move-in" ready on the first day your lease is suppose to begin. That is also far from the truth. You would think that paying a premium price for rent the apartment complex would ensure that any issues with the resident gets solved immediately.

Also far from the truth. Before I begin to talk about my move in experience, I want to talk about the complex in itself. There are a lot of tenants that bring their loud friends at night and starting yelling throughout the halls when others are trying to sleep at 11PM (Apparently there are two courtesy officers, but it appears they don't do much to stop the loud screaming).

The elevators tend to constantly be out of service, leaving only one in use. The wait for an elevator can span anywhere from 5-7 mins to get to your residence. Now onto my move in experience - On the first day that I moved here, I noticed several items in the unit that was either very far from clean or just incomplete. The unit that I was given seemed like someone just moved out the day before.

For example, the unit counter tops along with the cabinets were dirty and greasy. The stove was in even worst condition. It looked like someone did not clean the stove in about 3 months. I pulled out all of the appliances and it was full of pet hair and food stuck to the floor. A portion behind the bathroom door was not even painted. Maintenance tape was found on different doors.

And just dust in general was everywhere. I told the office about my concerns with the unit, and they were quick to say they would send out a cleaner the following day to ensure everything was back in order. I was content with their response. The following day, I return to the unit to only find out the cleaner they sent to the unit made the unit even dirtier and left a dirty mop smell throughout the floors.

And guess what? I spoke again to the leasing office again and in return they said they would have a "new cleaner perform a detailed cleaned." Fast forward to today. The unit is still not in a clean condition. LOL. Also, I put a work order for a cabinet that the outter plastic/laminate is ripping apart. And guess what? They marked it complete on the work order when in reality its not. My whole point of this review is to make you aware that you should not expect a "move-in ready" unit. And if you got this far in reading my review. Yes, I am highly annoyed.

The Park at Crystal Falls in Leander, TX. is a new property they took over that is so mismanaged and has no interest in anything other than getting you to sign the dotted line. Once you do that, you're on your own. Here is my review of the property. You will pay the same price for trash as comparable complexes with valet trash service ($15+/mo), but instead you get to take your trash down to the overflowing dumpsters yourself.

Don't let them fool you into believing that is because of one of the two maintenance guys quit, most of the furniture has been there for SEVERAL months. Yes your read that right, there were only 2 maintenance guys for this entire complex and now they are down to 1. Ask to see the actual location they are wanting you to lease. -Check that the apartment is actually livable BEFORE you sign the lease! (you'll be shocked at what you find when you go in vs. the model unit) -Look at the amount of trash on the ground in and around the building. -Walk around the building and see how much dog poop you step in. -If you have a dog and are considering Phase 2, ask them to show you where the bags are (hint: there are none here in phase 2) -Check the dumpster area closest to you, if its not currently overflowing, pay attention to the furniture that will still be there next time you visit.

You will also probably see the same generic reply to this review as are on others below, asking everyone to contact them. They do NOTHING about it other than blame someone else. The "manager" wont have time to talk to you. Instead she lets her leasing agents (the leasing agents are amazing BTW! They are the ONLY reason that there are any positive reviews of the property) take the ear full, knowing that there is nothing that they can do about it.

If they actually did something about resident concerns, people would not be getting on here to complain in hopes of getting management to resolve any of the numerous issues. Hopefully as the new management company you will see these issues and get them corrected. If you do that, people might actually be willing to re-sign their leases. Its a beautiful property and has a lot of potential if it was just run differently.

One of the BEST places to work! I've been with Allied for almost three years and can't say enough about the company! The partners are down to earth and truly care about to teams. So humbling to work for such an awesome company, team and work family! The culture is like none other.

They company are bullies, they discriminate against Blacks. The management at Park at Humble were all Hispanics and some was very rude. They let a lot of undocumented illegals move in and do bad paperwork I have proof. I have emails and videos of their unprofessional attitudes. Maria, Lalisa and Adriaana are the most I have had problems with, I lived there for 7 years. Yes, I was a couple days late on rent as most people, who were not evicted.

