If zero stars was an option, I'd put it. I have had nothing but issues with this property management. If I could, I would rent out of student living before these incompetent idiots. I rented from Huntington Lakes and lived there for 4 months. Our dryer never worked. We put in multiple work orders for the problem and I even called every day. I was their most problematic customer, but it could've been solved if they addressed issues.

We could never get a straight answer from anyone, especially when it came to move out. Now, we're at the point where we get our security deposit and they expect us to pay them money since they wanted to replace the carpets. (Nothing was wrong with them. We lived there for 4 months and have very well trained animals.) I call and there is no budging and the staff member that answered the call was quite rude. Maybe this will catch their attention as it will be cross posted to the Huntington Lakes Apartments as well. DO NOT RENT FROM THIS COMPANY. YOU WILL BE SORRY.

TEAM LYN! First of all, had I been asked this question six months ago, I would have given 0 stars (poor management response, poor maintenance, assigned wrong room size, etc). However, new manager Lyn and her staff (Jason, Sherrod) are awesome. They are responsive, competent, caring, and have a customer-first, can-do attitude. Within weeks of their arrival, the foyer was transformed into a modern, welcoming, study-friendly place.

The front door was freshly painted, the floors re-done, the extra door security installed, the pool cleaned properly, the pool deck re-done, fun games added. Most important, for three months we had been requesting a new room for our student. Once Lyn's team arrived, the matter was taken care of in days. I can't imagine anyone works harder to create a safe, fun, and attractive living and learning environment.

The worst management company to rent from and I learnt it the hard way, I rented for a year at Hunters Crossing because it was close from my office, and after I left the apartment spot clean, and they did not give back my security deposit. At the time, I was dealing with personal life issues and did not have the energy to fight with them. I rented with them again at Huntington Lakes Apartment because it was close to my work and was slightly cheaper and they initially said the security deposit would transfer from previous apartment since it is the same management, but they did not do that and asked for a separate check for security deposit and then I got the letter from CMC that they will not refund my security deposit from Hunters Crossing.

Now I left Huntington in Sep 2021, cleaned each and every spot in the apartment, never put a hole in any wall, the apartment was already really old, I had to suffer from high electricity bills because the A/C was old, I got GRU audit done which showed they needed to maintain the A/C coils and after move out they sent me a bill for 915 dollars for carpet replacement.

When I asked Michelle in Dispute Dept. what is the damage in carpet, she sent some blurry pictures which did not show any damage and I tried to speak with her over phone to resolve it and she is absolutely rude. First time, I talked to her she said she didnt have time for case, and will respond to me later. Second time I talked to her she laughed at my face, and said that is damage according to us and it was her final response to us and we owed them 915 dollars and I can go to the court if I wanted.

They have so many negative reviews against them complaining about the same issues and yet they are following the same malpractice against tenant and troubling them. STAY AWAY FROM THIS UNPROFESSIONAL HORRIBLE COMPANY

Horrible company, nothing but dishonest thieves! I have been a property manager myself for over 8 years and I have never seen a company as dishonest as this. I moved in to one of their apartments May 2020 with a roommate, the roommate lost her job during the pandemic and moved back to Georgia leaving me to pay the entire rent by myself. I paid 1398 every month, half on the first and half on the 16th along with a $200 late fee making my total $1598.

Close to the end of my lease I was offered a renewal and then the renewal was rescinded and I was non renewed because my rent was late. I paid every month, by myself, during a pandemic and paid their $200 late fee and then they non-renew me? No warnings, no lease violations, nothing! Then to top it all off when I moved out they charged me carpet replacement when this was listed as stained and needing to be replaced when I moved in on my move-in inspection form, they also charged me for a full paint when there were no issues with the walls or paint.

I have disputed these charges, CMC came back and said they would not remove the charges so I have disputed one more time before filing a small claims suit against them. Renters, please be aware of your rights by reviewing the Florida Statutes Chapter 83; Landlord and Tenant Laws. You can not be charged for normal wear and tear, which includes holes in walls, faded paint, dirty carpets and you can not be charged for anything that was previously put on a move-in inspection form.

If you are being unfairly charged, file suit, it is not expensive and judges tend to favor the tenant if you are honest and upfront. UPDATE: CMC never notified me after I submitted the last dispute and yesterday I received a letter from a collection agency. No notice, no attempt to collect payment just straight to the collection agency. DO NOT RENT FROM THESE PEOPLE.

Kaitlyn was very knowledgeable about the property and welcomed me to tour one of the units. The unit was a gorgeous two bedroom unit. I loved everything about Lake Crossings and I can't wait to call it Home. Thanks Kaitlyn you're awesome. Can't wait to see you again.

Update: We were able to come to an agreement and I am appreciative they were willing to figure this out. Because of that, I've changed a lot of my review. We had a short-term lease (btw, it was more than my new construction 4 bedroom house's mortgage) and our Move-Out Statement says we had a balance and they charged us $500 to replace carpet. We had the carpets cleaned.

Any dispute has to be done through fax or USPS. Who has a fax machine these days?! You have 15 days to dispute but their response time is 4-6 weeks. They did respond to me way quicker than that though. If you have issues with your Move-Out Statement, fax them your concerns.

They unjustly withheld money from my security deposit. The most galling was $60 for "painting". I only had a lease with them for 7 months and was very clean. I didn't put a single nail in the wall and didn't stain or mar the walls or other surfaces in any way. They then also charged me to clean the apartment. Apparently they expect the tenant to leave the apartment spotless for their next tenants. I contested the charges and got some remediation but it took two months.

If I could give this company zero stars I would. I rented through them in Jacksonville and paid my monthly rent on time even through covid. Never had any issues. I moved out early due to a job change and had my apartment spotless you could have eaten off of the floors. They took my security deposit with all of these unnecessary cleaning fees and then sent me a letter saying I owed more. I called to chat with someone on the phone and the gal who answered was incredibly rude and unprofessional. Stay away from here you woont regret it.

This my experience in Williamsburg Gainesville Fl. The day you move in they say yes to all your request (Jonathan, Melissa), after that they are rode, never try to follow, not human you'll only hear: "your request sound fear but no and period". Due this aptitude I decide leave the complex I have to paid a fee for reassignment plant (this is wasting a money and time, they never find a person to take your lease).

I have to do his job and find somebody + paid a month to the new tenant from my packet. By the end they stolen my deposit due a previous balance and leaning (This apartment was dirty when I moved in and I cleaning when leave).
