Cal West Property Management

They've been managing my rental property for almost 5 years. Everything runs like clockwork.

This property management group took over a property that was managed by my landlord for years. My landlord was great responsive and fixed problems in a timely manner. It took Cal West six months to fix a leaky dishwasher that started causing damage to the cabinets and subfloor. When I mentioned that there was damage they told me I would be responsible.

Then they admitted that they forgot to process the work order. Now there is black mold all over the kitchen and the floor had to be replaced it should've been a simple fix. I would not hire this company to manage any properties. They are totally inept, lazy disorganized and unresponsive. They used contractors that didn't have a license or bonded insured.

In addition they are friends of the owner Robert Collins. When I requested the contractors info they refused to provide it. Look at the other reviews I think people have had similar experiences. I feel bad for the owner, what could've been a simple cheap fix turned into a multi thousand repair dollar project.

Cal West HMS is one of the best property management company, they are very reliable, responsible and solve/fix any problem we had almost immediately. We are very satisfied for their services! Excellent services!

I have nothing but good things to say about Cal West Property Management. They managed my parents' house when we had to move them to assisted living. We needed the rental income from the house to help pay for their care. Cal West took care of everything and I was able to concentrate on my parents without worrying about dealing with renting their house. I would highly recommend them if you are looking for a property manager!

Cal West Property Management does not care about tenants. They do not even know CA renter laws. I have been putting in requests for repairs for years, but things are not happening. We had a walk through when they first took over a few years ago at the beginning of the pandemic, but they didn't do a thorough inspection. Basically, the only thing that was addressed was the leaks in the ceiling, which basically ended up being a bandaid. It's leaked every year when it rains since we moved in 9 years ago.

You can't just patch a spot and leave mold trapped in the ceiling. We've complained about not having deadbolts that are required law. They said there is no law. You can easily look that up. We have chunks of drywall around the bathroom window that needs to be replaced, missing grout on kitchen counters, hood vent needs a screen, theres a hole on the wall behind my bathroom which causes a huge draft that was never repaired, etc.

The list goes on. And none of this is new. It's been like this since we moved in. Empty promises from previous owner to new management. They asked me to provide photos, and I did it right away. No response. Now they are telling us rent is going up, yet they have not fixed anything. I wish I could afford to move.

I used other agents before. I think Cal West HMS is much better. They took care of everything, been with them for many years, thorough and reliable. Particularly on house maintenance, they try to find a reasonable maintenance/repair service for you, compared with some other companies that just try to make money from you for repairs. The repair quality is also good, saves a lot of trouble later on. Even though the tenant changing process could run a little faster, but above average still. Robert gives good price also. I highly recommend this company.

Worst company I have ever rented from! constantly ignored our requests for repairs. When they finally did they would send people who wouldn't fix anything or make it worst. Repeating and braking the same thing again. Their Gardner stoped showing up and bland us by deducting our deposit. Under no pretenses blamed us for something other tenants in their other properties did and tried to yell at everyone on the house.

They also refused to pay the neighbor or contribute anything when the fence got old and broke. Ignoring all the calls and emails from us and the neighbor regarding the matter. Absolutely the worst!

We have been using Cal West for our rental property and we are very happy with the service that we are getting. They are professional, responsive and easy to work with. We highly recommend them.

Cal West has been a wonderful company to work with. I have resided at my apartment complex for about 2 years now, and never had any major issues. Which is definitely appreciated. Cal West took care of our rental property for six years. In all that time, we had no major problems with the house and what few minor issues came up were handled in a very timely fashion. We had "zero" problems with our renters and Cal West. We will be moving out of the area soon and plan to turn our current house over to Cal West knowing we will receive the same excellent service we have been receiving for over six years.

I have recently become a client of Cal West property management- after making a change from my last property management office. I am impressed with the professionalism and responsiveness from this team of property managers and so very glad I chose them to manage my property. Cal West has been our property manager for over 10 years. There have been not negative experiences. Our service requests are promptly attended to and communication is always timely. Robert and the rest of the staff are friendly and professional. COVID-19 protocols are always followed and our and their safety is priority. I would recommend Cal West Property Management.

