Renter's beware! These guys are not a reputable company that operates on integrity. We went through their approval process of having us fill out their online application and submit their fees. We have pets and their requirement on their paperwork was not to accept dogs over 40 pounds. We met the guidelines and we were approved for the home. Then, we go online and secure the property by paying $757.50 for 9418 N. Robinhood Ave, KC, MO.

The next day we get numerous messages that we were declined because the owner decided that he didn't want to rent out to us because he didn't want large dogs destroying his property. Really? Maybe you get the owner's blessing before you send the approval letter. Not good business and now have to wait 5-10 business days to get all my money back. This is not good business!

I would give them zero stars if possible. We had so many issues with them. They were great until the lease was signed then it was like flipping a switch on. We had a mold and water problem where the bath tub wasn't installed up to code and the tub started leaking into the cabinets and walls causing large water bubbles. Then they started to fix it by opening the wall but never finished, so I was pregnant living with an open wall full of mold and water.

We asked numerous times to fix it and got no response. I asked to get out of the lease due to this and they laughed and told me if we did that we owned them the rest of the years rent. Now I keep asking for move out photos due to them promising me to retrieve my router from the building so I wouldn't get charged and they still haven't done that. Its been three months.

Another instance was when they sent a creepy maintenance man to fix my fan and this man came back from home depot at 9:30pm didn't get done until 10:15pm and then he broke two light bulbs over my bed and didn't clean them up. This man then sat outside our condo for another 30 minutes

I have had nothing but trouble with Heather and Tiffany at CJ Realty. I would NOT recommend. You will see all smiles until the moment the ink hits the lease. It all started going very poorly from that point and has never improved. The only reason I haven't moved is because it's such a hassle and a huge expense, but that has become imperative. I do not want anyone else to go through what I have been through with this company, so I feel a responsibility to let others know.

There have been too many terrible experiences to list them all, but the worst was when raw sewage backed up in my ground floor - garage, bathroom/laundry room, hallway, kitchen, and living room. I made MANY urgent and unanswered calls to the emergency maintenance line and left voicemails letting them know. I even sent photographs to CJ via email. It took weeks to get it taken care of and I was unable to use the ground floor of the home I pay for that entire time and had to use showers and toilets elsewhere to keep more raw sewage from baking up into my home.

Of course there was no deduction from my rent for that time, and the only option given was to move out in the middle of winter. They can't be bothered when something is actually broken, but sure can rush right out to do "inspections" to spy on CUSTOMERS twice every year, and they won't even so much as ask when would be a good day for you, they just schedule it and FORCE you to comply with the day THEY chose before they even reached out.

I have no doubt they will come here to respond by attacking me, but know that they treat their CUSTOMERS so badly that they have caused me serious health issues due to the stress. After years of dealing with them in 100% negative experiences, I am at the point where I can't keep my cool. They WILL take you to the end of your rope and they won't care one bit. Find a company with integrity to rent from and save yourself immense amounts of stress and money. Next stop: the housing authority.

I would give them zero Stars if that was an option. This property manager was among the worst and we own properties all over the country. When my tenant moved out there was so much damage the deposit couldn't even cover it. And this property manager couldn't even collect the mailbox key. When asked "did you get the mailbox key", they only responded with no. If you're looking for someone to manage your rental property avoid these people at all costs.

NEVER RENT HERE. They don't care about you. My moms landlord sold our duplex to them last year. They raised our rent $100. Tried to say we couldn't have our dogs anymore even though we lived there 5 years already with our dogs. Then they finally let us stay. A year later they tried getting my mom to sign a lease that says no pets and my mom reminding them last year they grandfathered her in.

They claim to not knowing what she's talking about. They said she has a month to sign the lease (agreeing to have no dogs) and is raising the rent another $100. They are extremely rude. They have been harassing my mom with email after email. NEVER rent with them.

The maintenance people are very helpful and friendly. Office staff not so much. Lots of internal rules they don't make you aware of until you try to move. Make sure you keep your own records of conversations otherwise it's he/she said and it won't go in your favor.

