Jessica Byers has been wonderful to work with! While touring the property she had answered all of our questions and was very helpful with taking us into the next steps of submitting an application. Once submitted, she was very quick to get back to us and answer any finalizing questions. We had no communication issues! IMPOSSIBLE TO REACH SOMEONE AFTER YOU HAVE SIGNED YOUR LEASE I am coming to the end of my 1 year lease through Dodson Property Management. Over the last 6 weeks, I have been trying to contact Dodson regarding questions about Notice to Vacate. I have called and emailed REPEATEDLY with no response. Maintenance is always great, responsive, and that is appreciated. All other type of inquiries are met with crickets. Please do better and please respond to my questions!

We submitted an application for a property under Dodson on 3/22/22 and by 3/29/22 I was approved! Michael Snipes was and is amazing! He communicated with me through the entire process without missing a beat as well as answered all questions we had. Not to mention he made sure to make me aware of options to save on move in deposit! I've already recommended Dodson Properties to a few friends and will continue to do so!

Working with Ashley as my property manager has been wonderful! She responded quickly to all my question prior and after moving in. Maintenance as well has been great coming in the day of a request was put in and being kind and Courteous. Only complaint I have is not being able to get in contact with the property prior to receiving a accepted application to view properties or for general questions as the main phone number listed does not work.

I just moved into a property managed by Dodson and I must say I've been very impressed with the communication, service and professionalism. I worked with Jessica and she has been awesome. Anything I had a question to she answered it. So far I haven't had any issues because I'm a new tenant but she assured me that they would take care of any concerns I had.

She met me at the property on my move in date, walked me through and took care of anything that she saw needed to be handled. Dodson Property keep up the good work and definitely keep Jessica!

We have rented with Dodson for the past year in a home and it has been nothing but great! Everyone is always responsive and our work orders are always completed immediately. The entire experience has been amazing and we just renewed our lease for another year! Specifically, Gina Hill and Matthew have been great to work with!

Terrible company to work with. As an owner of several smaller, lower rent properties. Dodson doesn't seem to care about small business owners of only a few properties that don't generate much income for them. These were easy properties to manage with established tenants that wanted to stay for a long time. Dodson repeatably made maintenance issues difficult.

They would ignore reported issues for several days, causing the tenants to call owners. The contractors they select would frequently over quote repairs and not properly address the issue. What is reported to be a small issue could really require a more major repair. Dodson doesn't care to figure out if something bigger is happening at the property, seeking to simply close the maintenance request as quickly as possible.

Their "inspection reports" are worthless. There could be a major issue at one of the properties that is completely missed by repeated inspections, if they are done at all. Inspections miss things like cabinets falling down, the floor sinking in, water damage, etc. When a tenant reported a water leak, it took Dodson about 20 days to determine that the leak caused significant damage ($10k+).

It was made worse because of the length of time between when the tenant reported the leak and the Dodson contracted repair person to stop the leak (3+ days). Over the 5 years of managing our property, things just got worse and worse for the properties. I finally cut ties. If you are an owner, stay away from Dodson.

Since our rental property was taken over by Dodson last month, the difference is night and day. Our property manager Mackenzie is amazing. Small issues that would normally take weeks to hear back about from our old landlords (if you were lucky enough to get more than a one-word email) were addressed with an urgency and compassion that speaks volumes for the new ownership.

I would typically never take the time to review a property management company as a renter but Dodson is clearly an exception. Thank you Mackenzie for your truly above-and-beyond service that compelled me to write this review and (never thought I'd say this but) thank you Dodson for buying our property!

We had only dealt with private landlords before we found a place that we loved that was managed by Dodson and we were weary about a large company. Jessica was available and down to earth through the entire leasing process. She addressed all of our concerns and made the move in process smooth. Dodson also handled a maintenance request within 24 hours professionally. Couldn't have had a better experience considering the property market in RVA.

I applied for an apartment and NO ONE has gotten back to me (over 10 days ago). I paid my $150 and monies for the deposit bond which they readily withdrew from my account. I have made several attempts to call Hopper Lofts and Dodson directly and no one is responding. I no longer would want to live heer nor would I ever recommend anyone to think about living here and I want my money back or I will file a small claims suit to recoup it.

Update: Still not able to get into contact with anyone and i usually call between 11Am and 4pm as i am at work. The lady who answers is sweet but cant really do anything. You have to work on answering phone calls and properly communicating with your clients. this is week 2 I've been calling with no contact? are all your properties rented already cant be your site is full. please have someone call me or reach back out.

