Management fees for apartment communities can range from 3% to 8% of rents collected depending on the size, location and scope of project. We hire, train & supervise Resident Managers for properties that have more than 16 units. We take them on our payroll and then reimburse the expense from property proceeds.

I have been living at one of Chamberlain's properties for a over two years now. They have been the best, most accommodating and reliable property management team I have ever rented from. It is very easy to get in touch with staff in case of normal maintenance and even emergencies. They have great software systems for payment, maintenance requests and new roommate agreements. A big shout out to Daniella Montanez! I was expecting a delivery later on in the day but I got the notification that it had been delivered while I was at work. I wouldn't be home for a few hours so feeling a little embarrassed but desperate, I reached out to Daniella and asked if she could please walk to my apartment and grab the package for me.

She instantly replied; "Yes, of course!". I offered to bring her Starbucks on my way home (as a 'thank you') but she refused. Because that's just the type of person that she is; kind and always willing to to whatever she can to help the tenants. Aside from this very kind gesture, Daniella is always quick to reply to questions, work orders, concerns, etc.

She walks around with a smile and treats all tenants with respect. It truly is a pleasure to be a resident where the property manager is so caring and welcoming! This is our 2nd time renting a property from CPM and our experiences have been great!

After continuously reaching out to the company in regards to rental properties each time I experienced a more rude and Kurt individual. I'm not sure if anyone here has had any previous customer service background. BUT.I'm assuming not.after the phone calls I engaged in. Whenever someone from this company decides to come off their high horse I'll assume that's when the better reviews might pour in.

I'm going to look elsewhere, you probably should too. They may actually have some rentals, i wouldnt know since the woman I spoke to failed to answer any of my questions.::. but, so far the company seems to have more audacity and poor manners than actual properties. Happy house hunting friends! Update!: After the owners response and the reviews of others I believe I have made an accurate assessment of the quality of customer service and professionalism offered by this company. No need to sugar coast your hostile and rude approach to "business"

This is by far one of the best property mgmt firms I have ever dealt with. I had to move out quickly and when I contacted Dara about it, she was immediately responsive and helped me to make the arrangements right away. My previous experiences with move outs and deposits have not usually been positive. But Dara came and did the walk through and let me know I would only be charged the cost for cleaning.

I received my deposit refund check and I was shocked that I got most of my deposit back and they did not try to charge me for all kinds of unnecessary things or jack up the prices, the way other landlords have done in the past. It's refreshing to know that there are still companies out there who try to treat people fairly and are not just out to get their money.

I am very appreciative of people like Dara at Chamberlain, who genuinely wanted to help, and did not try to take advantage of the situation. Moving is stressful as it is and Dara and Saray helped to relieve a lot of that stress, just by listening to my situation and trying to make it as easy as possible for me If you rent from Chamberlain, you don't have to worry about unnecessary charges or dishonesty. Many thanks to Dara, Saray, and the staff at Chamberlain for all of their help!

Great business if you want 0 communication and help finding a place to live. After months of applying, different property managers, and supplying countless documents and statements. It's not about your qualification for a property it's about who will be the easiest and first to sign. Professionalism and cooperation came here to die.

Beware of Ashley Olivas, one of the property managers, she is very rude, has an attitude problem and seems to hate her job, she also never seems to be at the office or available when you try to reach her directly.

This is a poorly managed company with zero follow through and customer service. Several calls and texts over several days went unanswered. We were told we were 1st in line for a listing then after paying $80 for a credit application we were told they went with another tenant. I called and asked for an explanation as we were more than qualified and they said our application wasn't completed which is 100% false.

We sent them all info as requested. I suggest you read all of the other online reviews. I wish I would have earlier. This company is not to be trusted and they lie. Total scam for $80 in application fees. Imagine how much they make in people simply applying while having no chance of getting the place you want? Never again.

They claim to abide by Equal Housing laws they do not! I had excellent credit with and great tenant record I didn't think it would be a challenge to relocate. Upon applying to no less than two different properties with Chamberlian I was interrogated and discriminated for having a Housing Voucher. They claimed that both properties had been rented. I moved on and applied elsewhere losing out on $90. Weeks later I saw the same listing For rent; they lied to me.

Chamberlain has several properties listed. We submitted applications within a 3 month period we had to pay after one month. We noticed a pattern of property listing that they claimed to be rented during our application process within a day after paying our fee of $45 they properly supposedly got rented out. This happened time after time. We had good credit and a great rental history.

I believe chamberlain never turned in our applications to the property owners and lied to us; I read another review years prior that a someone had also had the same experience as we did. Chamberlain discriminated. We spoke with the manager Vicki whom had no idea about Fair Housing laws and regulations we were asked a series of unethical questions, I don't know how this company has not been sued!