I have lived in this building as of February, '21, and have seen four property owners within that year. My rent from the previous year was $770+extra bills, which I was interested in renewing for the year. I live in a 1 bedroom, 1 bathroom, living room, small kitchen, and office apartment on the first floor (1D). I also work from home, and I am able to pay my monthly rent.

I do not make any noise after 10 PM, and try to maintain the property safe and comfortable. On 02/16/22, I signed my new lease for the months of 04/01/22-03/30/23 ($850/month+extra bills). I paid the March, '22 rent, and I received notice on 03/30/2022 that my 04/01/22-03/30/23($850/month+extra bills) lease had been voided. A new amendment had been made without my consent after my lease had been voided, and I was to sign the new lease of $950/month+extra bills.

Initially I was cooperative, but I was not given an explanation as to why my lease had been amended, and I was without a lease as of the following two days. I signed the lease out of concern for the need to find a place in the next 3 days. On 04/06/22 I emailed a representative of C.J. Real Estate, Inc to question an explanation for the amendment.

I was informed that my lease was voided due to, "Nathan, Your new lease does not start until 04/01/2022 and unfortunately we are unable to have your rent rate at $850, We have to void this lease out if we do not get the amendment signed for $950, Please give me a call or email with any questions". Any additional explanation was that you live in a, "1 bedroom, 1 bathroom, living room, small kitchen, and office apartment".

I requested that they return my lease to its original form signed on 02/16/22, 04/01/22-03/30/23 ($850/month+extra bills), as I did not agree for my lease to be voided. Additionally, my rent has increased $200 from one month to the other (March, '22-April, '22). This is overpriced for the property and location. Reasonably, I am asking for an explanation that falls within my tenant rights, or that my lease be returned to its original state signed on 02/16/22, 04/01/22-03/30/23 ($850/month+extra bills).

I have a copy of the voided lease as well. I hope the consequences of this predatory business behavior get resolved, and that C.J. Real Estate, Inc demonstrates the ability to respect the leases of all its tenants. I reported this company during the previous month to BBB, due to their practice of charging late fees starting on the 2nd of the month.

This voiding of my lease appears to be a retaliatory or a predatory practice, which is not acceptable for any tenant, and the very reason I am writing this review. Below is a copy of the original voided lease which I signed on 02/16/22

I was supposed to view an apartment at 11:30. No one showed. When I called the management they said the lady would call me back. She called and said I never showed so she left. I actually got here a few minutes early and never seen anyone

We trusted this company with our homes starting in 2020. Considering that we resided out of state we wanted someone reliable. At the start it seemed like things were going well, until it seemed like I was doing more management than this property management group. The tenant we had was late a few times and had a breach of contract with their pets, and instead of following protocol with the tenant to enforce the lease agreement, the representative I had became lax.

There was more care and concern about them getting their monthly fees instead of actually enforcing the leasing contract. I am disappointed and now they won't return my message or email. Do not go with this company, you can manage betteron your own.

The leasing agent we met to view the apartment with was nice enough, but she really didn't know anything offhand about the unit. We informed her that my wife was lacking paperwork and asked if it would disqualify us, to which she responded that it wouldn't be a problem. So we went ahead and applied, only to quickly find out that it would, in fact, be a problem.

After receiving a small runaround hearing that "I'll have to speak with my manager" several times, we were given a flat "no". I asked for a refund for my application but they just said too bad so sad. This company lied to me, and judging from the amount of people who have viewed their apartments, I'm not the only one whose app fee has been collected for quick pocket money.

Since they took over management of the building where I rent, all of my experiences with CJ Real Estate have been positive. They promptly respond when contacted and maintenance issues are resolved quickly. Their maintenance service people consistently arrive within the appointment time frame and fix the problem no matter how many visits it takes. Skilled, smart, , friendly, and genuinely want to get it done right.

