GOSS Management We appreciate your interest in our available homes for lease offered by . In order to qualify for one of our rental properties, you must submit a rental application. The rental application must be completed by each person age 18 years and older who will occupy the property. Applicants are required to complete the application in its entirety and submit all specified documents.

We lived in the house for 6 yrs. Out of 6 yrs, we were 1 day late in paying rent ONCE. Last year, we invested about $2000 into updating the flower beds and adding a BBQ pit area in the back. We are non-smokers as well. They are refusing to give any deposit back due to nail holes did not have putty in them, and several more LIES including the house being smoked in - 150% untrue.

We were told to move out of the blue, totally unexpectedly during the blizzard in February. The owner all of a sudden decided to sell. It took my spouse going up there to the office for them to speak on the deposit. Emails & calls were going unanswered & ignored. Think long & hard before renting from Goss.

Critical: Responsiveness Air conditioner is leaking water into the residence. I called for service over a month ago and daily last week and no one has responded on site to address the problem.

I give this company 0 stars. I was inquiring about an apartment on Mara Lynn Rd in Little Rock. There was a for rent sign in the window of the apartment. Trash was everywhere. And there was an awful stench in the parking lot. Definitely didn't call. I can see that this company doesn't care about their property.

I started renting from Goss Management in May and they have been great! If you prefer a management company that leaves you in peace but responds to serious maintenance issues promptly, then Goss is the management company for you! To be clear, I take care of minor maintenance myself.because I prefer to.so I have no idea how they are on that front. Otherwise, the office staff is very friendly and professional. So far, I am really enjoying my time in this home and Goss is a big part of that!

The maintenance department is awesome. They respond quickly and make sure your taken care of and always keeps you in the loop. I absolutely loved the application process smooth and the move in process was made as stressLESS as possible! I will highly recommend GOSS MANAGEMENT to anyone looking to move. Rather it be a single family home or small multi family community. They can take care of you.

I am currently in the process of terminating my contract with Goss. The only management they are doing is collecting the rent and their management fee, I recently had to have repairs on the A/C unit. There were so many delays, I had to step in and handle the details. They got two estimates to replace the unit.$4,000-$5,000. The company I contacted found the unit under warranty and did repairs for $1300. Had I not stepped in I would be out an extra$2700.

I had been with Goss management as a home owner for more than 10 years and recently canceled my contract with this company. I speak for my own experience. I found it has become more and more difficult to work with this company since the ownership changed last year. 1. the manager pushed me to make unnecessary upgrade to the rental property. 2. Their communication often lost in the follow up and they can give you all kinds of excuses for not replying email and phone call. 3.

I am not sure if they really want to manage my property and work for my best interest. For me, the previous tenant moved out in the first day of July and this company spent 3 months (1/4 of a year) to finish up the cleaning and fix. It's unbelievably inefficient and lacking of communication from their end. 4. The new owner of Goss promised to give me a selling estimation by herself and it also took her 3 months before referring me to other agents. Really lack of candor.

I was a medical student between 2001-2005, and during that time I rented from Goss management. It was a great property, very convenient to school, and overall in great shape and well maintained. Mrs. Goss was always a pleasure to deal with, and always professional. Towards the end of my lease I inadvertently damaged the refrigerator and it was replaced right away. I really enjoyed my time there, and overall had a very positive experience.

Have been renting from Goss for only a few months now, customer service is excellent and they are very friendly! Ive had quick response time with repair request, and they ROUTINELY come out to spray and change air filters like they are supposed to! We will see how the rest of the lease term turns out, but so far very nice experience.

We rented for 3 years through Goss. The staff is friendly and polite which I value, but we were not pleased with our experiences. I could write a book about every little thing, but I don't want to waste anymore energy on this. All I want to say is if you can avoid renting through this company, avoid them. (Avoid renting in the state of Arkansas for that matter, laws protect homeowners not renters) If you must rent from them, for lack of choices then protect yourselves.

The most IMPORTANT thing to do is to take pictures of everything, I mean everything, upon your move in. Even a video walk through would not be too much. Make sure a time stamp is on every image and video. Also do this with all repairs, before and after. Record dates, times and service on all repair requests and actual work before and after. Pre-move in inspections are not performed and move out inspections are performed after the tenant has moved out and without them present.

What does that mean? They can charge you as much as they want, unless you have proof saying otherwise. It doesn't matter what kind of a tenant you are. Also I wanted to note, the review posted on here by David Cummings, is in his own best interest, because he is a contractor for Goss Management for garage door repair. If Goss is successful, he is successful.

I have rental properties that Goss Management takes care of for me. I have two other businesses to run and don't have time to take care of myself. One of my main concerns is that any work or repairs to be done, be done correctly and NOT necessarily the cheapest. As a general contractor and property owner this is important to me because this is a long term investment and needs to stay in good condition for many years.

My experience with Goss Management has been very positive and they have made everything easy from record keeping, screening tenants, to quality repair work. I would highly recommend them to anyone who needs a company to look after their investments! David Cummings
