Management/leasing team doesn't care about responding to inquiries, providing detailed or thorough answers, or just being polite/compassionate/thorough. Reached out about an interest in one of their available units and didn't receive a response for days. When I finally did, their agent sent one generic automated text, and when I asked some questions about the property, I got a very short response back with no answer - just a question about my question, and when I answered her questions, I again, received no response. Poor quality of care, business etiquette, and overall communication skills. Imagine renting from them and actually having a problem that you needed fixed.

Shari G. Is helpful caring and professional I have rented from Fox for seven years. I have lived in this apartment for 20 years. I recently found a townhouse on zillow 2806 Raymond St in F.g. I applied for the location and was approved with my income and an extra deposit required. $3,025. After correcting them, they realized my income actually did meet their criteria and lowered the deposit because I brought it to their attention. I requested to see the location mostly because my son's handicap disabilities (also because ANYWHERE should) to make sure that it would accommodate and they refused.

They said because of covid restrictions, but they have been dropped for over a month and still refused to show me the unit, yet still requested $2025 in a deposit. This unit has a master bedroom in the basement, middle floor is living room and kitchen, then the upstairs where the children would live (the 3rd floor.) They showed ZERO concern over my questions on if this rental would work for what we needed.

I am glad i went to the location and knocked on the front door and saw it for myself, because this was NOT accommodating for my family. I asked if they would see if the current tenants would be OK with a walk through and they said they were not comfortable, but after meeting them outside because my friend lives next door they were more than happy to show me everything in the unit. Lies, lies. Lies.

This property management is garbage and only wants your money without showing you anything before your deposit is put in that they have you signed off on and do not have to refund you. DON'T RENT FROM THEM! Read the reviews. This location was in Forest Grove Oregon and their office is in N.E. Portland, I would just assume that they don't want to drive out and show people the unit.

They get people's money before showing them what garbage they are about to move into. I'm so glad I read these reviews and backed out on this rental before I got stuck with slumlord activity.

We are just about to renew our lease with Fox Management and I couldn't speak more highly of our experience over the last year. From the very first contact, the Fox Management team stood apart from the rest. We were moving from out of state and needed to coordinate everything remotely. Everyone we spoke with at Fox went above and beyond to make this stressful situation work out as smoothly and seamlessly as possible. Liz and Alyssa kept us completely up-to-date with everything prior to and at the time of move in.

Since then, Shari Galo has been amazing at providing us with support and answers to any/all questions that come up. Shari is attentive and thorough, and a genuine warmth comes through every communication we have with her. I am so grateful to everyone from Fox Management for making our experience a great one. Some property management companies only extend their graciousness to the property owning clients and treat potential/current renters as disposable. Been live in this Rental property may be four years living here has been a blessing nice square footage rooms are nice three bedroom two full bath Nice backyard and garage. Living in Fox Management Inc they keep their property up looking nice and if you have a maintenance complaint they come right out and if you have any questions they right there to help.

My go to Person on the Fox Management team is Shari Galo she goes out her way to make sure I understand documents and need to know thank you for helping me. Fox Management change me and my kids life from living down south their schools are close local store parks Neighborhood kid friendly it's so beautiful in the spring time love their neighborhood plum trees I feel like I live in the suburbs don't think we moving no time soon.

This review is for MAITENANCE ONLY. I have issues with accounting, billing and tenant management at Fox, but George Adams, who is their maintenance technician does fantastic work, on time, professional, friendly and knowledgeable. I'd highly recommend him for multiple home repair anytime! Fox is EXTREMELY LUCKY TO HAVE GEORGE.

We have had Fox Management manage property for us for years. At first the cheep side of me wanted to manage our properties ourselves to save money. What we discovered is that Fox makes the property so much more profitable that the fee becomes a moot point. The choice to leave the management hassle behind was one of the best decisions we made.

Fox Management has been INCREDIBLY challenging for us as owners. Their communication, consistency in management, and overall business practices as it relates to our rental have not been up to par, hence why we have decided to acquire management elsewhere. Lastly, their fee of 9% is higher than others at 8%,

Fox Management is the lowest of the low. They take advantage of their tenants without a respect for their well being or safety. They leave them in a housing conditions that unliveable, flooding, letting them live in mold, and more. This company is a complete scam. They take several days or weeks to response for any inquiry and need for assistance.

