We've been doing business with costello for over 5 years & renting the same unit, paying rent on time only to be told that we have to vacate the property. we left the unit clean upon leaving only to find out they have the unit listed for rent. I don't understand after years of living in the unit paying rent on time even during the covid pandemic & this is how they treat us. 3936 Smokey fog is listed for rent.

Nobody will tell us why after years of being a loyal paying renter & the unit was left clean, why did they ask us to vacate. They lied & said the owner was selling but I see its listed for rent. That was wrong & I hope they get a tenant from hell that don't pay their rent in a timely matter. I called this morning & the young lady said the unit is still available for rent & a friend of mine went by to check & its still empty. why after 5 years of paying rent did yall do us that way.

They also have terrible customer service. I wouldn't give them a half of star but it won't let me post my review withoutchoosing at least1 star whichthey don't deserve. You don't treat loyal tenants like that.

Currently speaking to a manager, very nice, he's trying to learn the situation and see what parts are resolvable. I truly appreciate it. We also have to remember that decisions to repair/not items are up to the owners, not the management company and I may have incorrectly attributed decisions to Costello. I don't know if mgmt companies can exert any pressure on owners, or perhaps choose better owners to represent, but I'd like to believe Costello really WANTS things to be better, and will try to get the owner to do what's right. If, however, they disagree with me about the problems, that's a different story. They are very nice people and pleasant to speak with. We'll see how it goes and I'd be happy to remove my negative review.

It's been 97 days since my move in date and still no gate key! I was even told by the manager John Chamsi to stop calling him about my issues with the condo! Well, nobody else called me back, so I thought I would contact him. My condo was not cleaned (wiped down, but not cleaned) before I moved in. There was dust on the ceiling fans, the garbage disposal didn't work, (that was fixed within 3weeks) the dishwasher had a bad odor, the back balcony door didn't lock, (fixed 3 days after I moved in) the patio screen doesn't open/slide, (came off track) food spilled in between the counter and the refrigerator, and I still can't figure out what is under the stove.

My assigned parking space is poorly marked that other vehicles park half way over the line making it hard for me to park there. I spoke to other residents and they don't have problems with their management company. I wonder if the owner of the condo knows how bad they are!

The most horrible experience. They'll try to charge you for every repair in your house with no explination and try to evict you if you don't pay. This house is costing me more money than the rent money. Stay away! I should've read the reviews before Enough others with the same expirience in here. They are also very rude and thry will hang up on you if you dissagree with them on anything. You've been warned!

This is one of the most unprofessional and money hungry companies that I have ever dealt with. I have recently moved out from one of their properties and getting my money back is almost nonexistent. I got a portion of it from them and when I called and emailed I got brushed off to someone else. Still no answer and I moved out in March. I have always received my deposit back because I leave a place better than most.

So I moved after I had a slab leak in the property after being there 2 & 1/2 years. I had several vendors coming thru the property and had to live in a hotel for almost 2 months. They are charging me almost $500 for interior paint touch up when they had a professional company in to repaint after all repairs were done. The baseboards and flooring was cheaply replaced and they are charging me for missing door stops and regluing shelf strips under the sinks.

I never used the fridge for the water or ice yet I am being charged for water filter when it wasn't replaced when I moved in even after asking I was informed to buy it. The smoke detector is high in the ceiling and I would have to buy a ladder to take it down but guess what. Im being charged for it to be rewired. I'm also being charged for a receptacle that I have never seen.

I replaced the A/C filter and even left 2 because it came in a 3 pack but guess what, they are charging me for that too. The crazy part is they know all of this is not my fault even the lady who did the inspection know, but they are so crooked that they choose to cheat people out of their hard earned money. Take my word for it and find another company to rent from, especially if you're a good tenant and usually get your money back. Use this as a warning.

We recently sold our home. It was handled with detail to the contract and sensitivity to our concerns. Everything went smoothly in a very professional manner. She even helped the buyer's realtor to make sure things were right for both sides. I would use the Costello Realty again. Very happy.

Friendly, but ask them for ANY help for anything broken or needing repair in your rental? Good luck! Multiple broken things in our rental upon moving in, and nothing fixed after four months of living there. No intake filters in our a/c units, broken/missing knobs on the stove, faulty wiring with our dishwasher/garbage disposal, etc. also the walls in the unit are PAPER THIN; you can literally hear EVERYTHING the neighbors above you, below, and to the side of you do, and I mean everything. Not worth the money.

I'm updating my review after leasing thru this company for a couple years. They got more and more unprofessional over the years. Annual walk throughs were sporadic and badly timed so I'd have to take last minute time off to meet them. They also didn't do lease renewals timely so for a long time I was month to month and then suddenly they'd demand a new lease.

