Out of state landlord needed make ready/eviction follow up for missing rent Aug/Sept and ended up moving in November 2021. Could have been better cause you end up doing more work than you paid for. Unless you hound them for information, I didn't get my list of cost till December 2021 after owner occupied in November. All the cost were never approved in advance in writing, and inflated invoices, and lack of care in work completed, and lack of supervision of vendors was the end result. here the examples with pictures/video. - you will never got bids for contractors before until asking over/over in December 2021.

Surprise cost like 600 dollars steam cleaning, cleaning never checked post work, which will surprise landlords, when terms are looking at cost in advance. That's how they make their money. For example - I gave the recommendation for cleaners and key person. Cleaner didn't even finish refrig clean up; toilet clog, rugs were ok (high) so only recovered less than 40% of fee.

Clearly if PM checked it, we would not have all these little issues. I have the before and after pic. - worst of: had a fence repairman and caught him live breaking my fence making it worst, and then didn't even enter through the door. So he broke something even worst. PM fixed it but the lack of care for 15 year repair person she claims they been doing business. Got it on video. https://youtu.be/WW7FwzgBsDQ - The same day, she then gave me the keys right away cancelling the repairs request (company cancelled) which was right after I showed her the video that the fence guy broke the fence more.

She sent me documents charging me $100 for cancelling and holding landlord to offer selling commission/listing with 6 months (while holding my money). Seems to be strong arming on something they cancelled. - had to follow up with eviction follow up, did more work on following up with PM. Never got the keys or attempt, had to chase down eviction documents which were requested in advance of court date, and couldn't get it on time. - they could only show me 2 applicants who had poor history although I let her know why historically these people did not work out. - They might have hiccups for being smaller company but you just have to manage more than usual.

They might not care since owner occupied and they were losing money on listing. - the one good thing they did is the PM is sweet and got the fence person to come back, but the lack of care was something I would not like to deal with as a landlord who is dependent on someone on has to be more communicative. I would hire them if it was more simple things like showing a place already done but the more out of listings, like make ready or evictions or just following up on issues/validating vendors work, I would pass.

I needed a apartment near UT. Within a few weeks I was able to find a quality apartment for a great price. Their realtor are super helpful, they make you feel welcomed and show you lists of all places that would take an eternity to compile with a simple google search on your own. I'd skip google searching, going to other realtors, and go directly to them.

I lived in Austin this past year while attending UT and, really, I lucked out by landing with Harrison-Pearson. I was desperate that my place wouldn't become a distraction while I was in grad school, so I made a concerted effort to find professional, competent property management, which is apparently difficult near the campus. During the year, HP was flexible, responsive, attentive, and understanding, and I loved the property itself, which had an excellent quality-to-price value. Flexible from the start, HP allowed me to forgo some of their usual turnover tasks - fresh coats of paint, small repairs from the previous tenants, final walk around, etc. - so that I could accelerate my move-in by like 4 or 5 days.

I believe Cleo and Sam were both responsible for helping me move in sooner. It saved my folks and I from incurring more hotel and potentially storage costs, so it was very much appreciated. Speaking of Sam Pritchard, like many here have mentioned, he was a great property manager to work with. Professional, responsive, reachable by e-mail or phone, questions answered same day.

I eventually submitted a request to do those repairs that I skipped at move-in and the service call went out the next morning. Sam would also check up on the property weekly for cleanliness, so you run into him from time to time and the property is well-maintained. All said, very communicative and attentive. Sam and the rest were also very understanding with an issue that popped up.

My rent check had been returned because the bank tried to withdraw my funds from an incorrect account (haha my fault, my looping signature obscured one of the account digits I think), and Sam was super reasonable about it, not accusatory or aggressive, which eased what could have been a stressful situation. I just let them know I'd take care of the rent and the returned-check fee ($25) and that was that. Overall, great experience with HP and most importantly, my home was not a distraction in my life. If I move back to Texas, I'd definitely look into another HP property.

I rented a small work studio apartment in the Clarksdale neighborhood in Austin, Texas managed by Sam Pritchard with Harrison Pearson and lived there for about a year and a half. Unfortunately the apartment had some electrical issues that couldn't be fixed in a timely manner. Sam kept me informed as to the status of the electrical project and. when the project was delayed, I was unable to continue living in the apartment. Sam went above and beyond what a tenant would ever expect from a property manager.

