Lived for 4 years in a unit they leased to us. We were charged for every light bulb they replaced plus a labor fee for EACH LIGHTBULB. They nickle and dimed us for everything on the security deposit. They also are very hard to get to do any maintenance for you while you live there. AVOID.

I own 1 property, and I wasn't really sure I needed a property manager. I'm pretty handy, and I can balance a book - but I have to say - hiring these guys was a really solid decision for me. You'd be surprised how many little things can pop up when you're renting out a property - and I just don't have the time or patience for such things. Hammond just gets this stuff done.

Usually an email or two goes back and forth, and it's handled. Quotes get quoted, repairmen get sent out, neighbor issues settled, bills get paid. And no one bothers me. And all for a surprisingly low fee. And when I need a new tenant last year - they vetted a bunch of people (a job I REALLY don't want) and got me rock solid people. Really pleased with this company.

Hammond & Hammond has managed the rental of my family home in the San Fernando Valley for the past 10 years. We just wanted to say thank you to Frank and the crew at Hammomd & Hammond for managing our two rental properties for us so efficiently over the past twenty years or so. They always gave us peace of mind that our properties were in safe hands, which was especially important for us with living so far away in the UK, and we really appreciated that. From managing the routine day to day maintenance of the properties & collection of rent, to refurbishing the properties & finding new tenants, everyone at H&H - and Frank in particular - has been prompt & efficient and always accessible to speak to.

They also provided us with invaluable help coordinating the final tenants, refurbishments & selling agents prior putting the properties on the market and throughout the sale and escrow periods. We also have properties in the UK, & just wish Hammond & Hammond operated here too, as the end-to-end service they provide is difficult to come across here.

On a personal front, it has always been a pleasure to meet up with Frank, Jim and Joanna when we have visited. We have absolutely no hesitation in recommending Hammond & Hammond. We would definitely use their services again.

Hammond & Hammond recently took over managing my apartment building and they are absolutely amazing! Lisa is most especially happy, responsive, supportive, helpful, kind, caring, quick to respond always, and went above and beyond to take care of my building maintenance requests and is exceptional with scheduling & follow-up. She made everything so pleasant with our new management team transition and I truly appreciate her the most! Frank has to be the worst person to manage a property management company in the world. He made the process of me moving out of my landlord's rental an absolute quagmire and continues to just act in spite instead of looking out for his client's, my landlord's, best interest. If he wasn't making everything so difficult, this whole process would have gone a lot smoother.

In essence he has made my landlord's selling of the property to be stretched out to an unforeseeable date since he refuses to refund a meager $575 of rent that wasn't due. Pity. I feel really bad for my landlord.

We have been renting an apartment from Hammond and Hammond for the last 3 years and are very pleased with the services they provided. Working with Victoria and Raine has always been an easy process, they are attentive and prompt with their responses. Maintenance issues were resolved quickly and done well. They have also been very helpful and understanding during the pandemic, reaching out and relaying updates it always felt as though they were working with us and not against us. We are thankful for all their help and would highly recommend anyone considering renting with them!

Another day with nothing fixed. So aside from that damn pipes and the water heater. I'll just acknowledge the other things that haven't been handled/finished. The water damage done to our ceiling. The hole that plumbing just left in our apartment for months now. This damage screen window from the neighbors tree across the way, an unfinished parking lot that was supposed to be open a week ago., and I mean when is the last time anyone body come in to do a cleaning of the buildings? How are we supposed to reach above the stairs? Don't y'all have a team for that? It's the lack of urgency and compensation for me. #BigYikes

I was really looking forward to seeing one of the properties but thank god I didn't because the customer service wasn't all there. I felt like I was a bother. And upon looking at recent reviews. Seems like they don't really care to fix things up when needed. I'll go elsewhere.

I needed help with a property I was self managing, I met with H&H and we sorted out the details of what was needed. They helped me through that situation then continued to manage the property through the next few tenants. They reached out to me many times to ensure my needs were met and the property was be handled to my liking! I'm selling the property and currently don't have any property which needs managing, they even made that transition easy! Bottom line, honest, helpful, professional, kind, and "on top of it" management company!

