The move in process was quick and easy. Our original lease with a different company fell through due to the owners selling their home and we need a place in two weeks. We were able to get the process going and moved in within the two weeks. The company has a keycode to get in so you don't have to wait for anyone when moving in. Communication is always quick and they are always responsive and willing to help in anyway. Definitely recommend.

This really is a family community. Tons of kids that run around and play with each other. there is a sufficient amount of cameras around the property which of course makes me feel safe and protected. Parking is never an issue inside of the property as everyone has their designated parking space and other residents respect that. Guest parking outside of the building can be tricky at times but it is not unbearable. The property manager here is absolutely phenomenal. He takes every concern and acts on it almost immediately.

We have been happy tenants with EGL for almost four years now. The staff is very professional and responsive. I am always impressed by how quickly they respond to maintenance requests. For instance, several months ago, the coils in our dryer went out. I submitted a maintenance request online in the morning, and they sent a technician a few hours later, and the dryer was running that afternoon - way above and beyond your typical "landlord" experience.

EGL and the manager has continued to demonstrate prompt service(maintenance and customer service) as well as the other friendly staff. Our family has enjoyed this home and we have truly felt it as "home". From check-in to lease renewal, they have been great. We have lived in this home for nearly a year now and are thankful for them.

Our experience with this company has been great so far! They are very organized and their online system is easy to use and to make maintenance requests. We made our first maintenance request, EGL sent a repair person out the next day. They determined a Plumber was needed, and then the plumber came out that same day!

We were surprised and delighted when we found bath an apt that suited us well, and the service from our agent, Leslie, who showed us the apartment, and then followed up on every question and all the little issues we encountered. Covid has made us wary and left us weary of constant wrangling and red tape. We felt understood and supported-which was such a relief. I feel like we have landed in a safe place after 2 years of rough seas. Thank you for helping create our healing space!

I love this building David M showed me the model unit today and I'd live to live hear in the future, he is so warm, friendly and on the tour, I even spoke with current tenants of his and they have nothing but good things to say about him and Apartment building. I liked the unit alot but I'm not moving till August but he still took the time to show me the unit where most managers if your not ready to commit won't waste their time but David seemed liked he cares and he likes the complex and he seems easy to work with.so I hope they have a townhouse for me in the future

Last Monday I had a issue with the floor in the kitchen, there was water coming out, as soon as i informed EGL in a hour a plumber was here and everything got resolved. great response time

I live in a property that's managed by EGL. I've been having an issue with my window banging on my AC for over two months now ( this is an Ac they installed) I've called several times and made several maintenance requests, they're very inconvenient with their responses and keep pushing me off. They're saying they sent a technician a few times but that never happened.

And now I'm having trouble sleeping because of the loud noises of the window banging on the AC. They also always add an extra monthly fees like " Residence Benefit package admin fees" 15$ a month RSO & SCEP

Horrible service. Cant get a hold of anyone. The receptionist seems to never relay messages. Been trying to get through to someone in charge. Also the washer and dryers in the building are broken, They always take forever to fix them. And when they do they break mid use. Takes 2-3 hours for 1 load of clothes to dry in one dryer.

Charlie, the front desk receptionist, is courteous and very responsive. He helped me resolve a lease inquiry by phone and email in a very short time. He is also great with EGL's tech as he found my account details with minimal prompting.

Critical: Responsiveness We've been here for 15 years and not once received maintenance. The bathroom has mold and we have addressed this matter a few times already. Ive been trying to get maintenance online by uploading my email and following instructions listed and nothing has been done. Please fix this we have a baby.

I've been in contact with Adam Muller at EGL since the beginning of my search in mid Sept. So far he's been the best agent among all other ones. He has been very responsive proactive and extremely paitent with me. LA market has some really nasty agents that are there to scam you by collecting infinite amount of application fee for a listing. Adam has been straight forward and very transparent with then whole process;I trust the man. Thanks Adam, keep doing what you doing

I applied for an apartment and signed the lease within 3 days. It was a quick and painless ordeal which was amazing because I'm moving from Chicago to LA so signing an apartment hasn't been easy until I contacted them. Adam made sure I had all my questions answered and got back to me super quick whenever I had a question. I didn't realize the unit came without a fridge and he ended up giving me a credit to help me pay for one.

It was super appreciated. They use appfolio which is super organized and easy to use as a payment portal. Everyone was easy to get ahold of and answered all my questions quickly and kindly.

Since I can't reach anyone by phone, and I've attempted many times over the course of many days and weeks, I've given up and assume if this business is conducted in absentia, then the quality of services provided will be the same. I've also left messages many times to have my call returned. Maureen or Merlene Martinez does NOT return calls.

Sketchiest property management company I've ever had the misfortune to deal with. I left a nice, new apartment mid-pandemic just to get away from them. Wholly unprofessional, dishonest and exploitative business practices, failing to provide necessary documents and information, zero responsibility taken for their mistakes, and then getting pissy with me on the phone when I call them on it. Steer clear of this company.