I had to have surgery and Sam called me up and offered to do whatever he could to help me find another apartment in the same area. Sam had one of his employees do all the leg work for me and found me an apartment in less than a week while I was recuperating from surgery. I have never heard of another property manager going to the extreme for a tenant like Sam did for me. I am very thankful for Sam's honesty, kindness and professionalism. Do not hesitate to call Sam for any leasing needs you might have - you will not be sorry.

As a long time renter of places, Harrison-Pearson has been the best company I have rented from. When I was first moved in to my home, I needed to take the lease immediately from another tenant. They made the process as smooth as possible, transferring everything over to me. They also said I could put in the pet deposit slowly over time as there was rent and deposits coming all at once.

When the house was getting sold (owners choice, not Harrison-Pearson) Cleo was amazing. Other places I've rented from wouldn't give a heads up that they need to show the house and strangers would come in and out. As I work at night and sleep during the day, I would be furious when people barged in waking me. Cleo never let that happen. She would give 24 hours warning and would let the potential buyers know to not disturb me.

She was incredibly kind to us living there and with the potential future home owners. And when we would tell Cleo about any maintenance request, she would get back with us immediately and have any problems fixed ASAP. When it came time to move out, she spoke with us, found out our plans, and made me feel like she cared about us living there more than just a tenant.

Extremely pleased with Harrison Pearson! Five stars ***** A++++! We have leased with them over three years in the same home. The new property manager, Deanna, is very kind, efficient, professional, and communicative. We recently had a maintenance request and she had the maintenance contractor sent right away. The contractor and I had communication issues and I accidentally missed the appointment, but she was extremely understanding and offered a different appointment time.

All is fixed! The maintenance, by the way, has always been top notch! In and out in ten minutes. Such a contrast from our last property management firm, which was almost impossible to contact and very unkind when we had a maintenance request. Thank you for everything, HP!

We were getting ready to take a year-long trip around the world and needed to rent our home and cabin to have income for the trip. We connected with Sam Pritchard at Harrison Pearson and he was absolutely the right property manager for us. We were very particular about who would rent our main home, because we were keeping it fully furnished and. didn't want to come back to a mess. Sam found the perfect couple to rent our home for the entire year and when we returned it was in immaculate condition.

He also worked hard to rent our cabin and found someone who took great care of it. While we were traveling internationally, Sam handled any tenant requests for maintenance and was wonderful about keeping our involvement to a minimum so we could enjoy our adventure. He had excellent communication and was very good about keeping track of any expenses and payments and we were always paid on time. I am so grateful to Sam and his team for supporting us while we were away. I highly recommend Harrison Pearson and specifically Sam Pritchard for any rental needs.

I rented a house in Buda that was managed by Harrison-Pearson. The agent who handled the house was Sam Pritchard, who is a super guy and a great property manager! Everything always got handled right away, and done right. It was the first time I had rented in over ten years, having been a home owner, and I loved not having to figure out all the repairs for myself! Thank you, Sam!

I was a client of Harrison Pearson as a renter for six years. Guy Eastburn, the agent, was the most responsive landlord I have ever worked with. I would tell him something was wrong by text or by phone and he would have someone out there at most by the next day to fix it. Very easy-going, honest, and responsible.

I used Sam Pritchard to help us find a house when we were relocating from Austin. He is patient (I'm neurotic and texted him a lot), he helped with ideas but was not at all pushy, and overall I trusted him to get me into a good fit instead of just a fit that paid him well.

I had rented an old house managed by Guy Eastburn for over two years and were satisfied with his services. The lease termination was flexible (month by month after a year) and our rent had been only increased once by a reasonable amount. The only unpleasant experience, which was not Guy's fault, was that we had encountered a new owner who had recently inherited that property and had no idea about the previous conditions of the old house.

The new owner, who seemed to be quite unpleasant to deal with, tried to deduct all our deposit to pay all the pre-existing damages of the house after the termination of the lease (including installing five smoke alarms!). Guy had done his job in solving the dispute in the end (he paid a good amount out of his own pocket to make the final deduction become more reasonable; I accepted the deduction on the condition that Guy is going to argue with that owner to get his money back plus any possible extra once he has the energy to do so). In summary, I recommend renting from Guy Eastburn, especially if it is important for you to have flexible lease after a year and good maintenance services.