When a tenant gives a low rating, it might be because of strict management practices. But when an owner gives a low rating, it's because business isn't getting done. Three account managers over two years, each of who were unresponsive. Had to contact the owner in each case. Work dragged out. Projects were left hanging. Communication was sparse. They were good at collecting money though.

This management group makes finding a rental a brutal process. They are not transparent about the application process, and as you are filling out application there are all these things that pop up to pay for. I thought I had to pay them but it turns out I didn't. Don't pay for the Rently pop ups. They have nothing to do with your rental application.

It is impossible to speak with a real person. When I had questions about the process, no one returned my phone call or emails. I have been a landlord in the past. I can't imagine hiring these people to mange a rental.

Renting through this company was a nightmare. My maintenance issues were not resolved. During the process their technicians broke some of my kitchen equipment and they refused to reimburse. The landlord decided to go with a new company during my lease with them and they told the new company that all maintenance had been resolved despite light fixtures that were still left un-attached in the apartment.

Literally at one point I had to say "when are you re-installing the ceiling?" and they said "oh, I've marked everything as complete". Worst renting experience I've ever had. Would not recommend to anyone.

My property is managed by Fox since last 3 months and I have been very happy with them so far! I have worked with Shelly, Shari, Genny and Lovely and they are A++. Attention to detail, responsiveness and great communication are highlights of the team at Fox that manages my property! Definitely would recommend Fox to other owners and renters. Shelly and team made extra efforts to monitor frequency of renters requesting showings to my property, followed up for their feedback after viewing of property, monitored other similar places for rent, adjusted right rent for the property and stayed on top of follow ups for leasing with potential renters. I also felt that I was kept in the loop very well for any relevant updates regarding my property. Shout out for my team at Fox!

This company is the worst property management company I've come across. I toured, applied for, and was approved for a unit. I spent two weeks talking with Fox staff to understand the complications of transferring a lease (I knew the prior resident) versus a standard move-in. The whole time they were reportedly trying to convince the leaving tenant not to do a transfer, presumably so that they could raise the price.

After two weeks they started providing me with new information, such as how a transfer would effect the payment/refunding of the security deposit. They then gave me 24 hours to make a decision. Hannah said they'd hold the unit for me. I decided I wanted it, and I let her know within 24 hours, via text and VM (they generally don't answer their cellphones.) But, against her word, they had already given it away.

I was foolish enough to think they'd be better the second time, as I found another great-looking unit from them. They refused (in both instances) to show you a lease until AFTER you've paid the security deposit, for which they make you sign a contract that appears to make it likely they will not refund said deposit. Then they said "We'll reach out to you with the lease soon." This turned into weeks.

They didn't respond to emails, or voicemails. I would call the office and they'd confirm, "she's in her office, I'll transfer you to her" but she wouldn't pick up. The other lady who answered told me I wouldn't see the lease until move-in day. How are you supposed to move all your stuff and sign up for utilities if you can't see the lease to know it's fair?

They also wouldn't allow me to see the unit beforehand, so everything was based on a zillow add. Finally another lady, Phoebe, said you "should" be able to see the lease "a couple days" beforehand. I don't have much confidence left.

The management company has been great with quick responds before and during Covid with minor repairs. I was told the unit I am occupying was fully cleaned but when I vacuumed, I could tell it was not and I doubt that it was steam cleaned. Not sure if the previous tenant lied about cleaning it so who knows. The toilet gets stained yellow easily probably due to the pipes so be aware this will be constant.

I tried bleach cleaning methods but nothing works unless you clean once every 2 days. Many tenants have dogs that bark a lot with little training. Tenants smoke around the property even though it is against the rules and hard to enforce so be aware. Carpet in the bedroom is very old and gross so I got a large enough rug to cover during my inhabitance.

The flooring is so thin that I could hear my downstairs neighbors' muffled voices which can be disruptive at nights and their dog would cry constantly being locked away in the bedroom while the tenants went out. The laundry room is spacious but not kept clean due to tenants. The lining in the dryer is NEVER cleaned whenever I used the room. It is a coin-op and gets annoying to get change elsewhere. Also, 20min-25min on the washer is really 17min for $1.75.

I think the building could be nicer if the tenants chipped in to maintain cleanliness outside their door. Dishwasher is very old and my dishes smelled funky after use so I never continued to use it after. Not sure if all units have the same appliances. The bathroom sink is too narrow in depth that you can't wash your face without splashing water on the floor.

