Kalles Property won't pay you your deposit when you go above and beyond the call. We used there carpet cleaners, the carpet was over 20 years old I was charged for existing stains to the carpet Harold Kalles is a thief along with Kalles Property. If it wasn't for the fact that it would cost me more in travel, lost wages I would be seeing you all in small claims Cort. DO NOT RENT FROM KSALLES PROPERTY AT ALL COST THEY SUCK

If I can leave no stars I would do that I love the house that I live in I just hate the company that manages it and the owner does not control kalles properties at all she just allows them to manage her properties she does not care how the company treats her tenants and the company does not care for the tenants at all I've tried to reach out to the company multiple times to ask them if I can go above them and talk to the owner of the unit and they will not allow me to they've discriminated against me they're racially profiled me and targeted me and they randomly give me inspections every couple months they post notices on my door but half the time they do not show up they literally do everything to make me live in hell and due to my health problems and just having a baby I'm not financially stable to move so I'm stuck here for another lease period.

I was really hoping this company was not like this but the longer I've lived here the more I continuously see I just pray for better days and God gets me through this last year with this company

After moving out they didn't complete their inspection until 2 1/2 months after and tried to charge me $500 over my refundable deposit for lawn care and damaged blinds that I purchased as the property didn't provide them. After providing documentation from the original lease and sending pictures from the day I moved out they said they would review the bill and get back to me. 2 years later with absolutely no communication.

From them I receive a collections notice for $500. **Update** They owned up to the error on their part removing the collections account, however we settled for a lesser amount. This was easier for me than fighting it any further. Aside from this issue, the time I lived in the home was a good experience. Communication and maintenance responses were always good.

I have never had a problem with Kalles! I have rented from them for 5 years now. I put in a maintenance request in and it usually gets done in a timely manner. In occasion it has taken a few days due to the many properties they maintain! I have recommended this company to quite a few people! Very professional!

If I could leave no stars I would. The employees that I have come in contact with while renting with Kalles over the past few years are rude, lie and just down right disrespectful. They do not care about tenants of the properties they manage. They only care about what makes them money. Anytime you need to have something fixed they do everything they can to delay the repair or give you the run around and lie about what is really going to happen or what is going on.

They tell you one thing and then do something else. I always dread putting in a work order for something to get fixed because then I have to deal with the stress of working with them. Don't get me wrong I love the house I live in, but I don't love the company that manages it and they use every tactic in the book to their advantage.

We had Kalles properties as a property manager for several years. When it came time to sell the home they were extremely un-prepared and didn't follow directions. Due to the property being on a month to month we gave plenty of notice for the tenant to be told to leave the property. Kalles did NOT do their job and told us it was an oversight. We had a email trail and they did not do what they were told!

They twisted it as it was our fault! We had to reschedule, showings and push listing our home 2 months later as it sat on the market empty after peak season of listing. We were very discouraged as it put our family in a bind. NO apologies NOTHING! They should of offered to pay for their mistake! They are only out for money! The manager was RUDE and acted as if it was our fault when we hired them to do a job! NEVER AGAIN will I refer them to anyone!

I rented from Kalles Properties for over 7 years. Most of the employees go out of their way to make sure all work is taken care of in a timely manner. The owner has gone out of his way make sure that all repairs/maintenance were done quickly and correctly. I would not hesitate to use this company again. Most of the employees that I dealt with were very professional.

Kalles property management is the worst rental agency in the northwest. The office workers are very rude disrespectful and do not care about the renters. I was an outstanding renter that paid my bill on time was never late making a payment. My moving deposit was $2,000 at the time of my move out they reimburse me $800 of that. The property was in better condition than it was when I moved in. Kalles Property Management are thieves that don't care about you your family all they want is money and they will get it anyway they possibly can. Please I urge you DO NOT RENT from kalles Property Management.

We rented a house through Kalles Properties for 2 years, at a time when our credit was bad and nobody else would rent to us (due to circumstances outside our control). Our experience was mostly positive, management was pleasant and easy to deal with, and we never had any major issues. They didn't try to "milk" us for money, and were very reasonable during the move out process.

Most unprofessional company I have every had the misfortune to work with. Caffeinated toddlers are more efficient. They do what they wish and the renters are always in the wrong. They never responded when I complained of the yard matience crew blowing dirt into my bedroom over my new born child. And I received no quarter when I sent my rent on time (dated as so by the post office) and was received late because the post office lost it for a bit.

Sure I'm responsible (in a sense) but companies that care about customer satisfaction and good client relations don't behave in this manner. Will not be renewing. Can't wait to see what kind of pranks they pull when I try to get my deposit back.

1 Star isn't even deserving for this so called property management company! How they stay in business is to collect your money and when you need something fixed they will gladly tell you "NO" "NO" that's not covered according to their scripted responses. So what you're really paying for is to keep this company going. Unbelievable! They do nothing to help homeowners and why our HOA feels the need to use them makes no sense!

They are supposed to be running our pathetic HOA and they suck at doing that along with the HOA board members! I have never lived in an HOA as pathetic as this one! They have been nothing but a absolute headache to deal with! If you see this name Kalles associated with housing, RUN as fast as you can. They also have an undeserving 1 star rating in Puyallup too! They are that bad!
