I have lived at The Boulders for over 2 years now. So far so good. Maintenance is usually quick to respond and the management team responds quickly to emails. My apartment is nice, if a little worn from wear and tear. It's also conveniently located near Bryan Park and the IU campus. Rent is a bit much in my opinion, but overall I recommend The Boulders and its apartments.

Heidi was the most unprofessional leasing agent I've ever worked with. She promised to send me my lease multiple times after my application was approved (credit ran and everything). She never sent me the lease paperwork and then told me my apartment was given away by her coworker. Heidi's lack of communication with her coworker and slow response time to send me my lease resulted in it being given away to someone else and my credit being dinged for no reason.

She tried covering up her mistake instead of owning up to it by saying I needed to pay the security deposit BEFORE even signing the lease, which is completely unheard of. Not once was this mentioned to me until after she had already given my apartment away, and no single person in their right mind would ever pay a security deposit before even seeing the lease agreement.

I need to know what I'm paying for! Not to mention she never even sent me the lease so I wasn't even given an opportunity to pay. So now my credit has been lowered and I have no apartment. Not worth the headache to sign with Deer Park.so unprofessional.

Been renting from Deer Park for years. The College Mall Apartments community is a perfect location, close to everything. Bloomington Transit bus stop conveniently located on 2ND ST. Management is great and no-nonsense. Email and apps make them easy to contact and make payments. Grounds upkeep is fantastic. Maintenance requests are handled promptly.

I have been living here for two years and I liked it. The Deer Park staff are very supportive for maintenance and dealing with urgent situations. The neighborhood is quiet and I never had trouble with noises.

Bart Villa is pretty nice. Courtyard is very pretty. The apartments are old, but priced well for how big they are and how close they are to campus. Haven't had any issues with management. The neighborhood is nice.

I have moved here in August (2021) and since then "I am simply loving it!" The apartment was already clean when I first came which I was super excited about! Maintenance is good! They are quick to reply to emails and the location is simply amazing!

I've been renting here for almost 2 years now and it's been a positive experience. When I've had a maintenance issue they've been quick to respond and resolve the issue. They answer emails and inquires quickly.

I have been living here for a couple years and my experience has been great. It's great value for a student and they even offer student's a small concession, which helps cover internet costs. My appliances work great and I only once had a problem with the fridge, but maintenance immediately replaced it. It's a good community and a good place to rent from.

I have been rent for years. Deer Park is among the most satisfied. As we know that there are miscellaneous issues for renting, Deer Park management team have always taken care everything professionally. I have seen humanities in there service. If you want a affordable place to live with high quality service in B-Town, Deer Park's facilities are a good choice. The life will be very easy when people take care each other.

We had our air conditioner stop working over the fourth of July weekend, and it was very hot. We were extremely concerned that we would have to wait until Monday to have air conditioning because the repair person was not available. To our surprise, a maintenance worker showed up very quickly with two window units and installed them the same day. Many other landlords or management companies would be unlikely to deal with this or feel concerned about the health and safety of their tenants in this kind of situation.

He said when it comes to air conditioning when it's hot outside, he was told by the company to deal with it as quickly as possible. The central air was eventually repaired, and in the meantime we had the units to keep the place cool!

This review is for Bart Villa Apartments. Avoid these apartments if you can. Most of the leasing office employees and maintenance are nice, but it doesn't make up for the terrible apartments. The washers and dryers are in the basements which consistently flood, and are also not maintained well at all so they're always dirty. The last few months I lived there, I saw huge rats running through the parking lot and into the buildings. Tenants are supposedly fined for leaving dog waste outside, but the entire back yard of the apartments wasn't even walkable because of all the dog poop. Walls are paper thin so I could hear EVERYTHING in the hallways and apartments next to mine.

We had loud neighbors on one side that consistently woke us up at 2 or 3 AM because the baseboard heat vents let sound travel directly through them. The apartment also smelled like weed because our downstairs neighbors smoked constantly. Our air conditioning went out three times, sometimes for up to four days, and they never subtracted anything from the rent even though heating and air are supposed to be included.

In the last few months of our lease, there were tours constantly going through the apartment. One day we had three tours and barely 24 hours notice. When we moved out, we left the apartment in excellent condition and still got charged $350 to repaint the walls. Maybe the other apartments managed by Deer Park are nicer, but Bart Villa is a joke. We went to the effort of moving 5 minutes away to better apartments because these were so terrible.

