Definitely do your research before making any agreements with this place. I only tried to apply for a lease with a co-signer and had me wait nearly a week just to send a denial email. They help who they WANT to help.

My partner and I recently applied for an apartment with this company. We received little to no communication from the agent we worked with, Mayra de Leon, for a week after her original email. After we called multiple times today, 4/19, I received notification that we had been denied. After receiving our reports from SafeRent solutions, we learned that I was the only individual whose credit had actually been checked. SafeRent informed us that you all had obtained information about my partner's criminal background, which was expunged from their record in 2019.

I recently received a misdemeanor in 2021 yet my criminal record was not pulled at all. The credit agency informed us that Hunter had not requested a credit check on my partner. When I called Mayra de Leon concerning this information, she told me that she had obtained a credit check on my partner, which according to SafeRent, is false. She then proceeded to be rude to me, stating that she knows better than I do and refusing to point me in the direction of the Human Resource department to file a complaint for racism.

There is no reason for my partner and I to be denied; we make 4x the rent, I have a credit score of 700+, and we also offered the possibility of a co-signer. There is no reason for them to have pulled an expunged criminal record for my partner other than the fact that they have an Arab last name and my last name is distinctly European. Do not rent with this company, they are actively racist and will discriminate against whoever applies.

I saw an ad online for a 1 bedroom in Rogers Park and called and spoke to a man named Samir who identified himself as the building manager. I asked if the unit that's online is available and was told they had two other units available each in the same building on different floors. I scheduled an appointment to come see the units which could only be at a time that he was free.

He wasn't willing to meet later than a specific time on a saturday so I met Samir at the building, and he was not friendly at all, btw. He showed me the apartment and seemed annoyed at my questions. Afterwards I asked if I could apply for one of the apartments and if it was indeed available and he said "yes". I applied for the unit that I was interested in and paid $54 just to fricking apply only for Hunter Properties to email me two days later and tell me that someone already has the unit and that I can apply for a different one.

I asked them to tell me directly which units were still available and they told me to contact Samir again! Like WTF, I am asking you because obviously you would know being that you are at the actual office but you're referring me back to the man who had me waste $54 with your company because he obviously didn't know which apartments were actually available?

I really believe this company is scamming and indirectly stealing folks application money. There is no way that your office should be keeping ads up for apartments that aren't available. That's why its called "false advertising". If someone's application is already pending then take the ad down and DONT show the apartment. Otherwise it looks like your stealing peoples money!

The apartment is great; but the radiators need some fix; I've had to do myself this past year: this is due to no response from management! Bathroom needs some work and I should of mentioned that before signing there lease; over all Hunter Props is really here to take

Looks like once they have lured you into renting an apartment from them, you are all on your own afterwards. Requests to fixes in apts fall on deaf ears!

I was a tenant at one of the buildings that hunter properties owns for roughly 5 years and i was beyond satisfied with the exceptional service i received. During my years there Saida the building manager and her husband the building engineer were always helpful and always attentive to any issues i came across. They always went above and beyond for me to make sure everything was working properly and taken care of. They both made living there such a easy and smooth stress free experience for me.

The worst place I've ever rented from. They don't fix anything, the lady Hilary Frey is very micro aggressive when communicating about rent, lease, or anything to do period as far as me. Brian Frey seemed to only respond to my former white roommate who broke the lease and left my place trashed. When I was left with a high balance to pay, after agreeing on a time frame to pay them back rent, these people literally started the eviction process THREE DAYS after.

As I was in a process to pay them they didn't return phone calls, emails, or anything until last minute resulting in me putting application in late. When confronted they never replied to any of my emails; even when I told them this was coming off as retaliation and harassment. They tried to tell me I need to reapply when they receive the funds, give them a copy of my employment and other shit that was never asked before this WHITE roommate decided to BREAK the lease.

I emphasized the race because when the rolls were literally reverse for my former roommate they didn't respond like this at all. They actually never communicated balances with me even though they had my contact info they ran everything through my former roommate. People can tell when they aren't liked and it's shown in how they communicate with me. Ot in this case don't. For this alone I wouldn't recommend anyone of color rent from these people. Disgusting and comes off entirely racist.

CEILING LEAKAGE DUE TO ROOF DAMAGE! This property management is currently putting me under loads of stress. 6-7 months ago I began to hear nibbling and scratching noises in the ceiling of my bedroom. This suggested a rodent infestation inside the roof. After countless times of phoning the management someone finally comes to check things out. He places mice traps inside the apartment even though I repeatedly told him the noises were inside the ceiling.

No marks of droppings or noises were inside the apartment and I keep it in very clean shape. Despite my concerns this issue was completely ignored by the management. Fast forward to a recent thunderstorm, my ceiling in the center of the bedroom begins to leak. SURPRISE! I instantly call their emergency line and get told that somebody will come to check the roof.

My building maintenance guy makes the excuse that it may be too slippery and that they might have to wait till the rain stops. It was going to rain ALL WEEK! The next day the dripping becomes more aggressive and from many different areas. After many attempts of getting somebody to come here and check the leakage, all I get is constant fake referrals, transfers and promises.

