If only I could talk to someone that doesn't talk down to me. Yelling over phone saying that's the the way I communicate?. Just need to be able to have a professional relationship. I am a contractor that looks for professionalism first and foremost. And will always seek the best.

No wonder this place has a less than 2 star rating, if I could give a zero I would. Absolute poor attitude and customer service, terrible excuse for an HOA management company, and collects money from its residents and does the absolute bare minimum in return. Can't get through to them and then when you finally do, you're greeted with attitude and told that you don't have the right contact info. Well, maybe if you kept our neighborhood HOA website up to date, which is part of what we pay you for, then I would have the right contact. Very unprofessional company.

Worst, worst, worst Real Estate company I have ever dealt with. If less than 1 star could be given, they wouldn't even get a point. ZERO customer service, 2 people hung up on me, the owner & the manager associate. They lied and said I called them a nasty name which NEVER happened. Sadly our neighborhood uses them for our HOA. I asked 3 weeks ago for the bylaws & for 2 questions to be answered and I got nothing.

I left a message after 2 weeks of not hearing anything. No call back. I called and nothing but rudeness and lies to divert answering the questions and made lousy excuses for not following through what they gave their word to do. I highly recommend them for closing down because in this small community they will not succeed with their disgusting attitudes and no customer service.

Unfortunate. These people don't seem to realize that people's lives are impacted by them not showing up. Reached about about a rental they listed about 1 hour before. Left a message "Can you let me know when the home is available and can I see it" also sent a message through the app with the same questions. - No reply Called 3 days later, got the message system again. Asked the same questions, "would like to see the place" and "if it is rented, please let me know" - No reply Called 2 days later (unfortunately a message again).

This time left it for the owner. Let this person know about my previous 3 messages, please let me know if this home is available to see. Guess what?!?!?! No reply. It is a shame. I simply wanted to know if this home was available. If it was not, simply send me a message or text letting me know. I can see whey they only get 2 stars on here. Bad business in a small town. Jack

Our experience with this company and Justin Miller the property manager was absolutely terrible. By far the worst rental property experience we have ever had. If it was possible to give less than one star I would. It is impossible to reach Justin for anything including major leaks, roof caving in, appliances not working and anything else you could imagine.

He will not return phone calls ever. We have called for 3 weeks straight leaving voice mails and text messages and have yet to hear back from him. This company did not clean either of the two houses that we have lived in prior to us moving in. The first house we immediately noticed the roof was leaking and 4 months later it had not even been addressed besides throwing a tarp over it that the water still poured through.

The water was pouring through the ceiling in both of our children's rooms and causes black mold to behind to grow. After a hurricane hit our town the roof was completely caved in and we were homeless and out $3000 dollars that we put into moving in. They finally agreed to move us into a new home but of course raised our rent by over $300 a month and once again did not clean the property at all.

They assured us that the minor leak at the new property would be fixed in the living room and year later it is still leaking. They were "supposed" to be responsible for maintaining lawn care but did such a poor job that HOA was called against us multiple times. And then they threatened to have us evicted because of the poor condition of the yard they failed to maintain.

We have had to have a lawyer involved due to the negligence of this company. I would strongly discourage anyone from renting from this company. And I would strongly incourage the owners of Galphin to find a better property manager than Justin Miller.

Is it possible to leave no stars? From day one, nothing went right. The day we were supposed to move in the place was not clean even though they said it had just been cleaned. I'm not sure what standard they're going off of but a strong oder of dog pee on the carpet and dust all over the place is not in any sense of the term "clean" to me. Throughout staying there, the response time for fixing things was pitiful.

Towards the end of our stay, they showed the place without informing us and after that I had to call every morning to see when the showings were just so we wouldn't be surprised again. Finally, after all was said and done, we were overcharged for a simple repair (putting paint on a discolored piece of wall). We were never treated with respect. Maybe it is because we are younger than most of their clientele?

Either way, we were paying customers and that in itself deserves respect. Overall, we were not the only people to have problems with Galphin. I know others who have had to go through them and they've had the same, if not worse experience. Save yourself the trouble and avoid this business if at all possible! Had this been a positive experience for us, I would have published a much nicer review but nothing was nice about our experience.

They looked the part when we first met them but our experience was a lot of either disorganization and miscommunication or perhaps outright dishonesty. The condo was nice so it did not need much attention and the maintenance person they contract with was great but I doubt they called him for all the issues we brought to their attention. The property manager was so convincing in person and by phone I didn't think to require that he put everything he said/promised in writing. Turns out I should have. We got burned on several things that cost us time, headaches and a fair amount of money.

I was a tenant for one of the properties they managed for over a year. Prior to moving in, the home we rented was supposed to be cleaned, carpet replaced and sod put in the yard. The day we received the keys, the house was filthy! The carpet wasn't replaced, there was pet urine in the carpet and grout, urine around all bathrooms toilets, pet feces under the appliances, and many other issues with cleanliness.

The yard was not sodded per the agreement either. When I tried to contact the property manager, she was gone for the day so I had no choice but to clean it prior to moving in as it was a Friday night! Over the time we lived there, we painted every bedroom and bathroom, replaced the dining room carpet that was soaked in pee with wood floors, put in 4 ceiling fans, replaced the broken toilet seats, remulched the flower beds and planted flowers, as well as put in $400 custom blinds to block out the sun.

We received orders and had to terminate our lease early per the military clause. When we moved out, we were told we would receive our deposit back. We moved from Florida to Washington state. After we arrived, Galphin informed us we would not receive our entire deposit back! The took out $250 for yard cleanup, $500 for valances we were told we could throw away because they were faded and fithy (Walmart valances he is now wanting replaced with custom valances) and $105 for a screen door we didn't break!

When I spoke to the property manager, Justin, he stated there was nothing he could do because he couldn't control the owner! Imagine our surprise ESPECIALLY since we have a letter with wonderful references from the very same property manager! This is a slumlord! We moved in to inhabitable conditions and were treated very poorly! Please do yourself a favor and avoid using them as a company at all cost! They will never give you your deposit back even if you leave the house immaculate AND upgrade it! Oh.we did such a great job, the owner raised the rent by $245 per month!

We've allowed Galphin to manage our property in Florida for 3+ years. It started out a bit shaky and only got worse as time went on. If you allow them to manage your property, expect much employee turnover and failure to communicate well (added fee's without a call/email, our home even was without a tenant & a former neighbor called us to inform us!). Overall I would not recommend their services to anyone.

We've been tenants of Galphin for three years, and we've never been anything but pleased by their service and their attitude in general. Breakdowns of the dishwasher, dryer, front door lock and A/C unit were fixed within hours. The couple of times that we owed them a late fee they gave us a "wink wink nudge nudge" and let it slide (of course they'd probably take a different course of action if our lateness was habitual). Their rents aren't cheap, but you get what you pay for, and in our case we feel like we get plenty.
