HORRIBLE I RENT AN APARTMENT IN ATLANTA FROM THEM. IVE BEEN TRYING TO RENEW MY LEASE SINCE LAST YEAR. ON MARCH 4th THERE WERE AND ALTACATION WITH LEASEING OFF SO IM BEING threaten and lied on And harassed by leasing off they enter my apartment the other day without proper notice then I get here off work yesterday with another notice on my door. This morning I'm taking legal action

I can't rate the company itself but I do reside in a community under this management and it is horrible. First of they are new management and NO ONE answers the phone or door but their is a sign on the door that says please call to make an appointment to come on to office, and that is still yet to happen because no one answers the phone, the management in community office is horrible and unprofessional they came and raised the rent and I can't even sit in my tub because they paint the tub with the same thing they paint the walls with, trash all over the community so why do I pay a $25 trash fee?

Every time u do go to the office and the door is finally open she says we are closed, but I'm not understanding how if she hasn't answered a phone or door at anytime but they want the rental payments on time. Whatever young lady, currently looking to move with half the community!

It's pleasant place to live for Seniors. It has its issues like any other facility.

The confidence you can put in these teams at any level is beyond measure! Working for Integral and knowing the approach that is taken with training their staff, the organization, the expertise with new construction, lease up procedures, current management and all around professionalism, hands down the most prestigious company I have ever had the opportunity working for.

They trust their managers, have a clear cut expectation of their staff, and are progressive by keeping up to date with trending rental amenities. The online access and communications with resident base is all streamlined online and through apps, and we all follow the same guidelines company wide. The vision Integral has is simple, provide luxury living to income restricted households in urban districts. Who wouldn't want to be a part of that? Beautiful.

Incredibly saddened by both interactions I have had. I genuinely wish the conversation left me with the feeling the residents were heard and appreciated. The community Integral serves deserved and deserves better, in my opinion.

To whom it may concern, If you're considering moving into Ashley Collegetown, RUN! I personally am not on section 8, I found out many residents are on section 8, & in my opinion, explains management's lack of concern for their tenants' welfare. From the time I moved in my phone number was never added to the call box for the main gates. When my guests attempt to enter the complex using the callbox i I have to go outside of the gates to let my guest in which is a HUGE security issue in this area.

I reported it multiple times to the leasing office & no action was taken. Hall gates are inoperable & remain unlocked 24 hours a day. I have reported this multiple times to management & within the year either of these issues have been addressed & repaired. I witnessed multiple domestic fights between neighbors & I witnessed multiple fights in the parking lot, police presence is a constant.

The parking lot is constantly littered with debris. The main gate that cars drive through is always left open or broken allowing vagrants to wander throughout the premise at their leisure. It is not safe walking within the complex gates. I was approached by a vagrant man who was outside of the gates & was able to gain access using the hall gate and approach me in the parking lot.

On a separate occasion I was headed to work around 5 AM & there was another vagrant man on his bike inside the complex & he began circling me and continued to move closer and closer so I called the police & had to let it be known that I would tase him. After multiple emails and calls to management & after living here for 1 year, the security gates have not been repaired & the hallways are still left unlocked, and my phone number still has not been added to the call box.

When I moved in last summer June 2019, I noticed little insect wings in the window sill of my bedroom windows & little did I know what spring would bring. As of March 2020, during a pandemic, my ENTIRE bedroom, deck, and outer wall is infested with flying, biting termites! They got into my closet, dresser, my bed, EVERYWHERE in my bedroom to the point that I have had to sleep in my living room because taping the windows with duck tape & spraying bug spray is not enough.

After multiple phone calls and complaints to management about an exterminator coming to my unit, as of June 1st, this still hasn't been addressed or repaired. The conditions in this complex are unbearable, and managements' main concern is not the tenants safety or addressing any of the aforementioned. On May 13th, 2020 around 9:30 PM I heard police screaming & people yelling, I stepped onto my balcony & the police (around 15-20) had a car surrounded with all of their weapons drawn demanding a fugitive out of the car.

This was a complete red flag on top of all of the other red flags I have felt. It is NOT safe to live here. After I asked for it in March I got no response about the termite infestation, I called the leasing office to receive rental history so I could apply for new apartments. It took almost a month to receive the rental history after March. It took them until last week to finally provide me with my rental history.

