Absolutely TERRIBLE! Stay far away from this company. They love stealing peoples deposits. Take forever to fix items that break. Terrible!

Awful company, do not rent from here! Gentrification of Kalamazoo is disgusting and yall need to stop! I was a tenant at the 728 Burdick house for several years, I know who you are as a business and how you treat tenants. Trying to discredit bad reviews just adds to your bad rep, nice try!

Had to take them to court after finding out that we had been paying gas for the whole house, despite there being multiple units. The owner, Mike denied this, despite Consumers energy confirming that there was only one gas meter for the whole house. He then claimed he told us that was why the rent was so cheap(he didn't and it wasn't), but there was nothing in our lease about paying the gas for the whole house.

We stopped paying rent, but kept it in a separate account to prove we had it. Our lawyer eventually worked out a deal, but the whole thing was ridiculous. Believe all the negative reviews of this company. They manage far too many properties in Kalamazoo. They should be shut down.

HMS gave me an opportunity when no one else would. I have a low credit score due to a "slim file." I have an impeccable payment history but unfortunately it only goes back two years. HMS saw my potential and gave me an opportunity when others wanted to give me static about low scores and an eviction from ten years ago when I was going through my divorce. Mike was incredibly polite- I actually lived next door to him for over a year and a half and he was not only a great man to rent from but an awesome neighbor as well.

He was always willing to go the extra mile to help me out with whatever I needed. There were times that the office staff were a little slow to respond- but it was because they had a rapid turn over. Once they were settled I never had an issue with getting in contact with someone from the office any time I had a question or a concern. The office staff was not only quick to respond- but showed genuine concern for any question I had.

I loved renting from HMS. The unit I lived in was absolutely stunning. I would have gladly stayted for many years to come- but I got an amazing deal on a condo and it was too good to pass up. Even with that- they were more then willing to work with me and my move. I would recommend this company to anyone- especially people that are starting over again after a divorce or people trying to establish themselves. It feels good to be treated as a person and not justaaaaaa a passable income.

Mike Fleckenstein is the worst landlord I've ever had. I came back from a camping trip to my apartment infested with hundreds of flies and was harassed by him over text messages when I requested him to make my apartment livable. The apartment had tons of code violations, leaky ceilings, holes in window screens that he was too cheap to fix. Stay away from this predatory landlord at all costs.

HMS is the worst property management company I've ever experienced. They are slow or unresponsive to any requests. There was water damage and mold that went untreated after numerous calls. They are too cheap or lazy to split the utilities in a 4 apartment building and are slow to bill for utilities which causes discrepancies. To top it all off the security deposit went unreturned with no itemized explanation which is required by law.

The newer manager, he used to be in maintenance, needs to learn fair housing laws. There is no respect from him towards women, but with men he gets along very well with them. I would not recommend living where this company own property.

We recently lived at 131 W Cedar and had a wonderful experience. Maintenance was on top of any request. The building was clean and well manicured. Communication with the office was easy and responsive. The buildings had electronic locks on both the exteriors doors and interior doors. The laundry room was shared but was always up kept. I had no trouble making payments on the portal and never received any weird fees. We would not have moved except that we had to for work. If we're ever back in the area again, we would rent with HMS.

I rent one of Lower Campus house from HMS for one year (August 2018 - July 2019). I'm very happy rent at HMS properties. Overall I like this management. Mike always try to give the best served he can in served the tenant. They fix any problem fast.

My boyfriend and I lived in one of the properties for a period of two years. Whenever we put in maintenance requests they were responded to in a timely manner. Patty always listened to any concerns and had things taken care of right away. Someone in our building had a cockroach problem, so the property had to be sprayed inside each unit about 3 times. This was an inconvenience (since we never had insect issues), but we were glad to know that our home would be protected just the same.

Absolutely disgusting "company". They do not even have a checklist for when people move out. The office is rude, unorganised and must be told to take whatever money they can from tenants. Shady from the first week of living at their property which was an eviction notice for charges due after signing that they did not tell us about. Maintenance is also rude and accusatory, we were told that it was our fault a light fell from the ceiling that once down was very obvioulsy put up wrong. Kalamazoo does not have a good list of landlords in the first place, but I would definitely avoid these creatures at all costs. I'm very glad I never had to interact with Mike. I imagine he is of the worst money hungry creatures there are. I could go on longer about what happened to us, but its not worth your time just like this "company".

My roommate and I have been renting with HMS since August following a disastrous rental experience through a private landlord, and so far we have had nothing but positive experiences! Our apartment is on the older side, so naturally things will go wrong, but the staff has been friendly and quick to respond with any issues we've come across. Our lease is very clear about additional charges or late fees and the staff answers any questions we have, so as long as you stay on top of things you should be able to avoid any extra fees! I can't say anything about the move-out process because we decided to renew our lease, but if it is as painless as the move-in process was, I don't have any worries!

This is by far the worst rental company in Kalamazoo. Mike (the owner) is an absolutely horrible person who cannot be trusted. HMS will lie and try to cheat you out of your money whenever they think can. Avoid HMS at all costs. If you are already a tenant at HMS, make sure you know the laws about rent collection, repairs, and deposit returns. The only good thing that I can say about HMS is that they will back down if you threaten legal action when they make false claims against you.
