AVOID AT ALL COSTS. If you're looking to rent and see this company, or especially if you see the name Sandi Schultz, run. The maintenance of the house we were in between tenants was awful, carpets clearly haven't been cleaned in years, the air filter for the AC hadn't been changed in 2 years and we have only lived in the property for 1 year. There is a huge problem with lack of communication. Sandi would go days without replying to emails or phone calls, and when she did email us back, it was always half sentences, very incoherent, and honestly very unprofessional. Save yourself the headache and avoid this company no matter what.

We contacted TFMR for assistance in the rental listing and management of our property. They were very responsive, professional and pleasant to work with. We met with Lesley and she walked us through the process. We are looking forward to working with them. Our personal manager Kate Christopher has been very attentive and raises the bar for them.

They will nickle and dime you when you move out. I was charged $10 to take down a tension rod I left up in the shower. Since I thoroughly cleaned the house myself and didn't pay an outside agency to clean, I had no receipt to submit and was charged a hefty cleaning fee. Same thing for landscaping, did it myself, looked as good as it did when I moved in, got charged.

The house didn't need a professional cleaning, nor did the yard need a landscaper. When you move out, you'll potentially save yourself a lot of money if you provide receipts for house cleaning and landscaping.

We have listed our property for Vacation rental through them and they have been very responsive. We are working with Lesley Wade and she has been very helpful in her suggestions and guidance. They are professional and have made the process quite easy. We hopefully will enjoy a lasting relationship with them.

I contacted this agency after finding a vacation property online that I was interested in leasing for a month. I asked the person in charge of vacation leases to send me any paperwork to make it happen. They told me they would send it out to me by Friday. Nothing by Sunday, so I sent an email asking where it was. She emailed me back that she was having AC emergencies and to be patient with her.

Finally received a form for providing basic information about my wife and I. I turned it around immediately and she told me I would have the lease papers by the end of the week (In 4 more days). I emailed her 5 days later, after not receiving the paperwork. No response. At this point I decided to check the reviews for this agency. Turns out others have had problems with this place (Lesley). I found another agency with units in the same complex and in 1 day have successfully leased a condo. Not sure what's going on at Tucson Foothills Management.

BEWARE! BEWARE! BEWARE! Negative 5 stars for Foothills Property "Management" DO NOT under any circumstances do any business with FPM. As a departing tenant, we left the home in perfect condition. Then we asked if we could do a walk through so we could be on the same page regarding the condition of the house, and were denied with the agent stating "we don't do walk throughs.".

This statement is in direct conflict with what is stated in our lease agreement. We were hoping they would let us know if there were any further issues so we could address them ourselves, so we could get as much of our deposit back as possible. I am currently in medical school and have young kids. Then two weeks go by with ZERO responses to our inquiries about what they were doing to the house. Then, they slap us with an over $1200 bill for "maintenance and repairs, landscaping (tree clipping), carpet cleaning (there's no carpet in the home), and $300 cleaning fee (after we already had in professionally cleaned).

To top it off the agent (Lesley) is extremely unprofessional, lacks the ability to communicate on a basic level and gets highly emotional when you call her out on her shady ways. On top of that, the owner doesn't even live in Tucson and is impossible to communicate with. BEWARE! BEWARE! BEWARE!

My experience with Foothills began in June, 2005 When I purchased a home in Tucson from a friend. Since I do not live in Arizona and therefore was an absentee owner. I needed a property manager. Someone referred me to Leslie Latham, President of Foothills Properties. Leslie met with me and my wife in our motel room. We had an in depth discussion regarding Foothills' policies and procedures for managing properties.

We immediately felt very comfortable with turning our new home over to Leslie for management. Fast forward to June 2020. We now own six properties in Tucson, all managed by Foothills Properties. Four of these properties were purchased with Leslie's recommendation. She acted as our agent for the transactions. Foothills Properties is neither biased toward tenant nor owner.

When the tenant vacates the property at end of lease, the property is inspected by the property manager. In instances where damages or excessive wear and tear has been caused by the tenant, their security deposit is charged and the balance is refunded to them. If the property has experienced normal wear and tear, the tenant receives the bulk of the security deposit. Foothills Properties is diligent about maintaining the condition of the properties that they manage.

They respond quickly to any complaints by either tenant or owner. Necessary repairs are completed quickly. The owner is assessed the cost of any repairs unless the damages were caused by tenant negligence or malicious behavior; In this case, the tenant is charged for the cost of repair. Each occurrence is judged on it's own merit. I know since I have experienced my share of repair expenses.

