Worst property management in this county. All they care about is money. They take crappy Neighbors False completes over what there renter's say. Once u cross them they r no longer nice. DON'T EVER RENT FROM THEM OR TRUST THEM WITH YOUR PROPERTY!

I just spoke to whoever the accountant is for them and she was so rude and extremely unprofessional. I even said wow you have terrible customer service and her reply back to me was yeah I know that's why I'm the accountant. Very shocked at how rude she was.

They do not care about the owners in an Association. They hire people like lawn maintenance who do a very bad job. I have bushes that have turned into trees. No yard maintenance in over three months. When you call to let them know what is going on you are told to be patient. My yard was so out of control that I hired an outside maintenance to clean my yard. If you hear Summit properties is managing - RUN! Very Shady!

If you are renting and trying to find another home, then you know how stressful searching can be. The place we currently reside now is way too small for us. I've worked with awful property managements before, so I was hesitant with going through a property management. Summit Properties had a home I immediately loved and gave them a try! From the initial contact with Christine, the application process, and signing a lease, I felt great working with them.

They were able to help me find a great sized home for my kids and I and within my budget at that! Application process was so easy! Christine is amazing! Just have all documents ready to submit when asked for!

Never renting again after my experience here. Shady ass people who do not follow their word/guidelines. I wish i never came across this property management. save yourself, and your hard earned money.

The staff here is great but if you are trying to get into a place you have to have all the money for the application fee and you don't get that money back. But at least they accept all housing vouchers from the Vacaville Housing Authority.

They dont help and let Covid-19 delay things far longer than they should. It's sad to see a well off property management take sdvantage of its landlords and tennants. The wash machines they manage for the apartments in benicia are broken and they could care less to fix them. Update 12/16/20: A lot of tenants called the 3rd party company and it still is the same situations at hand.

Your reply sounds like it only took you a few days to find that excuse. I wonder if balcony charges to every unit makes up for the association fee's you guys are pocketing since CLEARLY, you guys dont have a savings saved up for the property you guys manage. If you guys really want good reviews, why not have quality and effective service to begin with? I think you deserve this 1 star for now.

I was raised to never return things the way the were, because it should always be returned even NICER than the way it was. That's called respect you THIEVES! They rooked me $ 2k short of my deposit, for things they told me not to worry about Such as cleaning carpets, and raking some leaves, even though I returned the house w the grass fuller and greener than it ever was, bushes and trees trimmed nicer than they ever were ("because there own landscaper doesn't know how to trim properly, ugly nubs sticking out only to lead to diseases killing the homeowners investment"- Coming from myself a former Tree climber and arborist) And they charged me for new keys and locks that I personally returned! I will be very surprised if they make this right with me, otherwise this review will not taken down. I will repost if erased. This was a terrible experience.

Previous review below still stands however Theresa is no longer handling HOA management. Tiffany has taken over and tends to loose her temper yelling at clients, following the screaming she apologizes for her unprofessional behavior & proceeds to go right back into her tantrum. It truly is difficult trying to work "with" someone that can't articulate processes in a professional manner.

It is Tiffany's job to relay HOA RULES and STEPS to the home owners that pay for their services, not scream at them. I hope this post helps others! I have worked with Summit Properties for the past 16 years I can honestly say that Karen and Theresa are extremely helpful. They have helped improve our Homeowners Association, manager our dues and reserves. My 1 suggestion would be to have someone bubbly answering the phone. Efficient or bubbly is great but BOTH skills would be AWESOME!

We rented a nice older home from Summit a year ago. They have been sketchy from day one. They told us the houses were first come first served, and tried to get us to move in two weeks before we were ready by telling us someone else would take it if we didn't. We were going to take it anyway, but a walk through revealed that the house was still having work done and was NOT ready to be occupied.

The house was ready when we originally requested and it turns out there were no other applicants. Every so often they would inform us they were going to do a "fire alarm inspection" when actually they were just nosing around the house snooping on a respectable 60+ couple. Sketchy. I made the mistake of telling Summit we were looking to buy a home in the near future.

Two days later we received a 60 day move out notice because the owners were going to sell it. That was a straight-up lie. I know the owners, and they wanted to move back in to their house not sell it. No big deal right? Why lie? I know this because on the weekend before my pro-rated rent was to end 5 days later, we went by to take the trash cans to the curb.

Guess who was there in the house too early? That's right, the owners. We had a nice conversation and they told us the story. The best part- with a $2,650 security deposit they found $800 bucks worth of cleaning and yard work which was totally bogus. Sketchy. Stay away from Summit. Sketchy, sketchy, sketchy.

Evans from Summit Properties is a Diamond In the rough! I've never met a property Manager that is hands on. He's technical, great with my kids and responds to our maintenance needs even on Sunday's. I can't say enough about this Man. It's comforting to have him on call for any needs with our rental.

