The City of San Jose's TPO is continually changing. It is our job to stay up to date with the city's rules, and the 13 Just Causes, so we can ensure your TPO covered properties are handled properly. Dan Paris is a real estate lawyer and eviction attorney who also specializes in business, estate planning, and landlord-tenant relationships. Born and raised in the Bay Area, he has served Northern California for more than 40 years by representing individuals, trustees, business owners, property managers, landlords, realtors, and owners of property obtained in foreclosure. He is an ongoing contributor to the CAA's Perspectives Magazine, and he has also acted as an interim judge for Santa Clara County's Superior Court.
Whatever the reason is that you are evicting your tenant, you must start by serving some type of notice. Don't see the type of notice that you need in the list above? Keep in mind there are times when it is NEVER okay to evict a tenant. And as long as the reason you want to evict is not on this list, then you are ready to begin the eviction process.
Properties that are covered by the rent control ordinance and government assistance programs follow different rules. Find out if your property is in a rent control area by searching The City of San Jose's Online Database. You cannot terminate any tenancies that are covered by the Tenant Protection Ordinance (TPO) unless it falls under one of the 13 Just Causes defined by the City of San Jose. We do not recommend serving any of the applicable notices, warning notices, or evictions without consulting with a professional.

I'm a single unit landlord and I've been doing my rental management on my own for several years. I had my first experience with a non-paying renter that kept me up at nights thinking what I could have done and what I should be doing. I contacted Eviction Service Center and Anne-Michelle, was extremely helpful, effective, and professional in explaining the situation, getting in touch with the tenant and resolving my problem without incident.

Where I had quite a bit of difficulty getting a response from the tenant, with one letter sent by Eviction Service Center, the tenant became very responsive and we were able to resolve the situation and in this case the tenant moved out within a week. I would highly recommend them and would absolutely use them again if need be.

I have used Eviction Service Center several times over the years and have always been impressed with their service, most recently during this eviction moratorium. It is an especially difficult time for Landlords, for which their income properties are their only source of income. Navigating through the legalities of non paying renters and evictions should be handled by professionals and Eviction Service Center is the company I always choose.

I used Eviction Service Center a few years ago for an eviction. They were timely, professional, and reasonably priced. I WON all back rent, legal fees, fines etc. courtesy of the lease co-signer. I doubt I would have had the same results if done myself. Highly recommend. Larry L.

I am a property manager and I use Dan Paris and the Eviction Service Center every time I have an eviction. They have evicted countless tenants for me over the last 12-15 years and have always come through. If you listen to their advise, they will always steer you in the correct direction to have a successful eviction.

Anne-Marie has a major attitude problem these days. They were a good service about 8-10 years ago but now their customer service is abiysmal. Too bad Anne-Marie's sister left.

I recently worked with Daniel T. Paris of Eviction Service Center on a lease review, so not the Eviction Services. I just wanted to share how HELPFUL it was for me to have an attorney review the lease I was about to sign for a new retail store I am about to open. Having Mr. Paris review my lease ended up saving me a bunch of money and I am so glad I took the time to have an attorney with a lot of experience with leases review the contract for me.

It's funny. I had been negotiating with the company for months, but as soon as I had the contract reviewed by an attorney -suddenly they were hearing things that they did not seem to want to hear before. Funny how that works, isn't it. I am so appreciative of their services and would highly recommend them! 5 stars all the way. It is worth every penny to work with a professional who has been in business a long time and knows what he is doing. So grateful.

Mr. Paris and his team are the best of the best. Every time I have worked with them, it seems as though they stop time to assist myself/clients & answer our questions, thoroughly. I highly recommend Dan and his team to any and all.
