The whole experience of renting out our house was made easy and positive by Christal's professionalism, warmth and down to earth good sense. She really knows both her business and her region. her commitment to finding excellent tenants goes well beyond just doing the background check.

She really listens and made sure to check in with us at every step. we have already referred family to Gateway and will not hesitate to refer friends there, as well highly recommend.

They worked with me when I lost my job, they helped me keep a roof over my head.

Gateway did a great job on managing my rental in downtown Shelton. Their commitment and follow up from start to finish was great. I'd definately list with them again.

Submitted on behalf of Cindy Edwards. In the last 10 years I have rented from Gateway Property Management. On two separate occasions my experience with them is absolutely positive. Gateway is prompt to repair issues in rentals weather minimal or emergent. The entire staff is both professional and efficient. Upon moving from my first Rental, Management did a thorough walkthrough with me.

I received my entire deposit back. Upon exiting from my second rental the same walkthrough experience. Although my cat did significant damage to the carpet, Gateway split cost three ways and we're very fair with me. I still receive the check back! I find this company to be very professional, fair and preferred.

Lived in one of their home for 5 years, contract was just for 1 year. Not once ever came to fix or repair anything. After moving out are trying to charge me $2600. Left rent in their drop box one month and they claim they never got it so was forced to pay another $795 for that month. Very unprofessional and greedy. Would not recommend them to my worst enemy.

Gateway Property Management is an awesome management company the girls there are so sweet and so nice and they're so willing to help out whenever you need them to. I would recommend them 100% 10 times over! They always take care of their tenants like they were family.

As a tenant, I am a witness of their hard work, always fast, and working in my best interest effectively and in timely manner, including in emergencies. Gateway Property Management are the best of the best. Jolene, Crystal, Elizabeth, and even the maintenance people they sent to take care of some issues at the house were also excellent people.

I have rented from Gateway for about 6 years and they have been great. They are always super responsive to any issue and easy to work with.

Helpful, kind even this i had 3 kids running around and they were Okay with it!

I would not recommend this company. They're deceptive and they're thieves. I rented a duplex for 18 months and took before and after pictures. I left the property in better condition than when I moved in and I often did quite a bit of maintenance on my own. I mowed the disabled woman's yard to my right and the blind lady's yard to my left out of respect and kindness.

When my mower broke down, I wasn't able to mow my yard for 3-4 weeks. I then received a notice stating I will be evicted within 7-10 days if it is not corrected. Mind you, I was never late nor missed any rent payments in 18 months. Upon moving out, I gave my notice (Washington state law is 20 and I have them 19) and I was met with spite. They waited until the end of the following month to close out my lease, charged me for damages that didn't happen during my stay, charged me for repainting the walls, missing outlet covers and window screens that were already missing before I moved in and they stated in the move out report that the stove and fridge were not cleaned. Again, I have before and after pictures and move-in inspection reports to prove otherwise.

In the end, they sent me a reimbursement check for approximately $9.50 out of a possible $1000.00. I'm not going to bother taking them to court for violating the law. If my $990.50 is that important to them, they can keep it. I just hope it was worth the negative review and not to mention, all the people I've been telling and will continue telling not to use this company. Read the other reviews as well because I truly believe they are not too far fetched from the truth.

The worst place I have ever lived in. Lie about the condition of the apartments. Moved in and found black mold growing in all outer wall corners. Say they're modern updated but just painted the cabinets and put in hard wood floors. Don't waste ur time, management will tell u what I want to hear every time but won't fix anything. Washer and dryer have been out of service for a week and nothing done.

Water heater went out and we fought fr he management for 4 days before getting hot water back. Don't take care of anything no maintenance or managers on site. Worst company I have ever worked with

My partner and I made arrangements attend an open house for a home today, but when we looked at the listing to find the address, the house had been removed from the listings inexplicably. When we called to see what was up, we were informed the house was no longer available. Making an appointment you have no intention of attending and not informing the other parties involved is incredibly unprofessional. (I'm assuming the other people attending this open house also were not informed that it was canceled- hopefully their Saturdays weren't ruined by a fruitless trip like ours almost was.) The woman on the line claimed she did not have our contact information, but Gateway Property Management definitely had our contact information- in the original phone call my partner had them repeat his number back to him.