And has remained under the radar from fair housing fine. We were to occupied to file a formal complaint through Fair Housing; but after discussing this with an agent we can go through a formal complaint and seek for damages now that we are situated in our new home. We will take the time to file our complaint. To all potential property owners this is a warning that they do not follow fair housing act rules or regulations after the extended conversation we had with Vicki we were shocked at the questions she asked, they were Completely unethical! A Complete violation of fair housing rights!

I've lived in San Diego for the past 8 years, and I've had a ton of different management companies and independent landlords. It's REALLY hard to find a combination of landlords who are responsive, helpful, and willing to quickly pay for things when they break. At my last apartment, the landlord would fight tooth-and-nail for replacing or fixing anything.

He would be slow to respond and rarely fix things. In the case of other landlords, they would be responsive and fast. but they would cheap out on the quality of work. CPM is one of the best management companies I've ever had. Greg and his team do an excellent, amazing job of insanely fast responses and spending money for upgrades and improvements that need to be done.

Small things like fixing a thermostat that ran out of battery happen the SAME day as the request is made. Big things like replacing a broken washer and dryer -- with a beautiful upgraded unit at no extra cost -- happen within a week. Insane! I've been so happy with Greg and the treatment from the team. I run a business myself and have extremely high standards of service and quality. They hit the mark.

Daniella has been an amazing property manager so far! I love my time at Sunny Creek, and this is partly because of her! She's so helpful, and willing to put all of her residents first. Whenever I see her in passing, she always sparks up a short, personable convo. All maintenance requests are quick to get fixed. Daniella ensures that all tenants are up to date will all things Sunny Creek.

Christie and Ana the property managers were very helpful and friendly, I do not recommend Ashley, she had a bad attitude and always seemed like you were bothering her in some way. The maintenance men always did good work however and I never had any issues with the property itself. So in conclusion it could be a good experience depending on who your property manager is and what property it is.

Terribly poor service to landlords and prospective tenants. Not a good faith effort on the part of Chamberlain Property Management. They will accept applications and application fees for a particular property of course but will not present your application to the landlord, if there is an application in front of you. So you will pay your application fee for no reason and waste your time! They will refuse to credit you back your application fee.

I lived in Su Casa del Mar from 2020-2021. I had a great experience there with mangement. They are a small family-feel company; however, they are on top of buisness and do not have the unprofessional issues small family-business may be plagued with. Michelle was our first property manager and she was one of the best PM's I had. Very accomidating and knew how to balance hospitality and enforcement.

You need both. MaryBeth took over as property manager shortly after and she did a great job running the property. Very responsive and takes her work seriously with pride of ownership. I have nothing ill to say about this company and they made move-in and move-out very easy.

For wondering renters these people are not the good communicators. From experience and reading several other real renters reviews they had bad experience with communication. And shady cover ups. Near 0 responses were made to the renters. Though if u complain long and hard enough maybeee they will do something about your issues but at least their maintenance is fair

We rent at Villa De Laura with Chamberlain Property Management. We can honestly say this has been the best experience we have ever had with our apartment community. It is so well taken care of by Our Property Manager Jim and and our Maintenance Team leader Enrique, they go above and beyond making sure this Property Is maintained at the highest level. Jim gently keeps all the residents in the loop of whatever is going on, from, timely rent reminders, to street cleaning, to allow his parking space to be used if we have a guest to our home, he also personally shows up when our toilet plugs up, a smell is in our kitchen, or we have misplaced our keys, and appears within minutes of receiving an email, text or call. He is the most awesome manager ever! We feel blessed to call this our home, it is simply a beautifully run apartment community.

This review is for the Mauna Loa apartments on in Oceanside and Saray B. I stayed there for 17 months. The amount of rent I paid was a great value for the size and location of my apartment. It was an older building, but just before I moved in, my apartment had just been renovated, so it felt new. I had few issues with the property, and the couple times I did put in a maintenance request, Saray ensured it was completed in a timely manner and let me know what day/time the contractor would enter my apartment.

During one point in time, I put in a notice of vacating the property, but due to factors outside of my control, my situation changed, and I asked Saray if it was still possible to stay. She was able to work with management to keep me at the property. New washers and dryers were just added recently, and during COVID times, Saray would always make sure the laundry area was sanitized.

Chamberlain managed a townhouse that I owned in San Marcos for 8 or so years. Ashley was the agent assigned to my property. I had a 100% no worries, hassle-free experience with her. She was very communicative and honest about any and all issues related to my townhouse. As an out-of-state owner, this was pretty important to me. Ashley took great care of both mine and my tenants' needs. Additionally, the monthly and annual financial statements simplified the accounting side of my life. I was vey pleased with everything Ashley and the team at Chamberlain did for me, right up until the day I sold my property.

