Hacienda Oaks Property Management

Considered using them to manage my property. Said they had a perfect fit for my (fully renovated) 2 bedroom apartment for $1000 a month. Yeah, they're busy hooking their friends up - I'd never recommend them to an owner or a renter. Total BS

If your undocumented low credit score owe money make less than 4000 a month or anything really they will not rent you a home. Ohh and if you interested in a home they won't tell you that someone is already taking it, they will just tell you to apply so they can get extra money in there pockets If I can give them no stars I would its literally a SCAM your better off looking on zillow they stole 200 dollars from me. Si esta undocomamtado, credito bajo, debe dinero, no ase mas de 4000 en um mess o qualquier otra rason en ralidad no te van a dar la casa pero si te van adar la oportunidad de aplicar para solo dicirte no I Robar tu dinero. NO APPLICES ES UN ROBO! Me robaron 200$ Mejor usa la application zillow

They do a great job managing our apartments. They notify us when repairs are needed and have a great book keeping system. We don't live in SM, and are relieved that Hacienda Oaks is taking care of things. We highly recommend them for their great service.

I honestly don't believe this company ever even processed my applications. I applied for 4 houses, no one even let me go view the homes I applied for. No one contacted me regarding my application. I called every day and was just told they were still processing applications and they seemed very impatient with me that I kept calling. And the only reason I even knew the homes were rented was because I checked the website and they were off the website.

I feel like I was being discriminated against because I am a single mother. My credit scores are over 700. I make enough income to make 2-3xs the rent because I get ihss for my youngest who has autism. Its hard to believe that I didn't get any of the 4 places I applied. Very disappointing. And the service was horrible.

Completely lied to me when I asked about the property owner to report problematic tenant. Said the one apartment I was doing a complaint about was not handled thru them. They lied, all units were owned by same realtor. Said they would try to reach the owner to contact me. Never heard anything. Had to find the owner myself. Still nothing has been done about the beyond problematic tenant.

I have rented from Hacienda Oaks Property Management for several years (2 different homes) and I have never had a problem. Miguel is especially helpful to me and when I send in a maintenance request it is handled quickly. I am sorry to read so many bad reviews, but I have nothing but good things to say from my personal experience. Debbie Castillo

I never write reviews but after reading these bad reviews I didn't want people to think this was a bad business. We have been at our rental for a year and haven't had anything go wrong in the home except for the water heater starting to leak last week on a Sunday night and by early Monday afternoon they already had a plumber here to check it out.

I haven't had a bad experience here at all. They have been very clear with us from the start and keep us updated on anything that needs to get done to the home with a week or two notice.

If I could give this place a half star I would. I'm a military member who is getting ready to move to the area from across the US and was looking for housing rental information. I sent a message to HOP regarding a home. Agent Fabiola Ayala apparently didn't read my email and sent me an insulting message stating that I needed to view the home in order for them to talk to me. I've already reported this company to the Vandenberg housing authority! Good luck agents with your terrible customer service during COVID!

Update: Our situation was not an easy one and ultimately, the staff bent over backwards and tried very hard and were super patient in helping us find a place, rent it and worked with all the agencies seamlessly to help us. It started off rocky but ultimately, the staff at Hacienda are not all super friends but they are hard working and I can understand why they aren't all warm and fuzzy-they serve an area that brings a lot of not so happy people to their doorstep.

Thank you to you all! Upon initial phone call they were very neutral in town and just told me to come by and get the listings. Found a place but the person at the front desk have no information was not friendly was less than pleasant. We scheduled an appointment 4 hours later to drive another 20 minutes to come back to view the place. The person who showed us the place said that it would not pass inspection and that we shouldn't even bother.

We asked him to address the owner to see if the owner would allow us to make certain accommodations at our expense and he refused. He finally reluctantly said he would call us with information but I doubt that's going to happen. I do not recommend this property management company as a renter. EDIT: They have turned around and are bending over backwards to help my aunt get into a suitable home. I will continue to provide updates.

Please don't ignore the reviews of this place. They have no type of customer service. I'm bothered that I'm forced to even give a star for this place because they don't even deserve a star. Horrible service. You don't want to call a place your home when it's staffed by people that can careless about family values. This place is only in it for their own benefit. Even if your desperate trust me you'll regret it. Look up Towbes Group. Now they have quality service.

The receptionist was in a bad attitude, was not curtious nor concerned at all. She made me feel unwelcome considering we were new customers. I just hate that because we are not asking for free service, we just want to be treated nicely, Nobody deserves to be treated like that.

