The absolute worse property management company! They don't call you back until you call them about 6 times and then they might send someone out for a repair after another few weeks. In the 10 years dealing with them they did zero upkeep on the property. Nothing. Old appliances that barely worked weren't replaced or fixed for months. Garbage disposal not working and after 3 maintenance guys came out to fix (which took about 5 minutes, maybe) it never was fixed and wouldn't work 5 minutes after they left.

In most rooms there was only one working outlet and the man they finally sent out to fix them said that the wiring was faulty. He did something to one outlet and said it should work and when he left, it didn't. Fire shot out of another outlet and still nothing was done. I've never been so glad to move from a place that could have been really nice but with no upkeep for so long ended up being a dump.

The manager was rude and almost hateful when he finally called back on a problem. I always wondered what the owners of this place were going to think when I moved out (if they cared enough to even look at the property.) I'd liken the entire living experience as having a slum landlord.

This property management company was trouble from the start. Initially we had issues because when we applied for our house they had another house up that we though would be a better fit. They told us the house was soon to be occupied, and then the house was still up for rent a week later and remained unoccupied for at least a month. While we lived there things were mostly fine.

We never had maintenance issues so I cannot speak on that, but when it came time to leave that's when issues started to arise. First off we signed a lease agreement yes but you are required to give 60 days notice prior to moving out, there was no reminder of this just expectation of knowing. We then put in our notice at 45 before the lease was up, and they told us we were responsible for the 15 day leading into the next month past our lease agreement.

What is the point in signing a lease with time frames if it wasn't going to be honored on both sides? We fought hard on this one and did eventually get out of it but don't worry they got their extra money by taking it out of the deposit for ambiguous reasons. Some of them blatant lies such as fining "45 holes needing to be filled and sanded on the walls" when we filled every hole prior to leaving.

Plus they charged up for touching up paint when we were told that they would be doing that regardless and all that was necessary was to fill the holes. I wouldn't use this company again or recommend them. Bon-voyage and good ridden

From the homeowners perspective, I bet they do save you money, but from the renter's perspective: this is suburban slum-lording. Period. They have allowed multiple old-growth trees to fall, despite our warnings, because it's not worth basic maintenance to avoid damaging neighbors property or endangering tenants safety. They have performed zero scheduled maintenance on our rental; we actually saved them thousands in flood repairs when we caught the water heater two days before explosion.

They send handymen out who aren't licensed, bonded, insured, or affiliated with a company. Most recently: the 20-year-old oven broke the day before Christmas Eve. They sent one of those handymen out ON Christmas Eve, cancelling that day's plans, to tell us "yup--it's broke." He said they'd "try to get on top of it next week." They destroyed our holidays, ruined the holidays of the family members staying with us, and DIDN'T EVEN FOLLOW UP.

When we called THEM, they said "oh that guy doesn't work here anymore." They hadn't even put a work order in, despite the fact that not having a working oven is a direct violation of their lease. THEY DRAFTED THE LEASE. That's *their* legal document. It is January 11, and we just got a stove today. They have the nerve to raise our rent every year, for the privilege of living like a squatter. DO NOT bother with this company, unless you look forward to frequent disasters, neighbors threatening insurance liability, and hot plate holidays. Furious. EDIT:.And if you are a property owner, it's only a matter of time before their laziness gets you hauled into civil court. So, y'know, maybe save money elsewhere.

Elder Broach has managed my property in the Charlotte area for over 10 years. They are timely with reports and very good in communicating. I know immediately if a tenant has a concern or problem. Their maintenance team is outstanding, quick service and reasonable cost. I have peace of mind with this company.
