Avoid this company/apartments at ALL costs.

The apartment I'm at is filthy as they didn't bother cleaning out the vents or AC units or appliances. The floor is cheap and creaky and has tons of bugs coming out from the boards. A perk of the poorly done floors is you can hear each and every step your up stairs neighbor take.The water pressure is awful and the water is constantly either too cold or too hot.

The water completely shut off in the apartment and it took the management 24hrs to even acknowledge it. (Took two days for it to be resolved).The hot water broke and it also took 24hrs for them to acknowledge it (it's still broken as I'm typing this).

Good luck with any maintenance request. It's incredibly difficult and frustrating to even get a person on the phone. Much less get actual maintenance people in. We submitted a request for maintenance, didn't hear back for 1 month. Then, they no called no showed to the appointment. Didn't hear a thing until 2 months later where they randomly showed up after the problem had been resolved BY US.

This company is the worst and I wouldn't recommend signing a lease with ANY of their locations. They truly don't care about anything but money. The apartments are total shit holes, even for $1,000-1,500 apartments.

Conditions are horrible. See photos. Note the unsafe handrail. Garbage. Lack of landscape maintenance. Etc. Stopped to see family unloaded our car came back out and our vehicle was being towed all within less than an hour. No warning. There was no parking available when we arrived. Tried calling Alexander Wells who was the person who called the tow company and we are still waiting a return call. $272.50 tow bill within 30 minutes is absurd. Sad when rent is high things aren't be taken care of and visitors get treated like this. Thanks for being so professional.

If I could leave a zero rating, I would. They manage the apartment my son lives in. We went to visit today and parked to unload some stuff. Although the area was marked with no parking, he was told when he moved in that the site could be used if the regular parking was full. It was, so we parked there. We were there for less than 1 hour and ran out when a neighbor told us it was getting towed.

We went out immediately, and the tow truck driver refused to put the car down. Since our son said this was overflow parking and that no one had been towed in the past five years that he lived there, we did not realize it was an issue. Alexander Wells did not honor the overflow parking anymore. Sad they could not have given a warning. The property management company also has not mowed the grass this year.

It is so tall that it will be a fire hazard when it dries out. The safety gate to the courtyard is broken and has been for at least two years. The courtyard also is missing a fence section making it not secure. The garbage dumpster is usually overflowing and has garbage all over the ground. It was dumped today but still has garbage on the ground. I am a property owner and would NEVER use this company to manage my property. I highly advise other property owners to be stary far away!

Lived in an apartment managed by Gunther for about three years. Any issue I had, they took care of no problems. They were always on top of making sure the tenants followed the rules. The increased our rent a few times, but only by 50$, while other rent went up hundreds. They really helped me with my move out situation and I'll definitely be renting from them again in the future! Great company!

They stole my $25 for a background check knowing that there was no apt and actually had the audacity to put fake pictures of an apartment up on their website. I went to look at the unit myself and it was completely different than the one they were advertising for rent. DO NOT WASTE YOUR TIME

I wish I could give them zero stars. Rented from them for two years and my car was stolen on property out of my assigned parking spot in the lot that I was told was on surveillance 24/7. Once my car was stolen (by Guenther Management the cops said is likely) they told me the video camera that I thought kept me & my family safe quote "didn't work and hadn't for some time now.sorrry".

How is a company allowed to post signs on the property saying they are filming for security if they are not? How is the legal to get away with? They are very slimy, distrust worthy people. GO ELSEWHERE!

Guenther managed the complex I live in for 7 months. The complete lack of communication on their part (never returning phone calls, emails, or most texts) made me think they choose to ignore their tenants, and their responsibilities as a management company, entirely. There has been an extensive garbage issue at my complex since I moved in. We reached out to them consistently for months about the overflowing trash in our lot, which even invited dogs to come rummaging through it.