They also started increasing my rent, but they'd wait to do it at the last minute. The place needed updating, but they wouldn't update anything. It took numerous complaints about the ancient dishwasher before the finally stopped trying to repair it and just replaced it. Of course they replaced it w a POS. When I finally had enough of them trying to increase my rent every year, I moved.

Then it became a battle to get my deposit back. I payed a cleaning deposit and it was clearly noted on my lease, but they still tried to charge me for cleaning. They also tried to charge me for vague things like replacing doorstops (none were missing) and loose hardware in the bathroom. There was nothing loose. They're just shady AF. I had to threaten legal action to get my deposit back.

I know an attorney already suing them for shady behavior re deposits. Finally, they had a good tenant portal for paying rent and switched to some crappy website that charges tenants to pay online. So trashy and cheap. I do not recommend renting from these people.

This property manager is awesome. My AC broke, I called, they got on it right away. I had an appointment for repair within ten minutes of hanging up the phone. The contractor the home warranty hired wasn't great, but they fought tooth and nail to get me taken care of. Costello cares about their tenants, they will fight for you, great people.

Very disorganized and unprofessional. Our rental ledger on their tenant portal has been a mess since day one. You contact someone to fix it and it never gets fixed. We gave a 30 day notice and had a move out inspection on the day we surrendered it. They did not adjust the rent to reflect a vacate date in the middle of the month. And then when the next month came around there was a new rent charge for the whole month! Again, you reach out to have someone fix it and nothing happens. Worst experience I've ever had with a property management company. Only positive thing I can say is John was great. He actually was helpful and very nice.

I'm a fairly new tenant who signed a lease under the management of this company. While I was pleased with working with John in renting the condo where I reside, nearly everything else has been less than professional, to put it mildly. First, I wasn't able to get a security fob to access the premises; nobody seemed to know where it was, and who was to give it me. Then, when I was belatedly given access to the online Tenant Portal, the information on there was totally wrong and showed that I had already assessed late fees after just moving in.

Someone at the office told me to disregard this. When this was ultimately corrected, it showed a balance of zero, and not the small credit that John said I would have, due to his minor miscalculation. There were some problems found during the walk-through prior to me moving into the unit. I had expected that these deficiencies would be forwarded to maintenance, so that they could be addressed quickly. Instead, I had submit these items, myself, to initiate the maintenance process.

I had to leave town for month to settle unfinished family business. When I returned, my security fob did not work, and the HOA office told me that it was due to non-payment of rent, although the rent had already been paid. Consequently, there I was, stranded outside, with a carload of my belongings, in 108 degree heat. When I called the Costello office to get this resolved, they told me that the only person who could handle the matter was out to lunch, so I would have to leave my number and wait for a call back.

I told them that this was an emergency; I was stranded in the heat, through no fault of my own. One person that I spoke to actually had the audacity to ask me, "What do you want me to do about it?" After calling 4 times, with no resolution (I got hung up on, twice), I finally got someone who agreed to call the HOV office and work it out for me. After sitting in the 108 degree heat for a good 15-20 minutes, I finally gained access with my fob. Recently, there was additional work to be done in my unit, due to other deficiencies and, at one point, the process came to a halt.

I messaged Marian, the person who handled maintenance at Costello for an ETA. To her credit, she immediately got someone to come by to prep for the replacement of a washer/dryer unit. When I reached out to her to ask for further detail about the maintenance scheduling for the replacement, she supplied that information and I replied "Okay". Then inexplicably, she responded "You're welcome!", as if she had done something that deserved a "Thank you". (She had to be reminded about this task, in the first place!) How rude! Now, this morning, I reached out to the Costello office to clear up a discrepancy on my account.

It seems that they overcharged me on my balance. I want make sure that this is resolved, so that I don't find my fob de-activated again. I called the office, and the receptionist, told me, "I just got in" (How is that pertinent to my issue? Is it all about them at this place?). She transferred me to accounting, and it went straight to voicemail (When are these people available?).

I left a message and said that it was urgent. It is now an hour later, and I haven't receive as much as a callback. In a professional office, I expect better than this level of service.smh.

Upon leaving a home after leasing for five years our security deposit was widdled away to nothing with charges like degreasing cabinets and splitting the cost of steaming carpet that they have to replace for the next tenant anyway. I won't even go into the utter rudeness we would deal with every single time we had to be in contact with this company.