All properties are inspected regularly and Foothills Properties suggests maintenance to ensure that properties are kept in perfect condition. The sum of my experience is that I am totally pleased with Foothills Properties as my management company.

Owner beware and be sure to inspect your own property because you may discover unauthorized occupants in your home and property damage despite repeated inspections from this company telling you everything is "great" when, in fact, that is not the case at all. Hire an independent inspector if you can't inspect the property yourself. First and foremost, I strongly recommend NOT using this company to manage your property.

Foothills has managed property in Tucson for my wife & I for 10 years. They've found tenants promptly, helped settle insurance claims, and helped us buy & sell rental properties. On the rare occasions when something went wrong, they took their share of responsibility and made things right. I recommend you talk with them if you're looking for help with property management.

Maintenance requests go unanswered for weeks and months at a time. I have had several repairs take months to be completed with one taking 8 months and multiple requests made. The two maintenance men who work for Foothills are great, it's just unacceptable waiting months to get repairs done.

They do not respond to maintenance or work orders. If you have a broken stove or the toilet won't stop leaking. They don't respond. It takes several of emails and many phone calls. It requires putting in the same unattended work order request in, on their website. This is IF you REALLY want a reply. They may not fix it, but you might hear back from someone about how they can't fit it, or it will be a while.

This strategy is one they use often, in hopes that a renter forget about it. If you're a major nag and have time to be very persistent, you might get a service provider out to fix it. However, the service person is not going to be top of the line. If they are, they do the bare minimum because they're not getting paid well. You learn to live with things not working as they should. As a homeowner or a tenant, this management company is one to avoid.

Stayed at property for one year. Did really appreciate our property manager was very responsive to maintenance requests. However, we were shocked at how much was withheld from our security deposit. The loophole to getting tenants to pay to repaint the whole house is saying that it had fresh paint when you moved in, so to leave it how to found it would be to repaint the whole house.

If someone does rent one of their properties I recommend documenting absolutely everything when you move in on the walkthrough checklist(keep a copy), with pictures and video footage so you don't get charged for things you don't do. We almost got charged for damage we didn't do but because we had documented it they did make it right and reimbursed us for that portion. So that was good.

I've been a property owner with Foothills for more than 10 years. This property management company is top notch! Leslie and Lou run an exceptionally professional organization. My wife and I have lived remotely away from our property during this period and have always felt very comfortable knowing they are handling our affairs from afar. They are like family and I know they have our best interests at heart.

In particular, our personal property manager, Jannene Johnson has been AMAZING to work with. She has always been so sincere, honest and responsive to our needs. She goes above and beyond, always just a phone call away if we need her. We recently sold our property with Foothills and if not for Jannene's resilience and determination, I'm not sure we would have closed as quickly as we did. If we ever decide to rent property again in the future, Foothills will be our only choice. Thanks for a wonderful experience!

I rented for the 1st time in over 20 years. I found a beautiful home on the Northwest side of town and rented it from Foothills Properties. It was such a pleasurable and easy experience from being able to view the property as many times as I wanted to to make sure it was exactly what I wanted through the move out process. Only lived there for a year but from the very beginning all the way through to when I moved out it was such an easy experience.

I rarely had any maintenance issues but when I did they had someone to help within a day or so. I could not recommend anybody more highly than this company. Janine was the kindest most understanding agent I could have asked for. Thank you Foothills Properties for this experience.

This is the absolute most corrupt, inept, unprofessional, and terrible business I've EVER dealt with. For starters, they charged me and my family 1.5x rent for security deposit because I had just retired from 23 years of active duty service to this country and had no rental history. We lived in the house for 3 years. In that time, it was like pulling teeth to get anything fixed.

We had tried for over a year to have water damage repaired from a faulty AC unit. The AC unit was grossly outdated and underpowered. Foothills did nothing to rectify this. You can bet when it came time to renew our lease, they were calling. Even still, it took up to 6 months to get us an updated contract. The move out was a disaster. We were charged to remove a washer and dryer that came with the house.

We were charged for items that we had tried to have repaired for years. All in all, this was the absolute worst experience we've ever had with any company. I'd advise to keep shopping if Foothills happens to manage your future property.

What a pathetic excuse for a formal leasing agency. Signs you for a 12 month lease and if you don't buy suddenly they decide to vacate you without any assistance in being placed in a another rental. Scammers. I had my final walk through with flying colors and they said it would take 14 BUSINESS DAYS to get my security deposit back due to everyone moving out.

