My experience using this company was excellent. At that time, it was peak PCs season and I had trouble finding a home that allowed pets and Ken was easy to work with. When I had issues with the outside leaky faucet, they sent their handyman promptly. I rented a property for two years with two dogs and I never had a negative experience with the company.

It wasn't difficult to take care of the property and follow the cleaning list for move out. I got my entire deposit back. Ken is straightforward and transactional which I see as a positive quality. Thank you Ken!

We rented from Gail (and now Ken) for 2 years. We did a thorough walk thru at the beginning and took time to document damage. The place was pet friendly and allowed us to have 2 great danes. 2 dogs that big plus 2 toddlers and 2 adults are rough on a place. We were given a cleaning list before we moved out and I followed it to the best of my abilities and it paid off.

We ended up getting both deposits back. When you care for a home, document, and clean you get your money back. We also took the time to replace or repair things we had damaged before we walked through with Ken. It says right in the lease what you are responsible for. Ken was always respectful, polite. He never came into our home unnecessarily. When rent went up the second year they gave us plenty of notice but when i forgot to change my automatic payment they simply reminded me one last time.

I paid the difference and they didn't charge any late fees. I am giving it 4 instead of 5 simply because a couple of maintenance requests and responses took longer than I would of liked or were not done to standard the first time. I have rented from several different companies all over the US and this is one of the best. Responsible, reasonable, and follows the lease. If we move back to Washington I would definitely rent from them again.

Right from the get go there was a lot of trust between us and Ken. He was direct, very engaging, responsive and very respectful. After the initial showing he gave me time to inspect and note any issues with the property. There were minimal issues. Move in process was very smooth. There was a broken microwave handle. Ken was very swift to have the whole unit replaced with a new and durable one. Leaning backyard wall was repaired without us placing a request for it.

We were active in scheduling these maintenances and our privacy and security was a major priority to Ken. He takes awesome care of the house. My Family enjoyed the property and the neighborhood. We could not invite you Ken, for a delicious African dish; but the invite is still open. I hope time and tide will permit it somehow. All the best, Live well, stay safe, stay Evergreen.

RUN! away from Ken Beseau. He is unprofessional, rude, a fabricator and just nasty! I rented via a virtual tour from out of State. Signed a lease which turned out to be very poorly written. An addendum was written and signed, i.e. prior to my arrival Ken was to have had professional carpet cleaning, professional landscaper/yard, professional house cleaner. NONE of this was done.

Upon my arrival from out of State I found very dirty carpets that had patches and fibers coming thru;; the landscaping was never touched as fences were rotten and have since fallen down on one side, the refrigerator had grease all over the top and grease was coming from the screen above the range. The light in the garage (17 ft. hi) was burned out and the garage door opener did not work and was returned to Ken but never replaced leaving the garage pitch black while trying to unpack.

The front door key did not work so the door had to be left unlocked while away-no other way to get in -no garage door opener. Ken was emailed many times and never responded. His office was never opened when I would try to contact him. He supposedly has some kind of handyman who does not respond either for any repairs and according to Ken tenant can only list one item at a time (this could take a year), however I wonder if there is such a company.

He refused a registered demand letter from my attorney which he refused to accept. He was in breach of contract and this caused me great anguish and I had to move out ASAP. He tried to make me the one in breach, but he should read the law on uninhabitable rentals. Only owners seem to write good things.about Ken. Tenants beware. When a review is written about him he will come up with some inane answer and no true response.

He has no business being in this type of business treating prosective tenants like peons. There are many good reputable, honest agents in these areas I suggest tenants start researching. I wish I had read the reviews prior to moving. Note: Ken was unable to provide any proof of any type of professional work (per the signed addendum) at any time. D.Phillips

It's a property management company. They have an interest in the property. They were fair on move in they accepted my documentation on damages. The property allowed me to have my two cats They were good and caused very little damage. I had a problem with an ice maker it was fixed within a week. They gave a cleaning list it was a bit dated the recommendations to clean the carpet were retired.