Maintenance is an issue. I live across the street from two of the homes managed by Summit Properties. The homes are not maintained well - yards not trimmed/mowed, fences falling down, trees with broken branches left hanging. I have called about the property condition numerous times! There are other rental properties on our street, handled by other companies, and those are not left to deteriorate like these! If I were the property owner, I would NOT want this company handling my home.

If I could not give them qualification, very bad company never followed our application, never Mr. Will wanted to give us the face or at least tell us that they did not accept us or that he had already rented the house, he only made us spend on paperwork.

The ladies Marisa and Sharon were super helpful! I haven't rented a place before so for my mind being all over the place especially wading though having an emotional support animal, Marisa was really patient and friendly! My husband and I ended up pulling our application but I definitely recommend Summit Properties and should we have to rent. we'll probably go back there assuming they have available properties within our budget!

Recently i have been involved with a property that needed some TLC in regards to paint. Summit Properties has an EXCELLENT STAFF MEMBER that went above and beyond her normal scope. I was in a bind and Karen held my hand the whole way. Not only did she take all my calls, emails, and dilemmas but she did this with a pleasant grace and attitude. I have never had such a good experience with an HOA but this was such a positive experience that i felt i had to share. Way to go Summit keep up the great work.

I actually have a very good experience with the Summit Properties team. I have a rental property for 5+ years with them and they have never had the property empty for more than a month. Their staff is always responsive and professional and transparent with documentation. Will Hite and Denise are great and they recently upgraded their reporting software so its simple for owners like me who are far away to get information (tax and reporting) online.

Had an awful experience with this company! First time renting through a property management company and thanks to them will probably be my last! When first moving in about 2 years ago we were told its first come first serve for renting a home.so there was someone wanting the place before us they backed out and we were next.they rushed us in to move into the house within 1 week otherwise they said someone else was ready to pay right then and there to move in that day.

Which I thought was unfair. Since we really wanted that place we moved in early while still paying rent at our other place. Once moving in you could tell this house had been empty for a little while because it was DIRTY.our first week of being there we could hear noises in the attic.to come to find out there were a family of raccoons as well as mice and rats up there.instead of rushing us in they should have inspected the place 100% to make sure there's no issues like that!

As well as black mold in the house due to the moisture because there was THOUSANDS of gallons of water under the house which they did call a restoration company to remove most of it.but it definitely did not take care of the black mold which is a hazardous living condition and after them knowing this the house shouldn't even be rented out! While we were living there we always felt stuffy and sick it was awful!

So once moving out they kept a big chunk of money ($700) for stupid reasons like a broken outlet cover and a dented window screen and apparently cleaning even though we spent 8 hours making sure this place was cleaner than ever.more clean than when we moved in! We requested to be there to do the follow walk thru but of course they didn't follow up with us so that didn't happen. Marissa said she called ONCE but she never followed through with it.

If you are an owner, these guys rock! Pay no attention to the negative reviews from previous tenants who did not agree with Summit Properties charging them to return the property to the condition they received it.

Everyone I dealt with at Summit Properties was friendly and professional. They have handled my properties over the years with expert care, as well, Will Hite is a super broker if you are looking to buy a house. He worked with me for over a year and spent many hours showing my properties. I am happy to recommend them and will use their services in the future.

Theresa our deposit was $3100 and we did receive $2400 back so far but there is $700 still to be accounted for! We turned our keys in 7/31/13 and this is still not settled. Will refuses to speak to us either on the phone or in person. The house was returned to Summit in a much improved manner than it was received by us. We learned a very valuable lesson that when dealing with your company we should have taken pictures of the house the way we were given it and notated every little item down to the sink stopper that wasn't there as well as taken pictures upon our exit.

When we moved in, the driveway was literally full of garbage and old furniture from the previous tenants as was the side yard. After calling your company and waiting 3 days for the garbage to be hauled away, we were forced to dispose of it at our own expense that we didn't even get reimbursed for by Summit. We had a pre-walk thru with Marissa to make sure all bases were covered for a full deposit refund and we made sure everything she discussed had been taken care of.

If you feel your company treats its customers with respect, maybe you should take the time to follow up with us and treat us courteously. Maybe $700 isn't a lot of money to you, but to most people it is and we just want what's fairly ours.

I love their website! Also the staff is very nice and respondes to your emails fast. The best thing about Summit Properties is for only a $25.00 deposit you can get two keys to any proprty they have listed and check it out on your own, no pressure.

Do not have any business dealings with this company. They do not care about their tenants. They feel that its proper to make potential tenant bid to get a rental home. After you have qualified for a rental home and you have given them a move in date, they do not take the listing off. They continue to shop to find someone who will move in a day or two before you will so they can collect more rent.

Then they come back to you and see if they can "squeeze" you for another couple of days worth of rent. If you don't, then you are out of a home and out your application fee. Bad business in my book!
