Morgan Properties does not enforce rules and codes. Saratoga Crossing, managed by Morgan Properties, lets dogs run without a leash, pet rabbits run on the lawn, residents swing golf clubs hitting golf balls near windows, or play tennis, soccer and other sports under and near your windows, dogs bark for long periods, tenants wash and fix cars for hours in the driveway and garage making the driveway not accessible, tenants' hoses run across the private entrance way to your unit, so you can trip. Residents leave unsightly personal property on the common lawn that is not their terrace or patio. The office at the complex only occasionally answers the phone. Morgan Properties does not provide email addresses to the corporate office to make a complaint.

My lease was renewed in December 2021 the property manager at Laural ridge did not want to renew my lease because I received funded payments made by the government assistance covid program, the manager said she would only renew my lease if I wasn't ever late again or she will evict, no pay to stay but evict (why? When there is no balance) Me without proper reason just because I recieve help with my rent. there are no balances left and no other violations of my lease.

Just that I got Covid funded help with my rent. Well it's June and I will be late this month by 10days (which the late fee will also be paid) no balance everything paid In full, I'm praying to God she doesn't evict me because then I will have a lawsuit, I have emails of her telling me the reason why she would evict me and all the emails from my caseworker for my ERAP funds, other than that I love our property and don't want to have to leave, I am a single mother and with inflation my rent is what I pay first.

They are raising my rent 10% to live in a terribly 'renovated' apartment in a suburb in NJ just because they can. I pay my rent on time every month and never cause any issues but that doesn't seem to mean anything to this company. They gave me less than 15 days to 'figure it out'. Wouldn't suggest ever renting from this company.

To clarify for the business owner, I've already reached out to the local office and raised my concerns and they were less than helpful which is the ONLY reason I've provided my experience on this platform. I am not someone who posts on YELP ever but I'm so disappointed with how this was handled, I felt it was necessary to share this with prospective residents.

I was informed that there is no negotiation, they receive 10 of these calls a day and it's due to supply and demand. so we're quite literally being price gouged. 10% (for a 12 month lease) is an unreasonable percentage to increase rent. Couple that with giving current residents not even half a month to figure out where they will live if we can't afford this new rate is extremely damaging to mental health. In addition, this apartment is not even close to worth what the property is asking, which makes it worse.

Morgan Properties will continually hike up your rent payment. We started renting here a year ago in 1/21 and the monthly payment was $1,300 a month for a 1 bedroom with a basement. An entire year later and they're now charging new move ins $1,950 a month for the same standard size. The only size that comes with Burnt Mill haha. Our neighbor has lived here for 10 years and as of a few weeks ago, they've put his rent up so high that he can no longer afford to live there. You'd think after a decade of religious payment of rent, you'd get some type of understanding as a trusted customer and tenant.

But no, Burnt Mill and Morgan Properties do not care about you. They force you to live in dirty, filthy, black mold infested apartments. Their maintenance men are extremely unprofessional and have no idea what they're doing. They attempt to enter your property when you're not home so they can complete a shoddy job and leave before you get home.

The main maintenance man lives on Burnt Mill property so he's literally there 24/7 but doesn't respond to emergency maintenance calls for multiple days. Our upstairs neighbors bathtub and shower were leaking onto our basement floors for over 8 months without any action from Burnt mill. It took me storming into the front office and not leaving until they sent out a maintenance man (luckily the man from Roberts Mill, not the Burnt Mill maintenance man) and they finally fixed the leak. Rosemarie is aggressive and can be heard having phone calls outside stating things like "I'm gonna f*@ckin kill you" etc.

If you call the main office they just claim "omg I don't normally work at this location I have no idea what you're talking about". If you'd like to live in black mold, and be overcharged for an apartment that barely has functioning appliances from the 1970s, by all means, spend $1,950 on a falling apart building that will make you sick. Edit: 1/17/22 Kim has responded only to my mention of their hike in price up to $1950 from $1300 in 1 year.