I guess it goes with the territory when you lease but these guys are pretty bad. Bordering on criminal. We had mistakenly left a $2k projector hanging on the garage ceiling. Weird how it got "thrown out" but my neighbor spoke to the guy who was cleaning out the house and told him to tell me it would be up at the office. When I called about it they told me it had been thrown away. So I'm writing this as a warning. Don't deal with this company if you can help it. They are not honest people.

I have been a tenant, in one of their rental homes, for going on 8 years. My experience has been nothing but wonderful. If any issues arise, with said home, it is well taken care of quickly. 95% of the time the phones are answered, if you have to leave a voicemail, you'll receive a call back within minutes. Just an excellent management company.

Their game is to list a rental slightly below market, BUT THEY PLAN TO GET IT BACK BY OVERCHARGING YOUR SECURITY DEPOSIT. MEANWHILE, IF YOU NEEDED SOMETHING FIXED, THEY WON'T REPLY TO YOUR CALLS/MESSAGES. YOU'RE ON YOUR OWN. They will act like youre "the best of friends" when showing their rentals, but will DISAPPEAR after you've signed the contract.

Something broken? Too bad, they'll barely reply to your texts/calls. They will pass you around. I ended up fixing everything, because they were utterly useless. On move out, WE LEFT IT BETTER THAN WHEN WE MOVED IN. We hired expensive cleaners, made sure everything is working, but they still nitpicked in order to make up the money they lost by competing with other listings.

They will charge HUNDREDS for NITPICKS. A loose towel rack (which was already loose, but wasnt noted on the walk in), loose toilet seat cover (what the hell? A plastic screw that can be twisted by hand, you dont even need a screw driver. Besides, it wasnt that loose, or else we wouldve fetl it.), loose cabinets (we never even used), and all kinds of nitpicks that can be fixed with half a twist of a screwdriver.

Not even a full twist, just half a twist. The handy man they paid to fix the nitpicks mustve been paid hundreds for minutes of work. earning more than a doctor or a lawyer. Small claims court? it's closed, so you're mostly screwed. Wished I had read the reviews here before signing with them. AGAIN, SAY GOODBYE TO YOUR SECURITY DEPOSIT.

Renting a home with Costello is the worst decision anybody can make. Lorraine, owner of this business is absolutely unprofessional. She does not know how to speak to people, she's very rude and once you sign that lease, she don't care about you. They lie and cheat and we are getting charged $1,240 for "Repairs" We left the unit spotless and in way better condition than we received it.

We have our notes and pictures to even prove it. If you still plan to go with them. PLEASE, take notes and pictures of EVERYTHING! Even the tiny little scratch on the door. Trust me. Costello will try to screw you over. Costello acts as if they are really hurting for money, and they'll get it in whichever way they need to, even if that means screwing you over. It's ridiculous. Just check out these few photos of how we left the unit. And they still want to charge us over $1k, not happening.

Take your deposit and charge you for anything and everything even if it wasn't broken when you moved out. Took 1450 in deposit and still owe over 1k?! Bull! Charged us to fix roller on glass door when it wasn't working to we'll when we moved in and they knew. They charged us to replace light bulbs and smoke detector batteries which we had done. Charged us to replace a kitchen sink that was working properly nothing wrong with. $800 to do paint touch ups?!

A BS company all about money. Never answered calls when they supposedly were gonna help us look for a new place but after we moved they were blowing up our phone. They're not straight up they beat around the bush and lie about their business. Childish and never again would recommend this company. All about one they don't care about the tenants.

We have now been in our Costello managed property going into our 3rd year, and that should say enough, but let me elaborate. Lorraine, Mark, Matt, Marianne, Brooke, and the ENTIRE team at Costello have been nothing but amazing. Follow through, detail and sincerity is the name of the game at Costello, and we could not be more comfortable nor happy with every aspect of Costello Realty Management.

I could talk about the very few little problems we've had at our home, but each and everyone of them was addressed with speed, efficiency, and respect. We have no complaints about how anything was handled. These are good people, and we've been very fortunate to have this company looking out for us.

Lorraine Costello is a liar and a thief! Don't rent from these slimy scuzballs they lied to be over and over after I rented from them with no problems for 1.5 years and they charged my deposit for things I had already paid for(carpet cleaning, etc.) I went to the house after the new tenants moved in and guess what! They did not even fix the shit they charged me for. They even charged me for power cleaning the driveway and it looks worse than after I moved out. These guys are the worst do not rent from them!

This Property Management is a real POS and the people who work there, especially Lauren. She's a rude ass bitch and very condescending. If I can give no star I would! PLEASE PLEASE PLEASE BEWARE of renting from them if you're thinking about it. They don't take care about anything when you request about a problem and wait forever on fixing anything that needs fixing. They're neglectful and it takes forever for them to respond!