The Boulders are a hidden gem in Bloomington. close to campus/Bryan park, quiet, pet friendly, and a lots of space for a reasonable price. Leasing office is friendly and responsive.

Do NOT rent from Deer Park Management. My son lived at Bart Villa for three years. When he moved out, he requested a walk through to see what assessments were going to be made against his security deposit. He was told by a maintenance worker and an office person that the apartment looked great and they weren't going to have to do anything to it, except replace the drip pans.

Imagine our surprise when his security check was returned (after the 30 day period prescribed by law) and he was also assessed $214.00 for paint and $76.00 for carpet cleaning. After two years in the same apartment, these charges would be considered normal wear and tear by any reputable management company. Management even asked to take pictures in my son's apartment while he lived there to use in their brochures since it looked so nice! I repeat, do NOT, rent from Deer Park Management!

I have lived in The Boulders at Deer Park for over 4 years now and am extremely pleased with the facility and staff. They are very accommodating, understanding, and quick to resolve any maintenance issues you have. It's a great place to raise young ones and they allow pets! Highly recommend!

I have been a resident at the Boulders for 2 years now, and love the apartment. The management has been helpful and accommodating. They always reply to maintenance requests quickly and they check with residents to make sure that the repairs were done properly after the work is complete. They even brought us a brand new dishwasher after we moved in and they had trouble repairing the old one that was leaking. The area is very peaceful and quiet, and the grounds are kept up by a professional landscaping company. There are always lots of birds, rabbits and deer around the property.

This place is horrible. Will not be staying here. Cannot wait to move. All things you will be thinking when you move in. Management is so terrible and they will condescend to you and treat and talk to you like garbage. Only descent person there is Valerie. She's the only one you can talk to about any issue and expect not to be talk to like you're trash.

She respectful. The leasing consultant Heidi is the most disrespectful person you'll ever talk to. If you have an issue to talk to her about you might wanna just go ahead and get high blood pressure meds because you'll need it if you move here. College mall sucks. The apartments are old. The pool is disgusting. And when I move out they will probably TRY to take all my security deposit.

Even though when I moved in there was cigarette burns and some kind of red dot stains all over our carpet. DO YOURSELF A FAVOR. PAY ATTENTION TO THE REVIEWS. DO NOT MOVE HERE UNLESS YOU ABSOLUTELY HAVE TOO! Trust me!

Do NOT rent from this management company. Please read their reviews on social media, even their own, now defunct, Facebook page. Numerous complaints have been brought against them throughout the years, unfortunately, formal lawsuits are costly and time consuming and they bank on that knowledge. When you move out they steal your entire deposit no matter the condition of your apartment/condo and so you wind up financing the upgrades for the person moving in after you. Furthermore, they do not let you drop off your rent check in-person because they try to avoid face to face interactions with their residents by any means necessary thus avoiding complaints. Please do your research before renting with them as it will be quite telling.

My roommates and I haven't had nearly the amount of problems as the previous reviewers! We've lived in the College Mall Apartments for a year and are staying for next year. Our apartment is a good value but not super deluxe by any standards, but everything was in good repair when we moved in. We are very close to multiple bus routes and lots of businesses.

Management has always been more than fair to us and quick to respond to any issues that came up. Maintenance was generally able to come out within 24 to 48 hours depending on the issue. Our leasing agent generally responded to phone calls and emails within 24 hours, even over small issues. We had some trouble with billing at the beginning of the year but we were able to go to the office and straighten everything out and it was an honest mistake.

Deer Park has been making some small but noticeable improvements over the course of the year like fixing potholes, removing old shutters, adding in nice signs, redoing roofs, and adding security lights so I have high hopes things will continue to improve!

If I could give Deer Park 0 stars that would be more accurate. I wish I had paid attention to these reviews before signing! Everything is true about maintenance, staff, trying to get a hold of people at the office, and they are liars who will steal your money. I only lived there 3 months before getting a better job and moving. When I moved in there were pile of bugs in the corner, the air conditioning was not working, the apartment reeked of mildew, and someone had used the toilet and not flushed it. Amy did my move in inspection and spent very little time in the apartment.

I emailed her later that the apartment had damages to the walls and carpet and she confirmed she received the email. The air conditioning took over a week to be fixed and my apartment reached 87 degrees. No adjustment was made to my rent. In fact, when I moved out 3 months later the thermostat was still stuck on 74 degrees, even though I had called starting in July to have that fixed.