5 stars and ask for Mark. Mark has been such a great property manager to work with. Im a general contractor and a vendor that works for many management companies. I highly reccomend Mark and Chamberlain property management as Mark communicates, documents everything, cares about the properties he manages, and it shows. Mark takes the time and meets us at properties when something has gone wrong at a property while many other property management companies just send a work order, mark and his team actually manage the property and go out to the properties. Thank you Mark and I highly recommend him as a property manager.

I use Chamberlain Property Management for tenant placement for my home, and to oversee the move-out process. I manage the property myself. This is the second time I've used them, and I had worked with Vickie both times. Each time she has exceeded expectations! She is balanced and fair, for both owner and tenant. It's great when you have absolute trust and confidence in your agent. I've worked with numerous property managers over the years for two homes I own, and Chamberlain has by far been the most professional and capable company.

My husband and I lived in one of their Carlsbad properties and it was wonderful. The managers, Rusty and Sue, were phenomenal! They made sure that the property was well kept, clean, and beautiful. We had a small leak and they fixed it within the hour. I highly highly recommend CPM!

Had an electrical issue with my apartment this year after some absurdly high utility bills. The electrician told me that CPM had the best out of any property manager that they've dealt with. 100% agree with the assessment. CPM are extremely professional and operate with a lot of integrity. I've been living in Su Casa Del Mat for about a year and am pleased with how they've managed things. Rent has stayed very fair.

The property managers got things fixed promptly and are very easy to communicate with. They have a lot of respect for residents and the properties. The unit itself is pretty no frills, but that's what I want. I've rented all over the country and have had many different kinds of landlords. Out of all of them, I'd want most to be involved with CPM. Thank you!

Forced to move during the covid pandemic under the guise that the "owner" wanted to move back into the house, only to find out it was a lie. This was the only way the owner could raise the rent by over 20%. We paid our rent on time every month for 3.5 years and our ability to pay was not compromised during any time. What a scam! Backpedaling out of this situation will not cover up the lies which cause so much stress and unnecessary large expenses that were incurred because of greed in both your part and the owner.

If the owner was truly occupying the home, there would be furniture in the house where she is "living". It is clear that she never had intention to move in and you helped her use a loophole to raise the rent during Covid.

We rented a property managed by Chamberlain for 7 years and had a wonderful experience. Our property manager Ashley was always responsive, ensured all maintenance requests were followed-up & completed in a timely manner, and always kept us aware with planned annual inspections, lease renewals, and other matters that required entry into the house. The Chamberlain office staff was also professional and courteous; and their website tenant portal is easy to navigate and made auto-pay & lease renewals a breeze.

This is specific to Lime Grove Apartments though does additionally speak of Chamberlain Property Management: This is a really great apartment community. It is quite a friendly group of people who live here. The manager, Sue, and her husband, Rusty, are absolutely fantastic! They are really friendly, they truly take care of this community, and they ensure the safety and enjoyment of the complex for everyone.

It is a really great place to be able to come back to, relax, and enjoy the coastal location. The property management company, Chamberlain Property Management, is awesome as well! They are professional, timely in response for any inquiry or need, and they ensure that this community (and I imagine others) is run properly- that which goes back to Sue and Rusty's dedication to said property.

The community is really maintained beautifully, there are grills for tenants to utilize, and everything is clean (which is great!). If there are any needs for maintenance, it is handled by Rusty in an extremely timely and professional manner. I do not review things much, but this place really is something else, and I absolutely enjoy living here and the people that make it possible, safe, and professional. To Chamberlain Property Management's team, Mike, Sue, and Rusty, a sincere thank you for all that you do and continue to do especially in these really unusual times.

Was interested in leasing one of their properties in Vista, CA. But they simply cannot be reached. I exhausted all available contact methods and never got any call or message back. They require far too many hoops to jump through just to make the request. I did all that then nothing. No way to see the property, no wonder clients are saying their property never gets rented with this group!

This has got to be the laziest property management company I have encountered. I waited 6 days (4 business days) after reaching out to to them (about multiple properties) before posting this review. Ironically the response time to this review was same day! Try changing your priorities maybe. The attached shows a screen shot you get AFTER entering all of the requested info to view a property (address redacted). They don't have the decency to tell you that you can't see the property up front, but instead waste your time and harvest your information.

I know that this "management" company has other complexes that they do business with but I have no comment on those. Do not feed the beast; buy or rent to buy. These people are absolute criminals

Do not hire this company to manage your property they will take your money and never rent your property! My husband's home has been on the rental market for months! We have not received calls regarding potential renters, they make their own rental rules without consulting us! Finally we looked at their google reviews on how they treat tenants!