Cal West HMS is a competent, capable, and professional asset management company that help landlords and their tenants achieve their leasing objectives. As a landlord, I have been relying on their competence and capabilities for over 10 years. They helped me stabilize occupancy, retain good tenants, deal successfully with building code issues and appropriate maintenance.

Most importantly, revenue and NOI continue to trend in the right direction. With the pandemic brought on by COVID-19, they worked well with my tenants and developed a payment plan that works for me and the tenants. As a result, there was no rental loss or headaches collecting the delayed rental payments. They are also helping with Housing-is-Key. I'm so grateful for their foresight.

Cal West is a scam company! I've been living here for 35 years and they can't get anything right, they never have. I asked for a few tree limbs to be trimmed and they said ok, $2000.00, I almost fell out of my chair. Come to find out they charge $7,000.00 for less than 7 hours work! When I got home the place was trashed, dirt and dust covering my Harley, van, boat and the house not to mention the trimmings and the mess they left that I have to clean up.

Next issue, I asked to have a wall socket and a light socket replaced in the kitchen, I got a call from the electrician, he said the wall socket was fixed. I asked him about the light socket, he told me Cal West never told him about it, how hard is it to wright down 2 items on a repair order! By the way, the wall socket was billed at $300.00! Steer clear of Robert, he's a real A. HOLE!

I could not be more pleased with the relationship I have had with Cal West HMS.They are efficient, timely, professional and always on top of any situation. It is obvious that their company ethic is to give the very best service at a fair price. They keep me informed about changes and improvements and always give me choices when appropriate. I fill still involved with my units, but Cal West HMS relieves me of the burden of running my rentals.

Despite contacting Cal West Property Management repeatedly by email and telephone calls in April for tenant search services, no emails nor telephone calls were returned, and hence no tenant search services were provided to rent two vacant apartments in May and June, 2021. Another property management company was contacted and promptly found two quality tenants to rent both apartments.

My family has been using CWPM services for over 20 years and they have been nothing but professional, reliable and responsive to our needs. Our condos have never been empty for more then a month and Cathy always responds even after hours. I deal with a lot of property managers around the US and CWPM is the best.

We live out of the country and need a reliable and prompt property manager to handle everything. A good friend referred us to them. Not disappointed and they are very prompt and professional. Plus they use our gardener that we love!

One of the worst property management company I've ever had to deal with. If your property is managed by them, get out when you can. If you're looking to rent a property from them, look elsewhere. Dishonest, unresponsive, unprofessional, and disorganized. DO NOT RECOMMENDED renting or doing business with them at all.

Cal West is a weak property management company. I've been renting a house through them for 2.5yrs, plumbing issues the entire time, they're unresponsive and lie about what they're doing to fix issues.and zero follow up.

I reached out to Cal West to inquire about a home listed for rent in San Jose. I got in touch with Manuel Dominguez. I sent in a list of questions and got a response to 1 of my 12 questions. His answer was he is not at liberty to answer the questions, except for 1. I asked simple questions such as can i use the wood burning fireplace because some places don't allow the fireplace for use.

Or when will the yard be fixed because in the listing it states it will be fixed soon. Other questions like is garbage included in the rent because it wasn't clear in the listing. Simple questions but i was shrugged off as if I was a bother. This is a home i am looking to rent for my family, and i will definitely have a long list of questions to ensure its the right fit.

So getting a response that implies thats too many questions and didn't even answer any but 1 is super unprofessional! Be more attentive to possible renters and take the time to answer their questions about a home they are potentially trying to move into with their families.

If I could give negative 5 stars I would. Please do not rent from this company! I was a long time tenant and took extreme care of the property but when it came time to leave things went bad. First off the check list is extreme and unrealistic for a old unit but we followed it to a T anyways. After paying $500 to get everything cleaned they came up with bogus deductions that were not pointed out during our walk through.