My ceiling has several bulges and cracks with clear signs of mold on it. It has become very dangerous and I am just anticipating this damn thing to crack open and flood my apartment. I really have no clue when this building's roof has been last checked for maintenance. I am in urgent need of some sort of explanation/ solution or at least some temporary fix for the ceiling. I am posting this review with clear pictures of what's going on hoping that it finally catches the attention of someone at this management.

I've rented from Hunter Properties for 3-4 years now (time is weird). I've always found them to be responsive to my maintenance needs. Compared to other apartments on my block, I feel like I'm getting a good deal considering the location. I'd have no issues recommending Hunter Properties to fellow renters in Chicago.

1 star, for replacing the oven, but had I'd known just how Horrible this company truly is, I'd kept away. Tenants will hack your wifi, play with your locks, most are rude. I literally had to cut my stay short, fearing for my belongings, and my own safety. management never responded, once to any of the madness. This is the quality you'll get, regardless if you paid your rent.

The tenants will gang up on, don't get me started on the laundry room. If you're expecting a package, beware it will be stolen. I was shocked they replaced the oven, which would've probably explode, besides no pay rent if the unit didn't have a functioning oven. Do not be lured into a lease with this company. You'll regret it.

You obviously didn't live in my complex if you gave a good review. Decent people should steer clear of this rental company. Madness, complete madness Can't believe I gave this company a 2nd chance! The things we'll do when we really need a place. Not worth it.

We lived at the Artist in Residence building at 6161 N Winthrop Ave and had a fantastic experience. The apartment was by far the best value we could find in the Edgewater area. Nice and clean, tons of storage space and location near water and public transportation was a huge plus. Hunter Properties was easy and flexible to work with from a tenant's perspective.

The highlight of our 3 year stay were the property managers Edwin and Victor. They are the kindest and hardest working people and always made sure we were taken care of. I've lived at multiple Hunter Properties apartments since I moved to Chicago. They are charming vintage building with a lot of character. It felt like an authentic Chicago apartment experience.

I wanted to write this review because I am so happy I moved into the Addison area apartments. Saida and her husband are very competent tenants. They have taken care of all the things that needed to be fixed, small repairs and they have been nothing but responsive to help me. I am so happy at this new apartment. I really think it's who your property manager is when it comes down to satisfaction and customer service. I really like Saida's willingness to help by being very prompt. Thanks Saida and husband for that. You guys are doing a fantastic job!

Hunter is a very affordable property management group. The actual office staff is fantastic and if you have a problem and call them, someone is at your building within the hour to fix it. My only complaint is that they don't hire the best property managers, I could never get a hold of mine and as such was calling the main office for issues. In three years, I only spoke to my property manager once. The buildings are fairly attended to, not the greatest, but it's a "you get what you pay for" situation.

This is the first reviewing I am ever writing - this management company was rough. They NEVER answered their phones. You can try to use different extensions to offices and still none of them answer. Not a single voicemail was even returned. My apartment seemed nice at first glance but it is breaking down with no one to contact. Plumbing is old - sinks stay full, undrained for days and the shower constantly turns extremely hot and cold (back and forth).

They were unable to do anything about the shower temperature and unclogged the drains (but the unclogged drain only lasted 2 days before it wouldn't drain again). I have gotten multiple warnings of eviction because of noise - I live alone and never have anyone over. When I asked about it and finally got to speak to someone, they gave me no answers and were even rude. Building/hallways smelled like something new everyday. If you like interactive landlords and dislike using cooking pans to scoop smelly water out of your sink like it is 1675 then avoid.

Hands down the worst apartment complex I've ever rented from. When I first moved into the apartment the floors were cracked, the fridge was still dirty and the entire place was FILTHY! It was clear that no one took time to clean the place before my move in date. The building engineer was EXTREMELY difficult to communicate with. It would take 2 to 3 weeks just to get a repair done.

As if the lack of professionalism wasn't enough, my apartment was actually BROKEN INTO TWICE while leasing with this company. The first time my place was broken into the building engineer was the last person inside my apartment. He claims he did not notice the break in. I was then supposed to have bars put on my window. This was never done and in result my apartment was broken into a SECOND TIME!

I lost my championship ring and many valuable items that I can never get back. I decided to break my lease because losing money was better than staying here any second longer. WHATEVER YOU DO DO NOT RENT WITH THIS COMPANY! IT IS A TOTAL SCAM AND SHOULD BE ILLEGAL FOR COMPANIES TO PUT PEOPLE IN UNRULY LIVING CONDITIONS.

These are vintage buildings. Landmarks. Chicago classics. If you don't understand that prior to renting, that's your fault. Not the property management company's. They're old buildings. But they're gorgeous. So certain things are going to be certain ways. In my experience so far, yes - things have needed to be fixed. But guess what?

Every time one of those very anticipated fixes (which, by the way, weren't chronic; just what you'd expect renting at a vintage property) a work order was promptly filed and same-day service provided. If you're angry that your application wasn't accepted - maybe fix some other things about your life before getting frustrated with a company not willing to take a risk on a liability. 5 months in and VERY satisfied with my experience thus far.