Great company to rent from I can say that this company and the owner has went above and beyond to resolve and issues I have had not just with problems with the rental property but helping with uncooperative neighbors. We were not made aware of a bed bug infestation prior to moving in. Also it took them 2 months to get someone out to fix our AC in the middle of summer while I was 9 months pregnant.

We have lived at our property for 2 years and had 4 PM companies. We were so happy to hear we would be working with CJ Properties. They are quickly responsive, customer service is readily available and they make sure you are up-to-date with contacts and what is going on in your area with weather changes or financial help. I have not had a PM company provide so many beneficial resources. They repair any issues quickly! :-

1 star is to high for this atrocious company. 3 months of complaining about the ac not working and all they have done is recharge it and call it good. We have been stuck with utility bills over 3x what they normally are and they refuse to properly fix the ac. It has consistently been around 80 degrees in our apartment and i am now in the process of a lawsuit for neglect.

God knows i wont get my deposit back after i move out after reading all the other reviews, when we moved in the apartment had a mile long list of things to fix and the agent told us they would send someone out to fix them immediately. A year after moving in the apartment is in the exact same condition and absolutely deplorable. When we tried to cancel our lease because we bought a home we where told that we would have to forfeit our deposit (double deposit) and be forced to pay for any damages and the remaining time on the lease. DO NOT RENT FROM THESE TERRIBLE PEOPLE

As a real estate investor, working with CJ has been like giving a glass of water to a person coming from hell. We were with our previous property management company for 3 years and it was a nightmare. We have been working with CJ Real Estate for 7 months and they have completely transformed our experience of investing in Kansas City. CJ Real Estate is a remarkable property management company.

They have made our renovations streamlined, they have exponentially increased our leasing rate, they have filled up our vacancies at lighting speed WITHOUT compromising on their leasing criteria. They are very strict with their leasing criteria and say "no" more often than they say "yes." They are looking out for the investor's best interest while keeping the tenants (and rental unit) safe, secure, and clean. What's great about CJ Real Estate is that their management and maintenance team are large enough to accommodate both large institutional investors and small investors.

They can handle everything from affordable to luxury rentals. I can't say enough good things about working with them. They are truly aligned with the investor's interests to see the investor succeed in the long run. An example of this is that they want to see their investors grow their portfolios in the markets they manage. They understand that in order for their investors to grow their rental portfolio, they need to have their existing assets be stabilized and managed effectively There is a how they have grown to manage over 2,000 rental units.

Their management fees are best on a percentage of the rental income collected, not a flat fee like other management companies. They are incentivized to keep occupancy high year-round. They are motivated to market vacancies, put good tenants in, keep them satisfied, and keep the properties cash flowing. CJ manages over 100 rental properties for my company and my investors and I are sincerely thankful for having found them. We've kissed a lot of frogs in the past 3 years and CJ is- without a doubt- one of the best property management companies not just in Kansas City, but nationwide.

The agent, Doris was extremely rude, unprofessional, and unorganized. The townhome we were supposed to be looking at was actually still occupied so she couldn't let us in there. So she takes us to the one next door. There is no electricity, it smells weird, we're in there with our two 5 year old boys. Pretty soon we're all coughing and I notice canisters on the floors of the rooms.

The house was being fumigated that day and she let us in there. The whole time all she said was "maintenance is supposed to put a sign on the door" and she made some comments about my son's cough being gross. No apology at any time. When we decide we're leaving she just dismisses us with a "alright sorry about that" and walks off. I had to call poison control and they were texting me every hour to make sure we were ok. I completely DO NOT recommend this company to anyone.

This is the worst place I have rented from in my life they are most defendantly scandalous. The house I rented had a cracked fountain they never fixed I call several times about it and no one did anything. They moved location on me without any notice then charged me late fees for rent not being in on time.

Renters.run! We've been here ten years and they harass us every chance they get. We have had a cat since we moved in 10 years ago and paid our pet fee and they said that "we have an illegal cat". Then instead of apologizing about the illegal cat comment and assumption, she said that it must have not gotten filed correctly. What an unprofessional fiasco.

