Kinney Management Services (KMS) was founded in 1983 to meet the rapidly increasing demand for professional homeowner association consulting and management. As more and more municipalities required the formation of an association in order to provide maintenance for common amenities, the fledgling industry experienced phenomenal growth in a very short time.
Full service management is provided by KMS to communities ranging from less than a dozen units to large master planned communities with several thousand units. Experienced, professional managers work closely with Boards of Directors to implement community policy and procedures. Daily homeowner communication is handled by the KMS staff and problems are solved in a timely and positive manner.
Kinney Management Services is proud to be celebrating its thirty-eighth year of providing management services to the Valley's homeowner associations. Looking back on the development of our company is like a history lesson on the association service industry. You might say that we have grown up together.
As part of a commitment to integrated services to homeowner associations, Kinney Management Services has offered landscape maintenance to its management clients since the company's inception in 1983. In the spring of 2011, in order to expand the scope of landscape services available to its customers, KMS joined forces with Somerset Landscape (landscapeinc.us).

This company is a joke. I can't even believe they are still in business. The have no idea of the current laws and try to ticket people on public streets. They have been warned numerous times. I finally forwarded everything to the attorney Generals office. Next up is they have no licensing to collect data. Get a notice about a car? That's actually illegal.

They have to access the dmv database and have a private investigators license. I have personally warned them about this. They still keep doing it. They hopefully will be charged a fine for each one sent. You can request all your info they have collected and they must respond within 40 days. File a GDPR form with them certified mail. They legally have to comply.

Information that requires a license and protocols such as license plate collection will be shown. If they can't provide these licenses its now a felony and not only can the business itself be sued you can also sue each individual who accessed your data. Including the person who originally person going around writing fines. This petson ahould have a license if working on public streets.

Know your rights because this place sure doesn't and it's coming to end up costing them big. We are waiting to vote them out but can't till the developer builds enough houses. It's really the only way they stay in business. They force this company on you. Don't be scared to file complaints with your city. Enough complaints and they will pull their business license. Let's get this horrible company shutdown for good. By the reviews it shouldn't take long

Critical: Professionalism My sympathy goes out to anyone who has to call and speak to the personnel in the Sun City, AZ office. Very rude and not professional. Really not deserving of the one star rating but the ratings don't go into negative numbers.

The housing market is tough right now but if you think it's bad wait until you have to deal with the Kinney / Kinny HOA and it's inefficient and inconsistent policies. So far in six months I've received three false letters stating we've been in compliant for weeds and threatening legal action (a problem others have also cited here). Meanwhile the weeds on their properties and lighting on pathways remain broken for weeks on end with no response as to a repair date or effort.

Expect to receive calls from a compliance manager for photos of your weed free yard but then no apologies for their mix up on yards. $50/month and your worst neighbor will be your HoA. Fully expecting a neighborhood rebellion at some point. Do better folks!

We got a notice for a vehicle parked on the street that is not ours, it's our neighbors friend who apparently is staying with them long term. Now fast forward a couple months and my neighbors have weeds up to 2 ft tall in their front yard and weeds so tall in the back they are growing over the backyard fence. I'm just astounded at what this HOA is even good for? Our park nearby looks pretty but why can't they manage the homes in the neighborhood better?

I was told to remove an item that I had in place at the front of my property, because it was not authorized. When I asked why it was not authorized the person could not give me a definite answer, nor did they produce any documentation to support the reason for the removal. Before approaching a homeowner with a complaint, the staff should be knowledgeable as to the reason why (per the CC&Rs) they are presenting the complaint AND they should provide documentation from the CC&Rs, to the homeowner, to justify the complaint.

Get notices on my weeds that are maybe 2 inches tall while they have their weeds growing out of control. Also, reached out to them regarding trees needing watered and couldn't even respond to me. Typical HOA.

Worse HOA I have ever had to deal with they over charge for nothing and charge you a service few when you try too pay your bill. I just moved into my house already received complaints about my vehicle parked on the street when it wasn't parked on the street they also added two extra vehicles to the Notice and they car weren't even mine

Second Report: As I promised, here is an update on Kinney Management Service's Sun City office. In addition to incorrectly asserting that I could not lease my condo on a short-term basis, the representative incorrectly claimed that I could not lease to children associated with 55+ people. The Sun City and the Condo rules and regulations allow children under age 19 to stay in the homes for up to 90 days.

How could a supposed expert in HOA management make such a claim? First Report: On March 27, 2020, a representative of Kinney Management Services's Sun City office (legally known as K Management Services Inc. located in Tempe, AZ) asserted that I could not lease my Sun City condo (Part of Mountain View Condominiums) on a short-term basis. To back up her claim, she cited a 2001 MVC's CCR&R document. However, that rule and the R&Rs were actually abolished in 2005 and also are not present in the most updated R&Rs, which were approved in 2011.

The decision to forward an expired document was either an act of incompetence or deceit. When confronted with this information, the representative did not apologize or acknowledge the errors. The back story is that the current Condo Board is not pleased with my decision to lease my property on a short-term basis, even though I have a legal right to rent my property, and hired the HOA management company to find ways to close my rental business down.

The actions of the representative clearly violate ethical standards for HOA management companies and may violate Arizona state law. I'll update as new facts become available.

Absolute worst experience getting in touch with HOA company regarding a residential property real estate listing. I was sent to multiple different line extensions, and multiple different emails. I have still not received an answer and keep being directed to different people and different departments. The individuals that I did get on the phone were extremely unhelpful and said they didn't know what to tell me.

I'm trying to get simple HOA payment and transfer information. This should be an easy task and I have been working on it for over 30 minutes being bounced to different individuals within this company.
