If you are a current tenant you can now pay your rent online, you have the ability to setup a one-time payment or a recurring monthly rent payment. We have a new online payment system for tenants with the same abilities as Paylease but with no transaction charges. Average response time to your request is within 48-72 hours but may be longer during busy periods. If you have an emergency problem that requires immediate attention please take any possible steps to stop the problem ie.

A week prior, I scheduled to view a property on the following Monday. Come Monday I hadn't heard anything. An hour before the scheduled time I called to make sure everything was all set. The person I called said that the tenants were no longer leaving the property (this is right before the viewing and he didn't think to call me to cancel it). He told me to call him later in the week to see if he had anymore information.

I call him Friday (today) and someone else answers and tells me the property is now being rented out to someone else. I don't know what is going on at this office but they don't know what they are doing. Stay Away at all cost. - did not have the courtesy or decency to cancel the scheduled viewing - also lied about what was going on with the property to keep me as a fall back person, invade their other applicant fell through. The lady that answered the phone today had nothing more to say then "it's already rented so."

I have been renting from this group for the last 4 years and plan to stay again this year. They are always very quick to respond when any issue comes up. Kim and Scott are the stars of the show and are supported by a cast of wonderful people! They are always cool in working with my schedule always give me plenty of time to respond to any concerns as well.

They handle all the contacts with the owner of the home with ease. Contacting them is more like working with family rather than a landlord. They are also a few months ahead when it comes to renewing a lease, which always helps in avoiding any last minute hiccups. There are very few companies I would trust to find a new property to rent from and this is one of them. I have even suggested to a friend that they would be a good company to work with to rent one of their properties. A+ all the way!

I wish I could give negative stars. I used Grapevine Property Management for 10 years. I had a house in Temecula that I rented out. Before I rented it I tried selling the house. The house was in Model condition per my realtor. New paint, fixtures, wood floors etc. When I needed to move back into my house what a suprise. I met Scott at the front of the house and started there.

Right away I noticed my outside lighting fixture was broken. All the glass was gone. I asked Scott what happened and he said he would have to check the pics. I first went into the kitchen where I noticed my sink had a large crack in it. I asked Scott where is my money for the damage? Scott said the renters said the garbage disposal made the crack. he sink was part of the counter top all one piece.

I had a counter top guy come out and he said that crack was not caused by the garbage disposal but something that was dropped into the sink. My estimate to fix was $1500. I then noticed my kitchen cabinet was broken like someone punched it. I ended up having to replace my entire kitchen because of so much damage. I then noticed firewood outside in the backyard and realized renters had been burning real wood in the gas fireplace which had real logs.

I had a painter come in to give me and estimate on painting the inside of the house and he noticed 12 spots on the drywall that had been patched. I then noticed my family room wood floors were all damaged and would need to be repaired. Two of the interior doors were broken looked like they had been kicked I had to replace those. All my door jams were damaged.

All Scott could say is that the tenants were sure rough with the door jambs. My master closet shelving was also broken. The downstairs bathroom toilet had a crack in it and needed to be replaced. When I pulled the stove out to replace it there were three rat holes in the wall and a sticky trap under the stove. When I spoke to my neighbors they said one of the tenants kids use to play on the roof.

I had a roofer come by and he noticed broken tiles so i had to replace those. About 5 window locks were broken and had to be replaced. We then went into the backyard. I had just spend $3K to landscape the back yard and found it was ruined. My grass had flagstone piled on it, the fence was ripped up, sprinklers were broken. I had nice garden lights that were all busted.

I had to spend another $5K to make my backyard look good again. My sliding glass door was all scratched up from dogs. I then went into the garage where I noticed all my cabinets were damaged. I then saw where there was a rat hole under the water heater which also lead into the laundry room and there was another hole in the laundry room cabinet. In the garage cabinets there was rat poop everywhere.

All in all I had to pay $15K to get my house back to where it was. Scott never said a word not sorry nothing. When I told my friends about what had happened they all said I should have had a property manager. They did not believe me when I said I had one. Biggest mistake of my life. Not sure how Scott can sleep at night. When my wife first saw all the damage she started to cry.

I may be biased because I have worked for Grapevine Property Management a couple of years now but I enlisted Scott to sell a home for me and the process and transaction was very smooth and painless. He was there every step of the way!

I am so grateful I found Grapevine Management! They have made my life happy again! I fell last December and my son wanted me to move closer to him in San Diego, so I was fortunate to find Grapevine Management to handle my home in Temecula. It was sad leaving such a lovely community, but I left my home in great hands! Scott and his wife have made all my worries go away! I highly recommend this family and their company!

We had Scott Parrott of Grapevine take care of our property for several years. When it came time to sell, we went with him. The property was in terrible shape and should never have been shown to either sell or rent in the state it was in. He did not recover the last month's rent, so we lost that. Then, it sat vacant for three months while he did nothing to sell or rent it, so we lost that money. We had to pay out of pocket for over $8000 of damage. Finally, we had to sell it at a loss of thousands under market value.