Let us live in peace. We pay our rent. We keep quiet and to ourselves. Geez. Don't you have an ac to fix somewhere? Oh wait! Mine. Every single year. Can't you just fix it right? We have to call multiple times to try to get anything fixed. We called on Wednesday and had to call back Thursday and they said no one had gotten the message so then we waited until Monday to have it fixed. We had an semi annual inspection in May and they want to come back Thursday for another one. Harassment! Terrible company. Full of bad management and excuses.

NEVER RENT HERE! As a current tenant, I would never rent from a company like this ever again. Terrible customer service, 0 communication skills (which, from reading other reviews it's good to see that I'm not the only one) and they are liars on top of everything. For the past 3 years I have lived here and complained about the literal forest that is my back yard.

Before the lease was even signed, one stipulation was that these trees be trimmed/removed. The agent agreed! One year rolls around and it never happens so my husband takes a stab at it, which he shouldn't have to! The next year rolls around and they grow back quickly, but still no word from the rental office. I call atleast once a week just to encounter voicemail after voicemail and no one ever calls back. Finally, when someone did answer the phone, they want to tell me that this kind of work is not covered by the owner, but the tenant is responsible.

I tell him that we agreed to this before even signing the contract. So with that in mind, the manager approves the removal of the brush. NEVER HAPPENS. What did happen, (one year later in spring 2019, after three years of hounding) was that they sent contractors out to remove one measily tree next to our house, no where near what I was referring to.

I asked the contractors why they were removing one insignificant tree when there's a whole damn Forrest in my back yard, and they said they were only following orders and that the landlord probably didn't assign them to clear the trees I actually wanted removed because that would have been an expensive job. Fast forward to April 2019, we have officially been 3-year tenants and I have never been more unhappy.

They never maintain properties and the tree situation is only one complaint of many regarding upkeep of these properties. We are good tenants. We are quiet and pay rent on time. But today I won't be doing that. I want to know my rights! I want to take my "rent" money and place it towards this situation which has persisted for YEARS.

If your looking for an apartment or house to rent DO NOT, I say DO NOT use CJ Real Estate! They will cancel showings on you last minute after having me confirm 3 times I was showing up. They are highly unprofessional. Wendy is the worst! They had a house listed that they wernt even sure if they were renting. Dont do it!

We have lived in the CJ property for about a year and a half. The home is decent, you can occasionally hear neighbors through the walls, but that's what we expect from a duplex. The company itself is a joke. On multiple occasions they've tried to charge us various charges. From not having the water turned on in our name by move in to late rent.

Every time we've had our receipt to dispute and they do take it off "oh we're sorry, not sure why that's on there" Sure. Now, with a maintenance issue (on a Sunday no less) there is absolutely no way to make contact with anyone. The phone line goes to voicemail, the "contact us" page cannot be completed because once you fill everything in there is a security captcha box at the bottom- that is shut down and does not show letters, just tells you that the company needs to call to upgrade it. If you're going to live in one of their properties, make sure you keep all receipts (if you take them a check- make sure you get a physical receipt every time!)

I guess I'll start by listing the pros. The ceilings were high and the amenities were okay for a decent price. Okay time for the cons! CJ Real Estate is full of slum lords. When I first toured the apartment in the Deer Creek apartments in Grain Valley, things seemed great. Storage was lacking, but all else looked pretty good. I put down my deposit, paid entirely too much (non-refundable) money for my cat, and was set to move in.

Shortly afterwards they contacted me and told me another unit with my ideal move in date was available and it was bigger for the same price, so I naively took them up on the offer. What they failed to mention was that the previous tenant was an indoor chain smoker. By the time I moved in, it was too late and they played dumb. They acted as though they couldn't smell anything, despite the fact that CAR VENT AIR FRESHENERS were stuck in every air vent.

I contacted them multiple times about having someone come out and professionally clean the tobacco residue and smoke smell and never even received a response. Don't even get me started on the lack of regulation of the parking lot and how I often did not have a spot to park in because they allowed tenants to store unused vehicles in the lot. After a year of trying every cleaning method available, I moved out with all of my personal belongings (furniture included) smelling like I was an avid smoker.

