I love my 'home'! I've been a tenant of a properly managed by Boise Property Management for more than a year. In general, my experience with them has been pleasant. The choice for my rating, and remark of "In general", is merely due to my common challenge of, making contact with the office and/or receiving timely responses. (For reference, my rental is "off-site" from the office. So convenient communication is via phone or email.)

We lived in a duplex they manage for the last year and half. We paid rent on time, followed the rules and fixed things ourselves without bothering them with maintenance requests. We were told the carpet was new when we moved in, however, it was not new, there was wear in the transition between the living area and kitchen floor that you could feel the tack strip. Horrible when you have a crawling baby.

We paid $750 for a deposit, we just got our check for our refund of the deposit and it was only $97! In the 5 years of renting we have never had a place take out that much for Carpet Cleaning/Repairs.they charged us to change the locks, and air filters even though we purchased filters the whole time we lived there! Cannot recommend them because they do not answer the phone, respond to online requests or call you back when they say they will.

We have had nothing but problems here(keeneland) and because of them we currently have no place to live. Please consider this before moving here so you don't have to go through what we have. Our troubles started a year ago when we wanted to move there but they never responded to the many emails and voice messages I left. Once our current lease ended a few months ago we applied for Keeneland Park and got accepted.

Everything was great and we were excited until they sent an email saying that the deposit had gone from $80 dollars to $512.50. Before we applied I had asked about the rent and fees. The rent before was $1,050 and she said either the 80 sure deposit or 1500 normal deposit. Then just a few months later the rent had gone up to $1,195 which I was okay with still.

The manager there never said anything about the change in deposit to $160 or the 250 holding fee. We paid more as well since we are a newlywed couple building credit so instead of $160 we paid $262. We hadn't planned that in our budget so held off for a month which she said was ok. We were also hesitant as they seemed unreliable and withheld information until we would give them money.

I confirmed over the phone with her that we could move in by April 12th. Right after we put down the deposit she said she might not get us in until the 16th but we gave our current residence 30 day notice to move out the 12th. She said we probably still could move in early and she'd update us. She never did so I called about a week later and she told us we couldn't move in until the 16th.

The most frustrating part is the unit had been open since April 1st. And when did they decide to schedule the cleaning? Literally the morning we were to move in. I asked if she could get the cleaning crew in any sooner so we could move in on time and all she said without even looking or trying was "No I can't do anything about it." We even offered to clean it ourselves.

They had 16 days to prepare it and they decided to do it minutes before we were coming. Now we had to worry about where to live and keep our things for 4 days since we have to be out on the 12th. Then a week and half before we were supposed to move they emailed saying our deposit had been "denied." We were never told it was possible it could get rejected.

So they asked for 3x the deposit. Which would be 1500, the normal deposit. But no. We get there and they asked for $3,000. And the funny thing was she couldn't tell us why exactly we got denied or why we had to pay that amount when it should be the 1500. But to ask $3,000, an extremely high and unreasonable amount, from a newlywed couple for no reason and they couldn't even get us moved in on the day they said we could?

She even said it was an average deposit, but I have searched many many apartments and townhomes and not even luxury apartments ask that much. We said it wasn't worth it and withdrew our application. We had a week to look for places within our budget and available immediately, and with the current housing market we have found nothing. We have now spent $150 for a storage unit and will most likely spend thousands of dollars more for a hotel until we can find something.

We almost had to get rid of our ESA but thankfully found someone willing to watch her. They are extremely unprofessional and not helpful or considerate at all. There was also many minor instances where they will say one thing then completely change their story later and deny what they previously said. An example is I asked if they reported credit.

She said unfortunately not. Right after we gave the deposit suddenly they did report credit. They don't tell the whole story and know people are desperate enough to pay whatever they want. We are at the point where we would pay the 3,000 just so we have somewhere to live, even though they were extremely disrespectful to us and took advantage of our situation.

It almost seemed they purposefully tried to get us to withdraw. We have spent many sleepless nights stressed trying to figure something out. They are very nice townhomes, just very poorly managed.

My 2 bedroom is a great price and in North End which for those that are unaware is a coveted area. I had some issues initially with my neighbors, but Kelly and her team worked with me to iron them out. I enjoy the flexibility and friendly nature that Boise Property Managment has shown me during my time with them.

I have rented from Boise Property Management since 2008. This evening I received a notice on my door that they are terminating my month to month rental agreement with no explanation. They left it on my door on a Friday evening when they are already closed for the weekend so I can't speak with anyone for an explanation. I have always paid my rent on time or well in advance.

My rental history is immaculate. Now I have 30 days to find a new place to live in a market where there are few rentals available and they are very expensive. I can't believe they would treat someone like this, let alone someone who has rented from them for 13 years. No explanation, no phone call, just get the hell out. Unreal. Do not rent from this company.

This review is coming from a property owners perspective. I see there are some pretty rough reviews on here however from our experience this company has been nothing but top notch. Jason has managed two places for us over the past 4 years and was extremely easy to work with; couldn't recommend more. As repairs came up he would just text us for approval to fix things under a certain amount and the work was always done quickly.

For larger ticket items he typically called. For the bigger items he always got multiple bids and fixed them quickly. End of month statements were well detailed and the company was very responsive when we had questions. I can see some other reviews where people weren't as impressed but honestly Jason was always exemplary and we couldn't of asked for much more.

I would rate negative stars if possible. They are THE WORST management I have ever encountered in all the years I have rented. They do not return calls, let alone answer the phone, and they will not respond to a maintenance request to get anything fixed. One experience I got so fed up and walked into their office, and a gentleman had his headphones in listening to music while the phone was ringing. SO, overall do not rent from someone who uses this business.

BPM is a terrible management company. If you can help it, don't rent from a property they are managing. Constant excuses for never responding to maintenance requests. They gave me NO notice prior to increasing rent for a second time in one year. I was also give zero notice that a new property manager would be taking over, as BPM let go of the property I reside in, until the new property manger himself called me. I am an excellent tenant and was sorely disappointed in how I was treated. Do yourself a favor and look elsewhere.

I've rented from this company when it was Park Place Property (PPP). It's changed it ownership three times (PPP, Home River group, and Boise Property Management). I've had a total of 5 property manager's each has had a negative effect on my experience. Mostly from over charging an 3 hard inquires on credit check. I lost 12 points on credit report from excessive inquires.

I suggest that any perspective tenant protect their self interests. Take plenty of photos that attest to the condition of the rental. Even minor damage is expensive. The company has a warranted reputation of nickel-en and dime-en people out of their security deposit.

Terrible company! 3 times they said they were sending back our deposit with it magically getting lost in the mail(them 100% not sending it) then charged us twice to canceling said checks. also deducted our deposit cause all the light bulbs in our brand new apartment went out a week after we moved in, naturally it's our fault for not changing a bulb on a 20 ft high ceiling! Super unprofessional. At one point we called to check on the status of our deposit and no one in the office had no idea.no idea how to do their job.