Every apartment has its quirks and these may not be so bad for others. Also, a tenant has an old car that creates the loudest engine sound and exhaust fumes which can stink up and pollute your apartment depending on where he/she parks the car. If you can deal with all that, then please move in. The kitchen cabinets smell musty and are brown inside when you open. Better get oder eaters. The hot water in the shower will always start out yellow then clear. Just a heads up. Gladstone Apt Review.

We moved into a home and it was very dirty, several repairs needed and no garage door openers to get into the garage and we were told they were in the mail its been over 3 weeks and still no garage door openers. I have sent several emails and still have not heard back from anyone. The ice maker does not work, the refrigerator leaks water on hardwood floors, the dishwasher falls forward when you put dishes in it. I have asked for a receipt to see that the carpets were cleaned and still waiting on that.

If I could, I would give ZERO stars. Absolute nightmare working with them right from the jump. The worst customer service I've ever experienced, the leasing person that showed us the place was very unprofessional but we liked the unit/price so we signed a lease. Since that happened a week ago we've gotten one return phone call and they were beyond rude. YOU WORK IN CUSTOMER SERVICE ESSENTIALLY. I'm appalled and also disappointed that I entered a binding contract with them. The low prices are because of a major lack in professionalism. Let the reviews speak for themselves.

Gonna add another terrible review as a renter here. The staff will not give 2 shits about you. The have the absolute most "I don't care" tone in their voice that you will ever encounter. Makes you wonder why someone who does actually care doesn't work here. You will get an annoying email every month with your balance, even if your balance is $0.

The whole body of the email is written as if you owe, then you click the attachment and it's $0. Just weirdly mechanical and impersonal. Apparently there's only 1 shitty maintenance guy for all the locations. If you end up having an emergency, they won't care, so be sure to have your own tools or have a friend or handy person you can call upon yourself. Because these assholes will not care nor try to do anything about it. Live under fox if you must, but move out as soon as you can.

Paid rent on time. I noticed the payment wasn't taken out a couple off says later, reached out to management. Said that sometimes it takes a couple of days to draft. 7 days pass money still hasn't drawn, and nobody has reached out to me. I call, they say the money hasn't drawn and to make the payment again online. I go to do so, and the website states that I can't make a payment online.

So I call the management company and they say they can't take my payment over the phone or online I have to get a money order even though the payment wasn't declined due to insufficient funds it was declined due to a routing error. And they are charging a late fee. Would not recommend renting with this company.

When tenants moved out they left a piano and Fox never removed it. When I had my roof replaced, Fox didn't supervise the work or review it. Consequently, I had to get involved and track it. I had one very non-responsive manager who would only respond to me after I contacted the owner. ------------------------------

I'm a landlord and I requested a basic verification of tenancy and provided an authorization form from the prospective tenant. Fox's response: "[name] has not given notice that he is vacating, so we cannot give a rental reference." Future tenants be warned. Most landlords won't accept this response, leaving you in limbo. Don't rent with Fox!

After dealing with some other property management companies I am upping my review to 5 stars. If she's still working at Fox I cannot recommend Kallie enough. We really didn't realize how good we had it until we had a bad management company.

This should be ZERO stars, not 1. Did not always get back to us, failed to reimburse for repairs we had to make in their lack of response, overcharged utilities, showed up with no notice, poor customer service. Have been waiting to be able to put this up, so happy to finally be able to, if you cherish a good experience stay far away from this company. Absolutely horrible. Will be following up via any legal avenues available.

Please don't deal with this company. I think the owner lives in a ranch in Montana. Overpriced and doesn't let you know that a tavern that never closes is right next door. Jessie is great but the rest of the staff is underpaid and frustrated most of the time.

This place they just bought one year ago, Briar Rose apts (formerly Terri Lee Apt's) located at 158th & Burnside St. Is a true DUMP (along with the complex next to them - Windsor CT Apt's). Any how Briar Rose the took over it they did NOT paint the exterior, landscape to this day has never been done, the dumpsters are always over flowing, never picked up on a regular basis. 2 units are still boarded up, rumors have it that one unit was a drug overdose and died, and the second unit was a drug deal gone bad and had two murders in that one. Cops are there looking for felons with warrants.