For a month they slowly fix our water heater and had no hot water for a month and when we said we were moving they instantly brought in people to fix it! The first month we moved in the heater broke and it took them a month to did that! And they charge you for every little thing when you move out. The things that were already broken and you annotated that we're broken, they charge you for it when you move out.

I got the place professionally cleaned when we moved out and they charge me $250 for "housecleaning"! DONT DONT DONT RENT FROM THIS PLACE! They are VULTURES! WITH HORRIBLE PEOPLE! BEWARE OF LAUREN TOO! She's a BITCH!

Renters beware! We lived in our house for 3 years and had multiple bad experiences. The first was our A/C going out in the middle of July. It took 11 days for them to replace it. 11 days is unacceptable in Las Vegas. In the meantime, they offered to let us borrow a window A/C unit, but did not offer to put us up in a hotel or any sort of compensation, or even apology, for the extremely delayed work order.

We also had our sprinkler system leaking, so much so that our water bill was outrageous. They sent someone out to "fix" it, only to find they turned off our sprinkler system completely without fixing it. It took us several weeks to realize our sprinklers weren't coming on early in the morning any longer. By that time, most of the plants were on the verge of dying.

We bought a hose to manually water the plants, but the damage was already done. We put in another work order and never heard back. I guess they didn't care about the dead plants. When it came time for us to move out, we put in our request through the tenant portal 30 days in advance of our move out date. After two weeks without any sort of reply or response in regards to our move out, we called to inquire about the move out process and checklist.

They said they could not access the patient portal to see our move out request. However, we pay our rent and put in work orders through this same portal, and they never seem to have trouble accessing it. After several phone calls and back and forth conversations being transferred to multiple people, they magically found our request. We were then transferred to two more people before we could get specific move out instructions.

It was exhausting. We were just trying to be good tenants. Once they found our move out request, they immediately gave out our phone numbers for realtors to contact us about showing the house. We were responsible for setting up these appointments and being home for the realtors to come by. We had realtors from Costello showing up with multiple clients at the same time (awkward), and several with no notice at all.

It was an utter nightmare. We received our final deposit back (and it wasn't the full amount) after 37 days, which is in violation of the law in Nevada. That was after contacting them multiple times. We would take them to court, but are honestly too exhausted to deal with them yet again. All in all, we found Costello was very quick to act when they needed something from us, but if we needed something from them, good luck. It was an extremely disappointing and frustrating experience from start to finish. I would never work with them again.

Las Vegas landlords: It can take years to recover from a bad property management company so Costello has my strongest endorsement for property management. I have used 5 property management companies over the years and no other approaches Costello. -Easy to contact and friendly -Bend over backwards to handle unusual situations, repairs, evictions -Each employee is an experienced expert Mark Costello is a true leader and we are lucky to have Costello manage our properties as they have bailed us out countless times.

I don't have enough time to go into all of the ways this company has failed us over the last 7 years, but I can list a few. This company, just this week, took $723 out of our bank account without our authorization and then denied it all in an incredibly rude email. We ultimately had to stop payment due to fraud on the payments (it was 2 separate payments made on the same day) and we are still waiting for the funds to be put back in our bank account. Earlier this year they changed payment portals and in doing so our rent payment was submitted but never processed.

They claimed our payment was declined due INSF - but the money was there so we submitted the payment again, but again they claimed it was INSF. Both times our Credit Union verified that they never attempted to retrieve the money from our account. We, for the 3rd time, submit a payment to them and magically this one was processed - after charging us over $800 in fees.

The whole time they basically blamed us instead of looking at their payment portal or payment systems and trying to fix the problem. We had a water pipe burst in the wall of our guest bathroom, they sent someone out a few days later but in the meantime we had to live without water. The entire situation wasn't fixed for weeks and we still have our walls in the bathroom open to the studs - they never hired anyone to replace the drywall so after the plumber replaced the pipes, the shower and the toilet the walls around it all were never replaced.

Our microwave is so old that it turns on by itself. Our washing machine and dishwashing mashing both leak water all over the place when used & they claim it's simply cosmetic problems and are not worth replacing. Our dryer door doesn't stay closed and we have to use electrical tape to keep it closed so our clothes dry. The stove knobs fall off and the stove goes from 0-broil slowly over time so once you set the temp you have to go back and change it back to that temperature every few minutes because it just slides higher and higher.

We are currently filing a claim with the Nevada Real Estate Devision as well as the Better Business Bureau to prevent this from happening to other residents in the future. Avoid this place at all costs, they will absolutely steal your money.

