The undersigned hereby agrees to GUARANTEE to the LANDLORD the payment of rent, and all other financial obligations of the below listed TENANT. In addition, I/we GUARANTEE the performance by TENANT of all provisions of the LEASE AGREEMENT including, but not limited to, payment of any damages which the unit may incur during the lease term.

I rented from them my sophomore year of college at western. As a first time renter I was positive going into living on my own but was very disappointed as the months went by. We did not have a proper working washer for almost 3 months. We were told to dissolve our soap in warm water before putting it in the washer and also to watch the washer while it's running to make sure it wouldn't rattle so hard that it would move away from the wall.

Though maintenance was quick and very kind it often took multiple visits from them to get something fixed. Cars in our parking lot were broken into multiple times and our requests for some type of surveillance to be installed were ignored. I personally would not recommend renting from them. Save yourself the time, money, and energy.

I have been using ICON as management company for 4 months at the time of this review. So far they have been good. Repairs have been taken care of in a timely manner and they have done a great job staying on top of all issues/leases/requests/etc. They do a great job finding root causes of cases and followup on landlord requests for property improvements and new lease updates. Being a former self managed landlord, I am glad to have ICON now.

My daughter rented a house while attending Western Michigan last year. They created repairs that were not the fault of the girls living there. The bills I requested proved my point. Not only did they take money from the girls for septic repairs, upon seeing the bills, the girls were overcharged. The septic repairs were needed within 2 weeks of the move in date. Really? Sounds like the problem already existed.

They never had a working dryer either. How nice during a pandemic! When moving out, we left the place in much better shape then on the move-in date. You can guess what happened. They barely got any deposit back. These people are crooks! A teacher that I work with is looking for a place for her daughter next year. I filled her in on ICON properties. Hopefully she is staying clear of the scam. Better to pay more rent up front with a company that has a good reputation.

I am so glad to be signing with ICON properties for another year! Michelle and Matt have been nothing but accommodating for my roommates and I, especially during our stressful moving period. Maintenance staff is extremely personable and helpful. I would recommend ICON properties to anyone looking for housing in the Kalamazoo area!

My roommates and I had a great time during our two years at ICON properties. We were ecstatic to have a garage and a keycde entry door. When needed, the property management was very understanding and helpful. However, there were certain drawbacks, such as the desire for more counter and cabinet space in the kitchen. The only significant difficulty we encountered throughout our stay was parking; there is no guest parking, which made things difficult at times. Another issue that arose was garbage. There was always more waste than the bins could contain, and management was unable to provide us with additional trash cans.

Apologies ahead of time for the long review. Firstly, I am editing my review because we have been refunded for the move-out charges and have been in contact with the Icon Properties office. I'd also like to thank Matt for all of his help! During our time there, Matt quickly became our go-to employee -the first time we spoke with him, he resolved an issue we'd been calling the office about for weeks within hours.

He was quick to respond, truly listened to our issues, and was honestly just the nicest guy. Matt was also the one to reach out after we left and make sure we were refunded, so thank you for your patience and help! Thanks to the new property manager Brittany as well! The day my roommates and I picked up our keys we were told our townhouse had fleas, but we were assured that treatments had dealt with the problem.

All four of us had flea bites for weeks, and found out they had rushed the treatments before move in, making them ineffective. We dealt with the issue ourselves, but we're covered in fleas -one of my roommates had hives for weeks. The management we dealt with in person was wonderful, but any contact with the office over the phone was useless. There was cat waste and litter piled off the side of the balcony, the townhouse itself was dirty, and there were several missing or broken appliances.

All four of us rented the townhouse with minimum expectations -we've all had experience with student housing- but it was a battle to have even the most urgent issues fixed. We moved (finally!) and just found that all of us were charged thirty dollars apiece for lightbulbs. The townhouse was scrubbed, vacuumed, and disinfected from top to bottom when we moved out. Ultimately, it was the worst place I've lived, and my previous apartment had a cockroach infestation. Save yourselves money and peace of mind, look somewhere else.

If I could leave no stars I would. I was so excited to move into this townhouse in August until we were told there were fleas in our home. They claimed to have treated the fleas prior to our move in but that was not the case. My roommates and I had several flea bites after our first night there and could literally see the jumping pests around our home.

After contacting Michelle she was very rude about the issue even when my mother contacted her I couldn't believe how unprofessional someone could be. Following the flea infestation our washer and dryer did not work on arrival of our move in. The washer ripped my clothes and nothing would dry in the dryer. They "fixed" it several times but nothing was actually fixed.

They then bought us a "new" one after complaining so much and the "new" one didn't dry anything either. We have had two floodings happen in our home and icon properties was so quick to put the blame on us. They claim we flushed tampons and towels down the toilet which clogged the pipes. There are only two of us who use tampons and we have been using them long enough to know not to flush tampons down the drain.

Also a towel down the toilet? Does not even add up. After expressing our concerns to Matt he told us one of our roommates was not being truthful which was very rude. How can a company say one of their tenants aren't being truthful after not even knowing what happened. Living here has been so frustrating and don't even get me started on how unsafe this area is.

I know we're living in Kalamazoo but seriously break ins, dumpster fires, and our cars getting messed with. These properties are pushed back more towards the woods and we have random people walking through this area constantly. I had low expectations already when I was moving in but the fact they couldn't even meet my living expectations of having function-able appliances was unreal.

Save yourself the stress and money and find a home with a different property management. If anyone at icon sees this please feel free to contact me instead of leaving a rude comment as I have seen on many other reviews. Thank you!

Icon managed a property I rented to a friend with a who had full time caregivers in the home. There was some uniqueness in this situation that was different than typical rental situations and icon was creative and flexible to meet all of our needs. We were with another management company at first that was not able to be as flexible and helpful in those situations, and when we were looking for a new agency, Icon was the only agency we found that agreed to step up and meet those needs of our tenant. Icon responded to maintenance calls quickly and communicated well.

When our friend was able to purchase a house that better met her needs and move on, icon helped us remodel the house in order to list it for sale. They were reasonable and did great work! The house looks beautiful! Thank you for everything!
