Not responsive and poorly managed. Owner does not return phone calls and my property was left damaged when tenant left. I would not recommend this company, there are others I would go with if I had to have a property manager.

I am just now responding to the passive aggressive dig made by this company. No I didn't pat the rent after being the eviction proceedings started because I needed funds to move. I was unable to secure a place to move which is why I signed a lease. I was written up on various occasions for things like having a dog which I didn't have or for not parking in the garage because I broke my back 2 days before moving in and I couldn't get out of my car with the brace on.

I shared this with the management. I was told a few days prior to the eviction by the manager that she didn't receive her bonus because I didn't pay the rent. I assured her the rent was paid and she said I either needed to move or get a job. This was in the roadway by the garbage cans. I paid the rent every month by the 8th. They wanted it by the 5th.

My disability check would not deposit on their schedule and so I paid a $75.00 late fee. I asked about proration and was told I could pay two months to avoid the penalty. Unfortunately, I couldn't afford to do that. Whoever replied from the company was less that sincere and wanted to make themselves out to be in right. The management company is less than hospitable and frankly callus.

The insight mangers were a joke Amd write me up for things that were not true. I only write this review to help assist people with making good choices. I unlike the person that responded have nothing to gain. I am not being coercive I am just stating my horrible experience with a company that presents themselves one way but is actually one of the worst companies I have done business with.

This company was referred to me by my family because Mr Evan's knows my mom and dad. I wouldn't wish this experience on anyone and frankly am grateful I dint work in this type of business. Smoke and mirrors as they say. Good luck with your search.

Bruce seems to be lying all these issues seem very familiar they will take their time to repair anything a fence that leads to an open alleyway? You will be waiting for the lowest bidder and you will be waiting for a long time. Their handymen are slow and a joke take days to come out and act like its a favor. should have never went away from Schack plumbing.

I too was offered to deduct a broken ac unit at two separate properties and be given credit for rent, this place is shady as can be. Below are issues that sound very Evansesque "Aaron, We are not sure, from this post, which property we manage for your family. However none of our rental contracts with tenants allow them to make repairs and deduct the cost from their monthly rent." "When she finally did speak with Dona, she was very upset and anxious.

Her situation with the plumbing and carpet could have been handled with the first phone call to the office if the communication on both sides had been a little better. At the time she spoke to Dona, the plumbing issue had already been handled so Dona scheduled to have her carpet and bathroom cleaned and a plumbing company was hired to camera the plumbing to find and repair any issues.

The company Dona scheduled with to clean the carpet and bathroom contacted the tenant directly to schedule at the convenience of the tenant. The tenant opted to only have her carpet cleaned, which she scheduled with the carpet cleaner to do three days later." Lol I remember this BS "Our office was hit by the "Ransom Wear" computer virus. The same type that was in the news at the end of June 2017. This has created problems with our data bases and we are working even now to rebuild them as quickly as possible."

Evan's Property Management has been wonderful to work with. From the start they have been super attentive and supportive. The front desk staff is welcoming and very helpful. Donna, was so helpful when it came down to extending our time in our rental. They have been so accommodating and quick to respond to all of my needs/concerns. I would 100% work with them again in the future.

Absolutely terrible customer service. Dona is completely disrespectful and was laughing when when I told her I expected my carpets to be cleaned and taken care of when the restrooms flooded after plumbing issues for the second time in weeks. Would NOT recommend. Owners should reconsider having them manage their property.

GREAT customer service, Jessica / Kelcey are wonderful people, SUPER FRIENDLY to talk with they help and DO not sound irritated or frustrated when i call and ask the same questions every week. I will / have recommended this place to friends and family if they are looking for a place to rent. I have not rented from them yet, but i am excited to do so if / when my application gets approved. I spoke with Dona once so far and she was very professional and explained everything to me just like Jessica and Kelcey.

Most amazing and most understanding staff and property management. They're great at communicating with you and like i said super understanding. I am currently renting from another property management and I can honestly say I really dislike how they work so i will be going back to Evans and see if we can get qualified again. They're also good with getting repairs done when needed.

I was in contact with the office for about a week going over which units they had available and which ones were open to view. I drove all the way up from LA with my wife and 3 small children to see some properties and suddenly they didn't have anything available.

I recently moved into an apartment managed by Evan's Property Management. They have been so accommodating and quick to respond to any issues I've had. The office staff is friendly and things are taken care of in a timely manner.

In response to the owners reply below, I would like to clarify that none of the plants in my front yard have been replaced. The same two dead plants I have been trying to get replaced for a year are still rotting in front of my home. Every time I reach out about this problem the response I get is that they're "drought tolerant and take time to fill in" when they have actually been dead for two years but nobody has come by to see that the plants actually are dead. I'm happy to send photos. Hopefully the tremendous lack of curb appeal and poor maintenance of this community doesn't make it harder to sell this house and get away from this ignorant, condescending and rude association and management company.

Rent a property from them, good price but place is a bit out dated but it's in a nice neighborhood and the place is really cute a cozy just old looking. I have called twice to get work done and they were great about it but yeah they are so so

After reading all of the negative reviews from tenants, I felt compelled to post a review from an extremely happy tenant of Evans Property Management. I have been residing in my condo for years and I have never had any bad experiences with this fantastic company! From my recollection, my credit history was good, but not the best, when I applied for this unit and I was approved and my application was accepted.