A security deposit is supposed to go into a securities account and never touched unless claimed for damages. THEY'RE USING YOUR SECURITY DEPOSIT AS AN ACCOUNTS PAYABLE FUND! THEY DONT EVEN HAVE MY MONEY TO GIVE ME! THEY ALSO RECORD YOUR CALL WITHOUT NOTIFIYING YOU! ABSOLUTE TRASH! I will be contacting 9 on my side if this is not resolved within a couple days. Rude, rude people. Shame on you Foothills properties!

As a Realtor, I don't do rentals, only sales, but I have been trying to help my daughter's best friend and her boyfriend find something before he got deployed. Every rental we looked at had multiple applications in on day one. Even though we would often be the first ones there, they would pick the tenants from the pile of applications. When I saw this cute rental pop up on MLS, I called Jannene right away and she explained that with them they don't take a pile of applications, it's first come first serve for the qualifying process.

The kids loved the house, and went through the process easily and quickly with Jannene. One day later they are approved and get to move in on Monday! She made it easy, and took my sense of humor lightly. Thank you Jannene for helping my second daughter!

RENTER BEWARE! would be my advice for anyone considering renting a furnished property from Foothills Properties Management. My husband and I recently returned from a three-month stay in Tucson where we had found (we thought) an acceptable rental in the Catalina Foothills section of the city. The location, in fact, was first rate! Outstanding shopping, dining and other services were minutes from our townhouse community.

The mountains and sunsets were in our backyard. We'd decided on this particular property the previous year based on both its location and the images we'd seen on Foothills' website. We were told the property was not available for viewing in person prior to our moving in. Built in the 1970s, our rental had seen very little by way of upgrades: bathrooms with recurring plumbing issues, wiring not up to code, undrinkable tap water, dated mattresses that were unusable and (with the exception of new living room furniture) torn and stained bed linen and kitchen linens.

One unstable window shade (sometimes) covered one of two windows in the master. Kitchen dishes (some unusable), cookware and flatware were a mishmash of whatever the owners or others had left behind. Poor lighting did nothing to help brighten the old stained wooden "dining room" table. To friends and family who've asked about our rental I have described this property as Mid-Century Goodwill.

We love Tucson and will return; obviously we will not be returning to any property managed by Foothills Properties. Virtual visits cannot replace in-person visits. Renter Beware!

Foothills properties has been managing our property for almost five years and I have been very impressed by their services. We are a military family and constantly changing locations but our property manager frequently updates us and has been very helpful. Knowing that our home has been maintained and cared for has meant the world to us.

I am a landlord who was "used" by Foothills Properties (FH). Several bad and expensive issues with FH including: 1. Prior to the first and only tenant moving in: A.) FH painted almost the entire inside over our very expensive designer paint with cheap paint then billed us. Neither approved. Total cost ~$9,600.00 B.) Gave the last month rent free (~$2k) to tenant to repair a small stained section on kitchen countertop. 2.) Twice did not raise the rent.

The second time the owner, Lou suggested it, I said yes but he never did! ~$4,100.00 in lost rent increases. 3.) I finally got rid of them while living abroad and got billed ~$1,400.00 for finding the tenant. 4.) Turnover is big. 4 property managers of our property over ~4 years Many other issues

I am in the process of renting a home through Foothills Property Management. To date, I have found Leslie Wade (LW) to be pleasant, helpful, knowledgeable and professional. I have seen the bad reviews but "so far so good" in my dealings with this company. :-)

SANDIE SCHULTZ.the rudest, most unprofessional person I have have TRIED to work with EVER! We found a listing in the Foothills that we loved.even though we felt like no one had been at this home to check on it for ever. Dead roaches on the floor, AC didn't work, the irrigation went on when we were there and was gushing everywhere. I called Sandie Schultz and left a message with the company and never heard back from her.three weeks.

We kept looking and I still liked their listing. We applied and I told her there were several things wrong and we wanted to have a walk through before signing a lease. NOPE! They don't do that anymore since they don't actually have to show a property anymore with their new automated service. Plus she denied that anything was broken. Her emails were rude, short, unprofessional and very demanding.like she was doing US a favor that we wanted to rent their overpriced listing.

I worked with Lou Kahn years ago and really liked him but this company has gone down hill. There are so many better property management companies out there that still have SOME customer service. Foothills Properties have none.

Property manager Sandi Schultz does not protect the homeowners and their investment. She is laxidazical about communication, unprofessional, and places blame rather than taking responsibility. I have worked with this company as a third party and would NEVER recommend them to anyone, homeowner or tenant.