I had a horrible experience with Costello Reality and Management! They're staff is rude and unprofessional, especially they're secretary and accountant Bonnie. The owners are cordial when they want to be but they will not honor any maintenance requests other than the ac. and will try to talk to you crazy when u tell them to talk to you with respect.

Your house could be literally falling apart and they won't do anything to help u. I regret ever using their service. They have many hidden fees and charges that come up out of nowhere, they tell u nothing about them when u sign the lease. To them you are just a dollar they don't care how important your home is to you or your children. I wish I could give them zero stars don't but waste your time or money, trust me

Just to set the record straight. I got an email from Yelp informing me of the decision to remove my review of Costello Realty & Management, allegedly for conflict of interest and inappropriate relationship. I do not know how you can get those ideas which are totally false and entirely unsubstantiated. I am just a long time customer of Costello Realty & Management.

More specifically, they have been property manager for my rental properties for many years. In addition, they also acted as real estate agent in my search for rental properties in prior years. I have no other relationship with Costello Realty & Management, but I know far better than most about how good they are in treating their customers. I have used many property management companies and can say that many are dishonest, but not Costello Realty & Management. However, they hold us accountable to be fair to tenants and to spend money on repairs and maintenance. It's just nights and days when comparing Costello Realty & Management with other typical property management companies.

1st rental management office we've had & it's been a great experience 2009-2019. We've never had any problems with the tenants. Any repairs & problems w the house have been dealt with quickly, professionally, & adequately. Repairs have been reasonable. We've been 100% pleased with Mark & his team. We've rented our house for @ 10 years & just sold it to the tenants.

All parties we're well represented & taken care of w little - no worries. Mark made it all happen & was our realtor when we sold the house. Thx so much Mark. Good man - Ryan & Jennie.

Personnel at this Property Management have been nothing but phenomenal. We are moving from CA to NV, this team (Marianne- Front Desk, Sarah- Applications/Leases, Lorraine- Property Manager/Owner, & Brooke- Property Inspector) have been all very responsive, flexible and understanding of our situation. We were supplied with all necessary materials to get the ball rolling for a smooth transition from owning our home to leasing.

We had a parking situation and Lorraine granted us leniency upon hearing back from the HOA, this contingency was in good faith and a genuine expression they try to alleviate issues before we 100% commit to this property. All in all we are very happy with the relationship and business they are providing us thus far.

If I could give zero stars I would. Every single person who works here is rude. Especially Sarah and Selena. Horrible customer service. Incredibly insensitive and zero compassion for people dealing with normal rental issues like AC / heaters going out etc. SO slow on resolving issues and I will never ever live in any of their properties again renters beware!

I can't believe the rating for Costello - I've had nothing but amazing service from them. I placed my home up for sale and thought it would take time to actually sell. I was shocked when I had five cash offers within 3 days. I was frantic when I found out the buyer wanted to move in 7 days. I didn't have time to buy and was scared I wouldn't have time to find a place to rent.

My friend recommended John Chamsi with Costello. I called John frazzled and explained I had three days to find a rental home with very specific requirements. He told me to send him my list of requirements and he would find a set of properties meeting my needs. I was amazed how easy it was and fast he worked. He even showed us during the walk through things to get fixed and put on list for landlord to handle prior to move in date. He followed up a few months later to make sure we were happy. They made a stressful situation easier for us. When we decide to buy I won't hesitate to have them help us buy a new home.

About 3 years ago I decided to go through Costello Management to look for a rental home. Costello management helped me and within 2 days I was already in my new place. During all 3 years I had no problems with them. Almost a month ago I went back in and was ready to purchase our first house. I told them exactly what I wanted in a home, my budget, and when I wanted to close by.

Here I am almost a month later and already have keys to MY new house. I could not have asked for an easier process. I never felt pressured to buy something I wasn't in love with, I wasn't showed anything above my budget, and I never felt as if I was bothering them whenever I called for updates. Thank you very much to Lorraine Costello, Matt Costello, and John Chamsi who were more than willing to help me through the process of renting and now buying my house. I completely recommend this company to anyone looking to purchase, rent, or in need of a management company.

These people are so unprofessional it's unbelievable. We moved to Vegas from a different state and these people rented us a home in a none renting community. It was impossible to keep in touch with anyone and I had to go down to the office to get answers we lived in there property for 4 months and had to move. If ANYONE is thinking about using this business I would say think twice.

Have been renting under Costello for 4 months. Never had any problems. Their response time has always been almost immediate. Had several reason to call through no fault of their own and they always contacted me in a timely manner. The online site is great for paying rent and maintenance requests. This morning I requested non-emergency service and was sent an email and a work order was issued within 20 minutes of my request. Very happy.