I had all my payment and late fees, which according to The Late Fee Fairness Amendment Act regulates the late fees that landlords may charge tenants. The Act says: A landlord can only charge a tenant up to 5% of the rent as a late fee. A landlord has to include the maximumlate fee it charges in its lease with a tenant. Which we have been overcharge according to government rules and regulations, yes I have proof.

I went in with my rent and Maria stated the new owners would not take it, that was a lie, also I know more families whom I'm in contact who's been unfairly treated by this company. I have recordings and proof she wouldn't accept the rent with Karen's signature on it stating I was in the office with my full rent and late fee, including the money order receipt.

Someone witness her nasty attitude and listen to her saying she couldn't take it so I can get evicted, who will give testimony the person who gave $400.00 for court eviction fees, I have all in proof. Hud and other government advocacy agents are on to yall. You know why you can't get a decent parking space, because undocumented families are living there with extra cars. Maria has a lot of residents scared to complaint, but y'all move her from there, making us sign papers after the due date for the government, then threaten to evicted us if we don't.

You're company has false statements on my ledger about amount I owe, but court receipts have proof of payment. Myself as well as others have gone a step futher to have these matters fully looked into. You use Kevin Fulton Law firm to assist your companies in the illegal tactic, but they don't know half of the things that goes on there, that's not a good look for a lawyer who's running for distric court to be involved in. I'm sure Mr. Tim Myers does not know what goes on at all, my recordings, witness and pictures has been brought to a higher level and the law will prevail.

I've been told several different reasons why the pool is always changing colors and closed. How long does it take to get a pump. That nasty water should be drained- clean pool- refill with fresh water. Business office has about 10 computers - Only 2 work. No ink, no line for facing, etc. My self and a Church friend was locked in the laundry room for more than 10 minutes, we continued to call office- nothing- finally an elderly lady open the door- office staff yelling from inside the office - Are You Ok.

No Door Knob on the inside. Playground needs repairs- holes in equipment. Don't give me cute answers- fix our amenities. Give people completed leases. We have 1 maintenance guy, he can't fix a thing. Acts like he's someone cousin that needed a job. Cute building, a Mess on the inside.

As a former resident of one of their properties, I can say that I have never felt as if I were part of a community as I did living there. With regular resident events and a staff that made us all feel welcome, I'll always cherish my experience there. And in fact, I am still friends with my old neighbors and the staff, and see them regularly. I highly recommend living in one of their communities.

Awful experience working with this company. I am a locator and they refused to communicate with me about my commission check that was more than 4 MONTHS overdue. It got so bad that I hired an attorney and was ready to sue. After threatening to sue, they finally started talking to me and 5 months later my well earned commission check was finally delivered. I plan to never work with this company again and will avoid their properties at all cost!

It is a true exercise patience to live in one of Allied Orion's properties. I live in one of their Denver buildings and have had truly nothing but poor experiences. The front desk is primarily responsible for bringing in new tenants. That is clearly the only job that they were told they had to do because every time they deal with someone from the building, it feels like they are dealing with cleaning up dog poo.

We've now been here for a year and a half and I've held off reviewing both the building and the management company as long as possible. However there is a saying about repeating the same action and expecting a different outcome, so I think now is the time to speak up. The staff the building, including maintenance and cleaning, are all great. However they don't last very long.

The only explaination I can come up with, because most of the people I know in the building are very reasonable, is that they are treated very poorly. That also holds true when looking at the turnover in the front office. Not a single person from when we moved in is still here. Actually, scratch that. The current head of the office was here originally but doesn't seem to be enjoying her life at all.

Even though this is not a "full-service" building, the management does deal with a lot of the day to day. Parking. Maintenance. Cleaning. Move-in/move out. Package delivery. All of this takes away from their time selling the building to new residents, which means that every minute that they have to spend dealing with a current resident is a waste of their time.

And none of this would be a problem at all of they had a decent attitude about it. However when our parking spot was taken for the second time, management could not tell us who was supposed to be parking in that spot and which spots were available. So they had one job to do (keep track of the parking spots), and they couldn't even do it. So to sum it all up, just avoid. Avoid living in any of their buildings. Avoid over paying for any of their apartments. Avoid even complaining about it because really nothing will change.