941 W Agatite Ave. EXTREMELY LOUD FLIMSY CREAKING FLOORS. The neighbor above me walks all night (problem with stimulants?) and I cannot sleep from the creaking. When he puts a heating fan on the floor, I get a headache from my ceiling vibrating and rumbling. The heat is turned on/off by sensors - sometimes it turns on on warm sunny days and doesn't on cold day so you will have to buy a heater.

The laundry room is expensive and always dirty, especially the dryers. The rent keeps increasing every year with no inflation or improvement of the living conditions. They charge $300 move-in fee for what exactly? It is simply cheaper to find another place.

The properties are outdated. They have the worse customer service. The management is SO RUDE, both in the corporate office and the building. They do not care about the tenants but only care about making profit.

My boyfriend rented from Hunter in Lincoln Square and shortly thereafter I moved in with him. We ended up moving out into another place as soon as we could. The conditions were horrible. The building was not taken care of, and the staff were flippant. This place cost more than many of the other apartments in the area, yet the conditions were a lot worse, and the bureaucracy of dealing with management was eye-stabbingly awful. I now have a list of management companies I avoid, and rent with a private owner whenever possible.

1- hires dummies to show the apartments: this guy didn't have keys for any of the units he showed us (or tried to show us) so just jiggled all the handles until he found one unlocked. the units we did get to see turned out to be unavailable before he even let us into them. waste time. 2- good luck calling them every time I called I got dropped because they didn't transfer the call right and transferred to someone new every time I asked a question. they gave vauge responses to get me to just apply only. they just want your application fees to pay for the morons they have show the apartments. I have tried to work with them many times and will never try again!

Roaches, Floods, and Rip-off's, oh my! I lived at 6165 N. Winthrop for less than six months and there was ALWAYS something legitimate to complain about. The roaches are legion. I found them in my bed and on my dishes and in my backpack and everywhere in the apartment. Multiple complaints to management led to no action for months, including their lying about having sent an exterminator. Finally, after I posted signs about the roaches, they sent one and the bugs just got worse and worse. Also, after I posted the signs asking other tenants for help in forcing the roach issue, the building manager shut off my water and electricity for several hours just out of spite.

The maintenance staff would come in to my unit to use an attic access and never tell me. One time it was obvious they had been in my unit with no notice (because they left filth and debris from the attic throughout the apartment) and a piece of antique crystal was missing. One day I arrived home with my family who were visiting and there was water coming from the ceiling.

A LOT OF WATER. There was at least an inch of water on the floor and the guy across the hall had been calling maintenance because the water was leaking into the hall but they didn't come until THREE tenants had called to say the building was flooding. While I was there waiting for maintenance the ceiling fell onto my bed, ruining the mattress and bedding.

Hunter made no attempt to pay for the personal belongings ruined by their building. It was only luck that prevented me from losing everything in my apartment. I had to find somewhere else for me and my family to stay that night and Hunter Properties never made any move to compensate me for that. No apologies were made ever. When they finally came to try to stop the flood and clean up the water, they told me and my family to get out of their way and to stop taking pictures.

After the flood, the apartment was unlivable. I had to move out (after the June rent was paid), which they did not return even though the apartment was unsafe and had been vacated within a week of the start of the month. Hunter Properties stole $1,000. This is a company of thieves and should be completely avoided if not prosecuted.

2018/01/11 - Just submitted application for apartment in Uptown neighborhood. The property owner (Saida) was alot easier to deal with than Victor in Edgewater. Saida got back with me quick, and actually remembered the appointment versus Victor who no showed me, and forgot that there was an appointment for viewing.

7455 N Greenview. The Highland apartments is a terrible building. Roach infested, laundry room always has machines down, elevator has been out of order for 3 months and the bike room that is advertised is nowhere to be found. Can't wait till my lease is up in February. Don't rent here.

Four stars for Joe and Millie who were my property managers - who are good people and who helped out. I hope my good vibes reach them and I hope something good happens to them. My problems with this apartment : 1. Rats come to live with you. 2. I used to hear this couple have loud sex EVERY.FREAKING.NIGHT. I complained multiple times but the management did nothing.

Sometimes they would have sex at 1am and you know wake me up. I tolerated it so hard. lol I sincerely hope that these couple would be get pregnant with 11 babies and I hope they would give birth. I also pray to god that these 11 kids would keep them up like they did. 3. The girl at the Addison office is a mega bitch. Nobody likes her and I guess that's fine with her.

I like the managing company. I live in their building in Albany Park. The building is old and vintage. But, whenever there is an issue I have in the apartment, I am emailing the request to the managing company ( politely, without freaking out) and they get back to me within couple of hours. And the issue would be fixed within the next couple of days.

You have to understand that living in old vintage apartments will result in several issues. If you want to have a place without any issues than you should budget up. Also, regarding the reviews, I think that many renters have too high expectations set up for the budget friendly apartments. You cannot have it all perfect.