In fact I pointed out a faulty smoke detector and was told to keep it off the wall. Low and behold they charge me to have it put back on the wall despite telling them it was broken. Robert admitted to the faulty unit but still refuses to rectify the situation. Even when situations are black and white they still find a way to do shady business. Oh and don't count on getting a hold of anyone when you need them!

Its very convenient how often they "just stepped away from the desk". Rent elsewhere! But if for some reason you do business with them make sure you document everything! They will find every way possible to take money from you and magically find something broken.

Have more issues with this property management company. They don't have a very good working relationship with the tenants. As far as maintenance goes they are not very quick to get things done and leaves the coordination to you and their contractor. when the contractor doesn't show up after a set appointment they say its not their responsibility and dont care if you have to reschedule.

This means more time and money on the tenants part. They don't realize that you have employment and have a job to do and is required to show up for work. Very sad on the property managements side and causing friction.

If I could give a zero star rating I would. I also want to note that I used to manage residential and commercial properties. I moved into a run down property that was managed by the owner. It was a beautiful house, but the previous tenants ran it down. I received lower rent, because it was run down. Within a month of moving in the owner hired HMS to manage the property.

That was were everything got worse. I told them that the owner wanted them to do a walk thru to inventory the damage from the previous tenant. I had taken a picture of everything. They property management refused. One day I was outside with my 5 year old watering the grass when sparks came out from our water spicket. I called immediately and Dawn, who worked in the office, said it wasn't a big deal and she would call an electrician.

I never heard back from her, so I went to the office to ask why she never called back. She called an electrician and spoke to him on the phone in front of me and told him that I probably didn't know what I was talking about but maybe he should just come out. Then she handed the phone over to me so, so I could arrange a time. He asked me if I was in the room when she was talking to me.

He couldn't believe that she would talk to me Like that. I expressed my irritation with her about her lack of customer service skills and left. She called me an hour later and said that after thinking about it, the electrician thought my problem was more serious than thought. He came out to do over that there was a electrical wire wrapped around the main cold water pipe.

It was very serious. I expressed my concern over the house not being up to code, but no one listened. The house had knob and tube electrical and grease leaking out of the old chimney into the wall that has the gas line that goes to the stove. The house is on Park Ave and Fremont in San Jose. It is 100 yrs old. We gave notice to move out due to financial hardship, safety and the property mangers being incompetent.

The week we were to move our main driveway was blocked with the city tearing up and re doing the sidewalk and curb. We couldn't move. I asked the workers why we weren't notified and they said they contacted the property management. ------------------------------ My public response to Robert's reply: What I have stated is fact. You chose to keep responding in Yelp instead of email. Did you not refuse to see the property when you took possession as the property manager? Did not not refuse my photos to show how bad the condition of the property was when we moved in? Did you not send us a Security Deposit saying we owed over $5,000 of damages, that we told you we had proof it was from tenants before?

So if that is true, then you were dishonest. That is not slander. I am not extorting you, I am giving you a chance to do the right thing. I am still going to BBB either way. I was saying that if you right the wrong you have done, by sending us to collections, we will think about going to an attorney. You also say you want to act with integrity, but I had Yelp remove quite a few post that you had your friends post to give you a 5 star rating.

You had my first post taken down before that, not even sure what was in violation. (Maybe because I named a worker in your office.) There are many reviews here that list names of your office staff, but you did not have them removed. Is that acting with integrity?

In my profession, I work with many property management companies and I have to say that Stephanie is one of the most professional and knowledgeable people that I have the pleasure of interacting with. She is always kind and on top of things. Work orders are sent to us and taken care of very quickly and she goes above and beyond to follow up on the job status to ensure that her clients are taken care of. The lady and man who refused to give me their names told my wife and I to fuck ourselves for asking questions about the property and call me a fucker. Calwestrent are assholes my wife and I are looking for a hike in San Jose area to rent with our second child coming and this asshole has houses for rent that I was interested in and he curses me out for questions about the property. making racial remarks towards me ain't cool and I'm reporting this bastard to the authorities My wife and I live @360 residents downtown but wanted a house to rent to raise the family you asshole!