Of course the Windsor CT is no better. Though the two complexes are owned by two different management companies. NOT a good place to raise children in that area. VERY SAD. The owners don't care if you live with trash, it's ALL ABOUT THE MONEY! Could be a front for the owners to be part of a drug cartel. Who knows.

Our biggest complaint about Fox Management in Portland, Oregon is that they never answer their phones. The voice mail is complicated and time consuming when trying to leave a message and they rarely get back to you. As for our rental management, they would continue to promise projects to get done and the projects was either never done and we were charged for them or they were just never done.

When we finally had enough and decided to move to another property management company they became bitter and hard to deal with and in the end we were shorted money due to us. One reason was when their cleaners said they cleaned our rental and charged us for it, but they had not and Fox refused to take our word for it, refused to check it out for themselves.

We were charged anyway and had to pay someone else to do the job. The carpet was destoyed buy the renters dogs and the renter told us to take what we needed to repair and replace the carpet and whatever else we needed but because we had complained about the over charges in pet fees that they were charging the renters, they refused to pay us for the carpet replacement.

When we complained they just said, well we can't refund to you what we sent back to the renter. My wife and I are hands on owners and are constantly checking on our properties, owners that Fox management hates to deal with. Fees to the renters were excessive and fees to us were unrepresented. Fox management are totally unreliable and not reccomended.

All i got to say Fox Management has a big ass HEART! Don't hate if you all don't agree and can continue to scroll on by in this review. Me and my family had to move out in 4 days and we had applied every where just about 4 property mgt companies didnt even respond back to me. Now i gotta get a hold of them to get my money back. FML! lol anyway, we did call fox and they didnt answer right away just how everyone was complaining about on the other reviews.

We called back again and this nice lady name SHELLEY answered the phone. My husband told her about our situation and she said if we put in our application today, she can get us in on friday. I shoot you not she freaking made it happened for us and we are so freaking blessed that our situation couldnt come any sooner. We've been looking for over a month.

I am so relieved just knowing my husband, mom, and i made sure we have a roof over our head and we have 3 kids too! This mama bear is sooooo damn happy and a lot of my stress is at ease. I also want to give a shout out to Jessi too! These ladies are awesome! Thank you so much Jessi and Shelley!

Reviewing a rental management agency is a bit odd, the thing is they tend to only have negative reviews because that's when people are pissed and impassioned and want to spread the word. Few people really think to write a review when their experience was pleasant as being a decent management agency means that you aren't really thinking about them.

However with all the super negative reviews on here I wanted to leave a review letting people know that they aren't all that bad at all. I rented from them for 3 years. There was very little hassle involved. I had a few maintenance requests and most of them were responded to within a day or two. There was one inspection the first year, they came by for 3 minutes, saw the house looked great and never came back.

They really never bothered or hassled me. We were unfortunately served a 90 day notice to vacate as the owners decided to sell the house, but that was not Fox's fault. I received $2400 of my $2500 deposit back, can't complain at all. Granted I did pay to have a professional cleaning service come through, and made sure to patch any holes in the walls from hanging mirrors and pictures (super easy, not sure why so few people do this) but other than that we just made sure to keep the place in good condition and what do you know? I got my deposit back.

God they suck. I live in an overpriced apartment on the 3rd story and someone on the 2nd is redoing the living space. The fumes are making my family nauseous and the service is shitty. The owners are complete assholes and the rent went from $700 to $1,000. Everything about this place makes me hate it. I wish they'd stop being money hogs and actually fix stuff instead of letting wood rot and stairs break.

If I could, I'd give it zero stars. Even worse is that I can't save enough money to move so I'm stuck in this hellhole. In conclusion, DO NOT MOVE INTO ONE OF THEIR BULDINGS!

Fox management was a huge disappointment. The heavy staff turnover resulted in lack of communication, missed appointments and poor follow- through. When i called the company after 6 pm- because their staff did not show up to meet me at my condo for a final walk through- i was unable to leave a message because the extension numbers were not working. Isee from others that they are very disorganized and i would concur. How they stay in business is beyond me.

Worst company I have ever rented from. RUDE, the worst phone services and tones you can ever run across. Unorganized. Lost checks in their own drop box. You will be told you are arguing. I was hung up on once when disusing an issue. I will agree the ppl they hire to repair are mostly awesome. Unless your home owner does. then we are in so/so poor job land. I would and never will rent from them again.