I was able to get most of my deposit back. I had a hard time finding some one to do the flea and pest treatment for the floors. They charge a 50$ fee for scheduling but all this is mentioned in the contract you sign it is not out of the blue and is well communicated. I stayed there for two years and my rent was never raised. They are a land lord its a business arrangement and it was treated that way. it was fair and impartial.

I would rent again if I needed to from them. I dropped a star cause of poor responses. my first year I asked for a contract 90 days in advance it was given 30. I gave move out notice in December when I was moving out in march and there was no acknowledgement till 30 days before move out. Addendum: The comment is right I did get my deposit back 2-3 days after my contract end date.

Property Management showed up unannounced without practicing social distancing or wearing a mask, and we are a high risk household. They also have not provided us a lease since taking over and are issuing fines/notice to vacate. Up until now, I have lived here 10 years problem free. Edit in response to lying, condescending property management company - you offered other tenants to pay a pet deposit. Had you provided a lease of any kind when your property management company started managing we would have paid then.

We don't hide our pet. Following the rules is why we have been here for 10 years. Having a pet doesn't take away from Nathan coming to a high risk household, knocking on my door, without a mask on, as if we aren't in global pandemic. Again, the lease I have was last signed in 2017 and the landlord is now dead. I have no lease with your company because you have never provided one.

We are in the process of suing Evergreen Residential Property Management! On our first arbitration meeting with Ken he made it a point to say we were good renters but not perfect! If paying your rent on time & taking great care of the property isn't great not sure how much more a tenant can do! Ken & Gail are both unprofessional & unscrupulous with the handling of deposits! Dishonest with false charges to withhold your funds!

We don't need the money but no one likes to be cheated! They completely ignored the move in checklist! Pointing out permanent stains in the carpet from previous tenants! Damage to cabinets & doors from previous tenants pets. This home had not been painted in in years and the original carpet in the 15+ year old home! A non existent backyard from the beginning and further damage from a new fence installed during our move out.

The list goes on! If you rent from these people be sure to not only document everything take photos & video of move in and move out! Ken knows he did not do a proper move out with the tenants before us and has charged us for things he should have charged them for! Nor follow his own policies concerning carpet cleaning & yard maintenance ( took them months to come and trim trees banging on the house & gutters) Rent at your own risk!

I can't wait to see the comments in response to this review from Ken & Gail always rude and arrogant when not in their favor! 1/7/2020 Revision Ken has stated that we are not suing him but the owners of the home! Let's be very clear Ken made all the decisions to ignore the problems that existed in the home on the move in checklist clearly noting the existing damages. He knows he didn't follow that same procedure with the previous tenants.

Ken has been a great property manager. Always been very proactive in working with clients to resolve any issues, get maintenance completed, and get the property rented. I started working with Ken when I was living close to my property and could keep a close eye on it. After working with them for multiple years I moved away from the property and have no worries that the property is being taken care of and that I am informed about what is going on with the property as soon as possible. Really appreciate the great work they do to help me and the tenant.

Evergreen Residential Management, Inc had the worst follow-through and customer service I've experienced since owning my rental home. They do not confirm maintenance appointments or contact the tenants to ensure issues with the home are fixed. Due to negligence, the rental home had water damage, which resulted in a couple thousand dollars to fix. When questioned about the service, Ken accused me as being unreasonable and stated he was tired of explaining how this issue occurred.

After prematurely terminating the management agreement, it was discovered that Evergreen Residential Management Inc. did not have copies of keys for the home and did not have copies of the move-in inspection reports. Needless to say, I would not recommend using this company for your management needs.

We have been working with Gail and Ken for over 8 years. They have kept our home in Tacoma rented by excellent tenants for almost that entire period of time. As we currently live overseas, I am very happy to rely on Evergreen Residential Management to handle any issues that may arise. They answer my questions quickly, have excellent relationships with local maintenance and repair companies who can help when problems occur (inevitably!), and are always on time with rent payments and other financial details. I recommend them highly.