Robert is fantastic! My experience with the company has been exceptional. Robert and his company seamlessly manage my condo and consistently provide me with a report each month. I would highly recommend using this company for your property management needs. Beyond that, they did the search for my tenant and it has been a dream. She has been an ideal tenant in payment history and in taking care of my condo, as well as being an ideal neighbor. Robert did a 6 month walk through check of my place and reported that the condo is in the same condition as I left it. My neighbors report that she is quiet and respectful. I appreciate that a great deal. The last thing I want is a tenant that disrupts the community.

I had very bad experience with Cal West. Apart from small issues while my tenancy for over an year, I had major set back when they returned my bond money. They returned less than 1% of total amount. Even though they did a pre-move-out inspection on my request, and confirmed in "writing" that property is very well kept. There were NO issues they reported while this inspection.

But when they returned bond money, they charged me for FULL apartment paint, carpet clean, and other general cleaning. I think most of agents are crooks, they know that no one have enough time to fight them back. So they try to keep most of the bond money as shamelessly they can. In my case I am planning to drag to the court.

Home owners BEWARE! this guys are unprofessional and disrespectful. I called yesterday to schedule a viewing of a property. The girl who answered the phone schedule for today 11am and asked me that if I have to cancel please be respectful for their time and let them know. Half an hour later we get a confirmation text with a wrong address. We called to make sure we meet at the address we wanted to see and a guy name Kyle told us it was a glitch in the system and we are infect meet at the right address.

Today I get another confirmation text with a wrong address so I call again. A VERY RUDE lady answer and start with "we don't have your name in the system" when I insist I have two text messages from them she said the people who show the houses called in sick. Me and my fiance took time off from work, the least they could have done is call and cancel.

This is not the company you want to represent you as a landlord. And as a renter, I wouldn't work with them even if they were the last property management company in the world

I won't suggest renting through this agency, they will try to take away your whole deposit, while giving you stupid explanations for the breakdowns

I wish i could give them something below 1* (Wish yelp considers this) as a rating. In my opinion i think, they setup a perfect recipe to steal away all the money from the secure deposit that a tenant provides them prior to renting the property by billing outrageous amounts and justifying it on top of that, an art that they have mastered. In my opinion I would definitely not recommend them to anyone who is considering a move as a tenant, and for what they put us through with the process post move out, i would not wish that even upon my worst enemy.

They were abusive and unresponsive to me as a tenant. While I was on the property, I wrote them emails about property issues such as landscaping maintenance, pest control and other issues, and they completely ignored them, not even an email response back. They also altered the leave date, and I haven't heard from them about my deposit. Below you have a picture of the state of my backyard, even though it was in the contract that they should do backyard maintenance every month. These people were a massive pain to deal with. I would recommend not to rent from them.

Just about the worst property experience I have ever dealt with. The owners of Cal West - Julie Collins and Robert Collins and their employees are very difficult to deal with. They LIED to me, numerous times. They take forever to fix issues and on top of that, if you report a potential issue and then there is no issue - they want to charge you - the tenant.

I would stay away from any property that is owned by CAL West HMS. If you are a property owner, I would stay away from them as well. You are only now concerned about my issues because I left you a poor review. It is good to know that you are only motivated to fix issues when they benefit you. I had numerous interactions with you and always found your wife and you to be incredible hostile and untrustworthy. When you become a business owner, you should do so because you want to help people. You on the other hand come across as someone who is only interested in his own business. You are a disgrace to all small business owners.

Honestly one of the best, friendliest, professional and efficient apt management company I've ever dealt with. Kyle was friendly and welcoming during the viewing of the unit we were interested in. Denise and Robert were both great upon signing the lease and move in. I would definitely recommend this company for any of your renting and management needs.

I am currently renting my house through Cal West as an out-of-state home owner. I am satisfied with the level of service I receive, though sometimes it takes a couple of follow ups to get answers to my questions. What gives me true piece of mind is that they do regular check-ins on the property (pictures and all) and they will schedule yearly maintenance (gutter, roof, chimney inspections) so I know that even if my renter's aren't treating my home as their own, it is still getting regular maintenance and check ins!