Then proceeded to have to wait 90 days to get my measly deposit back, even though I benefitted that apartment more over the year I was living there. Slum. Lords. Mark my words.

They have ruined my life. May make me at 22 weeks pregnant and my fiance and our dog and rabbit homeless because we paid almost 1500 dollars and have been lied to for a month about move in. Now they won't answer us and we still don't have our money. We can't afford this hotel anymore.

CJ Results Estate managed 6 rental units on my behalf over a two year period. The Good: They return calls within a day and are always kind. The Bad: I had numerous tenant complaints that were not resolved in a timely manner. The complaints ranged from broken air conditioning units to bed bugs. Many of the issues required an immediate response, but were sometimes not address for several days, even weeks.

Several tenants contacted me directly and requested I utilize a different management company as they felt these issues had not been addressed efficiently or satisfactorily. I had issues filling vacancies and a few of the properties were vacant for two or more months. Upon analysis, I found that CJ Results did a poor job cleaning the property for potential renters, used awful pictures in their marketing, and used very few online sources to market the property.

I transitioned to different property management, that I love, and they rented the property in less than a week. Upon transitioning to the new management company, CJ Results was unable to provide keys to all the units. However, they had been charging me fees to re-key units as they were vacated. I have made several attempts to communicate with the owner to resolve issues as they presented themselves. However, I am uncertain he bothered ready my messages.

I can detail several events and circumstances resulting in my one star rating. However, it was no my intention to complain, but rather warn the reader of CJ Results. In short, if you are prospective renter they are unresponsive to your needs and if your a property owner the headaches, lost income, and fees make CJ Results a poor option.

Slum lords attention these guys rock You think your house is crappy now wait until you have them manage it. Don't worry they won't bug you.

I guess if the whole place crumbles or burns to the ground I have my renters insurance. That will cover my retainer fee for some serious litigation. If I could get 0 stars I would. Took our entire deposit then charged us 136 more for "cleaning." 500$ of which was to paint the walls. The paint they gave us did not match or was dried up. Charged us 200$ to clean out an unfinished basement that was empty since day 1. Their maintenance team was horrible and nothing was ever fixed in a timely manner. Do not recommend. The units are cheaply built and we heard our neighbors constantly, who were families and were not loud whatsoever.

Horrible reputation as property managers and if you make appointments with them to view a rental.9 times out if 10 they will cancel on you the night before. Good luck if you go thru these people. NIGHTMARE. if you've already been victimized, I suggest filing an online BETTER BUSINESS BUREAU complaint.

Never rented from these people, never will. After submitting my SO and my application we get stuck with an agent who cancels the showing appointment the day of because the tenants still live in the duplex CJ Real Estate was trying to rent out from underneath them, stalls in processing our application, never checked our credit reports, and never contacted the apartment complex I lived in to verify the information given to them. They're just in it to collect the application fee of $40 per adult plus the $3-4 online processing fee. Scam artists.

The staff have been very rude and misleading with us. Would not recommend renting a property managed by them. I called them about the process for moving out early when I started shopping to buy a home and they said I just needed to give 60 days notice and I would only be responsible for utilities until it had a new tenant or my lease was up. With that in mind, I put an offer on a house and then called to let them know when I was planning to move out.

It took forever to get in touch with someone this time and when we finally did they said that the person I spoke to told me wrong and I would be responsible for rent in addition to the utilities until they moved in a new tenant. They were very rude and told my wife that the financial burden this would cause wasn't their fault and we shouldn't have started buying a house before our lease was up.

If I could give them 0 stars I would. They are the worst property management team out there. I wish their corporate office could see how much their staff has them losing money. They do not take responsibility for anything and they do not care for their customers at all. They will not email you back whats so ever.you have to bombard them with hellos?