Sam is great. I have lived at other places and never have I had the quality of service I am received from Sam. If i have a maintenance issue Sam is quick to get someone out here and fix the problem. I have lived here going on 2 years and this has been my best rental experience in Texas.

While I lived in Austin for only 2 short years I did so in the same apartment. I lived near downtown and campus in a small 10 unit complex which was well kept and managed by Sam at Harrison Pearson. The management was always quick to respond and had clear communication. I'd recommend leasing with them after having experienced poor management with other companies around the state.

Dealing with this company has been nothing but difficult. Slow and ineffective communication followed by confusion and lack of action on their part. Lack of concern about failed air conditioning in the middle of Austin summer is completely unacceptable. I would stay away from doing any kind of business with this company.

My wife and I were duplex renters with Harrison-Pearson for many, many years - and in particular, Guy Eastburn. One main concern when you're a renter is how well owners and agencies respond to needed repairs and general housing problems. Guy was always easy to contact and he sent people out to fix things as soon as he could. When we bought a house, our close date was moved back a couple of weeks and we couldn't move out of the duplex on time, Guy was very cooperative in giving us the extra time we needed. If I were still in the rental market these days, I definitely would ask Guy to help me find a place.

Well, I'm sure not going to rock the boat here with a favorable review. These folks were my landlord for my commercial space. I kept calling to report rodents crawling around in the ceiling but couldn't get them to show up until I held the phone receiver to the ceiling so they could hear it for themselves. We also had an AC leak in the ceiling and after two months of water sitting in the carpets (they just wanted to vacuum up the water) they fought to replace the mold infested flooring.

The last straw was when they wanted us to sign a contract accepting replacement for the AC units that were being stolen in the complex.duh, you cannot insure something that doesn't belong to you. Oh, you thought this was over? They "re-evaluated" the square footage as they were preparing to lease the space to someone else and discovered we had MORE space than they originally told us and BILLED US FOR IT at the end.

This company is extremely rude and snobby. They were rude to my client when they went into the office. Then took our application money after doing a "preliminary" application and denying them based on nothing, would not respond either to emails asking for a reason. I believe they were discriminating about my client from the start asking me very intuitive questions about who this person was. I will not work with them again, that's not how the business works!

My daughter rented a duplex from this management co. The unit was dirty, and had filthy vent filters which we replaced ourselves. They gave her a walk through list, but didn't actually walk through with her. She was inexperienced with walk throughs and didn't know to check everything when she moved in. The old, cracked blinds were coated with dust, and one of them fell off the hooks at night on one of the grandchildren.

The garage had rat droppings and half of the ceiling in the garage was gone, and there were holes in the walls where any wildlife could get in. There were roaches in the garage also, and a coating of dust everywhere, and a strong rodent smell. The garage was where her washer and dryer were kept. When she moved out, we cleaned the place very well and left it in better condition than when she moved in.

There was no exit walk through to let us know what else was required to refund the full deposit. This management co. charged us for the filthy old cracked blind that fell on my grandson, and to clean the ceiling fans, which she cleaned when she moved in. The first indication we had that anything else was needed was when we got the refund check with the amount for the ceiling fans cleaning and the blind repair deducted.

Do not do any business with this co. as they are not interested in in the upkeep of any property they manage, just collecting fees and rents. If you are new to renting or leasing, ALWAYS get a walkthrough WITH the mgr or agent, and have them acknowledge the condition of the place when you moved in. Don't just let them hand you a walkthrough form. You have no proof that things were in the condition they were in, The manager of HP is very rude and hostile, no need for that.

The managed our condos that have 12 units. Every time we called about getting repairs or maintenance taken care of, they acted more than put out that we were calling. When we questioned the cost of some repairs or requested multiple bids so that we can get the best prices they REALLY acted put out. Often, nothing got done until repeated requests were sent. We have switched management companies and I am SHOCKED at how much we had put up with at Harrison Pearson. oh- and the new company is almost HALF the price.