I know it's tough to find a place in Santa Maria but there is a reason why this place has low 2 stars. They have no type of customer service and they treated my mother very poorly. The staff is Unprofessional and is Poor at following up with. Do yourself and your family a favor and stay away from this place. I would not want my home to be managed by selfless people. Lived in a rental of theirs for over 6 years and they would never fix problems with the home. We had a continual issue with mice and rats as well as plumbing. The outside deck became so old and damaged that is was dangerous and they would not fix it. They always said it was because the owners wouldn't invest the money but how can they allow such an unhealthy and dangerous environment!

The home ended up getting a mold problem due to them not taking care of the plumbing leaks which is a dangerous health issue. I have had an excellent rental history with other property management companies and always got all of my deposit back. They ended up keeping all of my over $2000 deposit. I would not recommend them to renters or to home owners who use a property management company.

I also got a very rude short tempered receptionist interaction over the phone the other day. Really makes you not want to have anything to do with the company.

First off, customer service is the worst I've ever seen. I have honestly never worked with a property management group but geez they set the bar super low! I have worked my ass off trying to get approved for a home. I suffer from severe anxiety and unfortunately to the public I have an emotional support dog named Greer. The sweetest best trained dog you have ever seen.

For this reason we were denied and the home we were looking at was rented to someone else. I know this because we were the first people to send in all of our application. I know this because we showed up at the first home showing with everything in hand ready to be processed. I am beyond livid and feel discriminated against. This will not go unnoticed. And I WILL NOT rent from this company. Stay away!

If you are a property owner, Hacienda Oaks is great at finding the best qualified tenants, and they go above and beyond to make sure all repairs and maintenance are handled promptly without me having to worry about a thing. Any time I've had a vacancy, they've found a tenant before the old one moves out. I am very satisfied with their service.

They go above and beyond for me, as they handle matters that property management companies in other states don't, such as pay the property taxes, mortgage, and bills. This takes so much hassle off of my hands. Their bookkeeping is always to the penny, and they use one of the best owner/tenant online portals out there, so both tenant and owner can always pay rent or see what's going on with a few clicks of the mouse. I highly recommend them, and if you have any questions, don't hesitate to ask me.

Status update- The Administrative Office has moved! Hacienda Oaks has went above and beyond to assist me with creating a smooth transition into my new office. The owner of Hacienda Oaks, Israel, and the staff have superseded my expectations of a property management company. Initially, I was going to lease a small office but once I moved in I did not have enough space for all my office furniture.

I needed more office space. They communicated with the owner of the building to request approval for additional space. I'm excited to say I was approved and I now have a waiting room and three offices- woohoo! The owner of the building approved my request for small tenant improvements such as paint, ceiling tiles, and a couple of other repairs. Overall, I've had a great experience with the number one property management company in Santa Maria. Based on my experience and their professionalism, I highly recommend them for commercial property leases.

Our current office building is being sold/leased out so I have to locate a new office purty quick. We came across a commercial property of Hacienda Oaks. We called in to view it and they scheduled an onsite visit with Israel the following day. I met with Israel and toured the different offices they have available. There is one my heart is set on so I turned in my application and all required documents the same day.

I followed up with Mariella and Fabi today and they are currently assisting me with processing my application. I have to say from the very start I have been treated with the utmost respect and professionalism. I will keep you posted as to the outcome. My biggest mistake was renting from this property management company! We are new to the central coast & had no idea this company is as bad as it is! My experience with them has been a nightmare! The property manager allowed the owners of the property Tom & Carol to TRESPASS into MY HOME! They totally disregarded that I am the tenant & I have rights over this property I'm currently renting from them!

It's so disrespectful! I don't recommend anyone to do any sort of business with this company! Save yourself the hassle because it'll be one thing after another! It just seems to never end with them! Keep in mind I've only been in this property for 3 months!

Don't bother leaving a message or sending an email as they won't return your calls or reply to emails. I don't live in Santa Maria but am moving there soon and I have had a very difficult time trying to get a response from this company or most other property management companies in Santa Maria. I now wait until I can find a rental listed by owner so maybe I will get somewhere. So very frustrating!

I rented a house from them, they did not honor what was told upon showing (gardening included) I needed the place, since I had to start my new job so I had to eat the cost $50 monthly. They never own to their mistake but try to charge. Beside helping the client (Veronica) argues. Never will recommend anyone.

I have been with this company for more than five years now, I have no complaints, my property manager is very responsive to my tenants calls, my property is well managed. They are expert in choosing good renters. Hacienda Oaks Property Management in Santa Maria is highly recommended if you have rental properties.