They are the worst! I lived at 7225-7235 hollywood blvd, Terrace Apts. The manager Larisa is corrupt! They charge $4.00 PER wash & Dryer, and it ate my quarters, and they never refunded me or responded to my emails. Dont bother emailing or calling the office cuz you'll never get a hold of anyone except the receptionist Who doesn't relay any messages. THE WORST!

Simply the worst. Long list here: two plumbers showing up this week without calling us first, including one at 8:30am Saturday morning. He was scolding my girlfriend about us supposedly putting wipes down our sink, and was showing her pics of a different bathroom on his phone while doing so. Also, plumbing repairs like tying a toilet to a rusted out sewer line with wire rather than fixing it--this was shown to us later by a good plumber who couldn't believe what he was seeing--and cutting a giant hole in our wall beneath the kitchen sink.

The plumber explained at the time this would allow easier access to repairs. Well, it also allows access for roaches or whatever else. The poor laminate floor replacement in the kitchen required two calls back to make it serviceable. The capper for this one was that instead of threshold molding to complete the edge of laminate to existing hardwood floors in adjacent rooms (and a smooth transition between rooms), the flooring guy placed two uncoated pieces of oak wall molding.

I asked him why, as it was raw wood and tall enough to trip over (and now completely filthy as it's on the floor without any coating), and he insisted it was the correct floor molding. Now we have a nice little raised piece of wood between rooms to step over and collect dirt. I'm sure landlords love EGL due to less-costly repairs, but as a tenant expect the absolute lowest tier repairs and communication. Whenever we move, if I were to find out a prospective apartment is managed by EGL I'd absolutely rule it out.

For the first three years my partner and I rented from EGL, living in the Casa De Fuentes - 1460 Mansfield Ave. I have held this review for 2 years, waiting until we purchased our own house. The first year in the Casa was great! It is conveniently located to grocery stores, comic book shops, the red line metro, and a short walk to the madness of Hollywood Blvd.

Our property manager was helpful and if we called for maintenance our problem was resolved within 24 hours. Then we got a new property manager, her husband, and their extremely loud children. We waited to have one of our kitchen drawers looked at for maintenance for nearly 9 weeks - less than 10 minutes after being "fixed" the drawer jammed and was nonfunctional for 7 months.

Soon after the new property management staff took over the composition of our buildings demographic went from predominantly young professionals to a majority of college students. Our peaceful and quiet retreat became a raucous frat house. The partying, vandalism, and lack of regard for privacy went from a Friday late night nuisance to a normal nightly occurrence.

The building laundry room was not secured, and we often had clothing go missing if we were not periodically monitoring the dryers. It got weird the last month, as more and more of our underwear and socks disappeared. The last straw came in March 2018 when we were assessed our third rent increase in 6 months. Needless to say we were motivated to get out of the Casa.

It was such a relief to be away from the awful cudtomer service, crummy security, shady tenants, and one of the most ineffectual property management company in LA! Do not waste your time or sanity renting from EGL! The Casa was a beautiful oasis, but overnight became overrun by randos who occassionally would pass out in the community laundry room.

Don't believe their reviews. They ask residents for them. Yelp flagged their listing because of it. Look at the number of 1 review users who left reviews - nobody sets up an account to spontaneously leave a positive review about their property management company. So obviously solicited. Completely incompetent and slow to act on jobs that need to be done. Cannot conform to any sort of maintenance, repair or construction project schedule. Decided to do a roofing resurface on my building in winter.

It rained - queue leaks all over the building. Heating coils in ceiling ran water all over the building. Big long list of repair work to be done thanks to this included MOLD repair and if it wasn't for the city they wouldn't be doing any of it or paying fair relocation benefits (another resident needed relocation before but didn't tell the city - got $60 motel, city involved - $300+ a day).

Apartment now has paint peeling off stained ceiling, a hole in it, a big ant infestation to go with the TERMITES thanks to the fans used to dry out the place attracting them, a broken stove fan, filthy windows, ruined couch they stupidly cleaned with bleach from rusty roof water soaking into it, dirty floors and carpets from all the builders moving in and out and won't commit to paying clean up expenses or the bills for utilities under my name They needed to use in order to perform work.

We were out of our home for 2 weeks then my cat got sick from being allergic to the Airbnb we wouldn't of been in if it wasn't for this nonsense. I moved us back in under the belief work would be finished next day. Low and behold it needed to be extended another 2 weeks. Complete nightmare. Next step is filing a rent reduction petition to turn the screw even more on these guys and pursue damages through small claims.

I hope the building owner fires them over this. A lot of lost rent and costs. Won't ever fail in increasing rent by max allowed. Will try to repurpose old appliances from other managed buildings. If these guys are your property management company - always leverage the city to drive them to act because on your own they'll slow roll you, ignore requests, won't give you answers and ultimately rip you off.