When he reminded them of this fact, she hung up the phone. I will not applying to any other properties managed by this company and I would advise others to avoid them at all costs.

If I could give them a zero, I would! They are a farce of a property management company. If you own a rental protect your investment by going to a reputable company and this is not it. They allow unauthorized people to live there without going through the required background and credit checks. They will tell you what you want to hear and then call you back and tell you that you have no legal right after they talk to the tenant. They forgot who is paying them. well, who WAS paying them. Save yourself the heartache and expense and find a company that will work for you.

Property has many leaks, black mold, roofs leak, units are not safe, units are not weather tight, grounds are always dirty, maintenance crew smokes and throws garbage on grounds, these are non smoking units, maintenance team brags about how they have the easiest job around yet do no work. Rent from these guys at your own risk. Once you are moved in you are no longer a human you become a rent check. If you have an issue expect to fix it your self or hire an attorney.

I would never use this business. A house that I inherited was using Gateway PM. When I took over this property, the tenant owed 2 months back rent, which Gateway did not tell me. By the time the tenants were out, they owed three months rent. They also had broken two windows, the bathroom floor was rotten and the whole side of the house was infested with carpenter ants.( We still have to open the remaining sides) When I did my initial inspection, the tenants girlfriend was doing drugs in the kitchen.

When I asked what maintenance had been done in the past, Gateway would not answer me. Obviously they are unqualified to handle rentals. So I wound with money owed to me. They had the house cleaned, when I asked them not to, and charged me for it. There is a severe lack of communication, and they are very unprofessional. When I questioned them about the house, and rent the employee screamed at me.

Very disappointed is the services provided. I've lived in the home I pay rent for on time in advanced and early for only for 7 months. I actually even have a 2 month balance ahead. They have continued to not respond to simple maintenance request. A massive lack of communication between the landlord and the property management company. My washer drain has been leaking for 2 weeks now.

Finally got a plumber dispatched by Gateway and of course it still leaks including flooding my kitchen and laundry room, which yes you guessed it, was up to me to clean up the mess. The lack of urgency and communication in this company is very disheartening due to the fact that I spent years in the property management business and have such compassion for the people behind the scenes, but there seems to be no action on there part. Would not recommend living with them or using them for your property. Very disappointed.

Used gateway property managment for over 5 years paid over 50k in rent kept my deposit they did there 2 yearly inspections never had one issue never came and fixed anything told them the roof was leaking nothing was done we moved out then they sent me a bill for 4 k liars cheats and crooks very dishonest business wouldnt recommend them for anyone

This is the worst place I have ever done business with. The complaints on the house we paid rent for went unresponded to years. Then we gave our notice and left the house in better condition than when we moved in. And they had the nerve to send us a bill for moving out without enough notice because the health department didn't say the mold was bad enough.

Then had even more nerve to lie to the judge in court which believed every word they said even though we had pictures and emails. This small town mentality is what gets you all stuck in a rut! Liars and thieves. I have notified the BBB and the city of Shelton.we will see what happens next. These people are crooks and their lack of professionalism is appalling! This place should be closed down. Notice beware before you do business with this company!

Wish I could give zero stars. They are terrible. The first home I looked at I drove all the way to Shelton from Federal Way and they told me it had already been rented out. They forgot to call me and tell me that. The girl was also about 10 minutes late. We decided to give them a second chance which was a mistake. Again we drove all the way out to Shelton and she wasn't there at the scheduled time.

There were people who got there before us that left because she hadn't shown up. I called the company and they made up this whole story about how she was there and we must have just missed her, we were there about 10 mins early. Finally she shows up with some BS story as well. We got let into the house and it was filthy. They didn't bother cleaning it before showing it.

We walked upstairs and it was covered in black mold. Turned around, went back down stairs told her about the mold and left. I will never rent from this company. Very unprofessional.