Sorry Kimberley, we decided the first week we moved into a Morgan Properties location that we wanted to immediately break the lease. Unfortunately, we stayed the entire year lease, only for continues sewage blockages, leaks, black mold, etc. in my apartment. ***KIM B. is not a real human and does not care about us living in filth, raw sewage and black mold, she's only concerned about money***

Hi, I won a legal judgment for $1141.21 on Dec 9. 2021 against Morgan Properties and Lakeshore Drive Apts in Cincinnati, Ohio. I have not received my money I am owed due to living in a unhabitable Apt. managed by Morgan Properties! Can you please have someone from your legal department contact me about payment of this debt! I moved into my apartment on Oct.1, 2021. I fell for the marketing ploy of "luxurious" and new appliances. Two days before I was scheduled to move in, and after reading some consistently bad reviews, I called the leasing agent to ask if I could see the apartment. Morgan Properties policy is to NOT LET YOU SEE YOUR APARTMENT PRIOR TO MOVING IN. NOT A MINUTE BEFORE.

After I got my keys, and with the moving van behind me, I arrived at my new apartment. Now please understand, I had spoken to the leasing agent to make sure it was clean and ready and she said that she would go over personally. AFTER ALL, MORGAN PROPERTIES ADVERTISES GREAT SERVICE AND CLEAN APARTMENTS UPON MOVE IN. MORGAN PROPERTIES HAS A 100 POINT CHECKLIST TO MAKE SURE ITS APARTMENTS ARE READY TO GO WHEN THE RENTERS ARRIVE. ALL EVIDENCE TO THE CONTRARY. WELL, THE APARTMENT WAS ABSOLUTELY FILTHY. THEY DID NOT CLEAN. BLINDS MISSING. (SLEPT ON THE COUCH FOR THE FIRST WEEK) THE KITCHEN FLOOR WAS FILTHY, BUT SO WAS EVERY OTHER FLOOR IN THE APARTMENT NOT COVERED BY A RUG. BROKEN KITCHEN FLOOR, FILTHY AND NOT CLEANED OVEN. (I couldn't open the oven door because it got jammed on the wall-easy fix-but now there is a little gash in the wall. ) The buildings are old, and they have not updated the buildings.

The hall carpets are ragged. My door is chipped, blotted (pretty embarrassing) and all of the vents were caked with dirt. Speaking of dirt, I've included pictures of the light switches. I had NEVER seen anything more dirty. Nice big porch.mine was loaded with cigarette butts. Looks like I am running out of space, so my warning for you is do not believe these people or their misleading ads. (there was a drug murder, very loud, late night parties, and no physical security- people park where they want and go the wrong way down the 1 way street. If u say something to them, you just get a major F.U. Last picture is the best. Total grease/oil below the sink. This place still smells.

The photos will tell you alot. MP are sad. They hire managers doing covid who are just evicting people. You pay your rent, have bank statements showing its been paid.the still send emails stating you didn't pay while also sending email on the first of the month stating its been paid . Then take you to court. Kim i tried speaking with you via emails and facebook.i told you i have pains in the fingers etc.

Can you call you ignored me. waited never responded. ledgers are falsified CERTIFIED BANK DOCUMENTS AND EMAILS SHOWING PAYMENTS ARE. AS IS THE PICTURES OF BROKEN DRYER FOR MONTHS TOILET HOLE IN WALL. LEAKING SINK.ETC. Its not in the ledger thats manipulated to justify bogus cost.charging for bge that's paid to bge. WHY CANT YOU CALL AND GET THE EXACT STORY.i can't text anymore it hurts. months gone you never replied the facebook or emails

Literally the worst property ever do not deal with them in any type of way employment or living there very unorganized just the worst property ever especially Henry on the park and incorporate Does not give a damn so save yourself the headache.