I had to call 911 twice in my 3 months there because of drug use. While my upstairs neighbor was talented, he was also a music student, as College Mall is close to the School of Music, and the apartment was not quiet. The grounds are over run and the parking lot has so many huge holes that would cause significant damage if you drive over them. I was then charged to repaint the apartment because of the damages I emailed Amy about.

She told I wasn't charged the full amount and it was prorated because it was due to be painted anyways. (this should be basic wear and tear) but in the same sentence she told me she knew I did the damage because the apartment had just been repainted before I moved in. So unless it is standard to repaint entire apartments every 3 months she lied to me.

She also said it was repainted because I left one of those photo strip off. Uh.they don't damage walls! I ask for a picture of this damage done by the strips and got an email back saying "the charges stand". Well played Deer Park, you are liars, unprofessional, and have terrible properties, but you made a little money off it.

For the love of God, DO NOT rent from these people. Don't do it. I've lived in lots of apartments over the years and I've never dealt with such a shady property management company. They will steal you security deposit and then send you an additional bill for some random standard wear and tear reason ("the 10 year old carpet by the front door looks worn").

After speaking to the someone from a certain legal office that caters to students, they alluded to the fact that this company is known for ripping off people (stated as "we get lots of complaints regarding Deer Park") and preying on international students.just do a little research before you sign, there are plenty of excellent landlords in Bloomington

Stay FAR FAR away, this company is the biggest scam in all of Bloomington. It will lure you in with appealing pricing, but then forget about you once you sign the dotted line. They are in court every year for stealing security deposits and charging additional fees. They will send you a bill with no actual receipts and just state that certain things cost what I assume is what they want to charge. STAY AWAY!

This might be the best advice I give all year. Take you business elsewhere and let the suckers take the hit you will be happier at the end of the year. Just look up Deer Park Management in Court again on Google. If I could give it ZERO stars I would.

I've lived in the College Mall Apartments for a little over a month now and it's been great. The apartments are in a great location with a gas station and grocery store within 5 minutes walking distance. If you need to go any further there are bus stops that are that close as well. The neighbors are great. People are friendly and very diverse. It's a quiet, relaxing apartment complex but with the pool and the playground there's always people around and something fun to do.

The management is great. The central air went out about two weeks living there and they had it fixed within another week, and also provided a window unit for us while they were waiting for parts to come in for the air conditioner. They were friendly and helpful and always respected our apartment. Overall, I really enjoy this apartment and I'd recommend it to anyone.

To keep things short: 1. Unethical company - you will not get your deposit back PLUS they will likely make you pay more. Even if you disagree with the charges and have proof to dispute, they will submit your name to a collections agency (mine was Fair Collections & Outsourcing FCO). I felt scammed on my way out the door. 2. You will not get any maintenance help.

Plan on maintaining the apartment/townhome on your own, at your cost. 3. The actual unit I was in was very nice - the Boulders on S.Weatherstone lane. It had very nice landscaping outside and a good layout inside. Deer Park Management is nice when it comes to you signing a lease, but then they leave you hanging during your lease, and then they take all your money when you leave. The reason for my one star rating is because of item 3 - otherwise it would be a 0!

I lived at Bart Villa for about two weeks about a year ago. We moved in, discovered right away that the place was INFESTED WITH COCKROACHES AND BLACK MOLD, and quickly decided to leave. They sent over an exterminator (who we were told by someone else that he was 'in on it') who told us that we didn't have an infestation at all. Some other repair men came to give us all new cabinets (a ploy to convince us to stay?) and literally hundreds of roaches spilled out from behind the sink.

They agreed to let us break our lease, but refused to give us back our deposit or half of the first month's rent (since we only stayed two weeks). We didn't have the money to get legal help, so they walked away with about $ 1100. We walked away screwed out of our money and homeless. The staff here are very 'helpful' and sweet until the moment you sign the nearly 20 page lease agreement. I'm relieved we convinced them to let us break our lease, but they were horrible to us as soon as we told them about the roaches.

Upon move-out, my roommate said something along the lines of, "We want our money back and we're willing to get a lawyer". The woman leading the inspection replied with, " Yea, we are kind expecting that". Sadly, we couldn't afford one, so they got to keep the cash. These people are legendary for screwing people over (check reviews on apartmentreviews.net or just google). Unfortunately, I wasn't smart enough to look them up first.

Please don't ever do business with them or move into their buildings. Bart Villa is kind of on the cheap side, but I'm sure you'll still see the bad service I received. If you want to save yourself from stress and having your money practically stolen, don't live here!