They also will do everything to make it to wear they can keep your deposit. The upkeep on the property was horrendous. I was embarrassed to have family and friends come over because the property looked so trashy (was not like this with previous owners or else I would not have moved in). The maintenance staff is a joke, they do not know how to fix anything. I would advise not to deal with them, they have way to many property's to truly care about any of them.

I just returned from viewing one of their listed properties and I was astounded at the horrible condition. The property is located at 22 Glen Arbor rd kansas city Mo. 64114. The entire place has a strong dog urine smell and have never been cleaned. Abandoned furniture as well as appliances from the previous renter. All the utilities were off so no way to check mechanicals. CJ Real Estate wasted my time & was pressuring me to apply.

I would not trust them with any personal information. I wanted to post this review to warn others so they don't fall prey to these obvious slumlords. I am reporting the conditions to the city building & health codes divisions.

If I could rate this lower than 1 star I would. Their office turn over rate is very high and I would talk to one person about my problems and the next week a new person was working there. It took them over 6 months to fix my broken porch, that was broken before I moved it AND was broke by one of their mowers. The only way they ever did anything was if I threatened to call someone myself and just withhold that amount of money from their rent.

Poor communication to tenants. They would email only one of my roommates and one of the previous tenants whose name wasn't even on the lease anymore if they had an issue with our rent. They were prudent on getting their money but not on giving it back. When I moved into my room it was disgusting and gross and they never fixed anything in the room.

Also over 3 months after I have moved out they have no contacted me with an itemized list of possible damages or my deposit. I have contacted them by phone and email and they have not responded. NEVER RENT FROM THEM!

BEWARE! I agree with one previous reviewer.as long as nothing breaks and you don't ever need to speak with a person, you will be fine. If your air conditioner breaks and it's 90 degrees in your unit.too bad. Figure at least 5-10 days to fix. Oh, and if you need out of your lease early, plan on VERY high utility bills after you've already vacated the property. I know like it seems they may be your only option, but be careful. This company is not to be trusted!

BEWARE! My husband and I were scheduled to see a property at 7:00 p.m. yesterday with Dru Prewitt. We received confirmation emails on the date and time. Also, I received a call from Dru to confirm the 7:00 p.m. time slot. However, despite the confirmations, my husband and I did not view the property. Why?!? Well.this is what happened. Since, my husband and I both work full time, we needed to schedule a later viewing. So, we arrived at the property at 6:55 p.m.

We did not see any vehicles in the driveway. After a couple of minutes, I decided to call Dru. But, it went to her voicemail. So, I left a message to let her know that we were at the property to view the home. At 7:03, my husband and I did not receive a call back. So, we called the main office in Blue Springs. Dru answers the phone. Okay. Weird! Why are you answering the phone in Blue Springs? So, we're like, "hey, we are at the property for our 7:00 p.m. viewing." Dru's response, "Well, I was there at 6:50 p.m. and no one arrived. So, I left." What!

My response, "Dru, of course we were not there because our appointment was not until 7:00 p.m." Dru's response, "Well, I was there and you were not and I have already showed 4 other people the property." I'm sorry but we were not informed that this was a group showing nor did we receive communication to see if we could arrive earlier than our scheduled appointment.

So unprofessional! Also, WE FOUND A BULLET IN THE DRIVEWAY OF THE PROPERTY. Seriously! I should have known to be leery of a company that has an automated option that states, "I was at the property but the agent didn't show up." Really!?! If you are unprofessional to potential tenants, how would you conduct your business with us as tenants? BEWARE!

The place had not been cleaned before we moved in. Maintenance always seems behind or disorganized when it comes to completing requests - we waited 3 weeks for a window to be replaced. They expect you to pay for everything, basically. They are not about customer service, just making money.

Don't do it. 2 years in a house that need work done all the time. NO air for 10 days first year. Second year had to put in new unit. They do not fix anything. You can't go on line and request them to come to fix anything. Just use another company you will be happier. 1050.00 for two years and something broke every month. But house was nice. Kids played on your front porch! Neighbors drank all night. 14 kids between 4 houses.