After managing my rental property myself for 7 years I had had enough. HH is a top-notch, customer-focused property management company. So far they've exceeded my expectations. I am currently looking for a home to rent and have had so many lame situations with property management companies that seemed completely disorganized and messy. but this cannot be said about Hammond & Hammond! Not one bit. I was just taken through one of their listings in Valley Village by a great guy named Andrew and he he was very patient as I went through the home.

He was also very professional and on time! If my experience so far with Hammond & Hammond is anything like what it would be like to rent one of their homes, I would be in very good hands!

Hammond & Hammond managed our rental condo unit for 7 years. They were quick, efficient and extremely knowledgeable about rental laws in our city. Repairs were taken care of quickly, collection was never a problem and communication with both us and our tenants were constant. They also found us 2 good tenants before we chose to sell the condo. We recommend them to anyone in search of excellent and honest property managers.

We were owners. In very short: we have been 100% satisfied with the service provided by H&H. We had great communication from beginning to end. They took care of everything and we felt they were handling everything on our behalf much better than we would have done ourselves. We ended up selling the house and they referred us to some great agents. If we ever have a house again in the area we will hire them again. 100% recommend.

I rented a condo from Hammond & Hammond for the past two years and just moved out two weeks ago. Viewing, applying & securing the property was a seamless process thanks to the help of Victoria & Raine. They even helped me negotiate a lower monthly rent & security deposit amount with the landlord when the property I liked was a touch out of my range.

Whenever I made a maintenance request, which wasn't often, it was handled swiftly and without any inconvenience on my part. Unfortunately, the landlord of the property I was renting decided they wanted to sell the condo, so I was given a fair 60 days notice to vacate (we only needed 30 and were on our way). We didn't want to leave, partly because we loved the condo and had made it home, but also partly due to the great service we received from Hammond & Hammond over the past two years.

In response to an earlier reviewer saying that they will do anything not to give you your deposit back, I can only speak for myself when I say that was not my experience at all. Hammond & Hammond does an inspection after move out and reports to the landlord the things that they feel could be charged to the tenant. It is then up to the landlord what they want to withhold.

From my personal experience, I received my entire $2800 deposit back at the end of my two year tenancy. I would recommend renting through Hammond & Hammond and want to thank them one last time for handling my renting experience with professionalism and proficiency.

I have been with Hammond & Hammond for about 5 years. In the beginning it was a rocky start, but as soon as I voiced my concerns, the team members stepped up and quickly took action and improved their services and THAT is why I have stayed with this company to manage my properties. A business willing to adjust their actions for its customers speaks volume about who they are as a company.

After 5 years, I am tremendously happy and satisfied with their services. They are very through in what they provide for property owners as well as tenants. I would highly recommend utilizing this company. Frank, Raine, and Victoria are very helpful and are quick to respond. Keep up the good work everyone

When we took a 3-year job commitment out of the country we had to do something with our house. We barely had time to pack up our possessions before we moved. Hammond & Hammond jumped right in. They hired the appropriate people to clean it up, paint, carpet etc. Then they leased it. That was 10 years ago! When we moved back they were doing such a good job we kept it as a rental property.

Every month there is a direct deposit to my bank account along with a detailed statement. Their management fees are fair and their staff is super responsive. They renegotiate the rent when the lease comes due and we've had very little turnover (I think 3 tenants in 10 years) due to their tenant screening process. When a tenant does move out they get the house cleaned up and re-rented fast, usually at a higher rent! I would not hesitate to recommend H&H for your property management.

I'm updating my original review: After realizing they dropped the ball, Hammond and Hammond did improve with response times for a few separate issues: Fixing the insinkerator, clearing tree branches from the roof. They also apologized. It seems it was a game of "which staff member is responsible" that occurred, and I appreciated their upgrade in attention and timeliness.

While my tenancy at a property rented through Hammond & Hammond was not perfect, much of that was due to the property owner themselves, and not Hammond & Hammond property managers. In fact, at certain points Hammond & Hammond fought for us, the tenants, which I think is refreshingly unusual from a property management company. The property owner was at times reluctant to provide necessary repairs, but Hammond & Hammond was ultimately able to get things done and nothing went completely overlooked. Also, Hammond & Hammond was able to mediate a dispute in charges from the security deposit between us and the owner in a very reasonable manner.