Your liable of getting sued! HAVE NEVER DEALT WITH A MORE UN-PROFESSIONAL AND DELUSIONAL STAFF IN MY life. The approach that vikki took as to attack me instead of listen to her colleagues wrongdoing was despicable. EVERYONE WHO Enters into a contract with this company please beware of manipulation and outright disregard for their tenants. From our tenants: Make sure you know upfront about the charges they will deduct from your security deposit which, they will tell you that you'll be able to recoup all of your money if you take the necessary steps, but as you can see from my experience is inaccurate.

We have a home in Vista and I interviewed several property management companies only to find things written into the contract I might never agree with, etc, etc. we had in the past had another property Mgmt company that had been very lax in trying to rent our home but finding chamberlain has been an answer to prayer. This company and Mark J. Our property manager has surpassed my wildest expectations, doing everything he said he would do- calling to up date me, working to get us the tenant to feel is best for our home. my husband and I are 75/80 and live in Orange County just can't manage the drive and the stress. Mike Chamberlain's property mgt company has been in business over 30 years with many long term employees. Very professional, know there business, great. So happy we found them.!

My boyfriend and I just recently moved into Villas de Laura. Jim was a big reason we wanted to move into this complex because he was so informative, welcoming, and genuine. If its honesty and integrity that your company serves, it would serve you to get a straight answer from your staff to be upfront about dropping the ball and providing misleading and incorrect information. It was overall a waste of valuable time to get a unit on the market with the right company and I didn't feel the need to waste anymore as I did here.

For yelpers, it would be of value to read all the reviews, especially the current ones and you can decide for yourself. This has been my experience and opinion and you will see that many of my reviews weigh heavily on overall customer service. This is where I felt my experience with them fell short.

I miss the old management. They do great at hiring people who do very little and provide no answers. They love money and love to waste time. And they also love to increase rent, but not get any amenities to justify the rent increase. I don't know who decided to put them all over Carlsbad, but I'm more than ready for them to go

Nothing but money hungry criminals. They will say or do whatever they can to keep your deposit. Cleaning after 10 yrs of renting. Psshhh what a joke! And they place is a dump holes in the gutters, apartments that are maintained to the lowest standards by far. You guys suck at managing anything. Greedy shameful management company here. Terrible care of your apartments. Spiders, ants, mold is what they rent.

I was fortunate enough to find a great apartment complex managed by CPM when I first moved to California almost five years ago. Living here has been a pleasure and I've been treated fairly at every turn. Our manager, Susan, has always addressed any issues that have come up quickly and has been willing to work with me on any problems that arose over my tenancy here.

The property is well maintained, Jaime has always been quick and efficient when performing any necessary maintenance within the apartment. Based on my experience over the past few years, I'd be happy to recommend living at this complex to anyone looking in the area.

My wife and I have been residents at the Ocean Breeze apartments for eight years now. CPM has consistently been proactive in maintaining a safe and pleasant environment and responsive to our issues and maintenance requests. Our manager, Susan, is the best; easy to talk to and direct in her communication, we always know what's what. She's efficient, professional, and friendly. Susan has let us know of situations in the neighborhood that might affect us, and we feel she cares that residents have a good experience. We've also gotten to know Jaime, who takes the lead in maintenance. He's a great guy, very professional and friendly, never leaves a mess, and easy to work with.

Any time a CPM representative needs to enter our apartment, they communicate in advance and give us options to come at our convenience or when we're out, if we prefer. I feel the people that are the "face" of CPM to us are great listeners and communicators. Just for an idea on some of the maintenance requests we've brought up that were addressed in a way that leads us to describe CPM as responsive and proactive: our carpet has been replaced, our refrigerator was replaced, and our stove was replaced.

They offered to replace our dishwasher just to update it but we are fine with the one that's there now. We've had assistance with clogged drains and fixtures several times. The handrail on the outside stairs began to give us splinters (another tenant scraped it up) and CPM replaced it. A bike thief hit our racks a few times and CPM installed a light in the area.

The parking lot was resurfaced and restriped. When re-roofing nearby caused an invasion of rodents, CPM worked closely with us to get rid of the pests surely and quickly. Bottom line: Based on our experience, I would not hesitate to recommend a CPM-managed property or to rent one myself again.

I've had a great experience with Chamberlain. They have managed the place I live in for a few years without any problems. They are responsive to maintenance requests and the property is maintained well. I like that I can pay rent online instead of using checks and our manager Nicole is always super nice. They are so much easier to work with than the previous company that managed the property, I'm really glad they took it over.