I have had the pleasure of renting through Foothills Properties for one year now and this one is the BEST! They respond the same day for any maintenance issues, the Vendors they send for repairs are all very professional and experienced! I love this company and would not rent through anyone else ever again! I have rented from some other PM Companies in the past and they were so horrible. Absolutely the most HORRIBLE customer service ever! I have been dealing with a lady who goes by 'LW' and she was quick to first contact me about a property that has been on the market for 6 MONTHS but when I had questions about the leasing agreement, I could Never Get a hold of her. They want 3,000 to move into this property and all her excuse was, was 'this is how they have done it for 20 years'.

She is sooooo rude and so unhelpful! I seriously have never given a bad review until now because I completely understand how this beautiful property has stayed on the market so long because dealing with this property management company, has been a nightmare! NOTE: To the owner of the Essel property on the east side of town, PLEASE choose another property management company! I would have LOVED to lease your property.

Up until we moved out I had nothing but great things to say about our experience leasing a property through Foothills Properties. My husband and I leased a condo on the eastside for 2 years and 4 months. Our property manager, LW, was always really good about following through with any maintenance issues. On her annual inspections she always commented on how nice we kept the condo and said we were "her favorite clients".

We gave notice to move out November 30th 2015. We actually moved out the 24th but that gave me ample time to clean. I spent two days there wiping down walls, baseboards, floors, cleaning out refrigerator, oven.vacuuming. We left that property in great condition with the exception of the living room ceiling fan because it was so high I couldn't reach, the windows probably needed cleaned, the master bath shower floor (which was already old and imperfect when we moved in).

There was one yellowish stain on the living room carpet that was our fault. When we moved in we paid a deposit of $795. Since there were a few things we didn't finish, I fully expected some deduction from the deposit.like 100 for cleaning what I missed. So I was horrified when they returned only $213. They claimed they paid a cleaning service 375.00 to clean!

And another 182.00 for carpet cleaning! (25.00 of the carpet cleaning cost was for that yellow stain) My husband and I disputed the amount. I felt that we should have only been held liable for the 25.00 stain and that the rest was normal wear and tear for renting the place 2 1/4 years! And like I mentioned. I expected them to keep a little for cleaning but they claim they paid 3 housekeepers 25 dollars an hour for 5 hours!

After disputing it they sent us another $150. So all in all we got 363 back from 795.00. Unacceptable. And I fully believe it's because they know we are two busy professionals whi don't have time to deal with this! Beware of renting with them if getting your security deposit back is important to you.or make sure you carefully document EVERYTHING. It just goes to show that, unfortunately, being a great tenant doesn't always pay off

I've been very interested in a listing. I've called 3 times, left messages with real people and still no call back. As much as I like the property I'm thinking it's best not to get in bed with this management company, especially after reading other negative reviews : Pretty bummed. I wonder if the owner of the home knows how terrible they are.

Foothills Property Management ignores repair requests and when that doesnt work they use threats and bullying as an attempt to weasel out of repairs and maintenence needed on their properties. When I was 8.5 months pregnant we discovered mold in our ceiling. It collapsed due to a major leak that we told Our property manager about numerous times. We had to fight after the collapse to have a mold remediation company come out rather than the painter they first sent.

It still took them over 16 days to remediate the mold situation without offering us alternative, safe housing. The roof continued to leak whenever there was rain through January which means there is most likely more mold that could be effecting the health of our infant. In February our shower broke (the water was shooting from the spout with no way to turn it off) it took them 22 days to properly fix the situation.

The property manager's solution was to turn off the main water line to the house when I was not using it. Meaning that whenever we needed to flush the toilet, wash our hands, do the dishes, wash clothes, shower, we had to go out to the front yard turn on the water main and then shut it off when we finished. The astronomical water bill that resulted was our responsibility.

More recently after multiple attempts to contact our property manager about a rotting and termite infested fence (many emails, calls and conversations over 5 months) that the HOA was hounding us about, they tried to charge us for the repairs. We called the managing broker/owner for Foothills Property Management, Lou, he was very aggressive, told me that should I have someone to repair the fence and send them a bill he would evict us.

His intention was to bully me into submission so that he would not have to approach the owners of the property about the repair. He told me multiple times throughout our conversation that he didn't work for tenants, he worked for the landlord. The problems have continued. Our AC didn't work for 2 months in the summer but because the fan still turned on they said it wasn't broken.

When I finally lied to get someone to come out, it turned out that the compressor had burned up because the AC needed freon and now there was a major component that needed to be replaced rather than a simple fix. I have not heard a single good thing about Foothills Properties from tenants or owners. They allow houses to fall into disrepair, anger tenants, who like we are, move out as soon as possible to escape Foothills Properties reign of terror and according to many owner reviews, charge for repairs that were never done. Beware.