I've have been trying to schedule a viewing for a property for about 2 weeks now. every time i call no one answers or the lady who does answer doesn't seem to be able to do anything or know what to do. i was only looking for a 2 bedroom and now i don't think the one i was looking at is available. Also they say i don't qualify for some of the places but they also don't give you the option to have a cosigner before they just decide that you can't afford it. I'm just looking for a home Dodson health a single father out.

Living in a two bedroom with all amenities included. Paying my rent on time. We have been without hot water, heat and electricity for over a week with my 7 year old son. I have received no follow up. I have emailed, text and called for days. Maintanace came and said there will be coming to fix it. 2 days have went by, still no response. It's supposed to snow tomorrow. I literally don't know what to do.

We worked with Jessica Byers who got us approved for a rental property, and she was a joy to work with. She was also extremely responsive, communicative, and kind. We really appreciate her support throughout the process, and Dodson is lucky to have her!

Me and my wife have been in this rental for 4 years. During this this time we have had poor service from Dodson. We have been in our cold home for 8 days because the unit is broke. Called Michael Snipes various times no answer. Would not even return calls. Going on second weekend of temperature drop because of bad weather. They don't care.

Dodson has been a great company to work with so far. The people are responsive and attentive. The property manager, Matt, is knowledgeable and seems to really care about the properties and helping future tenants find exactly what they are looking for. Both his overall knowledge of the properties and his attention to detail was extremely helpful and aided my decision making tremendously. Appreciate you, Matt!

I'm already having a great experience with Dodson. They just took over the property I'm renting in Oregon Hill; I was concerned about some packages being delivered while I was away. Garrett Lewis, the property manager for my rental, went out of his way to help me out with this matter personally. I want to commend him and thank him for his kindness and consideration; I would certainly recommend working with him. 5 stars for Garrett; I'm looking forward to continuing to be in communication and working with him.

We lost our heat Wednesday. A repair order was place upon that time. We spent thanksgiving elsewhere and put another request in Friday. Then I called another 3 times Saturday. Saturday night, the power in a room went out and hasn't turned back on. Throughout the day Sunday I called another 3 times. All for "emergency maintenance". This morning I called another two times. Telling them we've been out of heat for 5 days now while it is below freezing out.

They kept telling me someone would call me. No calls came, FINALLY after being a bit rude and telling them it needs to be fixed today, I got a call within 15 minutes. Someone then came out within 30 minutes. He stated to me that he was working all weekend and never got a call to come out. He felt really bad about it and I could tell. But, he was a technician.

He couldn't even fix the problem. He made some calls and said that someone should be contacting me soon. No one did. After 5 more calls to our property manager, I decided to call the technician to see if he heard anything. He was shocked to hear that no one called me at that point. He called the electrician and they came out within 30 minutes and fixed the issue in about 20 minutes.

We waited 5 days. UNACCEPTABLE. I'm so disappointed with the customer service and lies. We've blown fuses and have stacked up a high bill by having to rely on space heaters and staying elsewhere. I will never recommend Dodson to anyone. Why even have emergency maintenance if you don't consider it an emergency and wait 5 days and 15 calls made to attempt to fix the issue? DO NOT RENT FROM DODSON! They do not care about you sitting in your house for almost 6 days without heat when it's below freezing.

STAY AWAY from Dodson properties! They're completely incompetent, unreliable and don't care about their residents. For example: Our trash situation is out of control and disgusting. I attached a few pictures of our most recent trash issues. It's impossible to even walk to the dumpster to throw something away because of all the trash around it. Not to mention the smell and bugs everywhere. Dodsons brilliant solution is to send one of their employees over here once a month to shovel the trash into the dumpster.

In the mean time everyone living here has to deal with the smell of hot garbage in the air and ripped trash bags all over the parking lot. In case your wondering, the trash bags are ripped from raccoons and other animals breaking into them and pulling old food out. They refuse to fix the issue and instead have blamed it on the Trash Fairies service we had.

They canceled that service and expected the problem to go away. It hasn't and it's gross. My girlfriend and I moved in when Fulton Hill was managing this property. We had two dumpsters here and not one trash issue. Dodson removed one dumpster when they bought the property and now the smell of hot garbage seems to be the norm and they don't care. Also, good luck getting anything fixed.

We had to wait about a month to have our broken toilet and faucet replaced. It seems the only way to get anyone over here is to complain to the property managers. I'm not the only one angry about these issues. I've spoken to other residents who aren't happy about it and haven't had any luck getting Dodson to fix these issues. The sad part is my girlfriend and I love this apartment but Dodson has made this community unlivable. Many other long term residents have also moved away. There's many more issues I can complain about but I think this is enough for now. DON'T RENT FROM DODSON
