Our office processes all the day-to-day operations, including Accounts Receivable, Accounts Payable, Communications (emails, phone calls, document requests, etc.), Legal and Accountant Consultation (as needed), and more. Additionally, we pride ourselves on our ability to recognize areas for improvement, plan for the future, and advise accordingly. We work closely with the Board of Directors to improve the property.
We offer full management services for your investment, whether it's a multi-unit or single-family property. Our office processes all the day-to-day operations on your behalf, including collecting rent, paying bills, communication with tenants, fulfillment of work orders, etc. You will receive a monthly financial statement and payment for any net income available from your property.

This company has left my girlfriends home unsanitary and dangerous to live in. They left raw sewage run free into the basement (the property owner said that it had been that way for 20 years, showing the amount of concern for his home and the tenants), when the toilet finally stopped flushing, they dug the drive/walkway up.then they left the mess piled two feet high in front of the main walkway.
The furnace has been out four times over the winter season, the service tech showed us where it had been fixed incorrectly and explained that's what the owner wanted to avoid replacing the unit. There is more then one reason to find a better rental property.

Critical: Professionalism, Responsiveness I got scheduled for a showing with a man named Charles. On the day of the showing, I messaged Charles to confirm our appointment and got no response. I went to the showing and no one was there. I called and was told the house had already been rented. This is so unprofessional! Thank you for wasting my time.

I've had to move a lot for my job, so I've rented from several companies. I've dealt with terrible companies and good ones. I rented my current place from stout sight unseen, in Louisville when I was in Kansas City. They provided me a VC walk through of the property and their staff were always very pleasant and responsive. The property is clean and I enjoy it.
I'm not a shill and I have no business connections with them so if you are looking around for a rental, you can trust them. I only leave this review because there are bad companies out there that prey on people and that is not good for society as a whole. From my experience so far, they have been great.

I haven't even moved in and I'm already impressed with the staff at Bill Stout. I am leaving a rental managed by a company that does not communicate very well and I am happily surprised by this teams professionalism, thoroughness and accessibility. I have a feeling I will have a hard time saying goodbye to these guys in the future! Until then, I am looking forward to what's next.

Lived in a Bill Stout property over the last year and only moved out due to needing a bigger place. We always had great communication from Chris Stout and maintenance requests were usually done quickly and the maintenance workers were always very polite and helpful. They worked with us on move in dates and were very understanding and fair with our move out.
The property tour guides are awesome and knowledgeable about the area, Mary was our favorite! The online portal was nice for keeping track of rent and for entering maintenance requests. Would recommend one of their properties to anyone in the Louisville area.

My husband and I are looking to downsize. We found a rental property that we were interested in, submitted the application, and scheduled a showing. A couple of hours before our scheduled appt., I contacted the agent to confirm that we'd meet in the lobby. The agent responded to tell me that the property had already been rented and that s/he "meant to tell me." I was stunned by the lack of professionalism and respect for my time. I suppose if I hadn't reached out we'd have just sat in the lobby waiting for someone to show us the flat.

The tenants of these ten apartments have not been officially evicted, but the law firm for Stout Properties sent a letter informing them that damage to the structural wall had created a, "very dangerous and hazardous condition, " and, "no time frame for the restoration and repairs can currently be made or estimated." Tenants received this letter on. September 8th. LG&E turned off all power to the building on September 9th. Attempts to contact Stout Properties have been ineffective. Requests to have September rent returned to Tenants have been unfruitful so far.

Eric and Chris were both great! I've moved around and rented from a lot of different landlords, these guys were by far the most responsive and professional. Eric was very personable and genuine about the house. It's often hard to tell what is the truth when someone is trying to sell you something, but Eric didn't cut any corners and told us the pros and cons of the house. We really appreciated the honestly!

Due to event closures at this time my roommate and I both lost our jobs and needed to move out quickly. Chris Stout and the rest of the staff here worked quickly and efficiently to help accommodate our move out. Everyone was very understanding and I've never felt more appreciative of a property management company. I will absolutely be recommending them to anyone who may be looking for a rental in the area.

It has been over 10 months living within my apartment. At this point I have had absolutely no problems. The building has been well maintained and nothing could have been done better in regards to maintenance or communication. Through the previous two properties I have lived in, one being newly built and the other being less than 5 years old, I can tell you the building which I live in is much older and has been maintained much better throughout its life. If you have a chance, use Bill Stout Properties, this has been the best situation I could have asked for.