I am happy to say I am satisfied with Hammond & Hammond overall, and appreciate the personal approach that the owner takes to his clients. I am sure that good tenants and property owners get treated well by Hammond & Hammond.

Hammond and Hammond Property Management has managed my family's property for several years. Before they took over, we were having issues with tenants not paying on time or even at all. Once they stepped in, they were able to quickly get them back on track and now we get full rent payments with no more hassle. We even now get the latest market rates which is great! I have done my own property managements, and also engaged firms to handle it for me. The former is always way more work than I initially think it is, and I have had nightmarish experiences with other property management companies. Let me say that if all my experiences with property management firms was as professional and exemplary as that I have with Hammond and Hammond, I would be more invested in real estate. First, they are excellent with communication.

When the property is rented, they handle all the details, and report professionally. If there is something that needs a decision, I get a phone call and an email, with estimates. Second, they work hard to work within my preferences and constraints. They give me options, and if I do not take their recommendations (for whatever reason), they handle it cheerfully. Honestly, I cannot say enough good about them. That sounds gushy. but seriously--best property management firm I have ever worked with.

I have been working with Hammond and Hammond management co. for 7 years, leasing my big house in Sherman Oaks, CA I would like to express my feeling in few words. Leasing the house is my pension plan, so it was important that it will be occupied all the time with good tenants. through all this period Hammond and Hammond treated my house in a professional manner by finding good tenants with good market price rent and they always were available to help me sort out any difficulty while the tenant was in the house. All the staff is great especially their manager Frank Gallucci. It is a real professional and caring company and I highly recommend them

My family and I lived at The Met for 11 Years. So we were thrilled when we found a 3 bedroom condo for rent at The Met. They told us the unit would be ready on May 9th so we decided to accept and we moved in rather quickly. The unit was disgustingly dirty. They spot painted the unit and the patch paint work was very visible. I've attached pictures.

Almost immediately after moving in we got a call from the HOA office that the A/C in our unit was leaking to the downstairs unit. What a drag! They had to come at least 6 times to "fix" the A/C. How many times did I have to leave work early to come open my unit up for this. I don't know about you but I work 8:30am-5:30ppm and EVERY single time I had to leave work early I didn't get paid.

I can think of a million things I could do with a few hours of free time. After they fixed the A/C they never reinstalled the A/C cover which sat up against the wall. There were other little things that I know they can't control like the downstairs neighbor smoking weed everyday which made us keep our windows closed. Or the Kids that lived upstairs constantly running back and forth past 10:00pm almost every night.

On month 9 of our 12 month lease we receive notice of a periodic Inspection. We make an appointment for 2/15 from 11:00am-12pm. Guess what happend? Nobody showed up! I received an email later that said they were closed that day and it wasn't on the calendar so that's the reason nobody called me to reschedule. WHAT!? (This is supposed to be a professional place of business) Once we rescheduled they graced us with there presence to look around for 5 minutes and change the batteries on the fire alarms.

A 10 minute appointment for them, I had to leave work 2 hours early because of course between 3pm-4pm. Oh and guess what? The A/C cover still didn't get placed back. What's the point of your inspection? When April 1st came around we didn't hear anything from H & H. Not until the 11th day of April notifying us that our rent would be going up by $209.

At that point I was fed up with everything. I still find it interesting that I didn't get this email on April 1st. I emailed them almost immediately that we would be vacating. Two days later Frank called us and advised us that the owner would keep the rent the same and would do a 6 month extension for us. Are you kidding!? Thanks H & H I found a house in the same area and I'm paying less because the utilities are included.

We vacated 18 days before and cleaned up the place. Besides two tvs, we didn't even hang one painting or picture. They conducted two additional inspections and told us how clean the place was and noted minor paint for the for the tvs and a broken handle, When we finally received our refund it was late and short. They deducted $1,000 for paint.

Essentially they charged us to paint the whole unit. When we received the difference of our security deposit it was short by $200. Frank advised us that the owner didn't send all the money. MY QUESTION IS "aren't you the leasing company? Wouldn't you put up the money and then collect from the owner? Why would anybody lease a property from you or hire you to be the leasing company for their property?" What kind of operation is this? **SAVE YOURSELF THE HASSLE!***