My place was very clean and most appliances brand new. The Property Manager, Becky Fox and her Assistant, Joanne (Guihua) were wondering! These ladies were so professional and courteous. Best on property staff ever! Everyone worked well and really did their jobs. Becky & Guihua are no longer there and neither am I.

Nice friendly staff. I was seeking a two bedroom unit or 3 unfortunately they only have max of 2 bedrooms. I did view a two bedroom unit at 824 ft for $1400 too much for the size of the unit. Inside unit is beautiful additional storage space is extra monthly. No shade but everyone seem to be trying to get pandemic money from tenants and a lot of people are just starting to comeback to the workforce. As for my standards over priced.

Let me just tell you that Ryan and Angie Boots are incredible! I have never had such great service, oversight, and attentiveness to my needs. I had some serious concerns regarding some property issues and they were handled with professionalism and ease. I sleep better at night knowing these two are there for me when I need them. Thank you both so much for all that you did to resolve my issue! I wish I could give 10 stars!

This place is so unprofessional! They were suppose to come fix the basement bc there's sitting water and black mold in it. The mold is growing like crazy and of course they still haven't been out! It's going on 4 weeks now and still no one has came out to fix the problem. the last owners said the basement has been wet for 20+ years. This should've been sealed a long time ago

Don't bounce a check with them even on mistake. They will forever make you pay in cash at a grocery store with an extra fee monthly. I adore my apt and where I live. I truly loath the corporate entity that is Morgan properties. You can't ever talk to corporate, the poor people who work here don't last because I am sure they grow tired of having to deal with your unforgiving policies and procedures.

Our maintenance staff ALL left at the same time probably because of your insane rules and regulations. I planned to stay a few years but I really don't think they care one way or the other. Heck you probably want me to go. I am tempted to show up with their rent in pennies at the Corp office. Have a little heart people

I applied for a house through one of their listings. In the application it asked specific questions about work, landlord references, and pets. Even asked for the pets breed. Filled all that in and got accepted. Set an appointment with them which required me to take a day off from work. Only to find out at the appointment they don't accept my breed of dog after I filled it out on the application and had been accepted. This place is a joke. Very unprofessional.

I live at Place one in Plymouth Meeting. We were having excessive noise from our neighbors after 10PM almost every night for a year. We had reported the issue to the previous resident services manager who was dismissive of our issue and told us that this is communal living, get used to it. Once she left as our resident services manager, we once again documented & reported the issue & Lexus our new resident service manager immediately addressed the issue.

It took a while to fully resolve, but Lexus was very attentive to our concerns and regularly followed up to check in and make sure that the issue did not re-occur. We are very happy with the result and the attentiveness Lexus showed to our issue

They do not return phone calls, trash piled up. Garage gait dysfunctional for months. It's not what we signed up for. The previous management was on top of everything. I went without heat and AC for 5 days, granted, at the time it was comfortable temperatures outside. But even when maintenance showed he complained about being the only one to service our entire complex.

Absolutely love you guys! I have had zero issues with this company since I first signed with them Oct 2020 when moving from out of the area to here. We were in a tight spot and they were the only ones who got us in THE NEXT DAY after looking at the place one realtor even staying over to accommodate for my husband's work schedule so we could look at it!

I will highly recommend them to someone in need of a home any chance I get! Oh not to mention we have a 3 bedroom 1 bathroom (huge apartment) and only pay $699 sooooo.just saying

BEWARE! The front office staff that assisted us in the move-in process was exceptional and made us excited to lease with Morgan Properties short-term. However, at move-out they use outrageous tactics to bill you erroneously. All our furniture was out of state and we used a roll-out bed for our time there but we were billed $50 for a box in a storage unit associated with our unit.

We never used a storage, went into a storage or had any reason to check the storage at move-in or move-out because we never needed to use it. It's an open access space and ANYONE could've placed a box there. They refused to remove this charge. Opening the blinds the day before move-out, I noticed the outside window pane was cracked (they had men outside working in the lawn/plumbing etc) I notified them immediately and was advised by the front office we would not be billed for this.

