Danella Realty and Management Company is a licensed real estate broker in the state of Pennsylvania. In addition to several properties owned by Danella Properties, we provide third party management to condominium and homeowner associations, financial institutions, as well as private owners. We have developed expertise in the management of difficult and distressed properties, specifically; foreclosures, bankruptcies, receiverships and other REO situations.
Management provides input, assistance and advice to the Board on a wide range of policy deliberations. Assist and advise the Board in acquisition of products and services to protect the Association assets. Administer an effective financial system for the Association. The accounting system is maintained in a manner sufficient to enable a Certified Public Accountant to prepare an annual audit report based upon an examination by the Board, officers or members at any reasonable business hour.Coordinate collection proceedings and initiate legal actions against delinquent owners in conjunction with Association attorney.

I am horrified this company's customer service and management style. Each time I've contacted our rep to ask a question or let them know about a problem, the employees make you feel distinctly like you are inconveniencing them. They are consistently unresponsive. Most recently, I've attempted to have a tree removed. In a storm in early June, a large limb fell from the tree, revealing significant decay.

The tree is dead. Not only did we have to clear the debris ourselves, but the tree has not yet been removed two months later. Today, August 4, 2020, I watched this enormous tree say from side to side, from the root. It is a miracle it didn't fall during today's tropical storm. My kids are terrified, I'm unable to sleep in my room, can't park out front.

I called Laura and she was rude and never returned my call to provide me with an update on having the tree removed ASAP as an emergent issue and an imminent danger. I'm appalled.

This management company allowed their maintenance man (Bruce) to pound not knock but pound on my door for 10 straight minutes while I was trying to put my clothes on so I could go outside. This was at 7:15 AM. To fix a gas leak that they know about for at least five days. The management company has my phone number and also gave no warning about the gas leak and having to move our cars.

When I came down Bruce made a couple wisecracks at me and when I asked who he worked for he refused to tell me that he worked for the management company. When I found out that he did work for the management company and I contacted them of course they turned it around and made it sound like I was in the wrong. How can I be wrong if they have my phone number and could've just called me.

I live in a Danella Realty managed community and have gotten nothing but stellar services from their management staff. I know sometimes I can not do certain things in our community however it is their job to help enforce the rules I signed up for. Keep up the great work.

Danella's staff is knowledgeable, professional and always a pleasure to work with. They are responsive to our requests and go out of their way to be helpful and explain the intricacies of living within a Condominium Association. We are very satisfied clients!

They drafted money from my banking account to pay condo fees two weeks after I sold the condo. Their response was to snail mail me a check which has still not arrived and they offered no apology. If you are the owner of the business, please get in contact with me.

I just like to say. I read these reviews and im laughing at the negative ones! Ive been living in Coldwater Crossings for abt 9 -10yrs now. I absolutley have nothing bad to say abt Sarah or Dave! When i go in the office for a answer to my question. I get a full welcome when i open the office door and they both listen and give thier input! They 100% give/care for this property and to the owners and renters! If owners/renters arent following the rules and regulations its thier job to remind those who arent doing what thier suppose to be doing. Ive seen it first hand!

Danella Realty & Management Co. manages my condominium association. They lack basic knowledge of planned community concepts (e.g. definition of 'limited common element'). They are disrespectful to unit owners. They dodge simple questions when they are called out on being incorrect. They make up rules/procedures on the fly and enforce them in discriminatory ways.

Even the Soviet Union would find Danella's style of governance to be unreasonably harsh. There is no due process whatsoever, they are incapable of following codified rules, abusive complaints are deemed valid by default, even with contradictory evidence. There seems to be a deficit in the analytical thinking ability of their employees. If you think you'll be okay if you pay on time every month for 10 years, and are a model neighbor - you won't be.

All it takes is one abusive neighbor to ruin the feeling of safety you once had in your home. Danella ruins the very idea of a 'community.' If I could give negative stars, I would. They run their communities like authoritarian states. Uday Hussein would blush at the lawlessness that Danella perpetuates. If you are considering moving to a community that uses Danella Realty & Management Co., rescind any offer and tell them it's due to Danella's unethical, and frankly un-American, practices.

I live in Coldwater Crossing. Its a beautiful community and could be even better if the people in charge were happier. The community has an amenity space, fitness center, pool, and a clubhouse all managed by Danella Realty. I would like to share an experience my family had today with the Danella Realty staff that serves as the property management working at the clubhouse with the hopes that it will help to make them better at what they do in the future. Hopefully a constructive coaching opportunity is found in here to help someone grow.

Below is the review I posted to Coldwater Crossing. The property management here needs leadership and coaching. Todays reflection of who runs this place is enough to make me want to leave and move far away. My kids last day of school was today and they asked me if they could walk to the tennis courts to play tennis. It was a half day and right after lunch they headed out with tennis balls and rackets in hand. Dave and his assistant at the office had other plans today.

They want to see an empty tennis court that always looks brand new and unused. I am now afraid to let my kids out because they may be harassed by power hungry office people. The management needs to learn to welcome families and treat people with respect. I will be the first to admit I was and still am extremely upset and I'm sure that came out in my voice to the manager Dave.

There is always a way to deescalate any situation and the property management here doesn't know how to do that. Tip: it starts with listening. They have their opinion and if you don't agree with it then you will more than likely be hung up on. When voicing my opinion to Dave at the clubhouse office I was told that "he doesn't talk to tenants" and that I would need to reach out to my landlord. Dave told me that my kids were riding bikes on the court and sorry Dave but they walked to the tennis courts.

It was also mentioned they were running and I guess there is to be none of that on a tennis court. Guess we should encourage our kids to stay in the house and play virtual tennis? This seems to be the management teams preference. The tennis court by the clubhouse is all smoke and mirrors. Run and stay far away from the trap. I reached out to my landlord and told her I want my rent reduced if this is the way we are going to be treated in this "family community." To all homeowners. Think through this investment as the reality of what this place is about goes way deeper than what shows on the surface. Hope this helps!

Unprofessional on almost every level. As a condo owner our association uses Danella to manage our property. We pay an exorbitant amount per month on fees and expect courteous and professional service. Danella makes us feel that we work for them. My wife has on numerous occasions contacted them for failure to notify us on work being done to our building or to notify them of problems.

We live on the top floor and if any work is being done on the roof, dust and debris will fall into our unit. When we are notified, we can take steps to cover some electronics and food on the counters. Instead of complying with this request, our representative complains about my wife to other owners (I've been in the room with other owners while on speaker phone).

Not only is this unprofessional, but unethical. If we question their actions or request help, our representative becomes defensive and combative. We pay close to $1000.00 a month on dues and assessments to live here. Is it too much to ask for decent customer service without attitude?
