I had a horrendous experience trying to rent a home from Evergreen PM, which ruined my family's move back to the Island and caused extreme stress. We had loved and wanted to rent a home they had just listed for rent, but after 9 days of dealing with their extreme incompetence, I could not do business with them nor had any more time left to secure a rental and move.

I had first contacted Dan after seeing the home listed (which in itself was a feat since calls were usually unanswered and vms and emails not returned). He had said two cats in this home should be fine, and we discussed I would send them an application that day and that it would be sent to their screening company quickly (as I had just a few days to find a home to rent).

Two days later, an email from Lauren confirmed they would let me know as soon as they heard back from the screening company. But then later that day, Lynn emailed and said only one cat was permitted so they would not send my application to the screening company (which I thought had already been sent). I immediately wrote back to her and left a vm explaining that Dan thought this would be okay and asking if this had come from the owner.

I did not receive a response, no one ever answered when I called, and finally I went to their office after arriving in town three days later. Dan was there and confirmed the two cats were okay with the owner and said they would now send the application. (It took yet another call on my part at the end of the day before it was actually sent.) After three more days, I called the screening company, who verified they'd returned my report to them the morning before.

Still unable to reach anyone at Evergreen and with my vm from the day prior unreturned, I went to their office again, where Lynn said she had not even opened the file they'd sent her yet. I waited in the office while she did so, but when she came back, she wanted to change some of the terms (again, at 8 days post-application). When I asked if I would be able to move in the house (which was vacant and in good condition) tomorrow--my deadline for moving-- if I went forward with the lease, she said she didn't know (and with having known all along my rush and timeframe).

At that point I walked out of their office and rented a home we don't like from another property management, since at that point I had only a few hours left to find something in order to move tomorrow. (The other property manager responded to me within minutes, and we did a lease and electronic fund transfer within an hour for a move in tomorrow. Also, when I had applied with her--also through a 3rd-party screening company--on the same day I had with Evergreen, I had an approval in less than two business days and had the option to sign a lease on the approval day and to move in the next.

This is similar to all of my past experiences renting.) Such a disappointment, and we are so sad to not have been able to live in the home we loved so much. Lynn and Dan seem like nice people, but this was ridiculous to experience. Had I known they wouldn't process my application or ready the home timely, I would not have wasted the week and a half before my new job start on this, waiting in a hotel, and would have been making a greater effort to find another home we liked.

I called to see if a unit was still available and the guy who is on the recording for the voicemail answered very unprofessional yelling back and forth to one another finally saying that they will call me back. After waiting several hours I called back and said I never heard back so I was calling to follow up and he hung right up on me. I called back a few times after and it just rang and rang to voicemail.

The voice on the voice mail is the same guy who hung up and answered the phone the first time. I will never do any business with anyone so RUDE! Thanks for showing me in advance. I dodged a bullet!

The worst place I have ever rented or done business with. I lived in one of there properties for three years and took care of that house like it was my own. Go to move out and have the house looking a lot better then when I moved in. Not only are they keeping my deposit they are charging me 800 on top of it. Charging 600 dollars for additional cleaning. 200 dollars for window cleaning. 200 dollars to change batteries in the smoke detectors. 75 dollars to replace a few light bulbs. 100 dollars for a few oil stains.

The list keeps going. Bottom line is the never planned on giving me my deposit back even if the house was brand new inside. Do not rent from these people, you will be very disappointed.