They charged us $225! The pane is not broken inside the unit only outside from the street but they bill us for it. I don't know who broke the window, I just know that I or spouse did not. We were billed almost $200 for carpets to be cleaned and we NEVER wore shoes in our unit the 90 days we stayed there. I could go on with more details of several items like this that they billed us for and threatened to turn us over to collections after they took our entire $500 deposit and billed us an additional $70.

Find another place with better reviews or BEWARE they will nickel and dime you and use any little thing to take advantage of their position. I have attached photos from my move-out.

They sent me the inspection report with pictures. I wrote to collection department and got an email back that they still don't have my file yet. As I wrote in collection department, a lot of things were the way as my move out looked like when I started my lease back in 2017. Also there are things in the report that are not damage related and they want me to pay for replacement.

It took me two years, eventually having no choice but to take legal action, to get Morgan Properties at Elmwood Village in Elmwood Park, NJ to repair major plumbing problems that ended up taking them less than two hours to resolve. They are far more concerned with plausible deniability than any of the buzzword euphemisms in their PR material and on their website.

The office staff cursed at me and called the police one of the times I was attempting to address the problems, for no other reason than I was daring to insist they do the bare minimum of their jobs and comply with New Jersey law. The hot water in the shower was scalding for those two years. The only responses from Morgan Properties were to list the maintenance requests as "Work Completed" despite no work being done, let alone completed, and then to blame the city's water main for a problem that was resolved without anyone touching the city's water main.

There was also frequently raw sewage backing up in the tub drain. of a 2nd floor apartment. They spent some astronomical amount of money two summers ago replacing the roofing, siding, exterior paint, and landscaping, but the interiors of the apartments are dilapidated - paint peeling, cracks in the walls, holes in the window screens and some windows without screens, roach infestation. among other problems that they will not address unless they absolutely have to (like if you get the state building inspector involved) and even then will act like you're the one being unreasonable.

I expect that even with all of the photo and video evidence I've collected and will add to when we vacate at the end of our lease - which we could do anytime because Morgan Properties has breached that contract since the moment it was signed - they will not refund our deposit even though I've personally repaired several of the problems that I documented before we moved in and thus the apartment will be in better condition than we found it.

It honestly isn't worth fighting them over it, even though I would have a field day eating their lawyers for breakfast in front of a NJ Superior Court Judge. It would have cost them far less to just do their jobs in the first place. They are slumlords. Avoid at all costs. Living in a homeless shelter would be a better experience. (Edited to add pictures)

Morgan Properties, do not care about their tenants and COVID has shown just who they are. Besides the mice that I lived with for the entire time I have been living here. I am now facing eviction because financially, due to COVID-19, we lost 1 income for almost a 1/2 of year. And Morgan Properties, Briarwood Place, won't apply for the free programs to assist tenants that are facing evictions, IN MARYLAND.

Without any reasonings to why, they would rather evict tenants versus applying to help tenants get free assistance from the government. That is so sad. It takes 5 minutes to apply So of course Morgan Prpperties responded with the same pointless response. That everyone, from this company says. Obviously posting reviews for me is the last resort. Please don't rent from these people.

They are not sensitive to tenants needs especially through this pandemic. Obviously Kim B, I called everyone I could AND THERE IS NO OTHER HELP UNLESS THE LAZY PROPERTY MANAGER AND REPRESENTATIVES want to apply for this program. So please don't respond with pointless remarks that fall on deaf ears.

This is for country Village Apartments in Dove, DE Really poor operation. I have good credit & high income, I run 3 multi million dollar businesses & own my own home in another state. It's really hard to get them to take my money so I can move it. I sent them my proof of income 5 times (they lost it twice), even though it was emailed. Unfortunately I'm on a time crunch in this state or I'd just give my money to someone else. Their communication is terrible as other reviews have stated.
