The employees are nice but they sure do shady stuff when prepping any of their houses. Expect to move into a dirty house, with un clean utilities. Supposedly they do a "deep clean" and flush stuff. Throughout living here though i've been cleaning smoke off the walls, finding previous tenants trash, and the kicker, paying 150$ from a plumber they called out to me.

Mind you this plumber pulled out hair. at that point I had lived in my apartment 6 months and am a dude with short hair. The hair pulled was some long stuff. The property managers are super shady.

My father's property shares a fence with one of their properties. We called to say the fence needed repair. I spoke to Noy (sp) and Dan. Dan sent Gilbert the following week and he quickly and properly repaired the fence. It's nice when a company is concerned about their properties and their neighbors properties.

Very poor customer service. A girl named Amber works there and she is the worst! She's very rude to just about everyone. I asked simple questions about an apartment listed for rent and she literally snapped at me. She very rudely half answered my questions and I was being very pleasant to her. She didn't even care how incredibly unprofessional she was acting.

She was even rude to her co-workers, not only customers. I heard her saying HORRIBLE things about her own co-worker's to another girl as I was standing right there! What a miserable person. A person like her should NOT be in customer service! I will not rent from Farrell Smyth now and advised others not to if she is someone you have to get help from. If they keep a girl like her around to "help" customers then you're better off going else where because the professionalism is not at this company.

Do not lease from this company as they are very petty and will attempt to gouge everything against a deposit including adding nail hole charges in the state of CA (Which they aren't allowed to and there weren't any to begin with unless they were from the last tenants which Amber Steele probably charged them for the same thing knowing they were there from them.) They are also very bias and allow co-workers family members to be extremely destructive to the properties with no desire to say a thing to them but will evict anyone else with the first reason they can give. P.S. you are better going with Cal West than Farrel Smyth, and for the area that is saying a lot.

Amber and Nikki are a dynamic duo! I had the pleasure of working with the team to get settled into my new condo. Literally the easiest transition. Very sweet girls who are knowledgeable about slo and the rentals they have. The lease was sent to my email within hours of turning in my deposit, and I moved in the following week. Nikki made sure the condo was clean before I moved in. Amber was quick to answer all lease questions I had. Great experience so far!

WOW! Just had the worst experience with this company. All the reviews about this girl Amber are true. Very rude, entitled, and unwilling to work with customers. She had cut and paste pre loaded text messages about house showings. She gave 1 time on 1 date and doesn't care about your schedule. She comes off as very entitled and it's her way or not going to get the place.

Unfortunately this company has a slight monopoly around SLO. They had a horrible reputation 10 years ago when I was in college. In attempt to return back to SLO I had to unfortunately go through this company for a house I was interested in. The experience was so bad, I just backed out of the application process. Home owners - Do the public a favor and stop listing with this awful group. Renters - AVOID AT ALL COSTS

I have literally never written a Google review before, but felt compelled to. I honestly thought this company was a scam. We paid thirty dollars as a group to tour a house, after promised its availability and conditions, only to have the house taken off the market the morning of our tour. They applied our application to another house, only to "ghost" us again, ignore our calls, never show the house to us. Terrible communication, lack of decency in regards to our time, personal information, and finances.

BEWARE of using this property management company. Myself and 4 roommates moved into a home with a continuing lease as one of the tenants from the prior year decided to stay. The security deposit was to be negotiated between incoming and exiting tenants. We used damages to the house (broken windows, excessive cleaning) as leverage for our deposit, as Farrell Smyth instructed us to do. However, the exiting tenants contacted Farrell Smyth and informed them we had not come to an agreement.

Once of the prior tenant's fathers threatened to sue, Farrell Smyth refunded them their ENTIRE deposit, leaving us with the damages to the house. This was not stated in our lease as the deposit is to be negotiated between incoming and exiting tenants. They were aware of these damages being present before our move in date yet we will still be stuck with the bill. Beware of Farrell Smyth and their shady business practices.

Absolutely dreadful. Failed to market my home for rent for over 6 weeks. The different "team" members did not know what was going on. Used two of their maintenance people - one stole something and the other charged $500 + to change three switches. Very poor communication from the property management group. They do minimal screening of tenants. Owner, Larry Smyth, likes to ignore problems. Do not trust your home with these people since you will loose money.

Terrible is one word to describe this place. The people that work here are incompetent, unfriendly and must have no conscious because they obviously don't care about their customers at all. My first experience with them, they wrote up our lease and conveniently changed details in it from what was agreed upon. When we brought up these issues before signing, they threatened to take the house away from us.

During the year someone tried to break into our house. We called them to come fix some holes this guy made in the wall from throwing a rock at the house. They didn't come when they said they would, and actually never came at all. This ended up being taken off of our security deposit. Speaking of the security deposit. We were told that if we cleaned the house, we should only lose around $200.00 for carpet cleaning.

Our house owner decided to sell their house, so a lot of repairs were made while we were living there. These repairmen left a mess and we were charged for this as well. No matter how cautious you are, this company will screw you in any way they can. Maybe they are bitter they can't find real jobs so they decide to take it out on college students who actually have a future ahead of them. Avoid at all costs. This company is a lose lose situation.

Farrell Smyth property management is the worst people I have ever dealt with in my life, I was moving to San Luis and my friends had already had a house rented through Farrell Smyth property management. We had planned on re-renting the property with new room mates because some were moving out and me and another person where moving in. All seemed to go well until Farrell Smyth decided to make a 4 bedroom house a 5 bedroom and charge 700 dollars extra.

This was ridiculous as the previous lease had stated 4 bedroom and 700 dollars less then what they where asking. Clearly not happy with how they handled this, we decided not to re-rent with them. No where on the website do they say anything about an application fee or anything. I had planned on renting with them, but decided not to. When I asked for my deposit back that they needed immediately 3 months before the lease even started, they decided that some how taking 100 dollars out of the deposit was fare for the HORRIBLE service that they provided me.

Clearly confused as to why I got $100 less than what I sent them. They claimed "application fee" and have refused to return my emails. This company is terrible. They don't give a s-&@$ about you or anything; they only care about money. Worst experience trying to lease a house for a year.
