Endeavor to secure full compliance by the members and/or occupants with the Association documents. Provide required documentation to assist Association's attorney in filing claims of lien as necessary. Work with all vendors, insurance companies and their agents, banking institutions, accountants, and attorneys chosen by the Association.
Collect owner assessments utilizing coupon payment books. Prepare checks to disburse funds, on a regular and punctual basis, necessary to pay all obligations of the Association as provided in the annual budget. Association shall determine account signatories. Prepare financial statements on a modified accrual basis at the end of each month in accordance with generally accepted accounting principles. The balance sheet showing all assets and liabilities, the net income or loss for the period, and the owner's equity.
Coordinate and consult with the Board on all physical maintenance and operations programs. Supervise all maintenance personnel and contract workers. Provide liaison between the Board and the contract service providers and maintenance personnel. Handle all homeowner service requests and establish a log of service and follow-up system.

I too had a run in with Terry. I took it personal and will be seeking help with the County office for Human Affairs. So far I am feeling somewhat discrimInated against and have not even moved in to my place. Fortunately I have 3 other properties and they too have HOA boards but this property manager must be under a lot of stress. Maybe some help from the County/ State will help clear up the matter. Seems like we are looking for problems that do not exist. I will update the investigation as it unfolds.

Terri Whetzel Is so unprofessional to deal with. There is always a push back from her when you ask for help. "Not my job" or "that's on you". I would say get a lawyer before call her for anything. What a bully. I learned as a kid bullies are really cowards deep down inside. An she is.

The worst property management group. Terri constantly berates, curses and belittles home owners and residents. I have never spoken to a more vile disgusting person in my life. Threatens legal action constantly when asked for documents or HOA Declarations or clarification on rules and regulations. A toxic personality for sure. Managerial wise in the two years I have lived in my association I have not seen my dues go to any improvements for the community. Roads are cracking and need repair, entrance monument is falling over and makes the community look disheveled.

Critical: Professionalism, Quality, Responsiveness, Value Terri Whetzel is the worst property manager for any type of HOA. She screams at residents, lies about company practices and is very unprofessional. If I could give this company negative -5 stars I would. DO NOT use this company or service.

Terri Wetzel is a fantastic manager and has a plethora of information. She is an invaluable asset to our HOA. I would consider the source of the harsh rating she was given with one star.

Agreed to everything everyone else said. I'd give negative 5 stars if I could For lack of professionalism, respect for other humans, time management, lack of communication skills, lack of decision making skills and lack compassion for other people and most importantly the ceo represents herself as she would have the pay grade of the cleaning staff as to how she treats others including her staff. The owner is rude, incompetent and judgmental and clearly greedy.

The worst association management company that I have ever dealt with. They are unfair, use profanity when addressing members and only care about the money they make for themselves and not the community.

Do not use this company. i repeat do not use save your self from dealing with one of the rudest ladies. Terri The Owner. Lord she needs an exorcism done. She is worst then Linda Blair in the movie the exorcist. If you call to ask a question she is yells at you, does not allow you to talk, interrupts you, screams, she is just rude rude rude. Someone give this lady a priest to go and bless her worn out sole. release her from her anger issues.

I made the mistake of calling the owner/manager of this company to find a missing HOA fee cleared by my bank. When I said anything she literally screamed at me to shut up and swore at me. She stopped swearing when I put the call on speakerphone for witnesses to hear and told her I was starting to record the call, but she still refused to look for the missing funds in her possession.

I have been advised that I am protected from this kind of abuse under consumer fraud laws and to contact my property board of directors, and file a CAM (Community Association Manager) Florida License complaint, and STATE OF FLORIDA DEPARTMENT OF BUSINESS AND PROFESSIONAL REGULATION complaint.