Now Patricia & Cindy are telling me that I can not leave on June 30th, 2020 when my lease ends & they are trying to extend my lease to July 31st, 2020 and make me pay an additional month when this is NOT SAFE. I want out on my original lease date of June 30th, 2020. Why should I be accountable for paying an additional months rent when I paid my rent for 12 months & none of the security or issues above have been addressed?

There is a definite safety issue and I believe management used intentional tactics when they would not accommodate me with the rental verification. I am terrified to lay my head down in this apartment due to lack of security measures and negligence of management. Concerned tenant

More often than not, you see reviews from those who are angry or feel slighted in some way. Now, I'm in no way negating anyone's experience but I thought it be fit to scream just as loud when something positive happens! As many of you know, the COVID-19 pandemic has changed the way we maneuver on a day to day basis. You probably have a new found respect for the simple pleasures in life and I personally have a new appreciation for Integral Property Management!

During these uncertain times, where every news article you read mentions how this pandemic has negatively affected millions of families with mass layoffs and furloughs, I am grateful that MY company put its PEOPLE before PROFIT! When the pandemic hit, I was nervous of how this would affect me directly. Seeing the trend of many establishments closing and laying off their workers or hearing other colleagues in the property management industry speak on how their respective companies were responding left me feeling uneasy.

The knowledge of knowing that this pandemic would hit our industry hardest was unsettling. I didn't know what to expect but I was bracing myself for the worst knowing that my fiduciary responsibilities hung in the balance. Thankfully, my worries were put at ease when our first communication in reference to our planned response to the pandemic was geared towards keeping our residents safe and healthy and letting us know our jobs were not in jeopardy. Integral took into consideration the fact the schools were closing and childcare would be scarce and allowed all employees to work as little as 12 hours per week onsite and the remaining hours at home with our families without any reduction in our salaries. (This is still the case!) Our leadership ensured both the residents and employees in need, had the essentials for our homes( i.e. toilet paper and water) which were commodities that, at the time, we couldn't find in the stores.

The employees performed wellness checks to ensure its most vulnerable elderly population were well. All communication we received during this pandemic was focused on putting our families first without any underlying tone to make you question your job security. I've been with this company since 2015 and the current company culture makes me proud, more than ever, to say I'm an employee of Integral.

I truly feel I am an integral part of the Integral family! (pun intended) If you're currently weighing your job options I would task you to ask a very important question to the company during your interview, "How did your company respond to the COVID-19 pandemic?" I hope The response is a positive one.

To: Don't Trust People I really appreciate that it was your desire to reside at Centennial Place Apartments. It's a beautiful community located in walking distance to downtown Atlanta. Although we would have absolutely loved for you and your family to have become residents at this community, we decided not to accept the housing vouchers. There were other program types that were available, but unfortunately we weren't able to meet your needs. Thank you for considering us and we apologize if we made you feel this way. It was certainly not our intent.

Don't make the same mistake we did and not heed the star rating of this company! It is 1-2 stars for a reason. We rent in Denver and thought we had hit the jackpot with the place we were in, in the Villages at Curtis Park Denver. It was a great space at a great price and we had intended to stay in definitely. About two months before our lease was set to renew we still hadn't received a letter about signing a new lease.

We went into the property office, and tried to resign, and they said they needed to send out the market renewal letters to us (it is a mixed income housing unit with income-based, section 8, and market value) and that that should happen soon. Two months go by, our lease has formally ended by this point, and we still haven't received a letter from the property office.

Because our property office was literally ghosting us we had to get in touch with the regional manager Maureen, Who also wasn't getting back to us, so we got in touch with the VP area manager Ericka. While Erika was very attentive and kind to us she informed us that there would be an increase in our rent- which we understood would probably happen, but were expecting that that increase would be industry standard at 3-5%, especially because nothing of value was being added to our unit or our building.

We were shocked when the option that was presented to us was a 27.5% increase. When we tried to work with the complex to get the increase into something that was reasonable for us to be able to pay, they would only budge to a 17% increase, still 300$ more than what we had been paying. We are pretty certain that because of the poor management of this property and the fact that they might have given it to us initially for a price below market value that they were trying to make up for the cash they had been "losing." We had no desire to move, but have been forced into it, because of the extremely poor management and corporate greed of integral.