Broken glass, dirty diapers, and other safety hazards were a daily occurrence. We sent them photos and cited city codes they were in violation of as well. FINALLY they put us in touch with the manager, Andre, who essentially blamed other tenants (under a different rental co.) and didn't resolve the issue whatsoever. They "forgot" we had a dog (who we submitted documents for before we even moved in) and tried to tell us we weren't supposed to have her.

They hounded us to return mail to the previous tenants (not our responsibility, but we helped several times anyway). Goodbye, Guenther. We hope our new rental co. will actually do their job instead of sitting back and collecting our checks.

Everything at the apartment was in order. All the things promised were delivered and the response was awesome from Guenther's team. A small issue was that when I moved in cleaning was not done properly under the sofa. All the other things were very clean and I enjoyed my stay there.

Let's start with the positive. The maintenance guys have always been very timely and friendly, no issues there. Their online portal is also easy to use. However, I dont understand how this company is getting 5-star reviews when they currently have a class action lawsuit. We lived in our unit for 2 years, with the promise of a laundry room. It took 3 months of constantly calling to get anywhere with that because the laundry room hadn't been set up when we moved in.

It took three months for the landlord to get it set up. I wouldn't have been so upset if it wasnt promised on the listing. It also took a month for anything to be done about the raccoon chewing up the ceiling because Guenther was terrible at coordinating with the landlord. 30+ days of scratching and knawing and thinking someone was in the apartment.

Because the area we lived in was very sketchy, we kept getting people digging through our trash cans every night. We asked Guenther what they could do about it and heard nothing back. They can also be impossible to get ahold of when you're following up on a problem they haven't bothered to fix. But dont worry, they'll text you over and over about that move out notice you gave them weeks ago, asking when you're moving out when you've already typed it all out for them. I can only hope turning in my keys will be no-hassel. Do not rent from these people.

Maintenance comes very quickly when I was having issues with the heater, or even electric wiring that needed repair. Very friendly maintenance workers and worked quickly to repair the problems.

I would not recommend. I lived in my apartment managed by GMP for a few years and was very happy at first. They used to be great at getting back to us about questions and issues. Now it is impossible to get ahold of them. Emails and phone calls are never responded to. Legit, never responded to. It was a very frustrating experience in the last year.

I have rented from Guenther for 2 years now, over 2 different locations in Spokane. They are truly excellent- maintenance requests were always professional and completed in 28 hours or less, the online portal is really easy to pay rent with, they actually answer their phone/texts, and each place I stayed at was well kept, safe and quiet. If you are new to Spokane or just want to be sure you have a safe, solid place to live, rent through these people.

Critical: Professionalism, Quality, Responsiveness, Value Never tried to resolve any issues, no maintenance was done to this property and the "laundry room" has been used as a storage for the hoarders in one of the units. Nothing is professional about this company and if you decide to rent from them expect the worst year of your life!

I contacted the rental company due to issues I had and needed maintenance. Very timely and professionally my request for maintenance was answered at the time frame I requested. He came and completed the work that day, he was very professional and just did a really good job. No issues anymore and so appreciative! Thank you Guenther Management for resolving my issue in a timely and professional manner. So very helpful!

Maintenance came in to replace my fridge. I didn't view the notice of the schedule appointment before they came, so they were left with food in the fridge and a bit of a hard entrance into the apt. They were so considerate with taking out all my food and replacing it the new fridge so nicely and organized. They also took extra care with my fridge keepsakes staking them nicely next to the fridge to be put back how I liked.

I was so grateful for all the time and effort put in. I also had lovely individuals come the day before and repaint my balcony in less than an hour. They were so kind and quick. I just couldn't ask for better service! Thank you so much!

Resident in one of their properties and I can say that since I move in the apartment, they are very good tenants they help me in the maintenance on time and is very nice place. they have good management in Guenther Properties.

I have rented from numerous agencies over the years, and Guenther is hands down the BEST company I have ever come across. They are honest, fair, compassionate, and all around great people. Olga in the office makes you feel like family and Tim the maintenance man was always quick and curtious. I highly recommend this company to anyone looking for a new home!