The whole experience in dealing with the staff at their offices has been nothing short of pleasant each and every time. The best thing I love about this Agency is when I was experiencing some financial 'bumps' in paying my rent awhile back, they were more than understanding and accommodating to my situation--which I will be eternally grateful for! You are amazing Evans and thank you for being such a wonderful agency!

Evans managed my property in Visalia. Unfortunately they never did inspections of the property while the tenants were living there, otherwise they would have seen the major disrepair inside that didn't happen overnight. A year ago the garage door had to be replaced because the panels were bent. I questioned why that could be, as the door was fairly new.

The response I got was "the guy who went out there to inspect didn't say it was caused by the tenants". Really!? The tenants recently moved out and guess what? The garage door panels were bent again. I spoke to the neighbor and she said one of the tenants was constantly hitting the door with her vehicle. She said the tenant was drunk most of the time she saw her.

The final month the tenants lived there, I never got a statement from Evans, or the rent check. About a month after they moved out, I asked about the last month rent and the deposit. Did I get the aforementioned statement at that time or ever? The answer would be "NO". Did I get an accounting for all the damage caused by the tenant that should be noted at move out?

The answer would be "NO". When I asked for the final month rent and deposit be sent to my correct/new address did this happen? The answer would be "NO". And don't think that the statements I mentioned above got misdirected in the mail. My personal address change happened after all the above should have been sent to me. All in all I would have to say that there must be better management companies out there. My advise on this company managing your property. "NO". don't do it!

Evans Property managed my condo for me for 5 years. During that time, it was vacant only for two months. They were able to get good renters, they quickly informed me about repairs, and did a good job with it. I was very happy with their management.

Evans property management has been a wonderful way to manage rental properties for us. They pretty much keep the properties rented and deal with all the daily issues that come up with property management. Big thumbs up from me!

Evans Property Management has been managing our family property for some time now and sadly, they are pretty pathetic. Their boiler plate tenant contract gives tenants the leeway to fix anything they want, up to $500. Hmm. What is the cost/ benefit of this for Evans. Cost= nothing, it's grand! Benefit=no need to inspect damage or issues before repair, no need to deal with messy invoices, no need to even coordinate the repair with the tenants- they do all the work!

How about the cost/ benefit for owners. Cost= a lot because this is a sweet ass deal for tenants. Tenants can make up repairs needed and get it taken out of their rent/ aka income. Benefit= none. And for tenants? Flip the above around. And, have a look at this pathetic, poorly written letter that. surprise, had no check included. Really, really pathetic. Go elsewhere for your property management needs.

Bruce Evans property management has been my landlord for a little over three years and have always been quite helpful, whenever I had any issue with my apartment weather it be a leaky faucet or new light. They have always been there to help me. The one time that I actually stood out for me was when I was behind one month payment actually work with me and let me pay it over a period of five months just so I want to be behind and I still have a roof over my head. At that point they definitely won me over.

Evans Property Management has been handling the Property Management duties for several rental properties I have owned in Visalia over the past decade and more. Not only have they provided exceptional service, they have been wonderful in helping me to choose the best properties to buy. Before I buy another rental property, I always check with the office to find out their opinion of the units and the location.

This has been an excellent service. It has helped earn me thousand of extra dollars over the years. As a landlord, I also know that Evans has first rate rental agreements and they are quick to respond to any problems with the units. I have been very satisfied with Evans Property Management.

Evans Property Management has been a real life saver! It was time for my mother to go into assisted living but we didn't want to sell her home. Dona, Margie, and Bruce have been wonderful to work with, they arranged for the needed repairs and renovations to get the home ready to rent. They have kept it rented with responsible tenants and made sure the property is maintained. They are a pleasure to work with. I highly recommend them!

I have to agree with the other comment above, the front desk is rude and not very knowledgeable. When I called it seemed as I was bothering her, I would hate to deal with her if I was the renter or owner of a property.

Evans is the absolute worst management company I have ever rented from. They do not have clear procedures and policies about moving in and moving out, and they use that to their advantage to charge you extra money. They do not take care of issues in a timely fashion, and they do not keep you updated during the process of solving issues. As far as I know, they also do not keep the owners of the properties up to date on issues their tenants are having.

I dreaded calling them over anything, because I always felt that I was bothering them, even if it was an important issue like air conditioning in 100+ degree weather. My problems with them continued after move out when I got my deposit back, less $100 with false citations of things that needed "fixing" and ridiculous cleaning fees (they re-cleaned many of the things we had already cleaned, claiming it wasn't good enough).

I was given no move out check list, so we cleaned to the best of our ability and judgement, and then we were told it was "disgusting". I called to challenge the $100 that was held back from my deposit, and the person I spoke to was the most unprofessional person I have ever dealt with at a business. She literally yelled at me over the phone, cut me off numerous times, and said things like "I'm not talking to you about this any more, " and "We're done now, " during the conversation while I was trying to present my case.

For some reason, we felt Evans had a problem with us the entire time we were renting from them. They were extremely difficult to work with, and I absolutely DO NOT recommend any one rent from them or use them to manage properties.

Evan's Property Management have been absolutely wonderful to work with. We changed to their Property Management Services over a year ago due to overwhelming problems with a different Property Management Co. in Visalia. I have to say Dona has been a priceless asset to us (and to Evan's Property Management)! Our tenants are happy, we are happy, there is NO OTHER Property Management Company that I would Recommend so confidently, and so highly.
